Overall, my wife and I love the River House! It has great amenities, nicely finished apartments, and is in a wonderful location. The management has been very responsive and great to work with. The rental office is not attentive and at times negligent. Among other things, the office begins a contract with a towing company and fails to insure current residents are protected, so the towing company removes apartment residents cars from the garage and charges the resident a $300+ towing fee to get their car back. read more

I was hoping to have my issues with River House resolved before resorting to writing this review, but nothing has been done and not a single shred of communication from the leasing office. When i started living here, things were great. Greystar is not a perfect management company by any means, but they at least cared for the property and residents much more and much better than the new company, Avita. Since Avita took over this place has gone downhill. The first thing they did when they took over was come in and take photos of all areas of our apartments, which was weird and invasive and also not normal at all. Then their "big fixes" included updated public areas (re: we would rather have our individual units updated, you know the ones we actively use daily) and a big, loud, long paint job that interrupted my sleep and routine considerably for months. The gate was broken in the main garage and still is, there's mold in my bathroom in several places, the floors have weak spots that make it hard to clean, the tile in my bathroom is cracked and missing grout and has been that way since move-in. Aside from these issues, good luck getting ahold of Avita or the leasing office. You're put through AI answering machine hell before you even get an option to speak to them, and if you do get chosen to speak to them you're at their mercy if they actually answer or not. Don't bother emailing either. You'll get a wonderful AI response that really knows your feelings (total sarcasm, it's actually infuriating) which does nothing. I'm not sure if human eyes ever actually see it. If you visit in person, which is normally the only resort, they'll take notes and assure you that they'll take care of whatever it is you're asking, but the truth is they can't wait to shoo you out of the office, to resume what "work" they're clearly NOT doing. Here's what finally spurred me to write this review, and it might be the only thing that actually "escalates" my complaints: They overcharged me $72.80 for the month of June, which I paid since their system doesn't allow partial payments, promised me a $500 concession for renewing my lease applicable to the month of July, and when I tried FIVE TIMES to call, email, visit and communicate with them to fix the over charges, they did nothing. Then they tacked on more double and triple charges to the month of July, totaling $182 and refused to fix the billing issue. I have emails, paper trails, and payments to prove my efforts and still nothing has been done, no communication from the office. I REFUSE to pay a late fee since this is the total fault and negligence of Avita's staff, but they were quick to add that to my balance due. I did the math myself and handed in a paper check, which is a first for me, and shocking since i'm literally trying to pay them. It feels like they're trying to steal money. The last time I spoke to Jackie, she confused me for another resident who apparently moved out, so they don't even bother to remember details or who is who among residents, which is embarrassing if you know anything about hospitality. So, if you're a future renter, do yourself a favor and live somewhere they actually bother to properly maintain and communicate with you (not gonna count the passive-aggressive mass emails for the whole community, sorry). read more

HORRRIBLE! I have lived here almost 3 years and this place keeps going downhill. It is dirty and unsafe. The new management is bad, one of the ladies is just a terrible and rude person. The fence to our parking has been broken for almost a year with several break-ins. Recently, they started this new door trash service and literally the place looks like a dirty ghetto with trash all up and down the hallways, stinking it up and bringing in flies! River House is in a great location and moderately priced. However that moderate price comes at the expense of a sometimes uninhabitable apartment. My first three months of living here my AC would not work and I had a temp unit. Some nights were so hot I left for a hotel. Then my refrigerator started making a loud buzzing sound late at night. So much so that I could hear it outside of my apt with the door closed. This was not considered an emergency and was only resolved when I repeatedly called at 2:00AM. I have a wonderful video that won't post here. When the AC does work it drips into my bathtub creating a stain and mold like substance. It only took 5 work orders over the course of a year to finally get fixed. Recently Avita has taken over the property. The first month they couldn't even collect rent from us they were so disorganized. Now they've decided to repaint the building. For over a month now I've had strange men yelling at each other outside my window. Sirens from the three big ass cranes are going off nonstop till 5:00 everyday. They also block the road which prevents deliveries from occasionally happening. I do contract and voice work so this has impacted my income. I rely on deliveries to complete projects and need as little noise pollution to record. When you add in the cost of having to get hotels and staying out when my apartment is too hot to be in I've lost well over $1500 out of pocket which is like another months rent. Just last night the office speaker by the leasing office was blaring music all night long and didn't stop till about 8:00am. I called the complex at around midnight as this had woke me up. They are now employing an AI assistant that "made a note of it" but nothing ever actually happened. 24 hours later the same song is blaring from the leasing office speaker. Two numbers for the complex have been disconnected or are busy and my third call to the AI assistant has yielded zero results. The office had posted open hours today but there wasn't a single staff or maintenance person on property today. A couple waited what must have been at least half an hour before giving up. Renter beware - great location but your trade off is ignored maintenance requests, questionable utility fees, noise, non existent staff, and an AI assistant that will make a "note" of your issue but not do anything about it. read more

