I am going on my 3rd year at Regency Palms. My daughter and I are very happy. I could use a bit of a break on rent but the prices are very comparable to what is around us. The office staff, especially Corrine and Nichole are amazing. They are professional, patient, and helpful. The Maintenance guys, same. They are always happy and willing to help and do a great job. My only complaint would be that sometimes it takes 3 -4 days for maintenance issues to be addressed. Other than that, the apartment grounds are clean, and with the breeze, we stay cool during the summer. We have not had any loud or disrespectful neighbors and we feel safe, which is most important. read more

The day we moved in there was a slab leak, which prevented us from fully moving in. I had to get the carpets shampood afterwords because they had stained the carpets. They also broke the seals on the carpet without replacing them. There was another slab leak 3 months later. Same tthing happened. They ruined the carpets and the seals, so I had to get them cleaned. When leaving, they charged us for the carpets and the seals, even though the place looked better when we left, than it did when we moved in. We paid a larger than normal deposit because there were no specials. They refunded us a whopping $45.00. The atmosphere was okay at first, but during the three years we lived in the complex, the people became louder and louder. There was even people washing their chonies in the pool. The place is infested with fleas and asbestos. I would never recommend this place to anyone. Move in at your own risk. read more

They are pretty good at getting the people out for a major issue...if you can wait. They almost told me my major leak was "okay until tomorrow morning with some paper towels" now they didn't see the leak after an hour of waiting. Well I ran an errand before getting home. And my gf said it wasn't big when she left. It was pretty big when I got home. An hour difference. Now we had plans tomorrow so I had to tell them I couldn't wait til tomorrow cuz we wouldn't be home. Only after that did they call the person and get someone out in an hour to hour and a half. Weird. now why would I give them three stars? Eh. They KINDA fixed the problem, only after The fact though. Idk what constitutes as major but it seems major. Doesn't any leak seem major?? read more

I've been living here for a little over a year and a half. I really do love it here! The apartments are just what we need for our family of 3. The breeze is amazing, no need for AC, the apartments come with a huge window in the front and sometimes a sliding glass door in the back so you have a perfect cross breeze. During the summer the pools are well kept and always have nice people and kids hanging out. The landscaping is always well taken care of -grass cut and trees trimmed regularly. I love the court yard set up there is, I never worry about kids or the dogs running out of the front door and being hit by a car. I feel safe here.. I walk my dogs late at night and never feel threatened or scared. Another plus is that We are so close to the beach!Whenever we needed any maintenance, they come as soon as available-always very nice guys who put shoe covers on to be respectful of your floors, they always help with kindness and a smile. Parking has never been an issue since we've moved in, we find a good close spot every singe day. Since the day we moved in Corrine has been our go-to. She is amazing! Always willing to help you with anything or any questions you have.. She loves her job and you can really tell. Her and the office is always thinking of ways to bring the community together.. like pizza nights, Ice cream days, the cutest "Trunk it Treats", food trucks, and many more. In conclusion, I really enjoy living here. You will find issues no matter where you live- but living here the issues have been to a minimum. read more

DO NOT MOVE HERE!!! I seriously suggest reading this ENTIRE review before considering moving to this god forsaken place. First and foremost be prepared to be surrounded by cockroaches. We lived on the bottom floor and would find them everywhere! There was no way to enjoy our patio at night because there would be thousands, I'm not kidding THOUSANDS, of them. They would make their way inside. I would find them in the shower, throughout our kitchen, and even in our bedrooms. We were constantly being faced with maintenance issues. We had our water heater burst, a giant leak from a pipe under our bedroom, garbage disposal broke, leaks under the kitchen sink, etc. The maintenance guys were always nice but stretched very thin which meant waiting DAYS and calling multiple times for anything to get fixed. Do not expect to get any quiet time because there is no shortage of screaming, unsupervised children and continuous barking from dogs. I called multiple times to report the neglected dogs next door that were left to bark for literally 8 to 10 hours a day, usually starting at 6:30 am. They would lunge at our gate every time we went outside making our patio useless during the day. So let me recap, we couldn't use the patio during the day due to the dogs or at night due to the bugs. The leasing office responded to the calls by "issuing warnings" which is basically just fancy talk for doing nothing. The neighbors used the courtyard as a daycare for their children and disposal for their unwanted trash and toys. Oh and the barking and screaming echoed throughout the building. Don't plan on getting any of your security deposit back as they charge for EVERYTHING. Oh and the laundry rooms are gross and cluttered. The dumpsters are always overflowing. There are speed bumps everywhere. And we found mouse poop throughout our kitchen. So if you enjoy cockroaches, barking dogs, screaming children, maintenance issues and a leasing office that does nothing then this is the place for you. And let me just add, I made this post shorter than I wanted. I could go on for another 3 or 4 paragraphs. It's just that bad! read more

