I couldn't resist writing a review for Rose Ugbos at Renter's Warehouse today. I called yesterday with two work orders, and she ALREADY has taken care of EVERYTHING for both of them! :) One was completion and confirmation of multiple Section 8 property repairs and related reviews, and the other was taking care of all the finance/accounting questions and requests I had. I love that nowadays, when I need help or can't figure something out with our properties, I just give her a call and she takes care of absolutely everything. Rose, despite my many questions and work orders, you also provided fantastic entertainment throughout our conversations. Their service is beyond worthless. RW does NOT bother with a thorough vetting process. All they care about is getting in any renters as quickly as possible so that they can collect their up front fees and rent. The renters they recommended were professional squatters that knew every legal trick in the book. RW cost my wife and I about $15,000 in lost rent and legal fees in just 4 months! Not to mention all the stress of having the squatters evicted. RW is good at collecting their up front fees and the first 1 1/2 months rent. After that, they throw you to the wolves. They even collected their monthly "management" fee for the final two months free rent we were forced to give the squatters to get them out! Stay away from this company!! read more

If I could give a negative for renters Warehouse I would! They homeowner can go above renter warehouses heads and do whatever they want without contacting the new renters! I felt violated since the day I moved in here. I once became behind on my rent . I called renters Warehouse said it was everything was okay okay the next thing I know the homeowner goes over warehouse and filed a case in court!H I'm thinking I'm okay now I'm about to get kicked out of so-called home. Renters Beware!! We rented a property in St Cloud, MN. We were in the property for 2.5 years. When we left it was in immaculate shape. It was better than when we moved in. We were sure we would receive our security deposit of almost $2000. We shampooed carpets, cleaned every inch of the house, and did everything asked of us. We paid our rent on time every month, we took care of the yard, we even did maintenance to the house that RW couldn't take care of. When we moved out they took our entire deposit saying that we left it in a dirty state that required someone with suspiciously the same company name to come in and clean for 10 hours at $30/hr. They re-shampooed the carpets; bought new blinds to replace 16 year old blinds and charged us 100% the cost; charged us to paint a room, that is normal wear & tear; paid a city bill that we already paid; paid a construction guy to do normal wear & tear items. Needless to say they ended up telling us we owed them $40! Our contract is with the owners, and they agreed with us that these charges are bogus, and asked RW to return our deposit but RW refuses to saying they acted as agents for the owners, yet the owners had no idea what they were doing. So, our only choice is to sue the owners. RW uses the renters security deposit like its their money to upgrade the owners homes. There is no help to the renter. They even told us that it was the cost of doing business. The owner is completely unable to compromise which us and the owners were asking him to do. In two weeks the guy only had 1 showing for me. I sent him my leads as I had people contact me through my own advertising. They told me they weren't able to get a hold of him. Plus the one showing he does do he eventually relays to me that there were some bugs coming out of the stove (he should've told me that immediately). My previous rep took 70 days to find me my first tenant but she was at least doing showings for me, she got 3 stars. read more

