I am not an actual tenant here nor have I lived here. I helped a family friend move a few weeks back and checked out the facilities. The condos or apartments themselves are very beautiful with origami blm hardwood floors and good space. The interior designs and decor in this place are phenomenal. A beautiful place with cool architecture and landscape. The amenities here seemed to be really top notch as well. I was impressed with everything I seen on my trip. The apartment or condo life does not fit my large family lifestyle but if I lived a simpler and more condensed life then they would absolutely be a place I'd check out to live.

The UGLY: I had auto-pay, and they continued to charge me for more than a month and a half after I moved out. They refused to show me how they calculated the refund amount, mis-addressed the refund check, and - despite the fact that it was due to their errors - charged me to stop the delayed check. If you rent here, make sure they don't cheat you too.

Fantastic location... I use to work at Humana and would walk to work or take the free trolley. I love hosting dinner parties... with my incredible view and terrace. If they have an opening... I just may live there again! I would recommend the 800 Towers... for young hip professionals, cool erudite families, or carefree fun loving adults. I Have been here 5 Years and seen many different faces up front, some great and some not so great…read more I have a few gripes, I always thought this was luxury living as advertised.....far from it. its all a fecade(sp) and once you move in all that smiley stuff goes away and then you begin to see the real. I have yet to see them clean the garages as requested a year ago, yeah it's filthy...the parking is a joke with the parking permit they assigned to you. People part multiple cars here and I guess I would too if I could get away with it. When you walk through your apartment, it will look all nice and shiny and after you move in shit will stop working. We do have an excellent maintenance team and they do respond very fast. but this is far from what is advertised. There are other properties that really have great living. Snow removal is a joke, they half assed completed what they started, so if your a Senior, you might think twice. My time is up and time to stop paying $2500/mo for garages and hallways that always smell like weed. Since I lived here, we had a few break-in, a shooting, drugs dealing going on and people fighting out in the parking lot at night. yup welcome to luxury living.

We visited many upscale complexes located in the various areas of the city. It was eye-opening to me because I have resided in the same home for 20 years, but have recently considered relocating myself. I have utilized YELP reviews as a valuable resource before our on site tours of various locations. Many of the posted reviews provided an insiders view which is not available during the tours. The Rialto is the first location I would be interested in having as my next living quarters. Here are some of the reasons I m impressed by this location: 1. 24 hour availability of a common meeting area with plenty of seating and the availability of hot beverages dispensed by a very cool machine. 2. Separate lounge with recreational activities, free beverages, tv, tables and regular organized social activities which allow for residents to interact,or small groups of friends to meet. 3. Gym and Yoga room 4.Large pool with plenty of lounges. 5. Areas for outdoor gathering and recreational activities including a ping-pong area. 6. Underground parking for now extra fee as well as ground level parking dispersed around the complex with 3 buildings designed in a triangular configuration with the pool area located in the center. 7. The third building is currently nearing completion, so many of the units are brand new. 8. The kitchen is large with stainless steel appliances, configured well with large counters and bar seating. 9. Large bedrooms, spacious closets and laundry room. Washer and dryer are included. Shelby gave us our tour, answered all our questions and conducted herself in a super professional and efficient manner. We learned that some unit customization can be accomplished with the resident having the option of painting preference. She told us that lighting can be customized with the resident purchase of ceiling fan or chandelier. The complex maintenance person would do the installation. The pictures I've included are of a 2 bedroom model unit. Since Rialto is a new complex, I learned the first building is just nearing its first year of inception. Currently,there are some generous incentives for a lease. For working professionals who are interested in an ideal location and beautiful complex. My family and I lived at Shadow Ridge for 4 years in the Hazelwood unit. While our experience was…read moremostly okay, there were significant management and maintenance issues. The management team took every opportunity to not be in the office, just about every holiday results in them not being there. Turnover happened pretty often and we became accustomed to new staff working there every 3 months. You'll hear the "I just started here, so I don't know" line over and over again. They like to resolve things by leaving passive aggressive letters on doors. When we had complaints they would send letter. If the issue persisted they sent another letter. If we asked if there was more they could do they'd say "Let me get back to you," and hope you would forget. They are there to rent more apartments out, once you sign that lease the effort drops to damn near zero. Maintenance when I first lived in this community was great. They were quick to solve our issues and were pretty communicative throughout the process. If I submitted a request I usually had it resolved within a day or two. With staff turnover that quality of service went down rather quickly. In my last year living here, I just accepted that I have to learn to fix things myself because they weren't going to properly fix anything. As for the apartment itself, the work they put in is to create a good initial impression. That impression goes away quickly when you start living here. Light switches are at least 20 years old, they squeak and some show signs of rust and corrosion. The toilets barely flush and the water pressure in general is weak all around the apartment. The windows might as well be open with how much air they let through. The A/C barely worked and would struggle to cool our apartment down under 74 degrees. As far as sound, it's about what you'd expect. The only thing I will note is that any conversations/noise in the hallway are a bit louder than you'd expect. Birds and bugs love Love LOVE this community. Our building was adjacent to the forest and I had a tree in front of my balcony. Every spring & summer I dealt with birds nesting in the crevices on our balcony and had to make an active effort to deter them. Bugs find their way into the apartment all the time and usually come through the poorly insulated windows or the vents. I didn't personally have this problem but people on the top floor have talked about rodents in the ceiling. You can ask maintenance to come help but they aren't really going to do much about it. One of the bigger problems my wife and I had was smells. If someone smokes on your side of the building, you are going to have to get used to the smell coming through to your apartment. We've had cigarette smokers on the floor below us and ended up having to purchase a couple air purifiers to get the cigarette smell out of our apartment. Above us we had people who smoked weed and that smell would come through to our apartment as well. We presented the problem to management and their solution was to send letters. As you may have guessed it never got resolved. When my wife and I purchased our home I decided to initiate the move out process. They informed me someone would come inspect the apartment in 3 days (two months prior to my move out date). With a month and half left on my lease I'd say the apartment was pretty much unused and I used the remainder of the time to clean, patch holes in the wall and do my best to make sure the apartment looked as good as it did when I moved in. I turned my keys in on the final week of my lease and it was pretty unceremonious. The woman at the front desk said "ok thanks," and that was it. Fast forward a month later and I find out I was charged for the carpet, but even better I only found out because I looked for the information myself. Don't live here, it is not worth dealing with the people who run this community. And even if you can tolerate them, they'll be replaced with worse people in the next year.

