No communication at all-- I'm talking, after they purchased our place it took four phone calls to just have a method to pay rent, which they *insisted* they would have gotten us before the first/when it would be late... but the official notice wasn't even delivered until the first. And mind this wasn't an instance of the mail delaying, they did drop it on our doorstep. Multiple instances of having to make 2+ phone calls, leaving voicemails, 2+ emails, and texts all on the same subject to get a reply days later from someone who isn't even our property manager. All of this has been within the first month of them acquiring this property. Killing myself would be preferable to having to deal with these people for the full extent of a lease. Thank god they didn't buy my apartment until I was two months off from leaving. Now if only they would ever follow up on/confirm my moveout upon lease expiration... The office staff at MPM are both dishonest and ineffectual. They will dismiss health concerns and not address glaring safety issues. They will ignore emails when it suits them. For any current tenants, just know that Kentucky state law requires that both the tenant and landlord perform an inspection prior to move-in and a signed agreement regarding the condition of the rental unit. Any damages assessed during move out must be verified against the move in list. **IF they don't perform a move in assessment, they cannot legally keep your security deposit** Do not rent from this company if you can avoid it read more

I would highly suggest against this company. They are the most dishonest company I have ever worked with. Very disappointed in myself for using them. Be sure if you do use them to plan ahead when switching. They keep the bills they paid for you a secret so that you get sent to collections. Nine years ago I went through hell with this company. NEVER rent from these thieves and liars! I had to move out after 2 weeks because the place was crawling with roaches. I specifically told them my son had serious asthma and allergies and we could not live with roaches. She assured me there were none. After seeing roaches the first night we moved in, I requested my security deposit back and to break my lease. They wouldn't do it. They sent someone a week later to spray which did nothing and the smell from the chemicals made my son sick. We had to leave. They even sent my account to a collection agency for thousands of dollars...I only lived there for two weeks! If they try and rip you off, sue them! Horrible, uncaring people! read more

I was recently contacted by the current team from Modern Property Management because they wanted me to amend my earlier statement about not receiving a dime from them. At the time when I wrote my first review I had not received any funds from them for my house they were managing after 5 months. Some time in April they were able to pay me for one month of the rent that was paid to them. Now that that is settled, let's see how long it will take them to pay me the remaining $5395 that's owed. Now don't get me wrong, I understand they had a dishonest employee on their payroll that stole money from the company, but I have a problem with the amount of time it took for her thievery to be caught. There had to be no checks and balance system because this went on for months. This caused this company to not only file for bankruptcy, but to not have any funds from its previous years of service to take care of the losses that were incurred. I am a home owner that put the management of my property in their hands. Thankfully I was able to pay mortgage for multiple properties at one time, but that may not have been the case for all the owners involved. Instances like what happened to them could have caused people to loose their homes. I think that this is a highly serious matter; therefore, I keep my statement as it stands. I moved from a home with a slum lord. I paid my rent on time, but he never fixed anything. I literally would've rather stayed in the slumlords home, than to have to deal with these people. I pay my rent on time, but it takes them so long to fix the repairs. The repairs were found on my walk throug, and like an idiot I accepted the keys before they were fixed. A root canal would be more pleasant than dealing with this. I wish I wasn't stuck in a year lease!!! read more

So I had to hire outside contractors to do what you said you had done. So I had to pay them, and you charged me too. Modern Property Management is the worst management company I have ever dealt with in my life. When I brought my furniture to move in, hundreds of roaches appeared and were crawling on the ceilings, walls and floors. I couldn't cook or eat in my apartment for roaches crawling across the stove or running up the walls and across the floor at me. Several times laying in bed, roaches fell off the ceiling onto my chest. Also my bathroom toilet would run constantly if you didn't jiggle the handle. After approximately a month of eating out and being sprayed the first time for roaches, I began to try cooking and began to find leaks in the pipes under the kitchen sink. After a long period of time 4 different leaks were found. The dishwasher didn't work and was nasty and full of roaches. The oven hinge needed to be replaced and the burners on the stove either went off while you were cooking or turned up full blast. The refrigerator was so old and raggedy that the repairman was excited to work on it because he never had the chance before. The refrigerator had to be replaced and they brought in a used one. Most of this time I couldn't cook, wash dishes or run water in the kitchen sink. It took about 3 months to get all this stuff fixed or replaced and about 18 people in and out my apartment. This is what they considered to be move in conditions I guess. Then they moved tenets in next to me that used to live in my apartment before I moved in. These people had destroyed the apartment and infested it with roaches in the beginning. This is what I was told by the other tenets in the building before me. They said that when they moved, dog feeces, roaches and debris had to be shoveled out of the apartment. After they allowed them to move back into the building, in about 5 months time, they brought in and threw out 3 sets of furniture, beds..... Modern Property Management said people can throw furniture away anytime. These people had bedbugs and roaches began to start coming into my apartment again. Instead of them spraying the whole building for roaches, they sprayed only those who complained. This made the roaches run from one apartment to another. These tenets also had dogs and I could smell them inside my apartment. These same tenets harassed me and my visitors outside. They trespassed on my side and broke or stolen my things outside. When I stopped sitting outside, they began to beat on my walls to harass me. This whole time, I tried complaining to Modern Property Management. They ignored my videos and pictures and told me my complaints were unfounded and that they never had any complaints about them before. Unbelievable! I had to call the police on about 8 occasions. I would not suggest that anyone rent from them. They are only interested in collecting your money and most of their maintenance people seem to have no clue on repairing. The employees are rude, lie, and could care less about the tenets. I have never seen a management company not manage so well!!!! read more

