Research before you buy a house from Reliant Homes. They are a bottom of the barrel builder. Their homes may look nice, however, their contractors are incompetent as is their management. We endured issue after issue during our build, then needed to submit 36 warranty claims in the first year. No quality what so ever. Reliant made excuse after excuse, then our septic backed up after 16 months and the Reliant construction manager blamed it on us having relatives stay at out house for a week. Well it hasn't even been for four years of having our house built and the outside needs to be repainted, we have dry rot wood all over the house, and come to find out I have a massive leak in my closet that butts up to the master shower. There's tons of mold that is growing there because the plumber never put a water pan down in the shower. I've had a suitcase blocking this so I'm just now finding out about it. Absolutely the worst builders to work with. I would never buy a Reliant home again. read more

This has been the worst new house experience. Our house is only 3 years old. Last year, a supply line piece reliant installed on the upstairs toilet ruptured in the middle of the night and flooded our ENTIRE house. Now just recently we had another leak come through our garage ceiling, only to find out the leak is below the master shower tiling. The pan/drain under the tile was not installed correctly and now dumps water through the below ceiling if turned on. We now have to completely gut our tiled shower for someone to fix the problem and then retile it. Worst craftsmanship we've ever dealt with. read more

I will be the first to admit Reliant builds a nice home. Sure there are upgrades that are overpriced, but at the end of the day their homes are fairly well built. Now to my experience. The house is not the only thing you have to contend with it's the actual home builder. My family was on our way to buying our third reliant new home. We found the Columns at Providence and really liked it. Agent with Reliant was nice and welcoming. We were not custom building we picked a home that was already underway. It had just been framed and you can't really change anything at that point, which is understandable. Now for our first big issue. If you don't use one of Reliant's preferred mortgage companies they will pay zero towards your closing costs. We had already decided to use our Credit Union because of a very low rate, so we decided the 10K in closing was not worth it. Second, if you don't use their preferred lender(s) you have to put down additional money. All in all with a flooring upgrade, we had to put down $12,600. Reliant updates you on the progress of the home. I contact the agent in July and ask if everything is on track. She says everything is fine. We quickly sell our current home and have a closing date set for early September, when Reliant says the home we are building will be finished. In early August we go to look at the home progress and not sure why but it was moving very slow. Covid is over, delays are no longer a valid excuse. I have my realtor ask the agent if September 5th is still a go. She comes back a few days later and says, nope, not going to happen. We need another four weeks after the September 5th original date. We explain we do not have another four weeks. My buyers need in ASAP, we have no where to move to (my husband and I have no family in Georgia). My rate of three points lower than the current expires on September 5th. Reliant comes back and says sorry, they can hopefully get it done by September 22nd. Reliant puts in their contracts delays may happen. They are allowed up to two WITH WRITTEN NOTICE. 30 days before I am set to close they decided to give us notice, but only because we asked. Their excuse was a damaged cabinet and fireplace delay. I am not sure when they were going to decided to let us know. We were devastated and they failed to understand we cannot afford to move two times, and lose our rate. It would cost us tens of thousands of dollars. We had no choice but to back out of the contract and quickly find another home. We begged for our money back (remember still this is a spec. home not a custom build). We are well aware we were the ones that had to end the contract, but Reliant also knew the circumstances and importance of being done on time. Their response was nope, you are getting nothing. We asked for half, but the again declined any amount of money. Reliant looses nothing from my family not buying their home. They re-listed it for 5K more than we were buying it for. I am now left picking up the pieces of this disaster from a builder that could really care less about a member of their community. read more

Absolutely. Hands down the most incompetent group of builders I have ever had to deal with. I have been in business over 2 decades in North Georgia and we have been blessed to sale a lot. I own a Meridian home which is now no longer in business but, now operates under Reliant. Just recently I discovered that my home was NEVER wrapped! I do believe this is a code violation and they tried to hide it by putting siding on it as soon as possible. I'm trying to find recourse with this. Their homes are nice but they are such a big company now that the builder won't even meet with customers anymore. We went to look at a house and were prequalified but we were told we had to go through their preferred lender to submit an offer and get incentives. It took a week to get re qualified through reliant a preferred lender during which time they raised the price if the home. We asked that they honor the price from when we were prequalified the first time. The answer was no. We asked to speak to the builder. The answer was that the builder would never consider meeting face to face with the customer. Integrity issues with these guys so be careful. I think as the economy picks up and quality builders enter the market these guys are going to struggle. read more

review: from kip and jane purchase a house we were only "looking" when we found grand haven. we were greeted by kelley bradley and she offered to show us around and give us a tour of the model homes. little did we know that our house would sell in one day and we were about to become homeless! we called kelley with our problem. she offered both building and current spec house options. we needed a house quickly and kelley became our champion. the house we liked had appliances and kitchen counters we did not want. kelley worked with the builder to come up with options to replace those items. she also suggested other options that might make our house more livable like a screened porch for our cat. it was very refreshing to work with a professional who listened to our needs and solved our problems. kelley is not a sales person; she is a problem solver and now a friend. read more

