Let's be real here, property management companies are 99% awful. You'll be lucky if some of them ever respond to you. I've been in real estate for years and rarely have a PM team that takes cares of issues when they say they will. I use Figure 8 myself for my own rentals and have never had a problem in 8 years. PLEASE BEWARE!!! Do not rent from Figure 8 Property Management. I just moved into one of their rentals, and it is infested with cockroaches. Before moving in I asked if the unit had any vermin/pest issues and they said no. Two days later, huge roaches were everywhere. When I notified them I was having severe asthma attacks due to the exposure, they said the soonest they could get pest control out is 48 hours. I had to pay $300 for a professional pest company to come out sooner, and they came out next day immediately. I kept paying rent and never deducted a dime. After 5 sprays, two of which I paid for, and 3 in which they did (even though the initial one they said they did prior to me moving in was confirmed as never being done via their pest control vendor... who also confirmed this unit was infested with roaches and has been a problem unit for a year prior) the roaches have still been present. I have seen them alive and dead all over my home, coming out the hvac/bathroom exhaust vents and there is this musty smell I can't seem to get rid of that pollutes the air I breathe in my home, that apparently is a roach smell. Nevertheless, I am in and out of the hospital, on steroids and antibiotics, and on a breathing machine. I am currently paying for a hotel at my own expense even though in my lease it states it is supposed to be covered by them during fumigations and they have not paid a dime or acknowledge their own lease verbiage. My unit is uninhabitable for a person with my health conditions. After giving them more than 30 days to remedy this issue, they still have not located and fixed the roach issues that persist. I have even had Public Health come out in which they notified the landlord prior to inspections to come clean up the dead roaches and make it pristine prior to their not so surprising inspections. Beware of governmental agencies people I see why most people don't bother to contact them, word of sound advice fix issues and notate everything. Don't bother getting them involved save yourself the system is broken and rigged! Nonetheless, I asked to respectfully be let out of my lease and instead of taking accountability and being a good faith landlord they turn their heads and chose to be evil. They not only want to refuse to let me out of my lease due to health and safety reasons, they want to penalize me for their wrongdoings. In addition, they refuse to acknowledge their roach problem, have claimed I'm misrepresenting the roaches, staging roach photos and making this all up. How crazy does that sound? Basically they chose to call me a liar, instead of fixing the problem properly and making the necessary accommodations for their tenant whom they have made ill. A landlord should want to ensure a tenant with a safe, livable and habitable unit, unfortunately Figure8 has done none of that and has failed time and time again and has chose to be a slumlord. Email them or text them regarding any repair or emergency they will get back to you in 2 weeks after they get approval from the owners at the soonest. Don't expect anything to get done in a respectable timeframe whatsoever. They will make you wait, ignore you and argue with you about everything. To this day, I've been there a month and so many things remain not repaired or up to code. I'd list but I don't have space. And if they send vendors to fix things, be prepared that random people will start blowing up your phone to come out with little to no notice to make repairs. Have work oh well, managers can't come out so you'll have to work around their vendors to accommodate. Then property management will tell you that you are misrepresenting repairs and lying about repairs their own vendors advised needed to be fixed and will then threaten you and tell you will be charged if they have to send another vendor out. Well according to their vendors there are several repairs they advised need to be fixed and they straight up don't want to pay and will refuse needed repairs. Please I'm warning you don't make my mistake, you'll regret it! read more

Figure8 recently took over management of a property I live in, and the experience has been good. Xuan is attentive, responsive, and proactive in her communication. She keeps us informed when workers are coming to the property, and has handled every issue quickly. The property itself had some residual issues due to neglect from previous management (Triwest - I do NOT recommend), so there was lots to manage quickly when Figure8 took over. I didn't give 5 stars because we live in an open air property with lots of grassy areas and open space, and I don't agree with the decision to install rat poison outdoors, due to the fact that this can impact other animals in the area. But I recognize 1) this is likely a decision of the owners and 2) I don't know what I don't know...maybe we have a rat problem and I've just never seen them or had any issue with them. They use appfolio for payment of rent, and autopayment comes out on the 1st and not earlier, which I appreciate. read more

