This company used a broker from Homecoin.com in order to list one of their sellers home's on MLS. It was only after I reached out to show the property that I learned that it was not a homecoin.com listing at all, but rather REX homes listing and the seller was being represented by an agent of REX (Jonathan Taylor).
REX "sorts through" illegitimate (non-contractual) offers and therefore has the opportunity to decide what to present to the seller, because it is not actual offers on paper/contract. Let me explain. They use AI, via a portal that asks questions, to request certain "terms" of the potential deal, that must go back as an email to the listing agent. In other words, the seller may or may not get to necessarily see all offers being made, nor does the buyers agent have the opportunity to deal directly with the listing agent. The listing agent contacts you 24+ hours after you fill out these questions out on REX Home's portal, and if they like what they see, it is then they tell you to go ahead and"write it up". One of the questions on this portal dealt with issues surrounding the buyer's agent commission, which was totally unprofessional and unethical, as it should be as indicated in MLS, so there is no surprises after a buyer has been shown the property and is interested.
Their agents are lazy and have a very fuzzy knowledge of real estate contract law. For example, the listing agent of this property tried to say the seller of the property they listed should get to keep a certain appliance even though this appliance was NOT excluded on the contract. When my buyer conceded, as a courtesy to the actual seller, she was shocked when a few days before closing, the listing agent from REX was trying to help the seller SELL this 10 year old appliance to her for $800!! Otherwise, the seller would remove it from the property. The agent had the nerve to argue and insist the seller had the right to dispose of it. It was only after a REX Homes manager was contacted/got involved, did the agent do the right thing.
REX homes also seemed surprised that a buyer did not want to do their final walk-through 5 DAYS before closing, instead of the normal 24 hours before.
Lastly, the seller also did not keep the terms of an addendum. The listing agent knew this, and knew the seller would already be out of state by the time of the final walk-through, and never bothered to contact the buyer, so it was not discovered until final walkthrough.
Yes, REX does BLOW (as someone else wrote in a review)! As a buyer's agent, I would never knowingly show a property listed by them, and I hope they get caught in their crap and cease to exist in the real estate market. read more