I have never written a review for a place I haven't lived in but in retrospect, I feel I must comment on the lovely experience we had with Manon approx 30 days ago. She absolutely went above and beyond, regarding our expectations for a Apt manager, as did the support team. Manon answered all of our questions from pets, to sq footage including all communication, she totally stepped up and personally went the extra mile. and we weren't even tenants yet! Sadly, due to unforeseen medical reasons..we could not "move" forward with the townhome we wanted.. stairs became the issue. Walking to the washer/dryer would have been a challenge for me with impending surgery and post-op. We were crushed that we couldn't move forward, especially the great location, people, & place near the ocean.. we seriously think about it often.. We have recommended it to anyone thinking about moving..everyone, everything, made such a great impression on us. I would say don't hesitate.. call and go in and meet Manon & the rest of the team.. I lived here for a year in a single bedroom downstairs unit with a backyard and a pool view with my two big dogs. My conclusion is that it is an awesome community to live in and call home. The management staff AJ and Nicole are simply amazing with any request and accommodation, the maintenance staff works really hard to keep this community clean and in top shape, and the neighbors are really friendly and mind their business. I have never had a scenario where there were no poop bags or trash on the floor just lying around. Every maintenance request is met with urgency and is completed ASAP, every time there is maintenance at the complex I get at least a week or so heads up. Never was there a situation where the complex did something out of the blue to make my life harder. This is a very competitive and highly desired apartment complex, next to the central park (10mins walking distance) and shopping centers like sprouts/ross/pizza hut/ 2 gas stations.. etc within a less than a minute or two walk. Due to these factors and excellent customer-oriented service by the manager Nichole and AJ, I am renewing the lease for 1 more year with 2 bedroom unit. Thanks for all the help team! read more

I have just recently moved out of Regency Palms and I am so glad to be rid of that place!!! I actually broke my lease a month early because I couldn't stand it anymore. The only positive I can give this place is that the employees are very nice and attentive. They would always come right over when I called maintenance and the leasing agents were always friendly when I went into the office. Other than that..... The first few months were fine. I chose to ignore a few things about the apartment, like no dishwasher, a funky floor plan (1 bedroom apts have the only bathroom in the closet) and no heated pool (in my courtyard). They allowed me to have my dog (not cheap: $500 deposit and $55/month pet rent) and the ground apartments have a little patio that my dog enjoyed sunbathing on. The apartments themselves are old and decrepit. Every time someone moves out, all they do is paint over everything. There must've been 15 coats of paint on my walls and doors that, after a while started to peel off like plastic. The bathroom fan was connected to the light so whenever the light came on, the fan would come on too. Usually this isn't something that I would complain about. However, the fan was so loud and rattly, I never turned my bathroom light on when I was in there. Maintenance came out once to fix it, but after two days it started rattling again, louder than before. I just didn't want to deal with calling about it again. NOTHING in the apartment was upgraded. It probably has been the same since they built it in the 60's, I think I saw the paint they originally used with my walls started peeling.... Parking was ALWAYS a challenge, especially on the weekends, because there is no visitor parking and anyone visiting would take the residents' parking instead. There were many times when I had to park really far away, which did not make me feel safe when I had to walk back to my apartment alone, late at night. They say they enforce parking, but every time I had difficulty finding parking, I would notice that all the spots were taken up by cars without parking permits. It was very frustrating. The courtyard was always a mess. There are doggie bags to pick up after your pets, however, I seemed to be the only person ever using them. After a while, you just don't care anymore, why care when no one else does? There were always unsupervised kids running around, riding bikes, skateboarding, screaming, etc. Where were their parents!? I don't mind kids, but what I do mind is kids running wild with no adults around to control them. I called the office to complain about this multiple times but it would never get better. I ended up always keeping my windows and blinds closed to keep the noise out. There are gates at both entrances and exits, but with how often they're broken, it would be easier if they would just remove them. At least one of the gates would be broken every day. Why have them in the first place? They don't keep anyone out who isn't supposed to be there. Anyone can follow behind someone who opens the gate (if it isn't already stuck open). There is an excessive amount of police activity at the complex. Every couple of days you can see a police car or two parked in the area. My motorcycle was stolen right out of my assigned covered parking. When speaking to the police officer who was investigating, he said that Regency Palms is in the TOP 5 most police calls in Huntington Beach. That's BAD. That did not make me feel safe about where I was living. And when I asked the front office if I could get another assigned parking that would be visible to me from my apartment, they said no, even though there was an empty spot right across from me..... The fact that gets me the most is that Regency Palms must think they are the best in town. They charge so much for nothing. They were going to increase my rent by almost 25% if I renewed for another year and it would've increased by 30% if I elected to do month-to-month....UMMMMM I think NOT!!! I couldn't get out of there quicker. read more

