This company in the front is amazing, the owner Stephanie is very nice and very helpful so I am willing to give them that however, the back of the company where you talk to the person who does your credit is someone who seems to lie and gaslight people into believing she is on your side. I get my husband and I have very bad credit and currently we aren't working at this time I get that. However, when a parent, person whomever is willing to help you until you get on your feet should be willing to work with that person after promising the client something. The lady in the back told me in the screen shots below told me in text she would be willing to go back to the owner and talk to them about the situation and additional income however when I requested an update on my application she decided to play it off as she never offered to go back to the owner and talk to them. It makes me feel as though she really doesn't want to help people or is only looking for people who are in spectacular position to rent to. An emergency repair was needed and now Stephanie is refusing to pay for the repair even though Idaho law is very clear that the owners are responsible for repairs to normal wear and tear. They would not talk on the phone, only thru email which is very unprofessional. They started out very nice until I signed with them, then changed very quickly. What a joke this company is. Just moved into one of their rentals. This place is a disgusting mess. In the lease they literally have instructions on how to clean every single item in this home. They even want you to hire professional cleaners to clean certain items in this house. I've never seen a house so disgusting when I moved in. There is grease everywhere in the kitchen. They didn't wipe anything down. The cupboards have food all over them. The bathrooms are disgusting. Pink mildew all in the showers. Mold everywhere. Moved their rugs they had in here. They swept EVERYTHING under them. All the stainless is disgusting. The stove hood is caked in grease. The ice maker has black mold and orange stuff everywhere. And they expect me to have this place squeaky clean when I move out. Almost a 7,000sq ft house and they want to credit us $300 for cleaning. DO NOT RENT FROM THIS COMPANY!! and especially do NOT RENT 5785 E SHORELINE DR. Horrible experience with Stephanie and RPM all the way around. I have rented from several other agencies in the area and I have never had any issues like we have with these women. We moved in to a filthy house that had so much damage to the walls, baseboards, cabinets, counters, etc. we had to spend days fixing and cleaning before we were comfortable moving in. My move in list was 4 pages front and back full of damage. After 4 1/2 mo. of living there, we were given notice that the owner wishes to sell the property and to vacate. I paid over $900 to get the floors professionally cleaned, had a cleaning crew deep clean the entire 4k sq. foot house house. The house was immaculate. Not only did they keep our entire deposit, they charged us for EVERYTHING on my "move in" report, another $900 for carpet cleaning, over $300 for cleaning and the list goes on. Needless to say, we spent 6 months paying rent in a home that had multiple water damage issues while we were there, paid rent on time and took great care of the home, to turn around and get charged just under $5K in "damages".. They have given us multiple negative reviews from homes we were trying to move in to causing us to move in with family until we can get around this nightmare. To top it off, they have now re-listed the home for rent! read more

Stephanie, if you think that you can get away with all this, simply look at the other reviews for your business. Now, as the saga continues, you try to justify your bleak performance in the industry! The one blessing out of all this, is that we don't have to adhere to your plundering and pillaging exit strategies, since the new owner actually RESPONDS directly, and is willing to BE flexible, while we search for new accommodation. As stated before, the simple reason we stayed is because you're not alone in the industry, just one of the worst! This company takes advantage of young families. My wife and I are business professionals (Dr and Business owner) and rented one of their listed properties for 6 months. Upon moving out, we followed each instruction to the dot, hired a professional cleaning service and unfortunately due to some dust on top of the fridge (they did not inspect the home until weeks after we left), we were charged an additional $200+ cleaning fee by the management company which was absolutely absurd. They also refuse to return our emails or phone calls. And if you are calling to get an answer from the Office, you can be guaranteed that person is not there. So... I thankfully have never used RPM... But I am an unfortunate neighbor to a rpm property... It seems as though they only rent to groups of college kids... Allowing them to tear up the home, yard and fence... I have had to pay out of my own pocket to repair the fence joining the properties because the renters dogs tear it apart, twice getting into our yard and attacking our dogs! Leaving one with a bloody lip and nose! RPM doesn't seem to care! As I have spoken to them on the phone and sent emails, with little to no response.. RPM is bad news for home owners and neighbors... When I finally reached somebody they were rude. The asked me to sign a new lease the week before Christmas or vacate...I was already 6 months into second year month to month. I have had an awful experience with this rental company. The place we rented from them had serious maintenance issues and we have called or stopped in many times to address this. They have said they would come look but never did. They do not return calls and do not seem to care if you have to deal with a home that is falling apart. Rented for 3 years from this company, 3 years too long. No matter how good of a tenant you are, no matter how squeaky clean you leave your house/apartment, they have their lease so airtight to screw you over you will lose money on random charges and dispute it all you want it doesn't matter because no one communicates in that office despite it being this tiny building with maintenance connected. Truly the only thing you can do is warn others not to make the same mistake. I left every property better than when we got it and they take out lawn fees, cleaning fees, overpriced re-key fees, this fee that fee even though I mowed the day I gave them keys back, got the carpets cleaned TWICE after the carpet company told me they haven't been cleaned in years and there was dog urine in the room our son slept in for a year, and cleaned the house so they only had to clean the fridge and that cost $200? What a joke. So they wont clean or take care of a house when you move in but charge you for it when you leave. Do they actually do any maintenance between tenants? Who knows honestly. Shady. We used this agency for five years and it was fine, but when it was time to leave the house we leased we were treated very unfairly. The house was not professionally cleaned before we moved in, but upon leaving, we had a crew of over 10 people come in to clean the house and yard. We also had the floors professionally cleaned and purchased new light fixtures. The house was spotless and beautiful, far better than when we moved in. But, the day after we were out we went back to get the last load of yard garbage left in the yard and the owner was trampling through the house. He had the light fixtures off and was tracking in dirt. He was busy doing his thing before the rental agency saw how we left the house. By the time the agency saw the house we were charged for dirty floors, light fixtures, yard work, etc. over 900. 00 of work. The charges were completely trumped up and ridiculous. Get ready for the worst review ever for Resort Property Management. We would rather not write a novel, so we will list what they did. First off, as a heads up to our situation, we moved to CDA with an intent to buy a duplex and with our loan structure we needed to live in one side. Here's what happened: 1. Found a duplex we wanted to purchase -- went out of our way to find out if one side was month to month rent, so we could move in. We were told it was. 2. One day before closing on house, we find out we were lied to, and Resort Property Management (RPM) had signed a 6 month lease with the month-to-month tenant two months before we moved in. We found out later that they did this without the permission of the owner. 3. Owner had to offer payment of $1000 to both tenants as an incentive to move out. The other tenant took the money. 4. Because they weren't expecting to move out, and it was such short notice, they didn't have time to clean -- RPM told them that we were okay with this -- without consulting us. 5. Also because of the short notice, the tenants needed a week extra to get moved out and situated. RPM told them that we didn't expect them to move out or pay rent during that time -- without consulting us. 6. During our closing on the duplex, we came to find out the RPM did not leave the rental deposits with the house (legally rental deposits stay with the rental when you buy the house). 7. A few days after we moved in, we get a knock on the door from our tenant who wanted to stay. She was almost in tears and said "she knew we wanted her to move out and was desperately trying to find a place" -- Obviously we were shocked by this, as most people with common sense know you buy a duplex with the hope that a tenant will live in the other side. For some reason unaware to us, RPM felt the need to tell both tenants living in the duplex that we wanted them both out -- once again without consulting us. This caused our tenant who stayed to end up leaving after 8 years of being a great tenant in this property. We were so sad to see her go, and feel that she would have stayed much longer had RPM not told her we were kicking her out. We find it absolutely CRAZY that a company would make all these claims on our behalf without EVER saying one word to us. We would NEVER use Resort Property Management. read more

