After losing out on a home we really liked using one of the budget options, I contacted Ami Davis of Realty Austin. She scheduled an appointment with my wife and I to get to know us and what we were looking for. That one hour appointment easily became two, and by the time we walked out the door, Ami already felt like a long time friend. The next day she got us into another home we really, really liked and wanted a second look at. So many things about the home was perfect, and by mid-afternoon she was sending over an offer to their agent. Before we knew it, she was calling again, to ask how I was doing, and to let me know that YOU'RE BUYING A HOUSE! All along the way, Ami kept us, first-time homebuyers, apprised of what was going on. She explained everything, often before I'd even thought to ask. She negotiated the best deal for us. She kept everything on schedule. She answered every question we had, no matter how crazy. She showed us what to look for when we got our inspection done, made sure we had an updated survey, and made sure the previous owners took care of things like repairing holes from a wall mounted TV. At the final walkthrough, she checked everything like it was her own home she was buying. When the house wasn't as clean as it should be, she said she would fix that too. 20 out of 10 - Lily Clason is an EXCEPTIONAL realtor anyone would be lucky to work with. She made haste to accomplish a huge feat under extremely stressful conditions during the holidays. I came to Austin, spent 2 weeks on the ground and got into contract on 2 properties just before Christmas. I've been in touch with Lily through a friend's referral for several years before I was ready to buy in Austin. I trusted Lily would be good but having been through the experience with her, on the heels of selling a home and going through several realtors that came through referrals who were disasters, Lily really blew me away. I lost out on several offers before getting into the 2 I did. Lily was undeterred and kept the expectations very real. Pulling that off was nothing short of miraculous AND due to the relentless advocacy by Lily on my behalf. She doesn't miss a THING, has real empathy, scours the market for comps and puts packets together for the buyer to make sense of everything quickly. It's the kind of market in Austin where you literally have to be prepared to write offers from your car! And Lily can and does! I was thinly capitalized and had very little leeway in terms of making offers w/o contingenies (the only way to win a deal in Austin including the burbs). I had a 1031 exchange (sold a rental, needed to buy a rental to avoid capital gains) to pull off in a tight deadline (Needed to be in contract 45 days from close of the property I sold) smack dab in the middle of the holidays. The IRS doesn't give a rats arsse about the holidays. I came from another state, so was unfamiliar with the Austin area market. I learned fast through Lily's education which was priceless. As soon as I was in contract, I boarded a plane so I could get on with the rest of my life including an international move. Lily continues to handle all the details from closing to getting my properties rented quickly. Lily kept my interests as an investor top of mind. My initial strategy was to buy two single family homes with the $ I had to reinvest so as to spread my risk across two properties. When that proved challenging in this highly speculative hot market (winning offers are often above what a property will appraise for), I started to re-think my strategy, but Lily kept me on track. It would have been so much easier to buy a single higher priced home vs. 2 entry level homes. Same commission, double the work (at least) for Lily. She was my advocate all the way. When one home's appraisal came in at significantly less than my offer, Lily fought HARD for me and WON a record appraisal adjustment (not an easy thing, it went even better than we hoped best case scenario). Lily also negotiated a price lower from a corporate Seller who rarely does that. It took 3 days to work it's way out but they were the longest 3 days of my life given I was at the 11th hour of my 1031 deadline. If I hadn't been able to pull off both purchases, the stakes were VERY high for me. My capital gains would have eaten up what little capital I had to work with. It wasn't about getting my dream home, it was about pulling off the near impossible to avoid financial devastation. I was working full time at a very demanding job so had very little time to give this effort. I simply couldn't have done it without Lily. Lily has built an amazing network of professionals in the Austin market and can totally help you get your place ready for occupancy or rental occupancy. She has contacts in the the handyman, contractor, plumbing and electrical trades that can be spun up quickly at fair prices. Gone are the days when a realtor can leave their buyer to go to open houses. Lily had to let me in with the lockbox key into approximately 30 homes over about 10 days. She has an eagle eye for defects and cover ups. She plans efficient routes and works with busy schedules and makes you feel like you're her only client. I'll begin this review with an unconditional statement of "Kim Fry of Realty Austin is the best!" I legitimately mean that. My wife and I were first time homebuyers who had very little knowledge of what purchasing a home entailed. Add to that the fact that Austin is a competitive market and we were needing to purchase a home during one of the busier times of the year, and we really felt out of our depth. Kim made everything a lot more clear, a lot less stressful, and I'd even say pretty