If I could give this place zero stars, I would. Let me first start off by saying I have lived here for almost three years with my BF. This complex is deceiving at first, looks nice, quaint and quiet, but soon progresses to barely tolerable. First, the neighbors are LOUD and inconsiderate. Multiple neighbors above and next to us constantly have loud parties, play loud music with the bass so loud it shakes the ceiling and walls and are just plain loud and obnoxious. I have had to call the front desk numerous times. Call me a grandma, but i don't think it's appropriate to blast loud bass music at 6am or 11pm during the week. When I call the front office to complain, they say, "Oh, we will call them and tell them to turn the music down". YEAH, THAT'S GOING TO DO ABSOLUTELY NOTHING. Instead of relying on management, I normally just bang on the ceiling or walls until they get the hint, or I'll just tell them to shut up myself by knocking on their door--much faster and more effective. Second, we were conned into signing our lease even though we didn't want to. Not to mention, they didn't even want to go over the lease, instead just e-mailing us the lease on Doc U Sign, saying "Oh, here you go, you have five days to sign this or get out" Not to mention, they increased the rent by over $100.00..and for what?! the increased amenities? LOL, I don't think so. Third, It took them SIX WEEKS to repair a burst pipe from the people above us that leaked all over our ceiling in the kitchen and dining room area. SIX WEEKS. And this was with us proactively calling and letting them know. We were just breathing in mold for six weeks. NO BIG DEAL, RIGHT? Should I even mention the parking situation? They claim to be sticklers on parking permits and such, and even TOWED my roommates car for having expired tags, when in fact, they weren't even expired. I didn't know the security company had those kind of authoritative powers like the police do. Oh wait, they don't. Moral of this paragraph. Good luck finding a spot after 9pm. Numerous times, me, my BF and our roommate have had to park our brand-new cars at AutoZone, where homeless people sleep, because cars without permits took all the resident spots, and no one has done anything about it. Maureen, the property manager, or whatever her "executive title" is is also rude and unpleasant to deal with. If you e-mail her with a concern, you'll be lucky if you get back some crass, one sentence, inarticulate response. The only pro here is you can have animals, but that also means that people won't clean up after their own animals sometimes. The actual apartments are small, no dishwasher and very minimal storage space. Everything is painted bright white, so you feel you you're in a mental institution. The bathrooms are poorly ventilated and also lack storage space. I'm sure they pay someone to respond to all the negative reviews on here.." Sorry about your bad experience here, let us know how we can fix it.." UMM, I DO THAT ALL THE TIME AND NOTHING EVER GETS DONE. It's a vicious cycle, Regency Palms. The only nice part is the maintenance people waving to you when you leave, but then again, I'm sure they have to do that. I would HIGHLY recommend NOT living here. It was really hard trying to find a place to rent across the country (I resided on east coast and was relocating to Cali). This place seemed decent price wise, the pictures were alright, and the reps on the phone seemed nice. Upon moving in we discovered how crappy this place was. -Online descriptions are deceptive. It states apartments come with dishwasher and balcony, but vary by apartment. NOTE--None of the apartments have dishwashers (except townhouses). There are no balconies at all. Unless you chose a first floor bdroom with private outdoor space. -Interiors are old and falling apart. Cheap carpet, cheap peeling linoleum flooring w/ years of dirt trapped underneath the peeling edges, everything is painted over in white paint. Everything..the cabinets, walls, closes, interior cabinets, and it smells like horrible paint when you move in. There are so many layers of paint that is starts peeling in various places. NOTE--- peeling paint is extremely unsafe for all small children and animals! -Cheapest possible stove fixture -Lived in a 2 bedroom. Absolutely no counter space. Cannot even fit a microwave on the counter without turning it sideways (then you can't open it!) how are you suppose to cook anything here? -Horrible, obnoxious children on goldenwest side. Expect from 2pm-dusk to have children running free and wild. I sincerely felt bad that all of these kids have parents that didn't give a ---- about them. They were loud, screaming, fighting, and crying every afternoon. I watched kids jump over the pool fence, play tag around the pool area, ride bikes around the pool, climb on top of the parking structure...and more. I wouldn't be surprised if a kid drowned here. Overall, tons of kids with no supervision.They were constantly yelling outside my apartment and behind my apartment and throwing stuff. -We lived there for 1 month and decided to move out. They charged us $190.00 cleaning fee, which is absurd. The maintenance guy who came to the look at the apartment upon moved out says "Well, we have to charge at least 90 for a carpet cleaning because animals urinate on the floor." What?! Of course, my cats DO NOT urinate on the floor. They are both perfectly litter trained. Once I say this he says, "well animals have oils on their feet." So it was $190 to clean the apartment that was already dirty when I moved in. I lived there for 26 days, and I had no furniture, but somehow they thought I needed to pay the whole cleaning price. When i moved in the floors were covered in a layer dirt. I had to wash the floors twice, before they seemed somewhat clean. Horrible sucky gates as well that never open (they were often breaking. just remove the damn gates!!! no one would want to break into this cheap place anyways) Glad I am out. Let me start with the positives of my review that earned this complex the 2 stars I gave it....(If I could have given it 1.5 I would have) 1. Maureen the property manager is very nice and seems to care about the tenants 2. Very fair upon moving out when it came to breaking our lease, repairs, charges, etc. They did not scam us in any way. Everything we paid for was well deserved. 3. Refrigerator is included 4. Large windows on each side of the unit which allowed for nice air flow Now, onto the negatives. I lived here for 2.5 years and this is now my standard for types of complexes I will never live again.... 1. Apartments are old and run down. They have not been updated in quite some time. No new appliances, and apartments come with the bare minimum. 2. Tenants are extremely trashy. Because this is an "inexpensive" complex in HB compared to most, the tenants all act like they are straight out of the trailer park. They are loud and obnoxious, walk down the side walks drinking, playing music loud, basically having no respect for other tenants. 3. DO NOT.....I REPEAT...DO NOT live above the main pool area, OR ANY POOL AREA for that matter. Pool area rules are not enforced by any of the staff except Maureen. On days she isn't there you can kiss any peace & quiet goodbye. Examples of pool craziness: Glass bottles shattering even though "no glass" is allowed, DOGS in the pool area (super unsanitary), loud & obscene music playing so loud I couldn't even keep my windows open during the day. If you contact the front office, they apologize but the madness continues. 4. They will tell you that they have "security patrol", but they don't. No one patrols this unit. The pool is meant to close at 10 pm but there are parties that go on there near midnight. Large dogs bark all night long and security doesn't feel like this is an issue to come out for, making for really long & sleepless nights. 5. My apartment was infested with fleas twice, and I didn't have a dog. The grounds are crawling with fleas because of how many dogs there are in the area. Orkin is literally in the parking lot every day at this place. I lived in a building that did not have any roach issues, but many others did. 6. Landscaping is looking worse and worse. It looked great when I moved in, however it has turned into mud instead of grass. I could go on, but I won't. Do not live here unless you're cool with all of the above & more. Again, Maureen is great but the rest of the staff will not care about you at all. I was embarrassed to bring people to my home for 2.5 years. I'm so happy I found a new apartment! read more

