I'm extremely disappointed with how this apartment community handles pest control. There are cockroaches everywhere outside -- around the gardens, walkways, walls, and even throughout the parking lot. When I come home from work at night, I constantly see them crawling on the ground and walls, and it is absolutely disgusting. This has become extremely frustrating and uncomfortable, especially for someone who is scared of cockroaches. Residents should not have to deal with seeing them everywhere just to walk from their car to their apartment. The most frustrating part is that management does not seem to be doing anything effective about the problem. Pest control and cleanliness of the common areas should be taken seriously. For the amount residents pay to live here, we should be able to walk around the community without dealing with cockroaches everywhere. I really hope management finally takes this issue seriously and does something about it. read more

This property management company has completely failed to maintain a safe, functional, and accountable living environment. There is no follow‑up on serious concerns, and tenants who violate rules face zero consequences. Felons are allowed to live on-site, police are here multiple times a month, and management does nothing to address the ongoing harassment between neighbors. Security is supposedly included in our rent, yet they never show up. Cars are vandalized, bikes and personal equipment are stolen regularly, and aggressive dogs roam the property without proper control. People move out and leave pets behind, and management still does nothing. Basic living conditions are also ignored: * The AC barely works * The water is constantly shut off * Parking is a nightmare--some tenants have four spaces while others have one, and guests are forced to park across the street with a pass * Loud, unsupervised kids run around the property at all hours This company has shown no commitment to safety, fairness, or accountability. They let anyone move in, regardless of background or behavior, and the community suffers because of it. I would not recommend living here to anyone. read more

If you're thinking about moving here, be prepared to sacrifice your car's paint job. The trees overhanging many of the assigned parking spots are a magnet for birds, and my car is constantly bombarded with droppings. I'm talking daily splatters -- windshield, roof, doors, hood -- nothing is safe. It's disgusting and damaging. Some trees even drop heavy red sap all over cars in certain areas of the complex. The complex has recently been re-landscaped & a lot of trees were removed inside the complex. They should have also removed the ones overhanging the parking. If you're one of the unlucky ones you'll be stuck paying out of pocket for frequent car washes and worrying about long-term damage to your vehicle. I recommend asking what assigned spot is attached to whatever unit you're viewing prior to signing your lease if you don't want to get crapped on...literally and figuratively... read more

I lived here for 10 years. The new management company is very disorganized, be very careful about what you pay them and when. They were supposed to refund my original deposit as I changed units but told me they have no record of it anymore and charged me for "cleaning" when I left and refused to refund me my original deposit. read more

Absolutely the grossest apartment complex I've ever seen/lived in unfortunately. There is bugs and cockroaches everywhere to the point they were in the fridge and freezer, and the solution was so to spray poison in the fridges and all of the cabinets. The manager of this place even said it's normal that the cockroaches live in the walls. The street is also a quarter mile from a garbage truck depot and constantly smells like trash, plus the community is full of animal feces everywhere that doesn't get picked up. Way over priced for how gross and run down, looks like it was painted over and over a million times, units are very poorly managed. Don't waste your money here, management doesn't help in anyways. read more

I can't say enough good things about Mary, our current (temporary) manager. The difference she's made in such a short time is incredible. With the previous manager, anytime I brought up an issue, I was met with excuses or the classic "I have to ask corporate," which always felt like a brush-off. And nothing ever really got resolved. Mary, on the other hand, actually handles things. She listens, takes action, and doesn't shy away from addressing residents who aren't following community policies. On top of that, she's genuinely kind, approachable, and easy to talk to. You can tell she cares about making this a better place to live, not just going through the motions. Even though she's only here temporarily while the regular manager is out on leave, I truly wish she could stay permanently. Having a manager like Mary makes all the difference--it finally feels like someone is looking out for the residents and the community. read more

The communication from management here is getting really frustrating. I think some members of management forget that people actually live here and have to deal with everything going on. There is no parking, constant construction, and they enter your units an excessive amount of time. Some of the reasons are justified but communication is sloppy with incorrect or missing information. I've tried to stay clear of bringing any issues to the office because some of the managers aren't pleasant to deal with and are dismissive. I've tried reaching out to their corporate office but haven't heard back either so I'm writing a Yelp review hoping someone gets back to me. Some of the staff is fantastic though Oliver, Freddy, Nora, Andres, & Katie are awesome and do the bulk of the work around here and are the reason for the extra star. read more

