Garbage! Pure utter garbage of a lender! Never in my life have I've been through a situation of…read moresuperior negligence and incompetence in the process of refinancing a loan from all parties involved from the underwriters to the attorneys. I started processing my loan on the last weekend of June while I was on a weekend vacation with my family, through an app that was given to me by a loan officer who works for them with whom which is a friend of mine (only bright spot of the bunch). But anyway...I downloaded everything onto the app and had sent it to this person. I also had to have a contract signed through an attorney that my ex-wife had to sign in order to state that she was agreeing to take her name off the deed and sell me the home. I had 2 co-signers at the time. My mother and father were both retired and one of the two homes they owned was paid off. The second home had only 20k left to pay off. Between the three of us and the amount of funds in all three accounts, my home could have been paid off twice. The amount of information that these people asked (whether it's procedure or not) was absurd. And I know this because I was told by the original credit union who o had my original mortgage and 2 other real estate agents whom I know who thought that the amount of time that it was taking to process all this and the amount of items they were asking for was ridiculous. Now...the time portion of it... After I sent out all the information to them, I heard nothing for quite some time. I kept staying in contact with my loan officer and he didn't have any answers. Then, the issues began. For some reason, my mother could not be a co-signer because she had that debt on the home...what?! So to avoid any delays, she got taken out. Then, my father who is retired from the Union in his trade was getting a hard time about needing some social security letters that he needed (which he did send out). Had to jump through hoops to send the most recent forms out which social security only send at the end of the year, as well as his pension numbers which do not change. I say do not change because he makes the same every year and he send letters of prove. They insisted that they needed another form of information because they still were unsure that his payments would change. Mind boggling! After they had plenty of what they needed. I jumped through hoops of my own to get everything process before my ex wife decided to go on vacation with the kids. She too had a condo she was going to close on and had to close in late august. She put a deposit down and even though she shouldn't have gone on vacation, I still had everything for them to process and with plenty of time. What happens...time goes on...nothing...I call my loan officer again. And he asked me to send out some of the forms I already sent out once again. Forms I had sent out on the end of June. Now we were in mid July and a week before my ex-wife left for vacation. I was also told that he was trying to get my rate to 6.25% (at the time it was 6.4%. But to do that I had to pay out of pocket to my ex wife the half of my equity. And that was my plan anyway because between both my parents they were going to split the amount and give it to her...which we had signed and notarized (both the payment and the sign off of the deed in a contract). I was going to have to pay them back through the refinance. It's supposed to take 30-45 days to finance a loan. i am already now in august and my ex-wife is on vacation. Shes calling me back and forth because they still haven't processed what she needed to close on her house and now she was close to losing her down payment. Meanwhile I'm here jumping through hoops to get things done. Last week before she comes back the closing lawyers are telling my loan officer that they need the a signed contract that she is getting bought out of the home and has been paid her portion of the equity (ummm...the same forms I had sent out to them already the week she actually left for vacation and the same forms they already have on file). So I proceed to tell my loan officer that I had sent it out to him long before. he said he didnt have it. I went back to my emails and showed him the date and everything is sent. My ex- wife came back from vacation and her deadline was the 28th of august to close. At this point I'm beyond patient and now threatening to file a lawsuit for negligence and incompetence in this matter. to finish this off, I can tell you I will only tell you that my loan was closed on 8/21. a week after she had come back from vacation and only the very last day before Labor Day weekend was when they came bull my house for her to sign the deed officially. she postponed her closing for another week and I'm still having problems with my mortgage. Rate went to 7.3 (purposely...because I feel now that all this was intentional). I would never EVER recommend this lender to anyone. Disgusted! My divorce was a lot less stressful.

Rich Rosa was fantastic. My wife and I were searching for a north-of-Boston home while living on…read morethe West Coast and Rich made the process SO much easier. 1) Great communicator with excellent attention to detail 2) Great at anticipating questions and getting you in touch with good professionals for different parts of process (home inspectors, RE lawyers etc) and helping you find a good one. 3) Great at raising questions that a home listing won't tell you (what is the home near/not near? busy street?) 4) He's not just firing his own ideas at you, he listens and works with what YOU want. If you're an engineer type like me, he'll give you a spreadsheet market analysis, if you are are more mood and feel, he will speak to that. 5) Great negotiator 6) Super punctual and responsive, we pulled off a 30-day closing window which wouldn't have been possible w/o Rich's professionalism I could go on. So glad we found him.

He was very thorough when looking at houses with us and pointed out things to look out for that we would have otherwise missed. He worked diligently on our behalf from the time we hired him as our agent through closing. In that time we saw quite a few houses and made several offers, but not once did we ever feel pressured by Rich - he very much works for his clients and is not at all pushy, which we sincerely appreciated! I would recommend Rich to anyone looking to buy a home in Greater Boston!
