This company is very difficult to deal with and the representatives are very rude. Their direct line brings you to phone options but there's no way to speak to somebody directly. You have to leave a voicemail. They call you back from a blocked number and when trying to make payment arrangements, tell you that the review team has to call you back. I've been waiting two days and I've not heard back from them. They also do not negotiate payments. They tell you what you have to pay. They are extremely aggressive and threatening with legal action and will put a lien on your home and threaten further action if you don't make a payment within a short period of time. They are also no longer open to the public. Everything has to be done over the phone. They have numerous complaints listed on the Better Business Bureau and they are no longer accredited by the Better Business Bureau. Mountains edge HOA uses this company and there are many complaints and lawsuits pending. Red Rock financial services also significantly increases their charge to triple or more than what the original debt is owed from the HOA. For example, my $350 debt that I was trying to negotiate with the HOA because I do not believe it was accurate for the fines I was given I was told to wait for a review board and now I'm in collections collections agency now wants $1700 read more

I'm currently helping my mom navigate a situation from out of state, and Stephanie has been incredibly helpful throughout the process. She's taken the time to clearly explain everything, communicated with both of us with patience and kindness, and made sure we fully understood what was owed. Collections agencies get a bad reputation, I get it, I understand, it's a business to collect HOA fees, that are past due. As having dealt with agencies in the past, many moons ago, I can understand why they get such a bad rep. Some clerks are not professional. Some reps are pushy. Who wants to deal with that mess, on top of having financial woes? Noone. The Assistant Operations Manager presented to us (spoke about her company- this is a company that has been in business for over 20 years) at our most recent board meeting. We met another one just before her. She was honest and gave us their rating, which was rather impressive. She said that her company focuses on the customer service aspect of it; they WANT to work with people on their financial plans. At the end of the day, they are trying to do their jobs, but they are mindful about each person's individual situation. Yes, this is the difference. They only deal with the Collection of HOA fees. Their fees were on par with the previous company that met with us. These fees are in accordance to the State of Nevada. It doesn't cost the HOA anything. Though this company was not chosen, I will say that there was a high sense of professionalism. If a Vendor chooses the way they speak to people without any profanity, or any condescending manner, that is a plus. read more

They are either really smart for SCREWING PEOPLE OVER or really STUPID for not knowing how to ethically do their job! I am OVERLY pissed at this firm. I do not know how they haven't been shut down. Whenever First Service Residential messes up our account, they send our account to Red Rock (we own multiple properties and for some reason, no matter what we write on the check what property the check should go to, they some how F it up). What I truly dislike about Red Rock Financial Services is their lack of professionalism, absolute INABILITY to email our statements in our DIGITAL WORLD, how INSANELY IMPOSSIBLE it is to get a hold of them through phone calls (oh, you want to email them? TOO BAD - they don't believe in technology), and just how DIFFICULT it is just to work with them! You get a letter saying you owe all this money. You ask for them to email you a breakdown so you know exactly why you owe this money. They REFUSE to email it. Therefore, it is SNAIL MAILED to you, just enough time to add on late fees because it's called snail mail for a reason. Then, you mail them a check and then they RETURN IT because of some BS saying "oh you can't pay your next month's dues - that needs to go to the HOA" - well by the time I send the check to you for my balance, I send a check to the HOA, they forward my check to you, I'm going to get a late fee - think that through? I have never worked with such a poor organization in my life. The telephone answering service Tamara and Olivia were terrible to work with and of no help. I guess Red Rock Financial Services Is a collection service used by First Services Management Company in Reno, Nevada to collect a quarterly payment for Double Diamond Ranch. We owed $200.00 and they charged us $2,000. I thought we were being scammed, made many calls and was told we didn't owe anything until December. We make monthly payments to First Services for our HOA, but I guess they didn't have our correct address and we owed additional funds to Double Diamond Ranch. After being on the phone for hours, I have gotten no where. I'm afraid of these folks as they are ruthless, and I still don't know what the quarterly fee is and where to send it to. I'm think they with continue to do this to us and we will have to get an attorney to save our property. This is the most unprofessional organization, and I would never use them. If First Services keeps using this company I will tell my story over and over again to people in the area, so no one has to be scammed as we were. They don't even deserve a one star. PREDATORY COLLECTIONS PRACTICES. This collections agency is a subsidiary of First Service Residential. If FSR manages your community: BEWARE. FSR generates a huge number of fine notices, fails to deliver notices to the homeowner, then turns the amounts owed (but never invoiced) over to their internal collections company, Red Rock Financial. $150 of PETTY fines for leaving out trash cans overnight or failure to eradicate all the weeds in the lawn instantly turned into $598 for me! Read your CC&R's carefully! Turns out my HOA limits collections charges to $20. No way were these crooks getting $450 in collections fees from me! I filed a complaint with the Better Business Bureau and succeeded in getting the collections case closed. Unfortunately, BBB still gives this dishonest company an A+ rating because they "resolved the complaint". So much for BBB. My next call will be to the state attorney general of Nevada. If this doesn't violate antitrust regulations, I'll be shocked. If your community uses First Service Residential, HAVE THEM FIRED! Our HOA did! read more

