Wretched property, with no exaggeration it smelled like someone had chain smoked in there for 150 years, ceiling fell down within a day of being there, had to sleep in my car to avoid the stench. When I tried to get my money back she kept 2 months rent plus a $35 processing fee. I know lawyers and threatened to sue, so she coughed that money back up, plus the $35 processing fee. I would give zero stars if I could. Absolutely DO NOT rent from this company. They seem nice at first, but are very predatory and not very well managed. They take advantage of young and naive renters by charging them way too much for terrible properties. We lived at one of their locations for about 3 years. We only stayed for the location since they have a monopoly over the Ritter Park/Southside area. There were numerous issues that we brought to their attention during our time there that were never fixed or took a long time to fix. For example, last summer we went over a month with no ac that they refused to replace. The HVAC company would come out weekly (sometimes more) just to tell us that there were no more repairs to be done. The unit was too small and too old to cool our entire house. They finally replaced the unit after close to two months when we threatened legal action. The same thing happened during our first winter as well, going weeks with no heat that they refused to repair. Our basement always had standing water and is full of BLACK MOLD. Our kitchen had busted tiles from day one that not only created an eye sore but also a safety hazard. Our carpets were also DISGUSTING when we moved in. They looked old, were frayed, stained, and reeked of dog urine. She claimed they were professionally cleaned, but that was obviously a lie because the previous tenants didn't even leave until the day before we moved in. Now that we are finally moved out, she is cheating us out of our security deposit. She is claiming that we caused damages that were there when we moved in that she was made aware of multiple times. We are currently in the process of suing her for our deposit back, but wanted to warn any prospective renters. DO NOT RENT FROM THEM!!!!!! read more

Went to go tour a few of their apartments the other day and was shown nothing but red flags. There are plenty of things wrong I can list: creaky caving flooring, crooked cabinets, painting over doors that make them unable to be opened, old appliances, stained carpeting, small bedrooms, the smell of piss. Too cheap to even have the AC on for the tour even though it's literally 90° weather. She was nice, but I literally thought we were being pranked or something! It was laughable how poor the quality was of all 3 places we were shown. What got me the MOST however, was a top floor apartment she had at 622 1/2 20th St near Buffington Ave that had a cozy pile of half dead roaches sitting on top of a recently refinished kitchen counter. She told us that the roaches had entered from a crack in the wall and to quote her she said, "we had the spray people come and spray them out" please, you probably had someone come in with a can of Raid, couldn't even throw the still twitching roaches away for the tour, AND you would charge $1,300+ a month for this??? I would take my business elsewhere, the immediate impressions were very bad. Everyone I know who have rented from them have stated unsavory behaviors from the management like how they do not take legitimate building, safety, sanitation concerns seriously, will blame tenants for previous existing issues, either taking a long time to or just not helping. Do NOT rent from Ritter Park Properties. They seem friendly at first and all seems well... until you start having issues. Their properties frequently have major sewage issues-- sewage coming out of other drains, backing up, etc. They will repeatedly try to blame you for the damage even as their maintenance staff make it abundantly clear you could not have caused the damage (for one example, hundreds of wet wipes being pulled up despite having lived there less than a week). They will leave you without a functioning toilet or other critical utilities for days even with you bugging them constantly. They do not clean properties between tenants. Upon moving in don't be surprised to find broken furniture left behind by previous tenants, broken glass, food remnants, obvious pest presence, and filth. However, they will charge every tenant that moves out for cleaning and damages! They will also blame you for any pest presence so you have to pay for your own exterminator. I'm familiar with tenants who were due to move into a unit only to find it uninhabitable and dangerous. Ritter Park Properties offered nothing. They were left scrambling to find a new place to rent from with less than a week on their other lease. read more

