    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

He obviously doesn't realize that I'm not somebody who's easily intimidated. I believe people need to know the truth. My best advice for anybody who is working with this property management group is to look up Courtney Clendenin as she is the ultimate professional and has been taking good care of my property! Run from this company!

When they worked for me as my property manager, I requested a phone call to discuss questions that I had and I waited MONTHS and in the end QDM reps Josh Mariconi and Emily Love NEVER returned my phone call. I don't think they have the attention to detail that someone who made sacrifices to procure investments deserves. There was a minor repair done on my property and because it was under $300 they did not apply any scrutiny to the repair. They didn't even send me a picture or anything so I would be assured that the property isn't looking kitchy. They didn't take a picture of the problem or share a description with the problem with me like my other property management companies do so that we know the complaint is valid. When I changed property management companies to Courtney Clendenin at JJK Realty so I could get proper support it felt as though they were trying to spite me by not immediately returning security cameras and by sending money back to the state instead of paying out my rent timely. In one embarrassing event, Josh Mariconi accidentally texted me a conversation he was having about me behind my back. That was very trust breaking. I don't think they're aware of the laws about security deposits which is frightening. They took my tenant security deposit and made a bunch of deductions to it including management fees, water, inspection permits and then they told my new Property Management company that they sent me the deposit. There are legal reasons for deductions to be made for a security deposit and they don't seem to follow those legal reasons. Finally there were so many mistakes on the invoices that they later tried to correct that it's hard to know if they're being honest or taking you for a ride. It's just confusing. If I could offer the company a few pieces of advice I would definitely say if you have your owners hold a security deposit - don't make illegal deductions from it. Second I would say I waited over 2 months for a phone call and that is not acceptable. Put yourself in your clients shoes. Third, apply scrutiny when work orders come in and be open and candid with the owner as well because it's so trust building. Fourth, make sure you're invoices are clean and your free as much as possible. I'm not new to investing and I am very grateful to the property management companies I have all over the country who show me respect in these ways.     Was interested in leasing a unit that Kristina was the agent on. We scheduled a showing, that she…read moredidn't show up for. I texted to let her know I was there, and she replied, she had a 'scheduling conflict' could we reschedule. Sure, we rescheduled, and I ended up seeing the unit along with another prospective renter. Was VERY INTERESTED in the unit and asked could we do another quick showing before i submitted the application. Long story short.....had to reach out to her numerous times to get a reply and was told I had to have an approved application before I could see the unit again, (which made no sense) and that she was very busy! SO UNPROFESSIONAL. I'm glad I dodged a bullet. if you see a unit with that's she's tied to, GOOD LUCK!!!...

    Okay, so I want to leave an honest, but constructive review for the select leasing and management…read moreteam: I've been a tenant with them for just about two years (same property each year), and for the most part, mine and my roommates experiences as tenants have been relatively average. We love our place, it's in a safe neighborhood and our rent and utilities are very reasonable. Street parking has also never been particularly difficult. However, we've had two, significant problems with Select Leasing over the past 48 months: incredibly spotty communication with their staff and abysmal timeliness concerned with maintenance requests and repair. I'm breaking it down by person: Joe Kelso: Getting this man on the phone is like seeing the pot of gold at the end of a rainbow, next to impossible. I get the glaring impression this man is busy/in over his head, and probably inundated with calls from tenants on a regular basis about one issue or another. However, I wouldn't consider any of these issues enough of an excuse to not respond to tenants on a timely basis. As the property manager for select leasing, I had better expectations of him to respond to my calls or voicemails about maintenance, but I was often left waiting for days and sometimes weeks to get a reply from him. I want to assume he always means well, but he clearly needs an additional assistant to field his calls to help tenants more regularly. Kristina Hodges: I've worked with Kristina several times over the past two years concerning several different maintenance repairs we've needed at our loft. I've never met a person who lives and breathes by the philosophy of "brutal honesty" as much as her. She's very straight, to-the-point, no-bedside manners type of professional individual. The cons of working with her is that if you consider yourself an emotionally vulnerable, non-confrontational, soft person......Kristina's attitude is not for you. Then again, if I was in Kristina's position, also dealing with tenants day in and day out about a plethora of problems, I might have an attitude problem just like her. She's not for the weak-hearted when it comes to handling anything with her, so guard your loins every time you prepare yourself for a phone conversation with her. Rosie Cortez and James the maintenance man: These two are godsends. James is so friendly, knowledgable and tentative when it comes to helping with any minor to moderate repairs around our loft. He is patient and willing to work with tenants to help them with whatever they need. Bless him. Rosie is also great, she picks up the phone more than anyone else who works at Select Leasing. Rosie, please never quit...
