We were willing to adjust pricing and make changes if necessary, but we were provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on, and there were mouse/lizard droppings throughout the home. We trusted Gulf Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. This company is a scam and will not take care of your property.

Communication was inconsistent--we were told we would receive a call back regarding these issues on the first night, but that never happened and we had to follow up ourselves to get a response. Additionally, important details about the property setup (including a tenant on the property with visibility into the pool area) were not clearly disclosed during booking. While a partial refund was eventually issued, it did not feel proportionate to the disruption. Overall, this experience reflected inconsistent management and a lack of attention to detail.

Castle Group / HOA Management Review - Concern Regarding Enforcement Procedures…read more My experience with Castle Group while they were managing Providence Lakes Master Association has been extremely frustrating due to the way an HOA violation matter was handled. I understand that HOAs have rules and that violations need to be addressed. My concern is not that I received a violation notice -- my concern is the process that followed. I received a First Notice of Deficiency regarding an alleged property issue and was provided time to correct it. I later received another First Notice of Deficiency regarding a separate matter. However, before receiving a Notice of Intent to Impose Fine, notice of a Fining Committee hearing, or an opportunity to appear before the committee, the matter was escalated to an attorney and I was charged $200 in attorney fees. Under Florida Statute Chapter 720.305 and the Association's own recorded Fining Committee Resolution, fines require specific procedures, including proper notice, at least 14 days' notice of a hearing, an opportunity for the homeowner to be heard, and approval by a properly appointed Fining Committee before a fine can be imposed. I repeatedly attempted to resolve this issue directly with management. After finally reaching Shannon, I was told that because the matter had been sent to an attorney, I needed to contact the attorney. When I contacted the attorney's office, I was informed they could only communicate with the management company. This left me without a clear path to resolve the issue. My concern is the lack of communication, the escalation to legal fees before the required process appeared to be completed, and the difficulty getting a straightforward response from management. I have requested documentation showing that all required steps under the Association's governing documents and Florida law were followed, including notices, Board actions, and Fining Committee records. Homeowners should expect fair enforcement, clear communication, and proper procedures before being charged additional fees.
