When he arrived at my home he performed the testing exactly as described, inspecting every wall, ceiling, and floor in every space in my house using a special camera. Air samples were gathered on the main floor and the basement. The lab report showed high levels of mold in the basement which we are having removed. Kip is knowledgeable, courteous and personable. We asked how things were and his exact words the home is very clean, No issues from what he could see I ask about specific items and again No issues. It's a really good home. Here is what happened next.... We trusted this company to provide a thorough and professional evaluation of the home prior to purchase, but unfortunately, several serious issues were not identified in their report. Most notably, we discovered a rodent infestation in the attic, which poses both health and structural risks. (Rats & Flying Squirrels)This issue should have been clearly visible and documented during the inspection process. The presence of droppings, signs of nesting, damaged and chewed electrical wires and insulation. No mention in the inspection. We recognized Pelorus is not the expert with regard to rodents but we would expect any basic full home inspection would at least call out what was visible to the eye. There were also several active entry points for Rats, Squirrels, bats and other wild life, that were apparent upon further review by a pest control specialist. And our own eyes. In addition to this, we have identified other hazardous conditions that were not called out in your report: 1. Electrical Panel Risk? The panel was flagged by 2 different licensed electrician as insufficient and not in code due to 1. its history of recalls & a serious fire hazard, due to not having a surge protection or tripping feature. This inevitably will cause the unit to run "hot" and cause a potentially dangerous situation. This was a significant safety concern that should have been noted. 2. Master Bathroom Tub Not Sealed or mounted to Floor. This is very dangerous in that it is easily movable and could cause an accident while attempting to take a bath. This is a basic item that should have been observed and reported. Their reputation to provide "Certified & KnowledgeableInspectors" was not what we received. We trusted that they would stand by their brand & make this right. These oversights caused us considerable inconvenience and unexpected expenses. We trusted & relied on your expertise to assist us in making an informed decision about the property. However, the lack of attention to these critical issues has undermined our confidence in the home that we have purchased. We requested a formal response to the complaint, including an explanation of how these items were missed and what steps their company will take to address this matter. We also asked that they review their inspection procedures to prevent similar oversights in the future. We provided several photos for review. We had planned to make some small non structural changes to the home and then move in.... Well as we got into a few areas this is where these issues became blatant. We invited Roland out to the home to take a look at our concerns, he came out and spent the entire time looking for an opportunity to turn this story around and report us to the city inspector. Roland called me to not apologize for the oversight but to say I see your construction is larger than I expected. Send me a copy of your permit otherwise I will report you to the city. As noted earlier no plans for structural changes. They came out we showed our basic work and permits for replacing plumbing and Electrical only. Roland then sent a letter essentially giving us an opportunity to sign off on receiving $150 refund in exchange to sign off on dropping any further or future claims. Of course we did not agree. I'm not sure how they received 5 rating on google, my guess is folks just don't have time to bother with this fight. It's taken us at least 4-5 months to share our experience. I would definitely not recommend this company.

We had an unfortunate experience with this inspection company. We purchased a home that was…read morerenovated by the seller just prior to listing. After we moved in, we discovered by chance that the upstairs hall bathroom was still connected to the old plumbing system and had not been connected to the new plumbing system that was installed during the renovation. Luckily, one day after closing on this house, our exterminator was inspecting the crawlspace at the same time that the cleaners were running the hall bathtub and found the water to be gushing into our crawlspace (see photos). We notified the inspector and seller, who was able to send their contractor quickly to repair the issue. The inspector, Jack, was professional during our inspection but missed this abandoned pipe in our crawlspace and the water that would have gone directly into the crawlspace if he had run the bathtub. Unfortunately, this company is calling this a "latent defect" and denies our request for a refund of the $500 inspection fee. It is the responsibility of the inspector to check at a minimum that when a bathtub is run, the water is not draining directly into a crawlspace. We are super disappointed in the company's response as they are not taking ownership of this blatant miss and using fine print to avoid responsibility. My hope is that this does not happen to someone else who may not be as lucky to catch this huge issue so quickly!

Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