enjoyable. Upon our first meeting at her office, she patiently explained the entire process from start to finish. There were a few months after that wherein we were looking, but not too seriously. However, Kim still made time for us and gave us great advice left and right. When we started searching in earnest, she made herself very available to us. When she knew a place wasn't right for our family, she would be honest about it instead of simply trying to make a sale. She was understanding of our reticence with some properties, and we never felt like she was pushing us to make a sale. And when we finally did purchase the home we're living in, she was supportive and facilitated everything in a clear, professional, and very kind manner. I had the pleasure of working with Cynthia on referral from my sister who spoke highly of her and so I decided to give her a try. Cynthia was absolutely fantastic to work with, start to finish. She listened and learned what my preferences were in home features, location, and budget and helped guide me to options that I was able to review. She stayed on top of things even when I was abroad in London for 6 months and sent me some options and kept me in the loop. She even Facetimed with me to provide me virtual views of homes while I was away! When I decided to put the search on pause until I got back to the States, she completely understood and respected that and didn't pressure me at all. When I got back to the States and picked back up on house-hunting on fast-forward speeds, things got a little hairy on my end where I was getting frustrated with losing out on bids or finding homes with too many issues. I had to leave yet again to go abroad and had about a little less than 1.5 months to find a home before I left again. I definitely took out my frustrations on her and got testy and grumpy (and yelly and angry and batshit) with her, but she never once reacted equally. She was always the consummate professional and was sympathetic with my plight of being a nomad for so long. When I finally got a house, she made sure she was on top of all the details to expedite the process as much as she could. She followed up on all the paperwork and action items, and made sure it was arranged for my sister to have power of attorney to handle the final transaction. The house closed, my sister got the keys, and Cynthia was a sweetheart and left me flowers, a bottle of champagne, and a kind note congratulating me on getting the home after a long and arduous search. After this wonderful experience with Cynthia, I cannot say enough good things about her. She's sweet, honest, sympathetic, patient, hilarious, and down-to-earth. I used Todd Bailey and Gillian Robb to sell my home in central Austin last month and they couldn't have been anymore amazing! Before choosing to work with these two saints, I had my home listed with a good friend for over 6 months and although I believe they did the best they could, the home still wasn't selling! Knowing enough about the Austin market, I knew this couldn't be typical and decided I needed to make a switch. After conducting extensive research and consulting with some friends, I decided to make a switch to Todd and Gillian as I felt confident in them to be the best choice based on the investment they make into selling the property (time and effort, not necessarily financially) and how they promote their listings. You're not going to find a real estate agent who is more honest or harder working than Gabi Letie. I would absolutely hire her again. Even before I started looking for a house, she helped me to prepare by telling me about different neighborhoods, helping me to developre asonable expectations, and by encouraging me to line up financing. She spent many hours with me even before I began to look for a home in earnest. Once it came time to find a house, Gabi sent me listings (both on- and off-market), went to a dozen open houses with me, and helped me to find several homes that I loved. She helped me to bid as high as was reasonable on the houses I did like, but not overbid. Some realtors might encourage you to bid as high as possible, since the higher the bid the more money they make. But not Gabi. She has honest, Christian morals and wants you to be happy in your new home more than she wants to make an extra buck. Over the several months that I searched for my dream home, Gabi spent dozens on dozens of hours with me, both over the phone and in person. I told her I felt bad about how much time I took from her but she ensured me that she was happy to do all she could to help me. And boy did she help. What most impressed me about Gabi is that we were able to work together to solve problems--from bidding wars to financing problems to negotiating concessions--in such a way that I felt we did our collective best. She acted as a counselor, providing me with all the information I needed to make the best decision possible. And she was firm with her advice when she needed to be. That firmness saved me from several possible pitfalls, such as bidding on a house that was a big teardown risk (you never know what's inside the walls, and she found moisture during an open house that may have rotted the strucural wood away!) Gabi helped me to find and secure my dream home at a price much lower than I expected (how often do you hear that in this market?). We bought our first house in Austin over 25 years ago, and since then have bought and sold many more as investment properties. Kim Fry is the absolute best! She is extremely smart and knowledgeable about the real-estate industry, but at the same time is able to explain it in terms that a layperson like me can understand.