DO NOT USE THIS COMPANY! As an owner of properties this was a bad experience working with this company. - Terrible tenants!! NO background checks (although they take the $$ for it!) - I had them place more then 5 tenants, none paid rent on time, evicted 3, 1 just up and left, and still have 1 at this time. - Skim money off the income from Late Payment fee's, bill's, check's and MANY other fee's that they WILL NOT show the owner. - Live off Section 8 which is okay but Owner investment is damaged and they do not care. - Over priced repairs! (Way, WAY overpriced) - Estimates are not realistic to actual costs charged once they bill you. - Their maintenance contractors are actual renters from other buildings, or hired help with no professional background or training! - Charge you outrageous costs for appliance work on antique pieces that are cheaper to scrap! I hired Modern Property Management to manage a rental house in Lexington, KY, beginning in October 2012. On January 30, 2013, I received an email from them saying that their comptroller embezzled their money. As far as MPM has told me, she never went to trial and was never convicted. Seven years later, MPM still owes me $1,371.62 for two months of rent they collected and the owner's cushion. Numerous requests to MPM have resulted in no payment of those monies, just an offer of services, which I do not want. I am certainly sorry for what they were put through but after 7 years, it is time to pay your customer for money that is owed. read more

I've hired MPM to manage my property in KY and they are not the management company YOU want to hire if you want to retain some real estate investments. The issue is that they have no concept of protecting your investment or act in your best interest- at all. PER contract (READ CAREFULLY) they should not spend any money above/beyond your escrow for repairs unless you/owner approves that cost. That is not the case with them and they don't follow through with their commitment. They bill me double for the repair out of my escrow without asking me first (NOT ALLOWED per CONTRACT-which means nothing to them) and refuse to even mediate this error on their part. I will keep you posted on the outcome, for now they resigned but my attorney will remind them of the "money" spend not-on-my-behalf.If you are investor save your $$$$$ by not hiring MPM. read more

We personally have used multiple different property management companies for rental properties across multiple states and this company is by far the worst one I've dealt with. They will not contact the owner and have zero regard for spending the owners money. In a short 2 months They racked up over $2000 in repair charges and never contacted me by phone or email. Their contract states they have a limit of $250 spending in the contract but racked up a handful of charges many over the $250 limit without any permission. And the issues were still never fixed. They kept pumping money into small problems that I was able to have fixed with having the appropriate repair man go do. They are very inexperienced and also claimed that they were "too busy" to contact me about the needed repairs. Don't trust turning over your investment properties to this company because they will make sure your profit is a loss... UPDATE. spoke with Tim this evening and the only thing he had to complain about was how that it wasn't nice to leave such a negative review. Then after asking for an explanation as to why so many "repairs" were done without our approval (nothing was actually ever fixed by their guys until we had our own guys go over) Tim proceeded to tell us we could talk to accounting for a breakdown of the expenses. We dont need a breakdown of the expenses. We need an explanation from the owner as to why repairs were scheduled and paid for without our knowledge or our approval. If it was below the $250 agreed upon that is understandable but $2000 is absurd. His own son Nathaniel even had agreed that Property Management should have never done the repairs without our approval but Tim didnt care to mention that. Having been a customer of Modern Property Management, for the last three years, from my perspective, the only mistake they made was hiring a thief. Being a small business owner myself, I fully understand the devastation that can be wrought under such circumstances. We were notified immediately when the defalcation occurred and have been kept up-to-date with every development. In the meantime, our property has been managed flawlessly, including repairs, attracting and retaining renters, and monthly reports. While we are still owed money, I have no doubt that we will ultimately be repaid. And, by the way, the Scott's PERSONAL bankruptcy filing has NOTHING to do with MPM, and I would challenge any one who believes otherwise to check the court filings. One of the problems with Internet reviews is that it allows the ill-informed to vent their spleen to the public. Modern property Management is a joke. I paid a deposit on a property on the 11th of April, received a call from Nathan who I see has also left a review for the company, that my app. had been approved on the 13th. Shay scheduled a move in viewing on the 20th with move in date to be the 27th. It never happened. The move in ready viewing was rescheduled for the 23rd, it did not happen on this date either, not even a call to reschedule. A call did come on the following Monday , three days before move in, half way to the viewing a call comes from Shay that the locks have been changed and still no move in ready viewing. I receive a call from Nathan offering me my deposit back. Three days before move in, I am asked to remove the transfer of water out of my name to be put in the companies. On the 26th, the day before move in , Shay calls to tell me the water heater has burst on the property and I won't be able to move in on scheduled date. The most unprofessional , none compassionate group of people I have ever had the experience to encounter. Very sad. I was forced to find another property to rent in one day. When picking up my deposit from this company, there was not even a sorry for the inconvenience these people had caused. Honesty and Integrity are not there strong suits. If I could save anyone from the heartache, and travesty, of a mistake it is to deal with these slumlord scam artists. Than I have done my good deeds for the entire YEAR!!! the apartment that my, then girlfriend, lived in was squalor. every year at summer time the a/c would break, and water would pool in the floor for weeks while we waited for them to repair it. My, now, wife and I finally moved in 2013. when we did, she had lived there for seven years. the place was in obvious disrepair. after living there for seven years, of course the maintenance that they had neglected would need to be fixed. they then put to a collection agency a sum in the thousands to my Wife's name. we now have an infant and are trying to purchase a home for ourselves. only to find that mpm prevents that. keep in mind that this is only the tip of the horror iceberg that it is to deal with these scumbags!!!!!!! if you like cockroaches, living in a trash dump, being robbed, and treated in an abusive manner. then by all means, they are the ones for you!!!! read more
