We put $200 down, and they painted, put down fresh carpet and renovated just for us. It was great. The catch: they were about 2 weeks late, and we were lucky we could stay in our current place. Maintenance was perfect and reasonable. And, when my wife and I found a house to buy and move into halfway through our lease, they worked with us so we had no penalties or fees, and we moved out early. Like with good rental agencies, if you pay on time, they work with you. We were extremely happy.

My business model is buying and renting out single family homes and he has been a super resource for me, right from identifying potential properties to renovating them in a cost effective way and then finding a good tenant. In all honesty, I haven't used him too much for property management--I have a good, reliable person for that--but he has on several occasions found very good tenants for me. His contractor services offer very reliable work at a reasonable price. He is great at getting the job done on time and if there is any problem he will always will fix it to my satisfaction. He's very good about taking detailed before, during and after pictures, which is important to me as an out of town investor(I can't recall how many times contractors have promised me pictures which never seem to materialize). Also, he's excellent at advising what type of rehab will work for a given property. The trick is to make a rental property as attractive as possible for a potential tenant while spending as little as possible and William can do that for you. Of course, that doesn't mean you should skimp on things relating to safety and code. He's very knowledgeable about what inspectors might be on the lookout for so he will advise you accordingly. The only thing I can think of that might be an issue for some people is he won't always take your call right away. I guess he gets booked up with a lot of different people asking him all sorts of things since he's such a good resource. It hasn't really been a problem for me since he always returns my call within 24 hours(and emails usually quicker than that). But if you're someone who wants to hear your contractor's voice right away if some concern arises, that might be something to consider. In sum, I wholeheartedly recommend Fourth Dynasty Enterprise for your real estate investing needs and as a general contractor for any situation. Keep up the good work, William!
