We were grateful to have Sumina's help buying our first home. Although I had known her for a few years, we started looking for a place in the Spring. She met with us at her office and gave us an overview of what it was like to buy a home. She encouraged us to check out open houses and let her know if there were other places we wanted to see. She also set up a search so homes of interest were automatically sent to us. Sumina was great about being in touch and making time to meet us when we found properties we wanted to see. She never rushed us and asked smart questions to help us refine our thinking about what we were looking for in a home. In August we made our first offer, a backup. We didn't get it, but Sumina walked us through the process and helped us figure out the takeaways. When the time came, Sumina introduced us to a great inspector and helped us understand what the inspection report meant. She guided us through an extended option period with lots of back and forth about repairs and concessions and helped us figure out what was important to negotiate for. We had an amazing experience working with Lily Lynn buying our house in NW Austin. This review is long overdue--we were house hunting in spring/early summer 2021 (aka, literally the most competitive time period in the hottest geographic housing market in the US that year [sigh]), and Lily did an AMAZING job helping us navigate a volatile and unpredictable market. This was a market in which a buyer's agents were in for a long ride, yet Lily was both patient and clear-eyed about our essentials and what we might need to compromise on, and clearly invested in not just scoring a sale but making sure we were able to find a house that worked for us. She was happy to take us to as many viewings as we wanted, being present at inspections and walk-throughs, and was patient answering a zillion questions and giving opinions based on her experience (on things like potential housing issues, possible reno viability, contractor recs etc). She also has deep experience on the lender side which was FANTASTIC because she was really able to get into the weeds and help us navigate the mortgage process. The best part is that Lily will GO TO BAT for you if someone is being a bit skeezy -- the sellers during final negotiation, the insurance agent, whatever -- she is on YOUR side and has no hesitation about being loudly persistent until she's sure you're being treated fairly. I want to thank Liz Warren for making my home-buying experience absolutely painless. I had explained to Liz why I planned to wait until the spring to begin my search, and she completely understood. But then after meeting with a builder's agent in November, she let me know she thought she had found the perfect house for my sons and me. She was right. Debbie Barrera at Realty Austin did an excellent job shepherding us through the home buying process. She knows the Austin market incredibly well, and spent a lot of time talking to us at the beginning of the process to understand our needs, wants, and parameters, and she wasn't afraid to make suggestions of places that were a little outside those parameters if she thought it would still be a good fit for us. I had never purchased a home before, and I have a particular allergy for red tape, bureaucracy, and navigating financial paperwork, and Debbie did a great job of preparing me for all of those aspects of it. She was readily available for advice and counsel at all steps of the process. We looked at both older and newer homes in both north and south Austin. The market is extremely competitive, so it was often difficult to see some of the better choices before they vanished, but she did a great job keeping her ear to the ground for new listings. On our last day of home shopping, she showed us some newer two-story detached condo home communities in South Austin. Although I had hoped for a single-story originally, I was surprised to really like these options, and she quickly pivoted to helping us look at other, similar options. All along, she was positive, friendly, and consultative. She also steered us away from some of the older homes that had had lots of money invested in flashy cosmetic upgrades but had issues with foundation, aging appliances, and original windows. Ultimately, we decided to go with a new construction home in South Austin, and we wouldn't have found it if she hadn't been escorting us on our home-viewing. It was a newly established development at the time, and when she saw the signs for it, she wasn't familiar with it and encouraged us to go look. Thanks to her suggestion, we got in on pre-construction pricing, had excellent choice of lot and floorplan, and rather than a builder-selected deco plan, we got to choose our own. New construction is its own journey, which removed the anxiety of competing for the available existing homes, but comes with its own more drawn-out anxiety. Overall it was about 9 months from contract to close. It wasn't without bumps in the road, and Debbie was always on hand with friendly advice, and even more importantly, with astute knowledge. She wasn't afraid to go to bat for us when needed, and she helped us get some concessions from the builder when we had issues with construction. Our close was an exuberant occasion, and we were so happy to have Debbie there with us along every step of the journey. She made sure that we had everything we needed for post-close, and checked in on us a few times after move-in. I couldn't ask for a better realtor. read more

I wish I could put negative star rating. In short, unprofessional, negligent, and careless describes Ashlie Bailey. It is my understanding that when an agent takes hold of my house key, they take on responsibility of caring for my home. My house is listed by my agent on MLS. Ashlie Bailey, buyer agent, brought her clients to my house for a visit while I was out on Father's Day, and she didn't bother closing the door upon entering, as my Ring doorbell shows. It was 100F+ outside... My neighbor called an hour later to ask why my front door was wide open. I was frantic and had to drop my event and get home ASAP, 1.5 hours later - it turns out even the key was left in the door, and my back door was equally left open. You can imagine what could have happened with the open-door invitation to the world in 100F weather. That night I was hoping nothing would startle me, bite me, or have damaged furniture, stolen, vandalized, etc... my place, with all the reports I read on Nextdoor. I can't believe how someone could be so careless and negligent in leaving the doors WIDE OPEN, AND THE KEY IN THE DOOR, other than someone who has no regard for others... She never even bothered to take corrective action. She works for Realty Austin which I had respect for, being local and listing high-end homes. Whether this is the standard for Realty Austin brokers and agents I don't know, but I will stay away from RA going forward, and warn against Ashlie Bailey. read more