Do not use!!!!!!! The first year renting from them was great! Then the bathroom wall plaster fell off, and it took from start to finish nine months to fix. And was fixed after 16 phone calls!!! Then our light in kitchen started pouring water . They couldn't figure it out and left it ,it was dripping our last day in Minnesota. We had no heat and no air for two solid weeks and I had major surgery needed heat. They didn't care. Then it took 30 days to get deposit back,they charged us 189 for a hole, we have pictures, no holds except where the walls were bubbling and walls falling down. And they wouldn't provide proof on holes, and I have texts saying we wouldn't get charged for wall falling down. Don't use theses guys, if you rent or an owner. Before you think about using this company to rent out your house... Burn it down!!! This was a disaster! No one returns calls, 6 people on our account in 11 months.. No one is held responsible for anything....contracts mean nothing... They don't represent the owner... They will tell you it's s tenant friendly state... Meaning no evicts if tenant smokes inside.. Even though contract clearly stated no smoking! Lost money due to tenant using propane fireplace and no reimbursement.. Won't listen to maintenance personnel suggestions. Treat you like your property is a tent...and not important. Rent it out yourself!!! You'll have much less headache and more rent money in your pocket.. This company is a disaster! I hired Renters Warehouse to manage a home I owned in Saint Cloud and am very unhappy with the results. The first year went alright with an occasionally late rent but always paid by the 10th in full. I can tolerate that. Then they had a switch of 1 roommate from the renters in my house. After that I wasn't receiving my rent on time and Renters Warehouse didn't really care. The renters were running behind in rent for 5 months then they just quit paying rent all together. Every time I called about it I was told that they are hard working and would be paying soon. I tolerated this because usually by the 15th the rent would be paid. At one point I called Renters Warehouse and asked them if the renters were still there and voiced my concerns for over 5 months. In August I asked them if they had inspected the house and they told me no but they would do so. I called them back and asked how the house looked and they said fine that a smoke alarm wouldn't stay up in one bedroom, ( that was because they were such heavy smokers that the alarm must of always gone off . They ripped out an alarm that was hard wired in one bedroom). Then we came to October no rent until the end of the month I received $400.00 only a small portion of the rent, in the end of November I received part of October rent and Renters Warehouse keep their fee for November and December and left me with the rest that was paid. At this time October still isn't paid for in full and it's January . I asked what was happening to the late fee as I wasn't receiving that, they told me they kept it. 1st week of December I spoke with 2 different people in Renters Warehouse about my renters and asked them to give them notice to move out. Then the 2nd week of December I called back and they still hadn't gone over to talk to the renters to collect rent or tell them to move. During this time I myself was in contact with the renters and asked them to leave as I have decided to now sell the house. On January 1 upon arriving at my rental house I found renters still moving out. They did get moved out as I was there. Upon inspecting my house I found I it very filthy and lots of damage to the house, holes punched in doors, broken doors, broken windows, broken ceiling tiles, broken microwave door that was only 2 years old, damaged flooring. The house was so smoky, I can't get the film off the windows and mirrors cigarette burns in the hardwood floors that had been refinished 2 years ago, smoke alarms ripped out of the wall. At this time I still haven't received any rent. I have done all the contact with the renters and now have terminated my contract with renters warehouse. If you own a house and really want it looked after hire a personal person as they don't give a darn about the owner. My advice don't hire Renters Warehouse to look after your property if you care about how it is treated or if you want to have rent collected! read more

The man that works in the office in charge of the renters is extremely rude and unprofessional the office does not communicate well with each author and the renters they almost never no what seems to be going on. We moved in and there was stuff from the previous tenants everywhere the garage was filled with trash so packed in we couldn't park our car. The house was not cleaned there was dust and dirt and filth on the toilets floor was not cleaned and when we gave them notice of that they told us they have never had an issue with the cleaners.The lease you sign says you as the tenant are in charge of rodents we did not no that there would be huge rats living in the home. I will never rent from this business again and would not recommend it for anyone. read more

As a college student renting, this has been an awful experience. Slow response to maintenance requests. They NEVER answer phone calls. And price gouge you in the end. Pipes in the house were not up to code, according to a plumber who eventually showed up. He said he reviewed the house before market and insisted they be replaced. Unfortunately, we rented before this happened. Pipes burst in the basement and clogged upstairs. We were without a useable shower for 2 months. Will not be working with renter's warehouse in the future. read more

I own and rent a house in St Cloud and live South of St Paul, so needed to find a professional group to get me new tenants and manage the property. I spoke with RW and they gave me a great presentation, convincing me they could rent the house for $1200/mo very quickly. That's where the good review ends. After signing on with the agent that convinced me she could do so much with it, the owner(?) of the St Cloud branch said he was taking over everything about it and ended the relationship with the agent that I was happy about. He reviewed the property and identified a list of things that needed to happen before he could rent it, giving me quotes for the jobs from his business associates. I didn't like the quotes, and I'm rather handy myself, so I took care of everything on his list on my own. He then insisted I pay another of his associates for snow removal whenever it snowed, but I didn't want to pay for the service unless it was needed - as in a showing of the house was about to occur. Unfortunately, he never notified me of when showings would be (he might not have even had any showings) leaving me completely in the dark about when I needed to send someone over to plow. This owner also convinced me that my house was only worth about $900/mo (25% LESS THAN THE PRICE THAT THEY SOLD ME ON) and after he was unable to find a tenant in the first couple of months, tried to get me to take the price down to $800. In the past, I was able to find tenants on my own at that price in less than a month! I never received any updates from this company about when showings were occurring, or how many. For all that I know, they never tried to rent my house. I finally got fed up with it and started trying to sell the house. The second I told RW I had a potential buyer, they magically came up with 2 potential tenants. With these potential tenants, the owner of the company tried very hard to convince me to take the house off the sales market. Both tenants had HORRIBLE credit reports, and when I asked if RW could provide any extra security behind these people, I received NO RESPONSE! Finally after 8+ months of NOBODY with any true interest in renting through RW, I cancelled the relationship and am forced to eat the mortgage on the house until it sells. read more
