She represented our needs and views to the seller promptly and thoroughly. In general, it is my sense that, with today's property values, commissions are too high. In this case, Lily earned her fee. The detailed version: We have just completed an arduous journey with Lily. It was to conclude a 1031 exchange, after the sale of two properties (in which Lily was not directly involved). We teamed with Lily as property 1 was in escrow. Property 2 closed escrow several weeks later and had its share of issues. It began with a property search while property 1 was in escrow. No doubt, each buyer has a set of "specifications" for the property desired. Whereas the location of the property was not overly restrictive, it did want a modicum of seclusion and some land on which to grow a modest garden and raise animals. The living quarter specifications were modest. Our first attempt at a replacement property collapsed as the seller had a change of heart and chose not to sell; this was after a reasonable negotiation within a reasonable time span. Late in the agreed upon closure span seller backed away. Search number 2 began; it took several weeks. Negotiations were over within a longer than usual time; the seller's agent was semi-retired and remote from his clients (therefore, close/frequent communication was not happening). Lily was faithful to our requirements for the deal to be acceptable. Lily has connections with numerous specialists in the property purchasing process. Although we had most of our own from past ventures, it was useful to have her knowledge and that of her broader team available for advice.
