They are horrible at fixing things, they take so long, never call you back. I would not recommend this business. Stay away if you can.

I am writing a review as a landlord and property owner rather than renter. Realiant has been managing my duplex for 6 years. They have been prompt with filling (leasing) with tenants and steady with getting rents paid, dealing with difficult tenants, and making repairs. When I did a walkthrough of my own properties I did find some minor issues that the tenants had complained about but were never fixed. So I followed up and pushed to get those issues taken care of and progress is being made. My advice to renters is this: don't complain so much about the managers but complain about the owners. The owners are the ones who authorize repairs or don't. It's ultimately the owner's responsibility. Ask Realiant for what you need, and if you don't get it, tell them to pass along a message to the property owners, that you are going to move out etc. if you don't get your needs addressed. It's basic customer service. The customer is always right, so make your voice heard and don't give up. Thanks Realiant! read more

If I could go lower than one star I would. I've been living in this crappy house for about two years now. There is holes in the walls, the front door and basement doors are always broken, the bathroom titles were breaking, etc. I recall one time we called about our mouse problem and they told us we had to deal with it. Another time we called and they straight up hung up on us. There was a time, after the city had to get involved (3 times actually) that they finally sent someone over to fix all the issues. These people were supposed to do 3 days worth of work and only did a day at that and have never returned for the other 2 days. This is the WORST company you could go though for renting. I can't wait to move out. read more

Use caution when signing a Realiant Lease. You will be on the hook for 3 months rent if you break the lease. They don't care what it does to you or your family. They are running a "business", and follow the "rules". They also are extremely poor at responding to service requests. It would seem tenants are their last concern. read more

We showed up for an appt that there office scheduled from 515-535. Went there at 10 after 5 and waited until 10 of 6 before leaving because no one showed up. They didn't even give us the courtesy of calling to say they had been delayed. If this is their idea of tenant services, I am hesitant to rent with them. I would like the staff to know that word of mouth can kill a business and being an employee of UK medical i know alot of ears. Im also a volunteer in many community organizations and the one thing I ca not tolerate is disrespect and rudness. read more

Can it not go less than zero? I've been renting from various properties for seven years, and I never expected to run into such terrible property owners. The house was a complete disaster and my roommates and I lived through a year of dealing with their inefficiency and lack of care when dealing with our basic needs as tenants. These needs included the removal of a rotting raccoon from the attic, insulating the floors(during the 2012 winter, we woke up to 49° in the house), inadequate duct work from the furnace (which is in the attic btw), scrap metal, wood, broken glass, and insulation were deposited in the front yard and weren't removed for 6 weeks (along with the rotten raccoon corpse). This trash was taken from underneath the house when Tyler had people work on the foundation; we didn't receive an email or phone call and heard hammers underneath our feet at 8am on a Saturday. Kim and Tyler didn't answer our emails or calls and most importantly didn't provide action to adequately solve any of these issues. 1040 crescent Avenue is an unliveable home and should be demolished and rebuilt. I have documentation of our strenuous email conversations in which nothing was accomplished. I also have photos saved on an SD card as well. But most importantly, And the irony in the name, REALIANT Properties, is that it burns the definition of reliability. read more

Had so many issues in the home. Including broken windows when we moved in. (They were never properly repaired). When they did "repair" them, they actually cracked the glass and put duct tape over it. When we finally moved our, they charged us rent for the following month. We are still waiting on the refund and they will not respond to us at all. Very unprofessional. read more

This is the worst group in Lexington. Had raccoon infestation that they said was "normal" and want fixed for 6 months while I was renting. I was asked multiple times for a/c which they would not repair because they told me it's not a "must have" in the contract. Finally once winter came I didn't have heating which it took 2 months for them to get to and I had to get heater myself. They never offered help, nor did they give me money back. Currently trying to get lawyers involved because their lack of competence. Never use them. read more

The absolute worst rental company I have ever worked with. I've been looking for a place for 3 months and the market in lexington is less than ideal at the moment. I finally find a place I love and that had been open for 2 whole months. I ask if anyone has applied, nope. Perfect! I pay the application fee and apply. i'm told it'll be 3-5 days to process however mine ended up taking 9 days. After numerous phone calls that were NEVER answered and daily emails I made the drive to Nicholasville to ask in person. Turns out, they somehow rented the unit that supposedly had no other applications and moved mine over to another unit in the same building and said my application wouldn't finish being processed until the new unit was ready (even though it had already been processing for 10 days at this point?). That's what I would've asked them to do anyways, but they somehow didn't feel the need to tell me. Fast forward to today, and days away from me being homeless, I see the new unit and it's shit. Nothing like the first at all. I ended up breaking down crying in front of the lady showing me the unit because I feel so defeated and disappointed after working with them. I don't even care about the wasted $35 on the application I care about how they've made me feel walking away from this. I 100% believe this was based in discrimination and I will be filing a claim with the BBB. If you're looking for a place to rent in lexington go with, quite literally, anyone else. read more

The renter moved out and left a horrendous odor throughout the entire house, damages done to the flooring and fridge and I'm fighting to get the security deposit. DO NOT USE THESE PEOPLE. read more