Well I'm impressed by Realty Austin keeping an eye on their reviews, however yesterday's event only gives even more merit to my complaint about Barbara Ditlow with Realty Austin. If only that effort could have been put into providing any level of customer service with someone purchasing a home, it would have saved a lot more than the few items I've complained about on here. I was entertaining guests when the doorbell rang and after opening the door, Barbara stood sternly and said we needed to talk about my Yelp review. I told her that it was an inconvenient time because I had company over. She called me a coward for posting a review on yelp and threatened saying there would be repercussions and that I'd be hearing 'from people' about my review. I closed the door and seconds later, the doorbell rings again, saying that this is a good time, because I was at home. So I apologized to my guests and closed the door to speak with her outside. She claimed that my review was untrue in saying that she didn't come to my closing. She said she legally didn't have to be at the closing, and so I replied, so then what I said was true.. because you didn't come to the closing. She continued defending her poor performance in the transaction and quickly tried to point fingers at other people as if they contributed to her failures as a communicator, representative of the property, or even simply a professional business woman. After I continuously explained how each point she brought up was irrelevant and still true in my review, she asked why I didn't do reviews about other companies that were part of the process, like the builders--petty! Finally, she shook my hand a few times saying that she hopes I never have to go through a transaction like that again, to which we both agreed. After 15 years of Barbara Ditlow being in Real Estate, you'd think there would be enough experience under the belt to realize that coming to someone's private residence unannounced, calling them a coward in front of their guests, and forcing a discussion about a yelp review is hardly a way to mitigate any miscommunications that may have occurred, almost six months ago. So what I hope others (including Realty Austin and the whole Ditlow Team) take away from my honest review of my experience, is that if you're dealing with a property being represented by the Ditlow Team, understand that they will be hands off, lack proactive communication efforts, lack being detail oriented about your property, and add 0 value to the buyer's experience in the transaction all while still collecting their 3%. read more

Years ago, when we first started thinking about selling, buying, or building, we brought Tom Thornton in to take a look at our house and offer his plan to sell it. I was so completely sold by his professionalism and thoroughness! I've worked with other agents enough to know a quality, thorough planner when I see one. Tom came on time, prepared and well-versed on the local market and other information worth knowing. It took us forever to make a decision (literally years), and Tom patiently waited, indulging whatever ideas we came up with whenever we called him, keeping the same professionalism and thoroughness throughout. When we finally put our house on the market, we had decided to move out of state or we would have used tom as our buying agent as well. He helped us manage what turned into a very difficult sale with grace and patience. He referred us to experts as needed, brokered the relationship with the seller in a really excellent and just-the-facts manner, and all around kept his cool in sometimes extremely challenging circumstances. I'm having a horrible experience with the agent, Ruth Powers. Can't wait to find another agent. She started out nice enough when I contracted with her to lease my home. Then she started asking me to fill out questionaires from her supposed clients that asked for my banking routing numbers! From there it downgraded to bullying when she said her clients had complaints from everything to the placement of the dining room table to non-existent dog dander. Finally, it's disintegrated to harassment. She insists on coming to my home to discuss terms of our agreement and I've repeatedly told her we can conference over the phone. Extremely disappointed by my family's experience with Rosalia Sanchez at Realty Austin. My mom was moving to the area so I wanted to find someone bilingual to hold her hand through the process. She didn't always follow through with our requests such as setting her up with an online portal until we asked again. I also asked her for help finding a bilingual lender. She was unable to and when I found one myself she seemed to be familiar with them so it's unclear why she wouldn't have referred me to them. All that aside, my mom really liked her style which is what matters. However, after 1 day of showings she "fired" my mom via text the following morning. My mom was set to go house hunting on a Sunday and instead we had to scramble to find someone else. She claims that it was because she sensed a lack of trust from my mom. I actually thought my mom was putting plenty of trust in her. I think the issue was that she wanted my mom to sign an exclusive agent relationship even before meeting in person and then asked again after the first day. I've never signed a buyer agent contract until making an offer in the 4 homes I've purchased or even more recently when I was browsing for investment property. I found the experience to be completely unprofessional and would never recommend her. My mom ended up finding another agent that day and went under contract within a week and is very happy with her new home. She only signed the exclusive buyer agent agreement along with the offer paperwork as I would expect. read more