Even after the class action lawsuit; the same business practices persist. I received a collections letter from them in April (of 2016) for $650 regarding a $289 bill. I called First Service Residential to ask why I didn't receive any of my bills and they said 'Red Rock handles it now'... which is essentially the same company whose President IS THE FORMER PRESIDENT OF RRFS. So I call Red Rock Financial and they give me dates that the letters were sent out that I didn't receive. I then write them a letter to dispute the charges.. (Who even looks at these charges, First Service? aka the same company?) I then go out of town on vacation for a month, I get back and I have a new certified letter telling me that there's an intent to lien and that I owe $1079.. so while they were processing my dispute, they were still moving forward with the lien even though I was corresponding with them trying to take care of this situation.. I called them and asked what happened to the dispute and they say 'oh that was denied'... I asked why I wasn't notified and they said they sent me a letter..not received. I now am on a payment plan with additional charges every month and a $30 installation fee for a $1079 bill... originally $289 In a time of phone calls, emails, online payment systems, payment over the phone; RRFS corresponds with ticking time bomb snail mail and payment via cashier's checks only... It's comically terrible and textbook extortion. Until HOA reform happens in Nevada to put terrible people like this out of business it's going to continue to happen. I have the exact same story as everyone else. As a matter of fact, I just called to get my balance so I can pay them off and never, ever have to deal with them again. It is another $150 in "late fees" on top of a crazy balance - which they say they have no control over, as the HOA has added them to the ledger. Although the HOA did not charge fees the last two months, so how can I be late? This company is a complete racket, and I agree, it's total extortion. I can't believe they can operate like this. It's ludacris. A $125 bill goes up to over $1,000 practically overnight. This is a typical large irresponsible business that acts as a collection agency. One of the many Las Vegas HOA's that I belong to mailed annual bills to one of my rentals instead of my actual mailing address and the bills were returned to the HOA but of course the HOA didn't bother to find my correct mailing address. So they gave the bill to Red Rock "Financial Services." Red Rock being as careless as the HOA, put a lien on the property and afterwards suddenly found my correct mailing address and sent me the bill which I paid that very day. I suspect it is illegal to put a lien on a property without proper notification and I would have loved to sue this outfit if it had been worth the trouble. Of course this affected my credit rating but Red Rock managed to milk this for maximum income by putting a lien on the property and then notifying me of the bill! I suspect they are embarrassed that they are in fact a collection agency so they use this fancy name - looks a lot better on a business card. So in light of my experience if you don't want to get sued, do not use this company for anything but taking out your garbage. read more