We love living at Park Court. The location is amazing. This complex is located on Cherokee Road,…read morewhich basically runs parallel to Bardstown Road, between Highland and Grinstead (which is the Wick's and Speedway on Bardstown Road). We can walk anywhere in The Highlands comfortably. The complex itself is very nice. It was renovated a couple of years ago, so we're actually the first people to live in our unit since renovation. All of the flooring, appliances, paint, etc. is brand new. The appliances are nice Frigidaire Silver Mist stainless look. The flooring is tile in the kitchen and bathroom and wooden laminate throughout the rest of the apartment. The bedroom has an area rug, but I'm not really a fan of the color or design. It's nice that they give you the option of keeping that to use though. My only other complaint is that the grout in the tile flooring and shower is not done very well. None of it is sealed, so it gets dirty easily and is tough to clean. And there are smears of it on some of the tile, like the job was rushed. Depending on which building/what floor you live in the layout of the apartments are different. They also have options between one or two bedrooms, so that makes a difference in the layout as well. Our apartment is small, and the rent is in the upper range, but it's totally worth it to live in a nice gated community in Cherokee Triangle. All outside doors and gates are locked and you must have a security code to get in. This is very nice, obviously for security reasons. The only downfall is if you order a pizza you've got to run out front to meet the delivery person in the parking lot. But, that's a minor inconvenience. There's off-street parking in the form of a small front parking lot and a covered parking lot in the back. Each resident is given a parking permit for the front lot, but you must pay (I believe it's $35/month) for the covered parking in the back. All visitors must park on the street, and if the lot is full residents must park there too. This has never been a huge deal for us, and typically street parking isn't a problem. There is also a really nice courtyard in the middle of the complex. If your apartment faces into that, which ours does, you will have a patio or balcony overlooking the courtyard. It's small, so there's not a ton to see, but it's nice to be able to sit outside with a few of the gazebo, fire pits, small trees, and rosebushes. There is also seating in the courtyard around the fire pits and inside the gazebo. And there's a nice community gas grill to use any time you like. There's also a community/social room that's very nice. I use this room often when entertaining guests. There's a big screen TV, dining table and chairs, a couple of sofas, a sink, a full-size refrigerator, and male and female restroom facilities. You can reserve this space any time by emailing the complex manager, Sheila. She's really great and always addresses issues promptly. We're planning to buy a house next year, but we are currently enjoying the remainder of our time at Park Court.

We had food truck days, had monthly fun events for my kids and residents, etc. Over the past year, things have gone downhill. For example, over the past few months, our pond that has a fountain in it will not hold water unless it rains and the fountain has not been working for months, the gym closes practically every time we have a big rainfall due to leaks, the pool is now "closed until further notice" with no explanations as to why or when it will reopen, and lastly our entry gate, which we rely on for security (perk of living in a gated community) has been left open and broken for the past couple of weeks. Although maintenance is very quick to fix work orders and resolve issues overall, the property is declining rapidly. In addition, management has been aware of all issues but nothing really seems to improve. When I first moved in here, this place was definitely worth the high rent and the premium prices. Now I just don't think you can call this place luxury living.

The pond is almost always full of algae, the package management area is so poorly maintained that Amazon and Chewey just throw your parcels on the ground and you have to dig through dozens to find your package. Management doesn't care. They really suck. This place was awesome. Oh! And don't forget about all the nasty passive-aggressive emails the staff sends out about the pool. And the signs they posted all over about cameras are watching you. It's pure fascism here. And you have no choice but to use AT&T for internet here... AT&T recently made a contract with ICE and the managers don't give a flying frack about it. Spectrum won't even do business with these guys. RUN!

I noticed someone mentioned Brown Capital Apartments…read more Partridge Meadows, Devonshire, and Lyndon Crossing are owned by Brown Capital. Their tenants pay water, sewer, and trash, and rent goes up ever year. They have removed ALL dumpsters and put in Trash compactors. Renters also have to pay for someone to pick up their trash and dispose of it for them monthly charge. All they have is a pool. There apartments were built in the mid 80's. Apartments are roomy. But they are old and deteriorating. Foundation problems due to buildings settling. Windows with condensation build up. They look dirty but not dirt. Who wants to live some where, when you can not look out the windows. Pets are allowed but there are monthly fees. Need I say any more?
