While to be fair to the previous realtor, who was diligent and helpful, the listing price now was lower. However, the real difference is not the price, but the fact that: (1) Before taking the listing photos, Kristi proposed the improvements needed to improve the curb appeal, when the previous realtor did not do so after 9 months (2) Kristi set up virtual staging so that the house looked marvelous like a designer house in the listing, instead of a vacant home with huge blank spaces that people didn't know what they're for (3) Kristi promoted the listing through online marketing to generate more buyer interests, when none of the realtors that I've worked with before ever did that. Moreover, from day one Kristi was extremely responsive and always kept me up to date on the process together with the help of her assistant, which was reassuring for a remote seller like myself. She was also very supportive and never gave me any pressure during the negotiation process with the buyer, which allowed me to negotiate the terms and make the decision that I was comfortable with.
