My last property manager went out of business, and referred me to this organization. Apparently most property management firms in the area are unethical, unresponsive, and just plain hard to deal with. Unfortunately, this one is NO excxeption. After being charged a setup fee for taking pictures of the home, it was IMPOSSIBLE to get a single picture emailed to me. Considereing the house is reasonably new and has been well cared for, I was shocked to receive some pretty outrageous quotes for repairing damage on the home. But when I asked for pictures to support the damage being reported, Tammi proved incapable of sending them to me. I was being pressured to approve quotes without being provided any supporting information, so it quickly became clear to me that this person was up to no good. While she planned to take these funds from the renter's security deposit, my feelling is that if she is willing to rip off a tenant, she is willing to rip me off too. I terminated our relationship and flew to Idaho to take over the property. When I got to their office, Tammi refused to give me the security deposit for the house. I never signed a contract with this person, so her refussal to surrender all of my property was a criminal act. But logic and reason will get you nowhere with this person, because she is simply a rude, petty, and unprofessional person to deal with. It has been a month since I ended my relationship with this loser, but she has still refused to send me that security deposit so that it can be dispersed as required by law. My sister also owns a home in the area and was referred to this firm by our last property manager. My sister was told that everything looked great with her house. While in the area, I drove by to see for myself. There was a clunker parked in the driveway that had flat tires, was leaking oil, and appeared to have been there so long that it was melting into the pavement. There was another car parked on the dead lawn. There was garbage on the roof, a boat parked on the side lawn, and children's drawings on the front of the house. It was an eye sore. For a property manager to claim that "everything looks fine" means that she is either incompetent or a liar, neither of which seem like acceptable business practices to me. The list of shady business practices that I witnessed goes on and on, but the bottom line is that this is not the place to let manage your investment. She will never deliver on a promise, she will lie, and she will steal. Avoid this person at all costs. Frankly, if would be cheaper and less time consuming to just get on a plane and deal with your own home than to let this loser anywhere near it.

Mailbox key…read morewas not working and it took them almost two weeks for them to replace the lock and give me the key. Only when I told them they were interfering with medical paperwork, and they were, did they get someone the next day to fix it. They are not responsive for maintenance. Their maintenance worker is a real cool dude but he also smoked cigarettes in the driveway for our rental property and left the butts on the ground almost every time. The agent that set up the rental for me and signed-off on my lease, also woke my roommate up abruptly one day. He had let himself into our rental (with notice) to show someone the unit in order to POSSIBLY install fiber internet. It just seemed like a violation of privacy for something that was not crucial to the maintenance of the unit. Privacy laws are usually in favor of the tenant. The agent that set up my rental was either let go or quit at some period of time, and I was never notified. When I called the office to ask for him when the other agents were hassling me, I was told he was gone. But then again, they liked to keep things bare. Let's also talk about flooding. My rental was flooded with water multiple times for months on end; maintenance only came to check inside my rental once. Each time it was flooded, I was cleaning it up on my own. They received pictures and videos of the flooding at least twice. The emergency hotline I was given on my lease to call, did not answer and the mailbox was full. No one came to inspect it for days most times. They claimed it was because of a pipe in a unit above me but then never followed up on the damage within the rental. Bubbled floors, bowing walls, not to mention molding and mildewing. Some of the rooms that I told them were flooded or affected by the water, they didn't even look at at all! It was a great testament to how well or not well they will treat your rental! At the start of COVID and for about 4 or 5 months after, it was the most I had ever heard from them. And that was because they needed rent. Keep in mind mortgage relief was one of the first things passed, and rent relief was not. The world was upside down, I had to wait for unemployment for months, and I let them know this. I was struggling to find food banks or places to do laundry when all I had was dish soap. One of the women working here had the nerve to ask why I was receiving packages. My elderly grandmother was sending me non-perishables or laundry and dish soap with her credit card so we could eat. The woman working for the real estate company alluded to me voluntarily not paying rent because of the packages. I had to sternly correct her, and let her know I was asthmatic. And that took precedent at that time because inhalers were scarce. Let's move on to personal actions carried out by this company. When I had a roommate move out, and there were only two women in my rental, the harassment from the agents here felt homophobic in nature. They would refuse to talk to my roommate unless it was on the phone, even though we told them multiple times that she was disabled and unable to communicate this way. Anytime I tried to get something in writing, at tbe advice of tenant lawyers, they would ignore it and keep calling. They would call me and LITERALLY scream at me over the phone. They hung up on me when I asked them to stop interrupting or yell at me. When they told me they were ending my lease and I asked why, they said "we don't have to tell you," and hung up. I recorded everything and I let them know that. And I still have these recordings. Another tenant living in the rental property told me she also felt homophobic retaliation from the people here, and she was visibly, proudly queer. The real estate company would try to put us against each other, trying to get one of us to admit to having pets. I still to this day do not know who was reporting that I had a dog or cats or that I was smoking marijuana in the front yard, but I digress.

Initially we were a bit skeptical as to whether this would be a good thing or not... We were worried we would get a bad realtor. We got Laurie. Initially we still weren't sure about her, but after getting to meet her and go and look at a few properties, she knew her stuff and was on top of things from the get go. She was a bit surprised with how much research we had already done as well. As the process of buying went on she showed herself to be knowledgeable, tenacious, and motivated. She was a great advocate for us, her clients, and made sure we knew everything we needed to know and fought hard for our best interests in everything. Overall I would highly recommend her for any one looking for an agent. She is one of the best out there.

The home was pristine and appeared to be so in person as well. Once we closed escrow and moved in, we discovered that her clients had been allowing their pets to urinate throughout the entire house and had been covering up the odor. There was so much urine that it had infiltrated the cement and wood floors, had rusted the carpet nails and mold was starting to grow. The smell was starting to make us ill. We had the carpets cleaned and tried several different remedies to fix the situation but everything was short lived. We learned from experts in this field that our situation was so bad that the only fix was removing the carpet, padding and tack strips, covering the floors with Kilz and repainting the affected rooms because these animals had lifted their legs on the walls and baseboards. We are into this mess for almost $14k, money we don't have and shouldn't have had to spend. We sent Ms. Frank pictures and a letter explaining our dilemma and she didn't even have the decency to respond. We have also discovered that there had been water damage in our basement that has been repaired but was not disclosed. A good realtor would stand by her clients in good and bad. Her clients were the WORST and now we have to foot the bill. Pretty darn shameful!

They threatened to charge me $300 to mow my lawn, when it was just mowed. They wanted me to pull all the weeds and water the lawn. I have been watering the lawn, but some parts are still brown due to the heat. They try to charge you extra money but they are slow in repairing things that need to be done in. the house. Our last tenants asked us if they could deal with us directly because they found the company so unpleasant to deal with - and these were excellent tenants! Our problems with this company started with the non-responsiveness of staff. Phone calls and emails go unreturned for days or weeks at a time. Today was the final straw. I went into the office to see what was taking them so long to respond to an email, and the owner had the audacity to chew ME out, accusing me (without any foundation) of "stealing" "her" rental agreement. Last year, they closed on a regular business day with no advance notice to us, leaving our incoming tenants to arrive with no keys available to access the property. At the end of that tenant's term, they no-showed to the final walk-through. Again, property owners beware, and steer clear!
