He could care less about the tenants and takes advantage of them or evicts you with false proof. Except for delinquent rent. Makes up reasons why you should not get your security deposit back. His properties are never updated or maintained for as long as you live there. For instance example, No rug cleaning or fresh paint. They're very slow in the response to maintenance calls. The quality of properties is outdated. No amenities. Noncommercial washers and dryers, they're old outdated small coin machines. No value in the properties he owns and what he charges for rent. The ding-bat sister in charge of rental showings is a professinaldisgrace at performing her job.

Currently I'm staying at Hollow Crest Apartments, one of several properties owned by Fleetwood Management. I have to say this is one of their newer and better locations to choose from. Their best would be Hillcrest which is right next door to Hollow Crest, slightly more expensive and geared more to someone who's ready to settle down. Hollow Crest fits more in my budget of around $700-$800 a month for rent. Also has an elevator which made it easy to move to my apartment on the top floor. Close to the I-95 highway and in between East Greenwich and Warwick on Post Road. It's right near the Remington House Inn and across from a cemetery so it's nice and quiet aside from the occasional busy traffic during rush hours but the building is pushed downhill and away from the road. Occasionally you wouldn't even see it off the road except for the sign for Hollow Crest. The apartment building itself has a nice giant parking lot enough for residents and visitors. No assigned parking except for the handicap and reserved parking near the main door. The main door is locked and all residents need a key to get in while visitors can use the buzzer to page people to let them in. It's a 3 floor building and there's about 40 1-bedroom units all designed the same way with electric heating and wall to wall carpeting. Since I've been here my electric bill has been between $40 - $100. Probably because I haven't had to turn on the heat much and I use 1 CFL lamp to light my whole apartment. All the rooms are wired for FIOs but I'm stuck with COX since it's cheaper for me. A nice thing is that each room is self contained with it's own water boiler in the doorway closet and a fuse box in the bedroom in case anything trips off. Thankfully haven't had to, but good to know it's there. Also like my apartment in East Side, there are wall ACs in the living room and bedroom There are two laundry rooms on the second and third floor with 2 washers and dryers. Haven't had too much problems with sharing the facilities with other residents and they get the job done. All the neighbors I ran into have been middle age and up and they've all been pretty friendly so nothing bad to report there. Maintenance is pretty prompt about getting things fixed. I had a problem with my garbage disposal and after a day of putting in a call, they came in and had it fixed and even told me what the problem was and how to fix it myself if I needed to. Stairs and hallways are kept clean by a cleaning crew that comes in every so often to vacuum and steam clean the floors. Management was pretty helpful getting me set up and took care of fixing any problems before I moved in (carpets were steamcleaned and a broken stove handle was fixed). They are also pretty good about putting up fire inspection notices and lease information and they give a six day leeway of when rent is due so really no excuse for late rent. Some minor things that stops me from giving five stars is the dumpster for trash bags is located away from the building in a corner of the parking lot. At night there's virtually no light to see anything so I need a flashlight. There's also been times in the morning, some racoons or squirrels dumpster diving overnight gets trapped in there, so caution has to be given when opening to throw in trash in case they come flying out and maul your face. Also some morning construction wakes me up in the early mornings on the land located next door. Maybe for a new building? Closing the window muffles the sound a bit but still noticable. Despite that, great place to live for a single person or a couple starting out. I visited their other locations which are cheaper in rent but a bit dated. I would pay the extra to be more comfortable.