I moved in to an apartment in October, taking over a lease that my co-worker had been left with on her own. At first I thought the place as fine, but once I moved I really noticed everything and my overall experience was horrible. The grounds: there is dog poop everywhere, watch your step. the trash bins always have gross stuff spilled around it or trash all over the ground. when it rains the stairs, landings, sidewalks, streets all flood and you have to step in giant puddles to get anywhere. there are lots of kids and they throw trash on the ground and leave their toys everywhere (including the middle of the sidewalk). The inside: our apartment was old, the stove/oven sucked! the windows are horrible and you hear everything. the bathroom with the shower has a fan that barely works and you still get mold on the walls and ceiling. I overheard our downstairs neighbor calling maintenance one night because she leaned something up against the wall and it fell through to expose a whole lot of mold. Not cool. We had toilet problems for a few weeks when I first moved in. The staff: I move in their in Oct and in Jan (2 days after we put in our 30 day notice) I got a parking ticket that said i didn't have the proper permit. I took it to the office because I was baffled and they asked if my permit sticker was on my car. What sticker - no one ever said anything about needing a permit to park in the open spots and no one ever gave me a stick when i moved in. The lady laughed and said of that's funny that you just now got a ticket. No, it was not funny that I had to waste my time coming into the office to figure out why I got a ticket. If you call them for something, expect the voice mail and to leave a message. The probably won't call you back and if they do you better answer because if you call them back you will just get voicemail again...they NEVER answer the phone. They aren't good at answering emails either, and will tell you they never got it. And last, the dreaded gate. The gate rarely opens and you have to get really close to it and click the clicker about 50 times for it to open. Really fun when its late at night and you can't get the gate open to get inside. I've sat at the gate with two people using their clickers trying to open it. The only positive is the security guard, who is very friendly and does walk around. I would never move here again and would never let me friends move here. For the crappy complex and horrible customer service they should not be charging as much as they do for rent. read more