I have lived at Surf House (Previously Citron House) now for over 2 years. Overall, I've loved living here, but wait there is more.. Since the new management has taken over and become "Surf House", they have made it so much better here. For starters, the staff and management are amazing. Very on top of it. They keep this place spotless. Within months, they began massive upgrades from new windows/door/paint/upgraded pool area etc. Completely transformed this place and it looks amazing. I couldn't be happier! Friends and family that visit always say it's feels like a resort vibe. It's seriously been great living here and seeing how far it's come since I moved in. Since Surf House took over there have been many improvements with the staff, maintenance, building repairs, and professionalism. I believe Surf House deserves (5) Five Gold Stars. The front office manger Joell, Helen and Andres are amazing and friendly. They take the time to acknowledge your animals as well. My dog drags me to the office for snacks for an excuse to see them. Oliver and Ignacio in maintenance have outstanding work ethic as everything is done correctly the first time and cleaned properly after. They smile every time I see them. Recently we had all new windows and deck doors replaced by R3 Construction Services and the work was completed beautifully and they cleaned up like it was their own house. The dog park is also clean. Now a new addition of a dog washing station. Plus free doggy bags for convenience. I have high expectations but this type of care, professionalism and commitment to the highest level of customer satisfaction has to be acknowledged. They have signs stating live happy, well I have to say I am happy living here. read more

Applied for a 1 bedroom which seemed like a mission to begin with, they kept offering the unit I did t want. The one I wanted, I applied online. Paid the application fees showed all documents required. Yet. It took them weeks to get back to me I didn't qualify. Just because I got a new job and don't have 3 months worth of paystubs yet. While I had my previous paystubs from my previous job. My bank account has enough to qualify, and it wasn't mentioned during the application fee that it has to be the most current job? Very confusing and wasted my credit score and application fees just to get declined after weeks of applying. read more

If you want a workout at 8am with no notice move here. With no notice at anytime they'll come and knock on your door and ask you to move all your patio furniture inside your apartment. At least once or twice a month. Absolutely ridiculous way to wake up. Give people some notice. read more

I just recently moved here and find this property to be a an absolute gem!! A big thank you to Katie for her kindness, professionalism, and patience during the move in process. The entire leasing office staff are very friendly and knowledgeable. The property is beautifully maintained. There is construction going on as the property converts the landscape to be water wise. Sad to see the grass go, however that's part of California living with water needing to be conserved. And the new landscape is actually very pretty. The maintenance team are the best!!! I had a small repair that needed to be done prior to move in and the communication to set up the repair was excellent. Parking can be a challenge. However, with Southern California being so car prevalent and Orange County such a dense area a solution is hard to come by. Consideration by residents for each other would go a long way in this area. read more

I've been living at surf house for about a year and a half now and I just want to say it's hands down the best place I've lived at so far. The complex is incredible but even more so the staff. Ive been in talks with the front office and they are so accommodating with anything that I've needed over the course of the year and a half. Even running into issues and hearing the words "We will fight for you" is so reassuring. I've been living in this community for almost a year, and it has been a really great experience. Everything is always clean, there is constantly improvements in the buildings to make the apartments and the buildings look cleaner and nicer. I'd also have pretty great experience whenever I need help for maintenance... as soon as Iopen a maintenance ticket, I get help right away. I love the service and the help i had received from the leasing office. They're always willing to help. Fortunately, i was able to renewed my contract for a 2B 2Bd before the holidays with the help of the Surf house team (Joell, Helen and Oliver). I love living at Surf House apartments! I have been a resident here for the past 3 years and am so happy with all of the updates the new management is working on. They have updated the pool, the parking lot, the paint on the whole complex, as well as fixing the landscaping. Surf house also has a beautiful dog park and recently added a dog washing station near it. The fitness facilities are top tier with a peloton and yoga patio. The best part is the staff are the friendliest group of people! I love bringing my dog up to the office to visit Helen and Joell. read more

Been here four years... three different names... all the same problems.... Management sucks. Parking is horrible and their "parking passes" don't get enforced. We still use the parking passes from the previous branding of Citron House and it's been MONTHS. Maintenance and cleaning employees park in the same area as residences creating even more limited space. Reporting homeless or drug addicts sitting in the parking lot gets greeted with "I can not deal with this right now, call the police if you don't feel safe." The lot is "gated" but is always broken and does not get fixed for months so anyone at anytime can come in and out. Overall the management has a careless attitude about any issues that may inconvenience them. Property is not kept up and litter is always scattered with animal feces from all the dogs and wild cats in the complex. If you can afford better do it. read more

We been here for 1yr. Its a Beautiful place to live but Management and neighbors are the worst. We have been dealing with our neighbors upstairs for the amount of noise they make at night, , have talk to the property manager and their resolution is for us to move to a different unit. also the maintenance is the worst. We have been dealing with hot water issues for almost two months and have done nothing to fix it. I don't recommend this place. The building is very old. Pro: I've been living here about 4 years, living here is great, the complex being close to the beaches, parks, freeways. I have good neighbors, there's plenty of parking, it's gated, nice pool and gym, it's dog friendly. Con: always dealing with the management is a pain. The previous management was unresponsive whenever I called and they would constantly post fliers on the door announcing they would be entering the following few days to do "inspections". Constant repavement to the parking lot too where we can't park our cars inside. It's been a month so far with new management AMC (Surf House) and I've left them numerous emails about questions with no response and I have also spoken to the new lady at the front desk in person a few times and she just says "oh i'll tell the manager", and I've gotten no resolution so far. read more