Still a slumlord, unfortunately it's a small town and this is accepted and shit gets swept under the rug, it's unfortunate she is still taking advantage of college children, and not giving back deposits still not that she can't it's because she refuses. My advice stand your ground demand she so the finale walk through before your move and make her write you a check before she leaves she can do this and it's in your rental agreement make sure !!! Absolutely do not rent from them. They are exploitative and neglectful and will do everything in their power to avoid taking care of issues. We had to stay in a hotel enough times that the staff knew us because our one bathroom had sewage backing up into it. They tried to blame us even though it was an issue that their​ maintenance team agreed couldn't have been caused by us in the time we were there. Our rental was also absolutely filthy when we moved in (we were cleaning years of gunk off the ceilings.) It also came with pests that they blamed on us and made us pay for an exterminator. They then turned around and took "cleaning fees" out of our security deposit when we left despite the place being far cleaner than when we'd moved in. I also know of tenants who showed up ready to move into a new place to find it absolutely filthy, with glass and furniture in the yard, and with obvious pests. It was absolutely unlivable and they had to find a completely new place with only a week left on their previous lease. read more

The absolute worst renting experience I could ever imagine. We sent in electrical issue requests for several months, and they wouldn't do anything about it. Electric company finally came and had to turn our power completely off because we had been at risk of an electrical house fire. Even though we lost multiple appliances throughout the duration of the electrical issues and hundreds of dollars of groceries in the process of repairs, they did not compensate us for anything. They will lie to you, blame you for their mistakes, and rob you of your money. Michelle does not care about you, your safety, or your experience living in her rental "homes". At the beginning it was great but as the human sewage started to back up between the houses and management was told over and over, they simply patched it with lime not wanting to do the real work to find out what was causing this issue. Feces and urine would run down the sidewalk. Eight months later the neighbors and I had had it. we contacted the health departed. the next door neighbors were told by the health department to vacate immediately. Ritter park did nothing to assist with relocating all the tenants while the repairs were made. Methane was extremely high in the apartments. Now, the new neighbor reduses to pick up the 45+ piles of dog feces from his two German Shepards and Ritter Park yet again does nothing. I am trying to lease out my apartment because I'm moving out of State and I've already had one couple interested but they told me with all the dog feces they wouldn't feel comfortable letting their kids out on the grass or side walk. DO NOT RENT from these folks. I've been picking up trash in front of their properties weekly. this is not a tenants job this is the property managements job!!! read more