please help !!! I didn't know they put lien on my property. I was sending HOA fee to RMI management company but I sent those to old payment location of RMI. Since I was in my home country, I didn't know it didn't go to RMI. I never thought they didn't get my checks. I didn't know I was in big trouble. RMI told me my account went to Red Rock Financial for collection already and they cannot do anything. Then I went Red Rock Financial and asked them , " please wait. I really sent the payments. I have to ask post offices where those envelops went " The receptionist lady told me they'll wait. But I found out they put lien on my property while I was looking for those mails. Since I was out of country, mail man didn't put mail for me in the mail box at my house and the mail box was empty. Mail man thought the house was vacant. I went to post offices and asked them many times. Where are my mails? They said some are returned to senders. Finally they told me if they don't know where to send back, those will be just destroyed after a while. I went Red Rock Financial again but they told me they recorded something. Since I'm a forliner, I cannot read English and I cannot speak well. My friend is helping me write this now but my friend is not good either. RMI put me to Red Rock Financial for collection just for two month HOA missing. It's just $58 a month. How can I miss it? Just $58 for two month, It went collection which is Red Rock Financial and they told me to pay over $400. $58 for a few month became over $400 !!! I asked them I'll find the mails. I really sent the checks. I'll find them. I asked them. Then while I was trying to find it, ( I went to post offices, I called many times and tried very hard to find my checks.) Horrible company and practices. They know what they're doing is unethical since they do not have any "live" person to talk to when calling them. No one called us about past due or any HOA fees that we might have forgotten to pay on our vacation home since mail is not received. Summary: I paid my annual HOA to Rossmar & Graham, but they still sent me to collections after receiving my payment. Rossmar & Graham never contacted me before sending me to collections. Rossmar & Graham, and Rod Rock Financial together are charging me a penalty charge of 195% for my late payment which I believe is predatory. On May 20, 2013 I called into the office of Rossmar & Graham to verify that they received my annual HOA payment which was sent on April 1, 2013. They advised me that even though they did receive the payment, that they also sent me to collections. My payment was late, but it was paid in full and I never received a late notice from Rossmar. Rossmar advised me that I needed to call the collection agency Red Rock Financial to get details regarding the collection. I called Red Rock Financial who advised that they did receive my payment of $172.00 which was the total amount owed for my HOA. They further advised that they were charging a total of $336.00 ($135.00 for Rossmar's late fee + $201.00 for Red Rock's late fee) in late fees. I advised them that I felt that the 195% late fee was predatory and that I never received a notice from Rossmar that I was late or that they were sending me to collections. Red Rock advised me that they sent me a late notice on April 8th, (after I already paid my HOA). I advised the representative of Red Rock that I did not feel that I should be required to pay a late fee since I was never advised that a late fee would apply; I never contracted with Red Rock for any service, and furthermore that I paid my HOA in full before Red Rock is even claiming to have sent me a letter. As a gesture of good faith I decided to pay the $135.00 fee owed to Rossmar on May 21. I believe the $135.00 fee to be a fair fee. And since I did pay late I expect that I should owe an extra charge. However I feel that the $201.00 Red Rock fee is unjust and predatory. I never contracted with this company and since I paid my HOA in full before they are even saying that they sent a notice I do not feel that I owe them any money. When I called Red Rock they told me that I owed the money and that Rossmar & Graham could still potentially foreclose on my property even though I paid Rossmar and Graham every penny I owed. I believe Red Rock's business practices of charging a fee even though I never contracted with them and they did not send me any notice until after I already paid is unfair and predatory. If at all possible, I request that your office review this matter. Your time and attention to this matter is greatly appreciated. I don't like to post reviews especially bad reviews (also post a bad review for FSR today as well). However, this have to be told. I have two properties with First Service Residential management company. They setup this Red Rock Financial Collection agency to straight line along with HOA to harass and target home owners who they don't like, especially rental owners and tenants, and of cause for them to make more money too! They post fines to home owners accounts, and lien to our property without proofs. They are inviting lawsuits to come to them and HOA. I definitely won't buying any of their stocks. Any HOA board members if considering to hire these management company and collection agency, don't even consider this one, you will be busy to deal with complains, disputes and lawsuits for sure !!!! read more

