What a weasel this realtor is. He was representing a seller in a private club and brokered a verbal…read moredeal between me (the potential buyer) and the seller. The club had multiple restrictions requiring a two-month delay, however we established a clear purchase price and firm intent to buy as soon as club restrictions were met, all of which he said the seller agreed to. Besides brokering the verbal deal, he showed me the home, and forwarded several emails from me to the seller in which the agreed upon price and intent to buy was clearly referenced. Two weeks before the club restrictions were met (a month and a half in), I contacted him to iron out details, he opts to not say anything to me but contacts the HOA to inform them he'll be listing the home at a higher price and reviewing competing offers. After the HOA let me know, and I asked him about it, his biggest concern was not that he'd broken a clearly established verbal contract or let me just wait for 6 weeks in a turbulent real estate market, but to say that he couldn't be sued for this. What. A. Weasel. He was careful to not put anything about the agreement in writing - he puts little in writing as his verbal comms are borderline illiterate - so perhaps there's nothing actually illegal here, but if this is your idea of an ethical realtor, by all means "RemaxRichie" is your guy. Nothing about this realtor suggests professionalism: * He showed me and my friend the home during the pandemic, had all three of us in the home at once, thanked us for wearing masks though didn't wear one himself, and kept crowding our personal space. He didn't want to hang around, saying it was ok if we stayed our own; we were kicked out within 10 minutes for violating the club's rules. * Another home he'd listed in this club sat on the market for nearly a year before finally selling some $40k below asking. For some inexplicable reason, he opted to share with me that the seller cried when she signed that paperwork. * In countless email exchanges he did not manage to spell my name correctly a single time (it is 4 letters and was in both the header and signoff of every single email). Who would choose this guy to manage legal documents for a purchase in the 100s of thousands of dollars? * It's possible he's not fully literate. This is a direct word-for-word example of the quality of his written communications. Before sending this, he tried to call me some dozen times in one afternoon, seemingly preferring to not have the convo documented and/or slow to catch on that I wasn't interested in further verbal nonsense from him: _________ Hi Anja I want to respond to your email you sent me yesterday first of all I called my attorney Steve Peiffle about what you said about a verbal or implied contract and this is what said to be a valid contract your would have to a price and a closing date and terms you did not have all those things. Next I would turn down commission if I thought anything unethical was going on I take my ethics very seriously in fact I forwarded the email you sent me to Fran and she said that I was the most honest and ethical Realtor she has ever met. When I am going to list any home in the Stillaquamish Club I always let the HOA know and didn't think that I had to let you know that. Now I am a fair person so if you still want to write a purchase and sale on Frans cabin than we can do so before I put the cabin on the market. And I can email it to Fran since the border is still closed. She has told me that she hopes when the border is open that she could be able to spendmore some time enjoying the cabin for a couple months so she would not want to close until September that may not fit into your plans. Next thing inspection because the home would have to be recommissioned first and also the neighbor has told Fran that the well needs to be repaired before the inspection could done.
