We've been saving our money to fix our back porch and deck so our family could enjoy it this summer. But we never had that chance. Once we saved up enough, we began looking for contractors that could help us. We found Ryan Goss with Pacific Northwest Woodcrafts and thought we could trust him because of his previous work. Not only that, but we wanted to support a smaller business. We met with Mr. Goss and shared our vision for the project and he seemed eager to help us. He gave us an estimate for $32,000 and asked for 20% down or $6,400. We gave him that plus some, paying him $10,000 up front to get going on the project and could buy the necessary materials. We hired him on June 24th, after only 10 days after hiring him, he reached out to us saying he needed another $10,000 for more materials, but we still didn't see anything delivered. We trusted him and gave him the additional $10,000. Then, the following month, he told us he needed a cash advance to pay for some other bills. He asked us for $1,500, although we were hesitant we understood where he was coming from since our family has owned small businesses. He asked for cash but we document everything via text and signed a receipt. Then he asked for an additional $5,000 for materials for railings. We gave him the money and went to Dunn Lumber to choose a railing. Before we left the store he told us he would buy the materials there that day. However, it turns out he never ordered the materials after I left the store. Instead, he went to Home Depot and got a quote for a more expensive railing that we didn't choose. The railings didn't arrive until three months later and still haven't been installed. After months of back and forth we found out he got a job at an apartment complex, he took all his tools and told us we were no longer his priority. The project is still incomplete, there are unfinished projects and the few projects he did work on are uneven and not the standard he promised us. We've reached out to him multiple times and he claims he's done. He told us it's done and paid for and that we'd have to wait in line. Since hiring him we are out almost $29,000 and our porch and deck are still incomplete. We now have to hire a new contractor and the estimates we receive show that everything will have to be re-done. We are working with an attorney to try and reconcile this, but we want other to know that this business and owner is not someone you want to have work on your house. My family is out several thousand dollars and we don't want anyone else to have to go through this.

We asked to have a room converted back into a bedroom after the previous owner had tore it down. They said it was a very simple job, put up a few walls, hang a door, etc. and that it would take 5-7 days to complete. Handyman hires subcontractors and assigns them to a job, we were assigned Ro. He was very nice and had a good personality, but was extremely unprofessional, always late, skipped days without notice, quality of work was very poor, always lied, over promised, under delivered. The total length of the project was over 8 and a half weeks. 40 business days or 56 days of people in and out of our home, which was far more than 5-7 days. Each week we received a note that stated it would be completed by end of week, which was a lie each time. Job started 4/8 - Job ended 6/4 Ro would have random people at our home on any given day, some of which I'm not sure if they were licensed as he claimed one person was his "brother" and that gentleman seemed like he didn't know what he was doing. Example would be this man painted all of the was with paint that had no primer in it and did not primer first. So the following day when it dried, the paint started to flake and peel off in chunks. Ro would also leave piles of trash at our house and construction debris in our walkway, which in our contract it said he would take it every night. Did not mask off the room correctly, got dust in every crevice of our home, and made it impossible to walk through with the way he hung it. In total we had about 12+ people (contractors?) work on a job that was claimed to be simple and only take a few days to complete. Durning these agonizing 8+ weeks, I was in contact with Travis the owner. I was expressing constant frustrations and concern of quality of work. He would always over promise and under deliver, along with zero follow up. For the duration of the job I felt as though I was the project manager on his behalf. It wasn't until his GM Jeff returned from vacation and I demanded and in person conversation that Ro was removed from the job and the rework began on all of the things he messed up. Jeff was good to work with and has much better communication. But anything is better than almost nothing. Rework was as followed: Door was framed wrong and had to be removed and replaced All walls needed to be skim coated (they did this close to 6 times?) walls still uneven. Floor had to be torn out and redone a floor guy laughed at how bad it was done the first time Baseboards were removed and replaced but have gaps everywhere. Drywall damaged after install, replaced and fixed Fan was wired incorrectly causing the circuit to trip All the door trim was installed with wood screws and was over filled with too much wood fill A bunch of damage happened to things unrelated to the job that I asked them to fix. They painted 3 times as they kept having to fix things I'm sure other things but this was all I documented After all the rework and continuing quality issues of work being done we told Travis and Jeff that it was fine to call the job "completed" and please cut us an invoice. Even with us not being satisfied with the finished product, we wanted them out and our home back. We received a muddy invoice that we had to verify as it was a mess, once confirmed we paid it and moved on with our lives. Now everyday I look at that part of my house in regret of hiring this company. I'm writing this review in hopes that you can avoid what we went through and I would encourage you will find a better company to work with, as we have. Paid to have squishy floor shored up. B team put down real thin plywood. I brought it to his attention and asked to remove it and put down thicker, more solid plywood, but he just put down another thin sheet. B team assured me it would be fine. LVP installed and bathroom done, and my floor is still squishy and LVP is separating and cracking in spots. That said they were the only ones I could find who would do subfloor repair, so that's something.

Lakeville failed to deliver quality in their work, completed months after promised, failed to communicate around the job and went over budget without disclosing the increased costs. I would strongly urge anyone to look elsewhere for a partner on their home remodel. Our experience was extremely poor on all fronts. Our main mistake (aside from hiring Lakeville in the first place) was not firing them from the job earlier. Many of the problems we hired another company to fix which took additional time and money on an already over-budget, over-schedule job. You can see from the attached photos samples of the issues we faced which were catalogued by a third party. Note that these photos were taken at the completion of the job - not while it was in process. Additionally, there are construction defects that we will continue to live with which include: a fireplace built at the incorrect height, a wall for a recessed door outside of the master bedroom that was rebuilt incorrectly and now doesn't hide the door, kitchen cabinets missing design elements that our architect designed, and a curved stair railing that is misaligned with the curve in the stairs. This company was poor in communication throughout and argumentative when we looked to fix defects as we discovered them during the process.

Budget and scheduling were pretty close to expected except for a few issues caused by last minute client change requests - no fault of Lakeville's. Lakeville is unique in that they approach the project with realistic expectations and don't try to sell you a bill of goods like other contractors looking to play to your "cheapest bid wins" instincts - only to surprise you later with big bills. Rather, the owner and her project management team are very good at explaining why things will cost what they do. They don't pretend to be the value player in their field, they strive to be one of the most quality players in their industry. There is a saying that you get what you pay for and with Lakeville you get every pennies worth. From the clear and consistent communication to their client-focused design recommendations (the owner is a woman who knows what a woman wants - outlet in your bathroom vanity drawer for your curling iron and hair dryer, anyone?!) as well as their excellent craftsmanship, Lakeville always aims to please. If you've done a remodel before, and I've done plenty as a real estate investor, you will know that sometimes scope creep happens (I can dream big sometimes). You will also know that once you open a wall, plans can take a turn depending on what it looks like inside. Lakeville tries to anticipate these things happening by telling you upfront what the difference could be between "best case" and "worst case" scenario once that wall is opened, and how much more your bill might be depending on if you pick that solid surface countertop and chandelier that's 10x your planned budget. I love the transparency and honesty. So if you are looking for a partner on your home project and have reasonable expectations that a remodel or construction project scope, budget, and timelines may need to be a little fluid on both the homeowner's and contractor's side, you will be in excellent hands with Lakeville! If you have unrealistic expectations that everything will go exactly as planned, then perhaps no contractor will be a good fit.