We had RPM rent our house. They wrote an addendum to our agreement with out our knowledge. When the renters moved out they damaged the house and left it a mess. RPM said it was all normal wear and tear. There were a few things that were repaired but the renters got back most of their deposit. We do not live in the area but when I did make it up there to check things out I found out that they did not make any repairs what so ever. If you own a home do not let these people manage your property they do not take care of it, they do not watch over it. We had so much damage it was such a joke. DO NOT USE THESE GUYS. read more

I have been renting from Resort Property Management for 2 years now. The building was great, the employees that are at the office are great. BUT THE MANAGEMENT IS HORRIBLE!!!! I have been living a BLACK MOLD infested building at Whispering Pines Lane. If you are considering living there or renting from this agency... DO NOT!!! I am currently going to have the Health and Welfare Department of Idaho come and look into this situation because for over 1 and a half years this problem has not been fixed. I wish I could give this company a negative star but I guess I am OK with 1 star, because they do have a few good people working for the company. One is Angela who handled our maintenance request quickly and professionally, and the other is Mike. He came to our home several times for repairs and did a wonderful job and had a great personality. The rest of the staff was very unprofessional and I would get a different answer to the same question depending on who I happened to talk to at the time. We rented a home for 2 years with them before the landlord put the house up for short sale. We would get calls constantly wanting to show the house first thing in the morning on the weekends. If we told them it didn't work for us then the realtor (Cindy Sweeney) would threaten to call the landlord to tell them we were not cooperating with them. We decided to move into another apt with RPM instead of endure these threats. The landlord was actually very unhappy about us moving. I suspect he still wanted that income coming in. We left the house in impeccable condition and received a letter saying they found a few things that needed light cleaning. We got the keys back and cleaned them. We expected a full deposit back. We were quite shocked when we only received a little over $200 back from a deposit of $1200. It seems the landlord had an inspection done and charged us for all of the items that needed repair from all the years of previous tenants including paint. We are now in the process of suing both RPM and the landlord in small claims court to get our deposit back. I would be very leery of this company if you are considering renting from them. We are currently stuck in another of their apartments until our home is built and we fully expect to have to go through this process again to get our deposit back. read more

I agree with most everyone who has given RPM the rating of 1 out of 5. We had such a terrible experience with them as renters. This isn't about tooting our own horns, but we were the perfect tenants. Rent always on time, planted a garden, watered the lawn and any other expectation that were upon us as renters per the lease agreement. On the other hand, any expectations that lay at the feel of RPM were not met. They were to keep our property on the outside (lawn/bushes) nice and clean, but there were times where the grass was a foot long. As for the bushes, I used to get scrapes daily walking on the sidewalk to get to my car because of how overgrown it was. The interior of the house needed work done in the kitchen floor and hallway bathroom, and we would never hear back from them. When someone would come out to look at the issue, they were not capable of fixing it. Long story short, they were not very nice or helpful. I had the unfortunate experience of speaking with the owner of RPM, and I must say I have never been treated worse. He was completely rude and disrespectful. He had no manners and talked down to me the entire time. When I stated as such he scoffed at me. I would never ever recommend RPM to anyone for rental properties. read more
