Negligent, irresponsible and disorganized company. Rent4All managed my property for a year, here's what I received: -A quickly placed tenant, who clearly wasn't able to afford the rent -I paid them $1200 to place a tenant, and somehow that didn't include a basic credit check -Late payments every month, with rare updates from their staff -Overdue collections invoices from contractors their staff somehow didn't pay -A tenant that overstayed on the property and left owing over a month's rent -No one even bothering to contact me or check if the tenant left at the end of the lease -No straight answers from anybody, rude staff, and a lack of contact. I am not thrilled with this company. I am a landlord and have encountered several miscommunications and errors with the office staff at Rent4all. Rent was received 21 days late and no one communicated this to me until I noticed I was short in my account. The next month, I had a 400$ error in my rent deposit and when I called with my frustration, I was spoken to quite rudely by Trista and told that I was overreacting, that it was just a mistake. Lastly, I emailed Trista, the manager about an invoice with a 1 year old due date (January 2017). No one responded to the email until I resent her the message 1 week later and then I received a generic email explaining that they were using Quickbooks now and that the fee would be taken from the rent if it was unpaid. I questioned whether this was an old email that was sent in error and received another email stating see the previous email. I decided to phone in and politely asked if the message was an error because the due date was for January 2017, she very rudely responded "I don't know what you're not seeing. You obviously must not be seeing the invoice I sent you in the email". I was very shocked by this unprofessional response especially when the error was theirs and the due date listed was the wrong one. When this was brought up she then stated "Well as you know, there are always some errors with new transitions". No apologies for her harsh tone, and disrespectful customer service. This kind of unprofessional communication is really unacceptable for a business. This office really needs to improve their communication with landlords and should also show some respect to their customers. read more

I hated every second of my dealings with this company, and will never again interact with them. I won't even walk by their office without crossing the road first. First, they don't do what they promise in terms of property maintenance and repairs. The work is either poorly done by unqualified people, not completed in a timely manner, or not done at all. Second, they steal and/or ruin personal items in their rental houses. Third, they share personal information about you to other people. Fourth, they blame tenants for everything - even broken items that are part of normal "wear and tear" or were already broken when you moved in. Fifth, and most importantly, they have a really nasty lawyer on retainer and will not hesitate to take you to court for any minor thing. DO NOT RENT FROM THIS COMPANY. read more

This is the worst property management company I have ever dealt with. They never answer your calls, emails or voice mails. I had the receptionist hang up on me and not answer my calls after wards. They will hold your deposit for no reason, giving you excuses like the accountant is only in on Fridays, when you call on Friday the "accountant" will be "sick" but will be in on Monday and will call you. when you don't receive any call and contact them on Monday to find out why you haven't gotten a call about your deposit yet. another receptionist may or may not answer your call then tell you there was never an accountant that was supposed to be in Monday at all. they refused to clean the apartment before we moved in. and when we left the apartment in better condition than we received it, they continued to hold our deposit THIS COMPANY HAS BEEN A NIGHTMARE TO DEAL WITH! IF YOU ARE THINKING ABOUT RENTING WITH THIS COMPANY THINK AGAIN!they are crooks and will constatly give you the run around, dont expect any of your issues to be resolved.... I would give this company 0 stars if that was an option for the rating. read more
