We requested a structural assessment of a home we were considering buying. Josh gave the house an extremely thorough review, going above and beyond what we requested by offering supplemental assessments of other aspects of the house. He caught several very major issues that our original home inspector (from a different company) didn't catch, including a critical structural post beneath the concrete deck that had completely failed and was a major hazard. This new information enabled us to negotiate more effectively and helped us reduce the sell price by $25,000. I highly recommend Very Good Home Inspections. As an out-of-state buyer, I used Yelp to get multiple bids for a home inspection, and Chad was the quickest to respond and did a fantastic job of breaking down the services included in the estimate. I needed them to get into the house quickly during due diligence and thankfully, they were able to get me on their schedule the next day. The engineering background that Chad has put my mind to ease as I messaged him multiple questions, and when I called him (since I had even more questions), he was so easy to talk with that I could tell he was the one I needed to go with. With other companies I called, I was getting their receptionist and they couldn't answer my questions directly. Chad was knowledgeable, friendly and a great communicator. Because of the crazy Atlanta real estate market, my wife and I were under pressure to get our inspection done in enough time for us to get estimates within our 5-day due diligence period. I requested a quote on Yelp! for home inspection companies, and Chad Atcheson from Very Good Home Inspections responded within minutes. Even though it was after-hours, he graciously put me on the schedule with time to spare. An advantage of Very Good Home Inspections over other companies is that they are certified engineers. This gave me peace of mind because if something requiring extra scrutiny came up, I knew I would not have to get a structural, electrical, mechanical, or civil engineer out to the house at additional cost. The day of the inspection, Chad showed up on time and greeted me when I arrived. He fully explained the process, indicating that his report would be broken down into different categories, such as Site, Exterior, Roofing, Structure, Electrical, HVAC, Plumbing, Interior, Bedrooms, Bathrooms, Kitchen, Laundry, and finally a Report Summary (a total of 69 pages in .PDF format that I could easily email to my buyer's agent). Based on Chad's findings, I was able to schedule a structural engineering company to come out and give me an estimate to fix some things that he documented and assist with our final negotiations. I can honestly say that Chad more than exceeded my expectations in every regard. He spent so much time walking us through the home and explained his findings and the ratings he gave each sub-category. Believe me when I say that there will be no surprises to me about the house after we close. I feel that the price I paid was well worth it in regard to the level of service that was performed, the quality of the report that was provided, and just the overall kind and thoughtful human being that Chad is. Without a doubt, if you are searching for a home inspector, Very Good Home Inspections (specifically Chad) is the company I would recommend to anyone who is looking for the best. Man, where do I start? These guys are absolute lifesavers. We had found a beautiful home that seemed competitively priced but couldn't figure out why it'd been on the market for two months. As we're not professionals, we thought everything looked good and put in an offer which was accepted. I had already looked these guys up and liked the fact that they were certified, so I contacted them and spoke to Chad, who was extremely nice, professional, and informative. We set up an appointment for the next day, and I asked him to make sure to only give me good news. ;) Anyway, we arrived two hours after they did for the walkthrough, and my God, the things that they found... devastating. I won't go into the boring details, but beyond the cosmetic, small issues, they also found massive issues with the foundation/crawlspace, the deck, and potential moisture/mold type problems, which probably would've come out to $50-60k in repairs, along with the possible $10k for a new hvac and furnace, which would've completely screwed us over. I am so grateful for having found these guys. Not only were they professional and funny, they were extraordinarily thorough, reasonably priced, and just all around good people that I was happy to pay for.
