First Western Properties & Management - Useful reviews

This property manager doesn't follow through with much. Before we moved into the apartment in…read moremid-July 2019, we told Dan, the property manager, and Cesar, the very absent maintenance guy, about the many issues we found early on. Our main issue being the poorly functioning A/C. In fact, we hadn't even moved in yet, but we were told it would all get taken care of as soon as possible. We were required to fill out a check list and give it to Dan, but nothing was fixed. So, we had no choice but to mov into a dirty apartment, with a poorly functioning AC, a broken and torn sliding screen door, and a broken dishwasher. The keys for the front and back door didn't fit properly and only worked when you put your muscle into it. After much delay they rekeyed the front and side door, and they finally replaced our broken dishwasher with a brand new one. It took almost 2 weeks after we moved in to get our mail key and we never got the pool gate key. We had to get creative to open the gate using a clothes hanger. The pool guy doesn't have a key either! Almost three years later the AC still doesn't work properly. Half of the apartment is cool while the other half is hot. The most important rooms are not getting any airflow from the vents which are the living room, kitchen and master bedroom. They each have weak airflow and master bedroom has almost no air flow to speak of. It felt like a sauna room. We had told Dan to do something about getting it fixed about a month in, but he told us deal with it or move out! What the? I thought about suing them, but he told us that if we tried to sue, we would lose. Apparently, nobody loses to Mr. Gonzales, the owner of these dilapidated apartments. Wow. We had no choice but to stay and deal with it. Try to find a 3B/2B apartment in Palm Springs for $1350 in nearly impossible! We couldn't get them to upgrade the very old and outdated air conditioner but finally after a whole year we convinced Dan to do something about our master bedroom and he brought us a brand-new a/c unit for our bedroom window. I installed it! I had to because it sat in our bedroom floor for almost two weeks because Cesar was never available. Don't get me started on the master bathroom which has no a/c vent whatsoever!! Ladies, you will hate doing your makeup or styling your hair in this bathroom whether it's hot outside or not! Beware that electric bill will be about $400+ per month for at least 5-6 months. We generally liked the apartment, and the location was everything, but we're dealing with slumlords here! If you need something done, they may or may not get it done. If you want them to fix your a/c well, you can just forget about it. Oh, the showers have a horrible sewer smell coming from the drains and black mold develops quickly around the edges of the shower floors. The kitchen sink also develops black mold on the surrounding tile. Yuck! No matter how much you scrub it doesn't completely go away. Red flag: If you have as disability, think twice about moving here because there is absolutely no wheelchair access whatsoever. We finally moved out in February 2022, just a few months shy of three years. None of us miss living in that overpriced shack. Move here if you don't care about good living conditions. Location, location, location! Sad part is that a renter moved in quickly after we left and she's paying $1,700 a month for what we left behind.

I have lived in a very beautiful 3 bed 2 bath unit in Palm Springs for the past 3 and 1/2 years. (The entire time I have rented from First Western Properties). I have never been SO happy living in the home I have now. I'm actually shocked to read these reviews on Yelp because I feel absolutely the opposite! Every time I've needed something fixed, they have it taken care of within 24 hours 90% of the time, maybe even more. Andy is awesome! He's totally personable and has always heard me out and he comes across to me as a total professional. Dan is cool too. I don't usually speak with him that much, but he's very nice and has always helped me out with whatever I needed. I'm not a fan of the maintenance man either, believe me, we butt heads (and we've had our moments too) and I prefer not to deal with him if possible. If I see him I just say hi and try to remain positive and he usually responds well to that. However, I spoke with First Western about possibly working with another handy man and they accommodated me with another guy they work with (which is Dan's Son) and I totally appreciated that. My water heater went out and they replaced it within 12 hours!!! That's a blessing right there! Kent is also very nice and he always willing to work with me if I'm behind on rent and that's been a lifesaver literally because in my line of business, the money is seasonal so during summer months I'm really tight on funds and sometimes I'm late. I always get caught up eventually and I always communicate with them and I make sure they know how grateful I am because I've lived here for over 3 and 1/2 years and I couldn't be happier living in the space I'm in and working with a great property manager company. (That's probably the longest sentence I've ever written!) Lol. There's also a nice lady that I talk to occasionally but I'm sorry I can't remember her name. Overall though, I really feel passionate about writing this because... to me, These guys are very professional and polite and I personally have never had any problems renting from them. I hope more tenants that are happy (like I am) speak up because I seriously was shocked to see three 1 star reviews. Thank you for providing a safe home and by far my favorite place I've ever lived in Palm Springs, Ever!

He also led me to believe he was the sole owner of the apartments I managed. One day the real owners came knocking on my door to find out where their new roofs were and the new rock he supposedly put down at thousands of dollars to them. All of his life was a lie! A lie to me and to his poor partners. He is a despicable person who is not to be trusted. He never returned deposits either. Well I could go on and on however I believe in karma and it will bite him in his buttocks. I can see by reading these reviews that he is still up to the same things, sketchy and unethical. I don't feel the need to sit and bad mouth just read from his tenants and co workers you will get the just of him.

They wondered what happened to the supposed new roofs, the new rock that was supposedly put all over the grounds, new maintenance issues that were never addressed let alone done. I worked for years under this con man until I was rudely awakened by the real owners of the property. They, the owners of more than 90% of the property wanted to know where all their money had gone? It had been going in his pockets. We immediately closed all bank accounts that had his name on them and they pursued legal matters. I can tell you I should have seen the red flags however I was naive and he took full advantage of my naivity. I have never since come across such a crooked man, let alone a business man since. Beware when working with this coward of a man. Beware!!

I wanted to hire the best and decided on Ryson. Jason and Ryan are incredibly hard working. Sometimes I send emails in the middle of the night and feel bad because I know they will still respond quickly. Yes, they have a pre-set onboarding process, but I found it to be very professional. I wanted to open at lighting speed because I had been delayed so long with the pool construction. I bought a lot of things that just weren't needed like duvet covers that weren't white or pillow cases that were special and only in a set of two and those had to go. That was disappointing, but we didn't want sheets in the photos that were impossible to replace. It's better to have things done perfectly so your first guests will be 10 star happy and ours were. The consistent comments I get from guests are that the management company is quick to respond and resolve problems. From their website identify their properties and look at the reviews there and on Airbnb. Many of the comments will not only compliment the house, but also Ryson typically it's related to communication, problem resolution or cleanliness. I've had pool issues and after many months of dead ends, they helped me get to the bottom of the problem. With our city getting serious about neighbor complaints, I'm not worried because I know Ryson will be on top of it. We had one group during Cochella that was playing meditation music so loud that I got a call from the neighbors in the middle of the night. Ryan let them know that they would be out there right away and if he could hear the music from the exterior of the home he would immediately terminate the stay if the guests didn't comply. They were also protective to ensure the safety of their cleaning staff. It cost me money, but I respect that. If staff are treated well, they will take care of the home well. No management company is perfect. It's a demanding job with lot of surprises every day. We look at the house as a business. It doesn't have to be my way, it just needs to be safe, beautiful, professionally managed and provide our guests with a great experience.