My landlord passed and his business partner decided to sell the house, I'm assuming because she is elderly and couldn't keep up with the property any longer. The moment this company bought our house, my life was changed. They removed our washer and dryer for no apparent reason. One day I came home to them throwing all of our belongings stored in the basement away with no notice or warning because it is "illegal" to store things in the basement, I went weeks without heat and hot water in the dead of winter and they quite literally refused to compensate me. I had to shower at friends and family members home daily for several weeks. They provided a small space heater and it made my electric bill sky rocket. They "lost" my deposit and required me to pay them another deposit. The agreement Jeff and I made (add $50 to the rent monthly until it reaches $1000) after I reached the $1000 I assumed my rent would go back down & they had zero recollection of the agreement. So not only was I paying an extra $50 per month in rent, but they were also telling me I didn't have a deposit on file. I clearly wouldn't have been able to move in if I didn't pay a deposit. I had strange men that "work" for them show up at all hours of the day and night with no way to enter the home & when I refused to let them in because I was given no warning, an employee showed up at my door and screamed at me and threatened to evict me. I'd never let a man that doesn't know the company's name in an unmarked white van into my home while I'm there alone. I quite literally NEVER had an accurate lease and had to chase them for months and months to get it updated. Wether it was my deposit, rent amount, my cat being present in the home, my utilities being included, they always made sure to get something wrong in writing that would essentially benefit them and screw me over. My utilities were connected to the building and outdoor lights so my utilities were always included in my rent. I came home from work one day to no electric in the middle of summer. My food went bad. My insulin that needed refrigeration went bad. No warning, apology, or change in rent after getting them in my own name and continuing to pay the outdoor lights for the other tenants. Even their own handy men and plumber talked negatively about their integrity. I decided to break my lease and moved out. If living under them, I recommend keeping EVERY conversation in email so you have proof. Jeff is such a bully and thinks he is above the law. Horrible, horrible people. He also has a Tik Tok account where he does nothing but bash his tenants. Please stay far away from these inhumane animals.

It doesn't work like that folks. There is a thing called due diligence in the real estate industry and sometime you need to roll up your sleeve and do your job. I am a homeowner / landlord and I also take time to volunteer my time to sit on some of the condo boards around RI. Been doing this for over 10+ years, and the last time I checked no one is perfect. Diamond Star Property Management is by far one of the better companies out there for managing your property, Trust me I seen a lot of hacks out there and in the State of RI you don't need to have a license to be a property manager let that one sink in! There are plenty out there that will take you money, decimate your budget, and then play the drama games with you. I brought Karen Maw and her group into 2 properties that I sit on the condo boards as the current President. With her going through our books and our vendors we were able to save the association $12K/year that the previous boards were wasting the homeowners funds. She is no nonsense and is not going to butter you up if that is what you're looking for she not for you. Folks you are adults act like it for once! There is another association where she has manage over 15+ years in the 11 years owning a property there my condo fee only has gone up $30 and my condo fees are under $200/month. Its unheard of ... Word of advice maintain a paper trail with anything you do, documentation is key in anything. Remember feeling doesn't solve problems solutions do. Even though she says out of 84 units I was the only one that didn't like her. She's delusional. gonna cost us thousands to fix what she ignored. she's very shady. Stay clear of this company.

My experiences with Rachel, Leslie, Dave and the rest of the crew were all fantastic. The apartment was spotlessly clean when I moved in, and I had zero issues with getting responses to my requests over the past 3 years. Sometimes it took a day or two, especially if it was the weekend or they needed to hire a plumber / electrician etc, but it always got done and with professionalism. Even when rent went WAY up on other units, they always kept my rent the same, and even worked with me when I lost my job - I really appreciated that. Having had bad landlords before, I know the difference and I can only hope my new Landlord in Boston is even half as good as On The Hill has been to me these past 3 years! Thanks guys!

I got on an Amtrak the day after I spoke with Leslie because she actually took the time to speak with me by phone. She's the real deal and knows the business. It was definitely worth the trip. Unfortunately, my situation changed and I won't be needing an apartment in PVD at this time. I'm a former real estate broker, coop board member and landlord from NYC. My experience with tenants is that they typically have no vested interest in the property that they're renting. Looking back at my college years, it must not have been easy to deal with a wild child who liked to party on and off campus... sound familiar? All this to say - property management is a thankless job. PMs are not your parents. You're that person who brings the party home? Be prepared to take ownership of your actions and be responsible for your guests. If you don't agree with the lease terms or didn't bother to read them in the first place, that's on you. Five stars for exceptional customer service.