After River House changed management, everything went downhill. Roaches showed up and never left, and despite repeated pleas for pest control, nothing was done. Broken doors and a faulty security gate at 122 Roy St. were ignored. We never received a renewal notice, and getting move-out confirmed was a nightmare. After all that, they charged ridiculous fees--despite my receipts and video proof. It's truly an awful place to live, and I wouldn't recommend it to anyone. read more

Living there was a nightmare, at least for me. The leasing agent(s) was fine, but the supervisor and assistant supervisor were incompetent bozos. After staying my first night in the parking garage, I went out in the morning and it had been towed. They didn't stress anything regarding putting the parking sticker on RIGHT AWAY, as he even played it down as being super lax in there, including friends temporarily having their cars in there. I never saw another tow truck in there the remainder of the year. Makes you wonder... . I had a few friends visit the pool with me, and they were of African American descent and the assistant supervisor slowly walked by their table AT LEAST 3 times, each time literally stopping to see if they had anything they shouldn't have with them or on them. I went into his office afterwards and asked him directly if he was racist in any sort of way, because it was incredibly embarrassing to me. Of course he said no, and that he constantly walks around the property. Once again, I never saw him walking around the complex at ANY other time throughout the year. I developed a horrible cricket problem in my room, while they claimed we were paying for pest control each month. I woke up to a huge cricket crawling on me more than once. They supervisor accused me of trying to AirBnB my apartment out, because she claimed someone literally asked her where my apartment was for their stay. I had zero conversations with anybody about leasing-out my room at any point while leasing my room there... so that was a blatant lie. Also a stranger would need a clicker or fob to get to my floor. Is broke and stayed broken, allowing anyone to come into our floor for probably 3 months, if not more. Also, each month I had strange late fee payments and other fees, when everything was turned-in properly and on-time. I got so tired of dealing with them towards the end, I just paid it. Then, at the very end, upon moving out, they had the nerve to send me $225 or something I owed, when the apartment looked perfectly fine upon move out. I asked them... well considering I didn't get a dime back for my "rent deposit," that should certainly cover any natural wear-and-tear from living in an apartment for a year. I crumbled it up, wrote a VERY strongly-worded email to the property management group, with the supervisor and assistant supervisor cc:ed, and hopefully they got the message because I wasn't going to pay another dime to them!!!! Things were great in the beginning. Now not so much. After over a year of requesting replacement smoke detectors they were finally replaced. Management is not responsive at all. Previous management was great. I have been here almost 5 years and this complex is by far at its worst. The neighbors are still fabulous and I believe we are the only reason that we remain here! Neighbors have become like family. I hope the new management team gets it together and whips this place into shape. read more

This is the worst apartment complex I have ever lived in. My apartment was damaged in a water leak, they failed to help me in any way, refused to pay for a hotel, and lied to me about that being covered by my renter's insurance. Tabitha repeatedly lied to me and I would never rent from Greystar EVER for any reason or at any price. Really bad people who couldn't care less about what happens to you. Dog feces was regularly in the stairways (I have photos) and once in front of my door. Another plus is the appalling selection of bitter, down and out residents with nothing going in their lives. Plenty of rude, unfriendly, and sad faces at this dump. These guys need to go out of business. The only compliment I can give is to the nice maintenance guys. Oh, there were also a number of break-ins in the parking garage and the garage feels eerie and unsafe at night. One time the business center was broken into. I deeply regret that I spent even five minutes in this awful, overpriced, failing apartment complex. In addition to deserving a special place in hell, River House deserves to go under immediately. read more

