I have used them twice now-once - planned and once - unplanned. First service was to clear dryer vent since it had not been done in the 8 yrs (new install) I have owned the home (my bad). David cleared it, tested the air flow and everything worked fine. Advised of a future need which would be a warranty item thus a little more cost and time to complete. Second service - 2.5 mos later late on a Friday, the dryer went into a full alert due to high pressure and shut itself off (built-in safety mechanism). I contacted the company that evening baffled as to why and when could they send someone to inspect it. They responded late that evening that David would arrive first thing Monday morning. He arrived on time - checked the airflow which was fine but the alert was still active. So David went into the crawl space to inspect the duct system and behold it was bad and dangerous (from 8 yrs ago) - flex duct which was easily 3X the length required, 2" vs 4" piping in/out of crawl space using pvc piping, compromised flex duct in the laundry room causing dust to settle around and behind the washer and dryer units - not evident in the open area. It was all incorrectly installed and ultimately dangerous to my home. I was fortunate that I had never suffered a fire. He quoted me a repair and 4 days later he was onsite resetting the whole duct system. Ran into a problem with ducting into the crawl space, dispatched a couple of his guys to come and assist and the work was done in 3 hours, space cleaned and everything tested and the alert was resolved. Pricing was acceptable. I will definitely engage them again if and when necessary. Thanks

    How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

Their communication was excellent--we received two calls to confirm the appointment, a text the day before, and a final reminder the day of. They provided the peace of mind we needed during our Due Diligence Period, along with a clear report outlining what needed to be addressed and a helpful breakdown of next steps. Thankfully, the issue wasn't as severe as we initially feared. I highly recommend this company for their responsiveness, professionalism, and overall service.

They ignored my email and never responded. Their contracts are vague and they have not honored their warranty. From: bart Sent: Wednesday, August 27, 2025 6:01 PM To: Chuck Irby Cc: Luis Cuevas ; jay.eastland Subject: Re: Move forward with Carbon Straps - Follow Up   Chuck,  In June of 2015 I hired you to fix the cracks in my wall. When you came out, I told you that I had been told by other foundation repair people that the wall was bowing and that they had recommended Carbon Straps. I asked you about doing block fill with rebar as I had instructed you to do on the previous repair that has held up well. You persuaded me that the problem was settling and that piers should be installed instead. After the pier installation, the cracks continued to get worse and I finally called the warranty people in 2019 and Keith Cunha came out. The cracks continued to get worse and I called you in June of 2020 to discuss. You said would order a benchmark test and that you would come to my house and look at the wall. You never came out to look at the wall. The warranty people came out a few more times but they kept checking the floor and I kept telling them the repair was for the wall. Finally in 2024, the wall was starting the shear and the cracks had continued to get worse so I escalated. Luis came out and I told him I had originally hired ESOG to fix the wall, not the floor. It seemed like he did not believe me so I asked him to confirm that with you. He later told me that you said you did not remember. I sent you an email asking you if you had confirmed this with Luis but you did not respond to my email. Luis said he would install the carbon straps for 1800 (maybe 1850) and that would basically be at his cost. Luis now says he does not remember telling me that. I wanted another opinion so I asked Randy Greene to come out about a month ago and said that if ESOG would install the straps for $1800 then I should do that so all the work would be under warranty with the same company. So, I reached out to you one last time with the hope that we could move forward and finally get my wall repaired correctly. Now, ESOG is not going honor the $1800 dollar quote Luis gave me so I am not interested. Back, in 2015 when I originally ordered the work, I had quotes that were less expensive. You said that your business was slow, so I went with you to help you out. Also, I trusted you and believed you would make it right if something went wrong, but I guess I was incorrect. You could have stepped in and straightened this out over these past years but you did not. I don't think you are the same Chuck Irby I knew 20 years ago. This work should really be done under the original warranty because providing the wrong solution should be under the "workmanship" portion of the warranty. I have tried everything I can to work this out with you guys, but it seems you have no interest in making this right. It is bewildering to me that you would prefer to get bad reviews, Better Business Bureau complaints, and Ga Secretary of State complaints when all you have to do is the right thing and honor the warranty and fix the wall that I hired you to fix 10 years ago. From reading other reviews, it appears many other people have had experiences similar to mine. Please let me know by close of business Friday (8/29/25) if you will finally fix my wall correctly and under the warranty at no cost to me. Otherwise, I will assume you are refusing to do so. They reiterated their statement that they "have a signed Certificate of Completion and Satisfaction," a document we signed based on their false claim that the remaining odor was from our furniture and soft items, not the floor. They offered to "rectify the situation" by a) having us hire them to do more cleaning, b) having us hire them to remove the floors, or c) referring us to a cash buyer who would buy the home as is. I responded that this would not rectify the situation as a) we are not willing to pay for further services, b) they are not a flooring company with the tools and expertise to replace the floors, and c) we are not willing to sell our house at a loss. They did not respond further. While I appreciate that they reached out to me, the problem remains that we hired them and paid thousands of dollars for their services based on a claim they made that was untrue. Had they been honest, we likely would have hired a standard cleaning service with lower rates and replaced the floors without unnecessarily cleaning them first. Further update: Their comment is a downright lie. They e-mailed me, and I responded. There was no further communication.

    ***** Caution*****…read more Mr. Alvin Dudley is a Home Inspector without a license. I hired him to complete a home inspection last week that ended up causing damage to the home. While inspecting the property he left the shower in the Master Bedroom on (full blast-hot water) which caused damage to the walls. It made the freshly painted walls run due to the hot moisture. He will not admit to his negligent mistake, instead he wants to argue the fact, which he has no leg to stand on. It is very obvious that he left the shower on... but he refuses to admit it, instead he was very defensive and rude. During the time the shower was running he had my husband outside pointing out a leak that was "somewhere" in the house. He explained that the meter was spinning so fast and indicated a big leak "somewhere" Well, I guess the meter would have been spinning considering the shower was on full blast. Duh... His explanation when we asked him was that he didn't even know there was a shower in the Master Bedroom.. Wow, how could you have missed that MR INSPECTOR?? A GREAT INSPECTOR he turned out to be.. I rate this one man company with a big fat 0/stars... Bad attitude and refuses to even Listen to reason.... You need a lesson on how to treat your customers.. Snellville Georgia... be safe!
