We paid the same fees as we would have with Redfin, but received an experience that was far worse. Our realtor listed our old home and purchased a new home with us. About midway through the process, I started referring to her as the "designated fee collector" in the transactions. To begin, she had no idea what the market was doing in our area. She told us to list the home for $20,000 below what our identical neighbors house had just sold for two weeks prior. We listed it for the amount we thought it could sell for and received a full price offer. She promised that a professional photographer would take pictures for the listing. When she posted it, it had cell phone pictures she had taken on a walkthrough with my wife before the house was cleaned or staged. I am not sure sure how many online buyers looked at those first photos but I was sure that was why it took longer to sell. When we complained, she hired a photographer to retake them, but our experience looking for a new home was the damage was done to the market in the first few days of the listing as people quickly de-selected the house from their search feeds. When we did receive an offer, it was one bumble after another. The agent clearly had zero negotiation training and after we made a counter offer, she sent us back an agreement saying they had accepted. When I looked at the agreement, they rejected our counter offer completely. Once we made it through the process, the deal fell apart a few weeks later because the purchaser had a lien from the federal government. I then found out that our agent had known this was a problem for several days but failed to mention it to us. We had set up early in the process to have a rent-back agreement with the new owners while our new home was being built. While in escrow, our agent called at three times and asked when we thought we would be out of the house because the purchasers wanted to know. I repeatedly asked why that was an issue since we had agreement allowing us to rent it back for up to a month? We later found out that our agent had told the new owners (according to them) that we would be out of the house the day our new home closed. The agent never went to any of the walkthroughs for our new home, gave us a referral to a mortgage company that was not competitive, and did not give any updates once the contracts were signed.