River House is a great place to live! the staff are amazing -helpful and knowledgeable. I've been here several years now, and management staff consistently go above and beyond. for example, recently when I was out of town for a few days, some packages were delivered to my front door and they took the time to moved them inside, to make sure they were safe and out of the hallway. Everyone is friendly and approachable, from administration to maintenance staff as well. Great place, and then there is the perfect location downtown, easy walk to the Pearl, without being in the hectic center of it. read more

I love the location. That's about it. I haven't been able to park in the garage for TWO WEEKS AND ITS STILL NOT DONE!!!!! They are "power washing" and making parking extremely difficult. I got a ticket where the office said I'd be able to park for free!! Also, don't count on having ANY privacy at all. Maintenance or god knows who else will come into your apartment at least monthly for some stupid ass reason. I wish I wouldn't have signed a lease and tbh wouldn't mind moving out early if that option was available. Dog park is so shitty and we moved here for our dog. Like two people (s/o to emily) are awesome at the office but everyone else is so rude. Ditto to someone else's review of how loud everything is. Do not move here if you value yourself and your money. Units are old and not up to par with other properties in the same area. They charge for absolutely everything. If you do not give a 60 day notice to move out you will be charged an 85% reletting fee. We had to move out at the end of our lease due to loss of employment because of Covid. My husband lost his job 2 weeks before our lease was up, before that we had planned to renew our lease for an additional few months until our home was finished. River House nor Greystar is willing to work with us in regards to the reletting fee. River House told me they would reach out to Greystar to see if anything could be done under their "covid relief" in terms of reducing or waiving the fee. I spoke with Greystar and they said they would reach out to River House and see if anything could be done about reducing or waiving the fee. So who is in charge? Both are just giving me the run around and dont want to help families during these unfortunate times. Neither value their tenants. I received a letter from Greystar stating "please know that we are incredibly sympathetic and aware of what is happening in our country...we want to do what it takes to help you during this time of need". Then help people out!!! When we first moved here we were on the 1st floor which was terrible. You can here absolutely everything the person above you is doing, walking, flushing the toilet, closing doors etc... it was unbearable. We decided to move to a top floor unit, which is a $500 fee by the way. Both units we lived in had roaches. Pest control is supposed to come but we never saw them and our service request was never completed. Plumbing system is very bizarre, there was leak in a unit 2 floors down and we arrived home to our dishwasher disassembled and plumber in our unit stating the leak was coming from us. I was the Maintenance Technician for River Haus, I go by Eddie. The leasing Manager, Leylah, told me she was going to only charge me 2 weeks when I was moving out in the middle of the month, after I placed my 2 week notice , so I paid the $484 as she requested, and then the regional of Greystar Real estate and property, Tabatha, charged me an additional $1500 dollars after the fact, and she hired a supervisor for the way he appeared, and not his skill set, and I can assure you while working with him, he knew absolutely nothing about maintaining a property. so if youre going to live here, you are going pay, even if you are an employee or not. Kerri was amazing! She Helped us get situated and moved in quick.Sadly after only a month of her being there, they moved her to a different property, and it has been all down hill ever since.But you do have parking in the street and then walk to your unit. park in the garage. I'm not one to leave negative reviews. I have never Been to these apartments. However, I am a potential client calling to schedule an apartment tour for the last 2 weeks without a response back. I have called 3 times and left two voicemails with my name and phone number and purpose for calling. Never have i had any human interaction when I called, I've just had an automated service directing me to leave a voicemail. It is poor form. I recommend doing away with the automated system and having live representatives pick up during work hours. I have been able to schedule apartment tours with other places. This is a huge negative which is deterring me from checking this place out. read more