If I could give them no stars I would. They always took forever to fix things that were broken, some of their properties should not be lived in. The property I lived in was on the bottom floor and the apartment above had a leak which caused our ceiling to collapse. Do NOT rent from these glorified slumlords. Everyone in my apartment complex at 1034 12th Ave had huge issues with mice, roaches, gnats, flies, etc. The managers denied any accountability for improperly sealing the outside. Everytime we tried to wash clothes in the laundry room, it flooded and it was never fixed. The maintenance men are a joke, and have used literal duct tape to fix the water heater. The fire exit was NOT safe to use. Few windows opened. Many windows broke during my tenancy because they're outdated yet they want to hold me accountable for their lack of upkeep. I signed this as a sublet, and I regret not doing more research on these slumlord bullies. Many people moved out of the building and took financial losses because it is so disgusting. Michelle tries to sell the properties by saying they have character, lots of natural lighting, etc. But in reality this properties are outdated and disgusting and way overpriced. Upon moving out, they wanted to charge my roommate and I $2000 for cleaning fees after we had scrubbed the apartment for days. Now they will not give us back our deposits and want us to give THEM money. They are bullies. They do not care about your comfort while you rent from them. She makes her money from double renting houses to people who leave early from the filth who are afraid to break a lease with her because she threatens collections. Then she tells that first tenant they can leave but must keep paying on the lease until she can find a new tenant. She rents to a new tenant and never tells the first tenant. when she rents it. Both tenants pay for months. I was the second tenant. The first tenant still had keys and knocked on my door and asked me who I was and how long had I been there. I said a few months. He told me what had been done and gave me the keys. It was frightening in many ways but the grift was the most frightening part. DO NOT RENT FROM HER!!!! If you do break a lease she submits dirty accounting sheets that treat your initial deposit money as a negative balance against you. Cooks the books. Plays math tricks until you feel insane. The collection agency can't even believe it when you show them. They understand it and give you a break. Just stay far away. Nothing good will happen if you owe a dime to her. She harassed me via phone calls and text for weeks telling me I owed more money when I in fact did not. She eventually stopped because she knew she was in the wrong. She will also allow other tenants at other properties to go in your yard/space. She blamed a dry rotted carpet on me and took my deposit even though there were holes in the carpet prior to my move in. She would bring people to view the apartment WITHOUT a heads up. I contacted the slumlord, Michelle Grant, multiple times about my roommate breaking the lease by having more animals than allowed, partying loudly until 4am and smoking in the apartment. She did not evict my roommate. In fact upon hearing of my concerns, my roommate threatened me and my belongings and gave 3 days to remove myself and things from the apartment. Just got a call this morning that my security deposit is no more due to the apartment being a mess and reeking of animals. I ended the call with "told you so." Then out of the hole there were rats and they chewed almost through the entire door and chewed holes in the floor (never came about this issue). We moved out early because I could not live here 1 more second and I come back 1 day and the very nice neighbor across the road told me that they have been coming in and out of my apartment the last couple weeks (with no permission). The sewer line had issues the entire year I lived there and was never completely fixed, mold grew on our things and we were gaslighted about it even though I had an in-home mold test done that proved it, etc. It was one problem after another and we were constantly putting in maintenance requests. This is a HORRIBLE place to rent. Michelle and her company are nothing but rude, and falsely accuse their tenants. The apartment we had was on 820 11th Avenue #2. It was trashed when we got it, and it has fallen apart since we moved in. There was a roach problem throughout the whole building, however it was pinned on us. Even though there wasn't a single roach in our place, we still got blamed. There is a woman downstairs who will complain about "noise", even if you sneeze outside. We are so full regret for taking this place. Never rent from them, as you will soon see how truly horrific they are. I'd rather be homeless again. Buildings are old and not properly sealed off from one another so you will have problems with pests on move in day. They will try to make it out to be your fault. They are the worst to rent with had to spend 200 dollars to clean my apartment with when I moved in because it wasn't cleaned told Michelle about it didn't do anything about it had government assistance with mountaineer rental assistance told us we were paid till March bc we didn't use any money till June so I applied for as much as I could being a first time applicant well come to find out I moved in in July they paid for June's rent she tried to say I owed rent in November because the funds had ran out. They should let you add photos to the reviews. Poor customer service. you have to threaten to call code enforcement or file a claim at the court to get them to fix things. They want to act as if they are providing excellent survive and upkeep and thé do not. I had to clean my own apt when I moved in. one of the windows in the unit was plexiglass duct taped to the frame. the water lines were backwards and they wouldn't fix them. I had to wait a week to get pest control services and threaten them to get the approval sent to their pest control company to schedule an appointment. so much more, it's ridiculous. would NOT recommend! read more

I lived in one of their properties for 3 years. The third floor was a fully finished attic that served as a common room and bedroom. There were cracks all along the ceiling and walls from the house shifting and we were charged for these cracks. The ceiling would leak right beside the ceiling fan and ultimately lead to parts of the ceiling falling onto the carpet. We were charged for this as well. There was an attached laundry room that was in the process of rotting out and it felt as if we were going to go through the floor just to wash our clothes. They charged us $250 after we supplied them with a $300 receipt for carpet cleaning because we didn't use their recommended company. The properties are old and they make little attempt to fix them all while creating charges to withhold security deposits. we lost our $1600 deposit and were charged an additional $500 after diligently going through their supplied checklist. I have been a long time tenant of Ritter Park Properties and have always been treated with kindness and respect from Greg and Michelle Grant and all of their workers. I have lived in 3 different apartments over the years and each were spacious, clean and in a great location near the park! If I ever had a maintenance problem Michelle or Cara were quick to send a repair man right away. Another reason why I chose to rent through them is their pet policy. In Huntington it is very hard to find apartments that allow dogs, so this was a huge plus for me! When I first moved here a couple of months ago I looked at several properties owned by Richard Park properties, all had serious safety issues. For example, one had a single access to a second story apartment, a metal landing that was rusted through with a hole in it. Another building had a crumbling and sagging overhang that looked like it was about to fall over the entrance of the building, black mold on the window joints, dirt everywhere. This was the best one of three showed me. When I asked her if I could take possession of it after they cleaned it, I was told that this was going to be rented as is.The owner told me that their business had tripled in the past year, and with 97 properties to take care of that was the best they could Their website claims they rent clean, beautiful properties. The ones they showed me were ugly and dirty. currently they have a big top page banner ad on an SE targeted to students. The housing they are renting is far from safe or sanitary, just like the majority of rental properties in the city. Apparently, RPP puts money that should be spent on maintenance into their Google advertising. read more