I have rented from figure 8 before and unfortunately our landlord switched PMs while living here but I seriously miss them. They were always so quick to answer my questions and help. When we were signing our lease, our landlord took awhile to come back to us and the realtor was very communicative and followed up with us about why it was taking so long. I looked them up prior to leasing and was a little nervous based on review but I think some people have unrealistic expectations of property managers. Figure 8 is without a doubt the most attentive management company I've ever worked with. I've lived in my apartment for 3 years, and in that time have never encountered an issue that wasn't resolved quickly and effectively (maintenance and appliances, pest control, landscaping requests, fixture installation / replacement, etc.). Louis always responds right away and ensures that a solution is identified and acted upon, whether it's urgent or a "nice to have". He's also kind, patient, and flexible, and just a pleasure to interact with. We even trust him in our home alone with our pets :) Overall, highly recommend Figure 8 property management as a whole. Unprofessional and shady property management company. Apartment was covered in dust and rampant with ants when we moved in and they ignored major water leakage in our unit for 6 months while we were in it. When we moved out, they tried to deduct almost $1000 in painting fees (after not mentioning during anything during our move-out inspection). When I asked for photo proof of the damage, they sent photos from someone else's unit. Avoid any property managed by Figure 8! read more

The people who run Figure8 are not the kind of people you want for landlords. We arrived to the house with no running water and when I spoke to Aram, he said he forgot to tell them to turn on the water and we'd have to wait two days for the water to be turned on. He was extremely unconcerned with the situation. The house we rented (408 N La Fayette Park Pl, Los Angeles, CA 90026) was hastily renovated with uneven floors, unsealed windows and doors, cracks in the walls, and dead bugs and construction dust left around the apartment. Our dishwasher broke and stayed broken for four months while we were there. We submitted numerous maintenance requests and they sent out the same mechanics every time who had no idea how to fix it. Then when they recommended a plumber, Figure8 stopped answering our maintenance requests. We moved out and they tried charging us for nail holes (clearly against California law) and are refusing to return a significant portion of our security deposit despite our fulfilling our obligations as tenants. The house was left in immaculate condition compared to how it was delivered to us and we are still being charged for "cleaning." This company's shady dealings and complete lack of regard for customer service are the reason I will never again willingly do business with Figure8. read more

Figure 8 was either negligent or dishonest with the management of my move out of a house I was renting that came under their care after it was sold. After a pre-inspection and expection in which I was told this was the cleanest house they've seen they charged me $1,100 for maintenance and repairs. The inspectors told me twice, both in the pre-inspection video call and in walk through that paint was going to be taken care of by the property management and that I should only worry about patching specific holes that were useful for a built in media shelf. Never once did they tell me I would be paying for it and they charged me to fix both. Roughly twice what I just paid in my new house to paint two equally sized rooms from dark blue to white. This is not to mention the amount of value I added to the property (outdoor lights, curtains rods, etc.) I've rented many houses in Los Angeles and always received my full deposit. I've even had a land lord reduce my rent because I was such a great tenant. Be very careful with these people. read more

*** I'm writing this review based solely on this company's communication and service. *** I lived in a new duplex for a year with three other tenants from 2016-17. Aside from repeated maintenance requests, we truly enjoyed living there. However, once we all left the duplex at different times, there became a problem with the lease. Two of three co-signers (our parents) were left on the lease, and one was replaced with a new co-signer (attached to a new tenant) without Figure 8 giving notice or getting consent from the other two co-signers. After realizing our parents were still on the lease, we spent three months calling, emailing, tracking down contact information, talking to anyone who could help us, and dealing with this matter ourselves. (Believe the negative reviews posted about this company; they are most certainly true.) My first series of emails were left unanswered, and many times when they said they would email us or follow up with us, we would not hear back from them. They also regularly did not know answers to questions we had about their policies or the lease itself (we would literally get the response "I don't really know" to our questions), and they're the ones managing this property! It was only when we started calling the office repeatedly and requesting for specific follow ups that we felt actions were being taken to correct this issue. They finally allowed my mom to be released from the lease as a co-signer, but they required all other co-signers to sign the addendum that stated this before she could be released (but this was not the case previously when one of the co-signers was replaced; they had conveniently and arbitrarily "changed their policy" since then). My mom and I spent another month getting in touch with the other co-signers to sign the addendum because Figure 8 did not take the steps to properly follow up with anyone or offer alternative solutions. To summarize this saga, my mom and I had do to all the communication ourselves to resolve an issue that was created by Figure 8. The stress of this situation placed a lot of strain on my family. My immigrant mother felt like she was being taken advantage of by this disorganized and inexperienced company. I just couldn't believe the lack of care, concern, or responsibility on Figure 8's part. Truly disappointed with them, because I did enjoy living at one of their properties. Nevertheless, I feel the need to warn future/current/past tenants and highly encourage to be proactive when dealing with legal issues with this company. I work in communications for a large company myself, and it is an unstated common practice for us to ALWAYS follow up and help our costumers/clients, even if we cannot directly resolve the issue ourselves. We do this because it's simply our job. Just like it's the job of a property management company to manage properties. If my family had the money, we would have likely hired a lawyer. read more