I wish I could give minus stars for this builder...as noticed by other reviewers PETE is really a JOKE. He has pathetic customer service skills and is good for nothing. I don't know how Reliant Homes manage to pay this guy to spoil their reputation in the market. Regarding home building Reliant Homes needs to upgrade the way they build their house....there is something which is called QUALITY which is missing from their dictionary...and probably they don't understand what they are doing. They use cheap quality stuff which can fall apart in fraction of seconds even while they were making us review the house. Like the other yelp user I wish I could give 1/2 or minus stars...We own a reliant home and initially was very excited. However, the flaws and the lies from "pete" and "ed" are professionally unethical and deceiving. Our subdivision is complete, and still no top coat on the road. Ed's stated "80% complete we will come back in and put a top coat on" LIE! The road is a disaster. (Royal Plantation...come check it out.) Our breaker box is basically maxed per breaker. When vacuuming the house the breakers trip. There are only a select few outlets you can use in the entire house without tripping the breaker while cleaning. The heating/ac company is an absolute joke. For the past three years they have come out to "recharge" the lines. Well after speaking with other neighbors and AC guys, it shouldn't ever have to be charged. The third time Thermal Tech rep stated "oh we found the leak...it was back behind the unit". LIE! He never even went into the attic and he basically just charged the line again. Reason, its barely blowing cool air again. He took advantage of a naive homeowner whom is not a specialist in the AC industry. Stay away from this company. Do your research and due diligence. Ask other home owners their thoughts. And BTW, the owner of Reliant owned what was once Meridian, he also owns Corn Dawgs, and he also donated the land that the new Walton County Fire Station is sitting on. So I'm sure he is in good with the BOC and other government departments that would otherwise help a homeowner with these situations. Disgusted. read more

The home I purchased in 2014 is the worst home I have ever owned. Poor quality and the warranty they give you is good for nothing. They come out numerous times to repair poor quality carpet. Even the guy repairing it said the carpet was no good !!! So if you buy one of their homes beware!!! Another issue the warranty manager PETE is a joke. He talks in circles and basically patches the repairs until your one year warranty runs out!!! He states the the concrete is only under warrantied on the interior of the house not the exterior. Ok that being said a tile cracked in a downstairs bathroom. So when they came out to repair it. When the tile guy pulled up the tile the concrete was cracked. So I told the guy it was cracked and the concrete on interior of the house is under warranty he was ok talk to PETE. pete did nothing about it. Now 1 1/2 old house the tile is cracked again and now all the way across the floor. Good warranty. Patch the mistakes until the warranty runs out and then it's the homeowners problem. Carpet falling apart after 6 months and again patch it until the warranty runs out. Another issue. The answer PETE gives me about the carpet is my vacuum is pulling it up. Wow ok!! Used the same vacuum in my last home no problems on the carpet. The breakers trip over and over. If you turn a light switch on you see sparks in the wall plate. Anytime it does that trips the breaker. They told me that was normal. When you pay 235000 dollars for a house you expect it to be better quality than the two previous 100000 dollar homes that you've owed. Not the case here!!!! Also the Ac can't handle the house. My husband and I built a home through Reliant Homes of Loganville, GA and closed late summer of last year. Even though we like our house the fact that we have had to put many things in for warranty requests makes us start to question how well the house is actually built. We've had issues with painting, electrical issues, flooring coming up, incorrect holes in cabinets, cabinets put together incorrectly and refusal to replace, cracks in our garage door and falling off the track, leak in our roof, our heat in the upstairs didn't work for almost the entire winter and we FINALLY got a replacement unit. Currently we are going on a week waiting on an appliance repair company to come and look at our dishwasher as it currently pours water out of the front when we try and wash a load. We are thankful that we have the years warranty but never realized we would have to use it so many times. The hardest part is the amount of time you have to spend waiting on someone to show up to do the warranty work. It is countless hours waiting on things to be fixed. If you are thinking of building or buying a home through Reliant Homes think long and hard about it before you do. read more

I purchased a house from reliant providence subdivision in september of 2013 ,august 2014 we had heavy rains i noticed water leaking from the ceiling in the formal dining room i contacted the warranty department they sent some one out to fix the problem ,did not notice any leaks then last week we had quite a bit of rain through the night woke up the next morning to see my dinning room table and carpet soaked with water ,when take a look at the ceiling i noticed the leak was right in the same areas where the original leak was and spreading,i contacted reliant warranty department explain to them whats going on the gentleman say he would talk to his manager ,who in the end refuse to send some one back to fix problem saying i the home owner is responsible to do my own sealing. i am pretty much shock at his response taking into fact that this house is not quite two years since built ,makes me wonder whats next to come with this house ,secondly if the gentleman had fixed the problem properly ,i would not be having this problem,or is it a manner of poor construction, read more