I was extremely disappointed with my experience dealing with Ritter Park Properties. The first time we viewed the apartment we felt very pressured by the landlord to sign right away. Then when we were signing the lease she sprung it on us last minute that we would have to sign through May of the next year (it was February) so longer than a year lease which we originally discussed. When we asked about utilities she assured us they were very reasonable hardly ever reaching 200$, that March we received our first 300+ electric bill. The apartment was disgusting when we moved in I had to scrub the walls and shampoo carpets myself. I tried to let these things go and make the best of it but now it is 4 months after moving out (did not break lease) and I have still not recieved my security deposit back. I would agree with the comment below, the only great thing was the liberal pet policy.. until after a year renting with them, I was forced to pay a non refundable $150 deposit for my pet that I was already paying an extra $25 a month to have. Secondly, as a tenet who always paid rent & never caused problems, when I got a mouse infestation, it took countless texts & calls to get action taken. The tenant after me reported she had bed bugs & they refused to help. When I moved away, they stole $200 off of my deposit for "cleaning" which included a microwave that I left for the new tenant that did not belong to the landlord & the removal of glow in the dark stars put up with puddy above the bed. This was after Michelle had asked to take photos of my apt for advertising. I asked to see the pictures that were taken & they refused. This, I promise, is because there was nothing to clean. I believe they tried to get as much money as they could because I was moving out of state and no longer renting from them. Stay away from Ritter Park properties. Apartments are old and not well taken care off. There is trash outside the properties and no comes to clean it. The apartments constantly need repairs (toilet, roof, floor etc.). Michelle Grant sends folks to do the repairs but the men are either lazy or just don't care they take their sweet time to complete the work and never offer explanations of what they are doing unless you ask. She sends folks to mow on a Sunday-really? When one is having a peaceful time you hear lawn mowers roving all over. I don't think they intend on making any permanent repairs as the tenant turnover is so high with students and what not which means they are making a ton of money with very minimal repairs. If you are new in the area take your time to find a decent apartment. read more

I have rented off them for 2 years is was good until December and then they hired new maintenance guy I thought that it was with mikes handyman but I call Greg Grant and found out that he had hired a new guy .my things starting to come up missing and he was smoking dope in my apartment I contact Greg and Michelle Grant and they irgone my compliant I will not be renewing my lease with them.please do not rent off Ritter park property. We rented from them but they put us in an inhospitable apartment. It was filthy when we moved in, with cigarette butts all over the balcony. We moved in to find a waterfall leak in the ceiling every time it rained, and a second leak in another bedroom. The took over a week to fix the first leak, and never fixed the other leak. Windows were falling off the rails but the apartment was presented as being in good condition. They bragged about the floors being finished but the job was done so poorly that the floor was sticky and thick with finishing materials that turned our baby's feet red from irritation. When we told them we had to move out because of this toxic exposure, they dismissed our concerns as simply an excuse for breaking the lease. They still demand rent, even though they didn't compensate us for the repairs we made. Uncaring people, and completely ignorant of the law, which mandates that residences be clean when moving in, and that tenants have a right to break the lease when there is a violation of health or safety codes. read more

Really awful place. When I moved in it was decent but then found a lot of problems. Their maintenance people are loud and leave messes and/or trash at places. Dirty and took me awhile to clean. Most of their property have really crappy windows that do not hold in the heat well at all. Not worth their money at all. Mold all over the place. My walls are nothing but drywall and very little installation. I can't wait to move out. Save yourself and do not rent from them. read more