Upon seeing some of the poor reviews on this page, I want to encourage people to highly consider Figure 8 still. It seems these issues listed are more political and less in control of the staff. I lived in a house with three girls and a dog for two years. Every time we reported an issue, someone was there within a few days (or sooner if needed). I've had issues in the past where realty companies try and take my entire security deposit or charge me for additional fees without communication. When we moved out of our house, the staff literally fought to get back as much of our deposit as possible. Figure 8 is a team of honest people looking out for their tenants. It has been my best experience renting yet and I was truly sad to have to move. The company's communication and service has been spectacular! read more

Figure 8 managed the last building I lived in. When moving out of the apartment, I asked the them how clean it should be left in order to get the full deposit back. Figure 8 told me, in writing, that as long as it was left in broom swept condition, a full return of the deposit would occur. I subsequently did that, and when the check came, it was $125 short. I inquired and was told that they can withhold that for cleaning since the owner wanted to deep clean the appliances. This was not what we were informed to do and Figure 8 subsequently ducked our calls and emails and is still withholding this money. Additionally, they were managing the building next door and did not have it ready for people to move in and asked us if the new tenants could share our wifi with us. read more

We interviewed Figure 8 when we decided to find a new property management company. Although we decided to use a management group with more experience with housing vouchers, we found Paizley to be professional, honest, and easy to interview. If she did not have the answer, she said "I do not know the answer to that, but I will find out and get back to you in X days" And she ALWAYS got back to us on or before the day she said she would. She never tried to trick us by using doublespeak or gaslighting us, when giving us answers we did not want to hear. If everyone at Figure 8 is like Paizley, I strongly recommend you consider using them. read more

Horrible communication and lack of transparency. I've been waiting on application response for two weeks with on again off again response. Blamed it on owner, however 4-5 days goes by and i still don't get a follow up or any type of courtesy update. Then they kept asking for more documentation. I finally got fed up and went with a different property with a different realty not figure 8. Filled out application, got approved and moved in all in 4 days with them. If you want to live in Echo Park or Silver Lake these are your guys. Located right in the middle of Echo Park on sunset. One of the very few property management groups that I would drop rent off at and stay for a coffee. They also finally put an automated payment and maintenance portal in place to pay rent online and submit maintenance request. Good response time and you can track everything on the website. If you like to pay your rent in chunks throughout the month it's nice to because it lets you make as many payments as you want and lets you know your remaining balance. Nice work guys! read more

Figure 8 came into the picture for me when I terminated services with a hopeless property management company (LRS) which basically took advantage of me, were dishonest and never had me in their best interest. I was referred to Figure 8 by a friend and being across the world at the time, Aram was incredibly helpful and took over my apartment, leased it and his management team took great care of it. When we landlords pay a management company we expect to be hands off and hope the property and the tenants are being looked after. Well that's exactly what happened with my loft. The apartment was rented to an individual that took very good care of the place which goes to show the quality screening process of potential tenants from Figure 8. I have to say I was so pleased with both the leasing team and the property management team. It's quite often we see a great disconnect from both in terms of quality and communication; however, Figure 8 seems to me like it's very well organized and managed. I recommended my sister to them for one of her homes and i would not hesitate to recommend anyone else. read more