If I could give 0 stars I would. I rented with realiant from January 2019 until July 2020. It was an absolute nightmare. The first issue was the dishwasher was flooding back up into the sink as soon as we tried to use it. Then we noticed our guest bathroom toilet leaking. I put a maintenance request in, and I had numerous companies come out to look at it and all said something different about what needed to be done to fix it. It took over a year to get the toilet replaced and this was after the maintenance man pulled the toilet completely up and sat it in our shower and left it there for 2 weeks. There was mold all over the house I spent countless hours scrubbing with bleach. The carpet was not in the greatest condition when we moved in but I did not make a huge fuss about it. I had an inspection in July of 2019 where they came out and took pictures of everything and listed all of our carpets in "good condition." Fast forward to july 2020, we are moving out. We cleaned the entire property and I had the carpets cleaned to stay in compliance with the move out conditions and provided them with the receipt of cleaning. During our move out process the house was broken into 2 nights in a row. When I found out I filed a police report because we had some items stolen from the house. Realiant actually caught the person in the house during a walk through with a potential renter and ran the guy off instead of holding him for the police, when they were aware that I had an open police report because I spoke to Kim about it the day before. I also spoke to Kim about us having food in the fridge when we left and that I was uncomfortable with removing it because the person who broke in, rummaged through our fridge and left half eaten pieces of food in the fridge. Kim told me it was understandable and to not worry about it and they would have maintenance remove the food. Fast forward to a month after move out and I call to see when I may be receiving my deposit and I am told that "it could take up to 60 days." I want until this past Friday (63 days post move out) and called back and was told "they would look into it and call me back." I never received a call back but the next day on Saturday I get a letter in the mail saying that I'm not receiving any of my deposit back due to them having to "replace the carpets and for trash removal." Though while doing the move out inspection I was told the house was in good condition and there were no concerns noted on the move out inspection paperwork. I have attached pictures of our inspection that was done in July 2019 as well as photos of the carpet the day we moved out in July 2020. This place was an absolute nightmare. I expect to hear back from them about the deposit or I will have to take further action. I would not recommend renting from them, ever. read more

CAUTION: DO NOT RENT FROM THE CENTRAL KY LOCATION. I rented from the 468 N Limestone location where the building was in horrible condition and the staff was even worse. When I moved in, it was clear the apartment had not been cleaned. Some of the previous tenant's belongings were still in the apartment and the floor was incredible dirty. In one spot, there was gum stuck to the floor. Unfortunately, as a freshly graduated college student, I was naive enough to believe this was a fluke and didn't take any pictures as evidence or raise this as a concern to management. Later on, my kitchen ceiling collapsed twice within a three month period due to a pipe bursting. After contacting them about the issue the first time, they sent someone out who fixed the flooding pipe. However, they did not repair the hole in the ceiling until the pipe burst the second time and flooded my kitchen. After the shoddy repair job, I emailed Tyler Oatts about reimbursing me for the damage. I was understanding the first time it happened, but the second time I was reasonably upset. Since I have a dog, I told him how this could have been a hazard to her and I was worried if it happened again while I was gone she might get sick from eating chunks of drywall or the water on the ground. He replied telling me it wasn't his issue and, if I had any issues or damaged property, to bring them up with my renter's insurance. After I responded to this, he never emailed me back. Then, once I moved out, I waited to receive my deposit check. After waiting 40+ days, I called and asked where it was. I was told that some checks had just been sent out this week and I should get it soon. Fast forward, I waited a couple weeks, this same conversation happened again, and I never received the check. Finally, I called and asked to speak with Tyler Oatts directly. Conveniently, he was out of town and should be in "later that day". I called several times a day for several days and was told this same response from the staff. Eventually, I was told Tyler had looked into my account and he somehow couldn't find any record of me paying a deposit. I told the staff that not only was that in the lease, but it made zero sense that Realiant would let me rent from them if I hadn't paid a deposit. So I looked at my bank statements and pulled up a copy of my cashed check for the deposit and sent it to Tyler (no response). Conveniently, I talked with someone later that day who had found my deposit and was going to send it out that day. As I've read from previous reviews, apparently they have a history with not wanting to return tenant's deposits. Absolutely do not use Realiant. They are shifty and are not worth the migraine. read more

Realiant is not reliable. Don't do business with these people. Here's my story: I was interested in renting a property through them. There were two options on one court in Lexington. I scheduled an appointment with Kim over the phone. When the time for the appointment came, I showed up, but no one from their office showed up. I tried to call several times and only got the answering machine repeatedly. Finally, frustrated, I left a message and went home after 45 minutes. Fast forward several days (during which I continued to try to reach them), I finally got a call back and a new appointment. Show up, see the two properties and was very clear about which one we would go with. Submitted the application the next day (which costs us money). Didn't hear from them until I called them to find out if our application was processed and approved. The answer I got: "we've already leased that place to someone else". WTF? So you take my money after leasing it to someone else then blame it on a "misunderstanding" (they claimed I had shown interest in the other property; also, the application specified which property it was for)? After talking with Kim about getting our application fee refunded due to the "misunderstanding", I was assured by Kim that they would mail me a check for the refund. I waited several weeks and received nothing. I have called several times to ask Kim if the check was mailed. Every time I got assurances it would be mailed. Kim turned belligerent and rude after about a month of this. It's been 2.5 months and still nothing. Something needs to change. read more