Make sure that if you've paid off your debt to the HOA directly, and that you mail your statement showing that, to RRFS via certified mail. They have been known to do things like filing a lien on your property, even after you've paid off your debt to the HOA. If they charged you ANY fees for filing a lien on your property AFTER you have resolved your debt with the HOA, they will hold you responsible for the fee THEY incurred with a title company for unlawfully filing the lien. Only people that complain get their accounts credited and RRFS will have to suck up the cost fee they incurred with a title company. For people that don't catch on to the error, they may simply demand payment and remain hush-hush about their screw up. In fact: YOU DON'T HAVE TO PAY THIS COLLECTION COMPANY A DIME *if* your debt was not sold to them outright. Check the laws in your state or get a lawyer, but in most cases, once you resolve your debt with your HOA, they have NOTHING to go after you for. This is because collections agencies are hired by the HOAs to do the job of collecting a debt. If in fact they are unable to successfully do the job and the HOA collects the debt directly from you (i.e. you choose to pay the HOA instead) and the HOA is not owed any money by you then the HOA can no longer contract the collection agency to collect a debt that no longer exists. The collection fees incurred by the collection agency are not necessarily your concern because you did not hire the collection agency. The HOA who contracted with the collections agency may be responsible for those HOWEVER, in the case of RRFS, their site plainly says "Red Rock Financial Services charges no upfront fees for delinquent assessment collections. All collection costs and fees are billed directly to the homeowner. ... Though the Association is not paying for the charges, we attempt to collect the delinquent assessments with as little cost to the homeowner ..." So basically since RRFS doesn't pass any collection fees on to the HOA up-front, the HOA will have no collection fees to pass on to you. And since RRFS cannot prove that you chose to make the payment to the HOA because of anything they did, they have no valid recourse to charge a fee for their service. This is because they did not collect the money and so they cannot prove their service had any influence on the collection of the debt for the HOA. In other words, they will have a hard time justifying to the HOA, charging a collection fee when in fact they never actually succeeded in collecting anything at all. THIS IS WHAT THEY DON'T WANT YOU TO KNOW. Also, send ALL payments to them using your bank's online bill pay system so that you have proof of when the check was sent. Many collections companies like to sit on your check for a while before cashing it and in the meantime they are assessing more late fees and interest. Sending your payment from your bank's bill payment system is a great way to catch them at this and file a legitimate complaint against them. Also, make sure that you get a statement from them and your HOA every month. Request the statements via certified mail or go into the offices and demand they provide a statement. Many collection agencies make billing mistakes and have IT issues and hence account information from the HOA wont match the collections agencies statement of your account. If you find an error on the statement they send you then you may have a legitimate complaint at fraud because they are not allowed to send incorrect or inaccurate information. read more

My experience is exactly like everyone else on here who has been ripped off by Redrock Financial Services. I had about $200 in HOA dues owing. To make a long story short, the HOA sent my account to collections without proper notice and at the time of this writing the outstanding balance is $1,600 due to Redrock Financial Services, LLC. That's about $1,400 in fees for about $200 in HOA assessments. About $500 was tacked on after I informed Redrock that the amount was in dispute and I had an impending appearance scheduled before the HOA board. Redrock also seems to want to make it as difficult as possible to communicate, i.e., I was required to fax them a letter, email was not acceptable. Redrock is a foreign entity (registered in Delaware with a manager who lives in Florida). From a brief search of the internet, it appears that Redrock has a long track record of unethical business practices in Nevada, and one of ripping off Nevada residents. I will be checking with the Secretary of State's and the Attorney General's offices to see what steps need to be taken to rectify this on behalf of Nevada residents. read more

I have nothing but a bad experience with Red Rock Financial Services. I was sent to collects from my FSR over 6 years ago and I have been paying Red Rock late fees every month along with month fees and assessment fees. I got behind 3 months and they proceed to take home. With all of their fees I now owe $2300.00 however over $1000.00 is just in late fees, interest for paying them for over 5 yeas and fines. I request the payoff amount for over 4 months and they refuse to give it to me so they could take my home. FSR suggested I ask Red Rock to wave the late fees, interest, and fines removed because by Nevada law those could be removed. Of course they refuse, they said FRS would have to approve the waving of fees. The caught is if they send the request to FRS they said they charge me another $900.00 is fees or I can just pay them the full $2300.00 and I have 30 days to pay them or loss my home. I promise is to learn how to fight these thieves for people like me in the future. Single mothers, recently divorced, first time home buyers, and not really knowing how the laws work against you... I owed 3 months of payments $32 a month and then was sent to this company whiched raised my payment to $779 and would not make payment arrangements with me that were resonalble. They were rude and wanted just what they wanted. I sent them a check but they never deposited it for 1month. I keep calling them to find out if they got it but they said they had to hold onto iit because it was not a cerified check. I was leary of this company in the first place and afraid to send them another check.
