We called back in Feb about the possibility of mold. A person came out and checked and said we had a lot of moisture under our kitchen floor. And he stated there a probably mold in our attic as well due to the roof leaking and out ceilig caving in from the water. COVID hit, and it is understandable that no one came out to check the attic. Summer comes along and busnesses back to normal, nothing has been done yet. it has been 8 months now. Sent a letter the 2nd week of OCt this year. Nothing yet. WE SHOULD HAVE BEEN NOTIFIED OF THE FINDINGS and a copy of the report. Never gave us a courtesy call on this. Called 3 weeks ago about gutters clogged. Nothing done. Had a tree fall and total my car out, notified them about the branch above the one that fell is next. The tree is dead and hollow. Told tree cutters will be here in the fall to cut trees. Now it is the 2nd week of OCT. and nothing. DO not ever buy or rent from these people ever. We are still waiting for a response to everything that was mentioned in the letter that they request for everything. read more

I am unsure how Mark thinks it is appropriate to blame the other two reviewers stating their complaints were of their own doing...in my experience, this management company is ABSOLUTELY HORRIBLE. They are unprofessional as are the employees they send to perform repairs. I will never live at a property owned by this company ever again and will encourage any and every one I know to avoid them at all costs. I have been dealing with repairs for an issue that presented in my townhouse style condo in Heritage Village in August of 2019 (that was in no way, shape, or form, my own doing) and the management company has been beyond negligent in the matter. It is January of 2020 and the repairs are still not completed. My basement began leaking due to a poor drainage system on the outside of the building (which is the property management company's responsibility to maintain). The management company was very candid in admitting they had similar problems in EVERY other building in this complex (the buildings are identical, all constructed from the same material at the same time, in the same fashion) and had repaired said problem in those buildings; meaning they KNEW my basement was likely to leak and gave me no warning to protect my personal belongings when it did leak (because it was "only a matter of time", as admitted by the dry basement company who took part in the initial repairs) nor took any preventative measures to prevent the leak from even occurring in the first place, even though they had knowledge of the extremely high likelihood it would occur. Once they were informed of the issue they took several weeks in beginning the repairs and during this waiting period, the basement leaked further. Once they finally did begin repairs, the workers have consistently shown up for only one to two (very rarely, but sometimes, three) days a week and then disappear for several more weeks with little to no communication on when work can be expected to pick back up. As of 6 MONTHS later, the basement is still not fully repaired, through NO fault of me as I have complied with every request (including rearranging schedules to be here to let them in), when they bother to show up to do the necessary work. The repairs are no where near so extensive that they require 6 months to be completed, they require one month, at most. We were finally reaching completion on the project this past week when yesterday the workers showed up, almost 2 hours late, with no warning and left early, after doing only three hours of work, with no notice on when they will be back. They have not returned yet today, my basement is filthy and full of their materials and I have no idea when they will return to complete their work. The contact at Residential Management has been less then helpful and takes days to respond, yesterday morning I inquired if the workers would be back to finish today and have yet to receive a response from him. The workers frequently show up at any time they want with no notice on when they will arrive and spend more time outside smoking than they do actually performing work in a timely manner. The person handling the issue at Residential Management seems to have no concern whatsoever, there is absolutely no urgency in completing the repair so I am able to use my whole home again. The communication and timeline on this project is the worst I have ever encountered in my many years of renting. I have been unable to use a third of my own home for 6 MONTHS, that is completely unacceptable. The condo association fees here are astronomical and the benefit received from them is nearly non-existent. They waste no time sending a threatening letter if one's window is open for a 20 minute span or if there is a bicycle helmet left temporarily on a back deck, but seem to have no time to actually do their job. Additionally, I have personal knowledge of another tenant in an another building in this complex who has obtained legal representation because they are once again acting negligently in regards to a repair. Literally the worst people I have ever dealt with... when I lived in River Ridge I was harassed constantly by my neighbors for things like hanging a towel over my balcony for 2 hours after I got home from the beach one day ... forgetting TO close my garage door ... my old dog with a bad back leg not being on a leash ...I had neighbors follow me around and take pictures of me ... someone who was not me or my guest parked in my designated spot so I parked in a guest spot temporarily for an hour until my spot was open ...because I was younger than all of them and owned a condo at 27 years old with no help and then when neighbors dogs would shit all over my front steps and I would make complaints nothing was ever done. Melanie in the office is not nice to deal with. They are now continuing to bill me for fees for a condo I no longer own and when I refuse to pay and ask them to update their records they hang up on me. Look into which dumpster fire of a property management manages where you're looking to move to because had I known this is what I would deal with I never ever would have bought there.
