    I've lived in an NBK building for 39 years. While services were great before, it's been disappointing during the past year. First I'd like to say that I'm very grateful for Alex replacing my air conditioner, which was broken. He quickly took care of it, which is a welcome relief from the heat. Also, the building receives weekly clearing of dust and debris. However, (1) the lock on our back security gate is still broken after several requests to fix it. This leaves our building accessible to homeless people who live in an encampment down the street; (2) most of the light bulbs on my floor need to be replaced, so the hallway is dark at night, (3) the storm drain near my parking space hasn't been cleaned out in a couple of years. It gets filled with water from gardeners and people washing their cars. This breeds mosquitoes, so I get covered in mosquito bites, and (4) The recycling trash bins haven't been emptied for awhile. With tenants getting lots of packages, they're overflowing. Other than these problems, it's been a great place for me to live, so hopefully now that the Covid pandemic restrictions are lifting, our building can get the attention it needs.

    Crack on the wall of apartment. Sent three emails to manager and NBK. It's been over a month and still no response.

I want to share my experience of living under their ownership for about 3 years. I moved into a GREAT place in Studio City in 2021 and the manager and owners wanted to keep their residents and only raised rent 2 or 3% a year. The manager was always on call and took care of the building personally and kept the place clean and was on a first name basis with everyone. Water and trash was included in the rent. I was happy. Than GPG bought the building and since my rent had just been raised 3%, they did not raise the rent but my rent went up in fact because GPG put the water and trash cost on the residents using the RUBS fees, that's legal but in some cities, considered a rent increase. That added, on average, about $80 after a convoluted formula was applied. After a year, my rent went up 10%, the next year, about 9% and this last increase was just shy of 9%. Almost 30% raise in 3 years with Goldman Property Group. All of it legal but they did shave off .07% the last two years from what they could legally raise it to in CA. I finally moved out and was charged for paint and deep clean and got about half my deposit back. I left the apartment in very normal wear and tear condition with no abuse of the apartment. They suggested paying online but charged a fee to me to pay rent online so I was able send a check from my bank for most months. They use an AI service to check on your renters insurance and if its not exactly as requested regarding proof, it's kicked back with no explanation and it's hard to get a human through that service. They do deserve the star due to repair requests being pretty fast. Although they did some plumbing on the building and then we had knocking pipes for the rest of my time there. So if you like getting squeezed for every last buck, they're the property company you're looking for. I'm sure there's worse out there but I'm born and raised in LA and I haven't seen it.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

They've known about this for at LEAST a month and have done absolutely nothing to address the fact that: 1. My window sill is DETACHING from the building I live in 2. The wood is warping and rotting from all the heavy rain, which will eventually lead to mold 3. The roach problem has appeared to exacerbate as a result 4. There are random, frequent leaks in areas of both buildings 5. They respond inconsistently to emails 6. They've offered ZERO solutions for this very real, worsening problem, and quite frankly, don't seem to have any interest in even doing so.

One neighbor has been out for over a week, the technician came out to "fix" it for them, telling them they need a part and will have to wait. Last night ours goes out. (It's currently 86 degrees in our apartment.) We obtain the number of the AC technician and they don't have any tickets for maintenance for our complex. After insisting to continue to look for a maintenance request they found one for the neighbor who needed a part but it was working fine according to the technician company. This is just my literal and figurative boiling point with them. There are dozens of other examples of their complete and utter incompetency. They should not be in control of any housing. They have and will continue to be reported to the Los Angeles Department of Building and Safety as well as the Better Business Bureau. ALL of the 5 Star positive reviews are from Non-tenants! Example: - Sophia Saul, who has installed solar panels on their properties as well as does staging for rentals. NOT A TENANT. - Joy Afaneh, a woman who turned to Empire West Property Management after inheriting two Los Angeles properties from her deceased uncle which she was too inexperienced to manage herself. Joy accredits EWPM for evicting 17 "squatters" and I quote, "She helped us get a broker who sold these two distressed properties." Distressed properties is what Empire West Property Management excels at. - James Antonucci, a real estate agent in Studio City. - Michael Lefonts, real estate broker. If you don't get the gist you might be as slow as EWPM. They may have a multitude of properties but that's no excuse for not having adequate staff nor conducting proper routine inspections of the equipment concerning the amenities they are responsible for. Waiting for something to go wrong and only having a singular resource for amending is COMPLETELY UNACCEPTABLE. .
