    Do not use renew financial, they will rob you blind with interest rates through the roof. You end pay 5 times the cost. STAY AWAY

I have a small, family business that has effectively ground to a halt because of the COVID-19 pandemic. We found ourselves wondering how we would continue to pay our bills, many of which are to *other* small businesses (like our single-unit office landlord and other small, local vendors) that are also faced with the exact same dilemma right now. When word of the Small Business Association Payroll Protection Program came out, we knew this might be the way to help us and those our business works with. Of course, like many things involving government bureaucracy, the roll out of the program was a confusing mess. We bank at a large, national bank, so, naturally, we decided to apply through them for the PPP program. The process was absolutely mystifying. Frankly, if anyone should be able to understand the process of government paperwork, it's us: we run a tax business, for Pete's sake! But that big, national bank offered no guidance, no help, and just some big, faceless online portal and some generic, mass-sent emails that quite literally said we either uploaded too many documents or not enough documents (but didn't clarify which it was or what was missing or superfluous). It was a disaster and, as the first round of government money dried up, we pretty much resolved ourselves to not getting any assistance. It was then that a friend who I know through other, volunteer non-profit work mentioned that his business also was having trouble with the same big, national bank. In his process of looking for alternative options, he found TMC Financing. Within 24 hours, his PPP loan app was submitted and approved with the help of TMC. Naturally, he told us to give it a shot. We had some non-standard things on our application, but the folks at TMC were kind, patient, and diligent in making this work for us. Unlike the big, faceless bank, I could email the Executive VP of TMC and get an email back in *minutes*; and it wasn't just some cold, corporate text, but personalized, compassionate, and fast answers to all of my (frankly, ridiculous) questions. Our loan was submitted by the team at TMC and approved within 24 hours. Everything is done now and we are just waiting for the government to distribute the funds. I know of several non-profits in the area I volunteer in, who have now, on the recommendation of our friend, used TMC for their SBA loan applications. They also were approved quickly, all saying that TMC has saved them, too. I cannot overstate that this is a lifesaver for my business and it means the world to me that everyone I worked with at TMC was so dedicated to serving businesses like mine. I will forever be referring any clients and friends who need business financing to these folks, because I know they will be in absolutely amazing hands.

    Based on his numerous good reviews, I messaged Stephen early last August about the possibility of…read moregetting a United Wholesale Mortgage (UWM) 15-year fixed home loan at 1.99%. This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you.