This is my follow-up review. I give it 5 stars because I feel they deserve it. I guess it's my personal opinion but seeing all the negative reviews about this place I feel I should voice my opinion. I enjoy living here the staff is great- office and maintenance. Note there are always bad tenants no matter where you go but one can only do so much about it. I agree that the main pool area is loud and I have seen dogs at the pool as well. But a few bad apples shouldn't equate to the entire community. I personally enjoy living here. read more

The FI and I went here to check out possible apartments to move into together... this is my tale... Pros: (= 4 stars) Friendly management team, 3 pools, recently updated laundry facilities, got to ride around a golf cart, really good pricing (specials) for their 2 bedroom, 1.5 bath apartments - comparable to other 1 bed, 1 bath apartment pricing! Everyone seemed to know the manager that was giving us a tour on a Sunday - and it was pretty quiet out in the courtyards. There were a few residents taking advantage of the pools and there looked to be plenty of parking available in the uncovered areas. Cons: (= -2 stars) There were empty beer bottles littered by apartments, had a lot of vacant units (makes you think & wonder why)... and, oh yeah, ALL REVIEWS OF THIS PLACE TALK ABOUT A GUY DROWNING IN ONE OF THE POOLS... Maaayyyjah problem for me! I didn't read about this information until after I had already toured the complex, otherwise I wouldn't have gone down there at all! I don't care who's fault it is, it's creepy! We were ready to sign too!! If you're ok with with that, you'll get good parking, lots of units to choose from, and 3 pools... But sorry, I can't live here just on that fact alone :( read more

I still live here and I still love it. The townhomes with the private patio make me feel like o don't even live in a complex. Everyone that visits comments on how quiet it is and how much they love my patio which has plenty of room for patio furniture as well as plants and gardening. The management is so helpful and quick to handle any concerns. If I could buy my place I would. The fact that it's pet friendly is a huge plus as well. :) read more

I've lived here now for about 5 months and I can't say enough great things about Regency Palms. The staff is what makes the Regency Palms a great place to live. Maureen and Vicky in the managers office are the greatest, not only are they professional but they both make you feel like they are good friends,never got that warm friendly feeling from anywhere else I've live. The maintenance staff alway say hello and are courteous and friendly. Yeah the kids can be a little loud but hey they're kids playing outside! All my neighbors are nice and considerate. For living in such a hugh gated community everyone who lives here are nice and respectful of each other. Once again it was Ricardo to the rescue to fix the leak under the sink. Job done quickly and no more leak. One day he was passing by and I asked him about the screen coming out of it's frame and if I should submit a maintenance request. He said no he would come by and fix it. He did come within the hour and fixed it and also showed me how to open the screen door which he noticed was hard to open. He is the best! read more

This a pretty great place to live just given by the staff in the leasing office. If you can, ask for Corrine. She's very helpful and always friendly. There is a 24-hour dispatch line you can call for urgent requests after the leasing office is closed. Maintenance requests are done online, and are usually taken care of with the next day. There is always parking 24/7, and they give guest parking passes out if you need them. This place really makes everything very easy if you work together with their leasing team.