Lived here 3 years. The location is great- easily walkable to the Pearl and even downtown if you're willing to hike. The gym is decent with dumbbells and machines; the treadmills frequently break down. Pool is nice and maintained. The apartments themselves, however, are shoddy. We had a mold festival behind one wall that eventually eroded through the wall so we could see it. Maintenance 'fixed' a leaky pipe, but when the mold returned, another plumber came in and had to do a more extensive repair that involved the floor above us. Unfortunately, the repairman noted other apartment complexes in the area also suffered from poor design. A pipe spontaneously broke while we lived there and flooded a few apartments- this was before the Big Freeze in Feb 2021. Ants would swarm our apartment every 6 months. Big roaches would sometimes appear. Noise travels through the floor and walls well. Most residents seem to be regular, decent people. There are some unneighborly residents, including one who had the police called in twice (once in public in broad daylight) for being disruptive. While incidents like that may happen, management didn't kick this person out who continued to be inhospitable for months on end. The front office staff regularly turn over. If you like them, expect them to be gone in a few months. Greystar doesn't seem to pay well. A good apartment is hard to fine. Unless you're married to the Riverwalk, I wouldn't live here despite it initially looking fantastic. read more

I was happy living here...even after realizing my ventilation system...like stated in the other reviews...was an issue...I would live with it...staff was nice....I could even ignore the head of maintenance's attitude and the odor booze coming from him... At the end of August a contractor drilled through the sprinkler system...I was flooded out, lost everything but manage to save my art. I was given 3 storage rooms...the smallest one, is where we placed my art. They treated me well...until that art was stolen. I've had to stay on top of things like charges being corrected from being displaced..I'm sure now, with this review...they will really F me over on the charges...that JD promised to fix...but it looks like I'm stuck paying for my hotel on the night my place flooded...after the apartment promise to pay for it...but since they had been so nice...i continued to listen to JD about the charges...and I kept I overlooking them and continued trust him. The the day the movers came...I find my art had been stolen...then find out the doors have not been secure for weeks/months...I was assured that the video would be looked at by JD and Tabitha...they would assist in helping me...and SAPD..now they are not only ignoring my request but also SAPD's. there have been other break ins and they chose not to inform the community about not only the break ins but the lack of security they didn't bother to fix...excuses of how busy they were, so they couldn't look at the video yet...scrolling on your phone or you chatting is not an excuse to lie, or to be lazy. You're a great tenet when there isn't an issue you're libel for...I thought highly of the owners but now...nothing from them...if you care about yourself and your belongings live somewhere, where they care about your safety and security. read more

First I moved to these apartments based off a resident referral. Second for location. Office staff was very helpful with my move in and any requests at first, therefore I am giving one star. But my negative experience is that ever since I have moved into my 3 bedroom apartment, the AC has not cooled 3/4's of my apartment. I expected this to be corrected before I starting actually living in my apartment since I moved from up north. My AC has been running constantly. I will probably have an astronomical electric bill. After several calls into the office and service requests the problem has still not been fixed. Mind you I pay more for this apartment then I did for a house that was 2 story's with pool. VERY disappointed and I regret my decision to live here. The website has a glitch and therefore I cannot even place a service request. I have called the office and nothing is done. The office is also aware I have a child that has a serious illness and still the AC problem has not been resolved. Beware of moving here because you could be next. read more

We love living here! Our condo is situated on the riverwalk, next to the art museum and walking distance from the Pearl.... We couldn't ask for a more enjoyable backyard. Our apartment is lovely, with beautiful countertops, sliding barn doors, and hardwood thru out. Not to mention the management team is incredible, offering an array of social activities. The River house has definitely become my San Antonio home. I love living here. The amenities are really nice, Saturday morning walks to the Pearl market are amazing, and the staff and events they plan are awesome. Our friends often start out a weekend night here because of our central location to everything! The dog park, doggy bath tub, and river walk make this place a prime choice if you are like me and your dog is a prime consideration. Management is good , over all property is good and the small dog park is okay; however I would really stress to anyone whom is considering moving here to reconsider their options when looking, unfortunately the builders never considered the noise and how to mitigate that, more so tenants that live above you. DO NOT MOVE ON THE FIRST FLOOR. Within our private online community board multiple complaints and pleas to upstairs neighbors in both buildings have been made about the noise they make at ALL hours of the day and night, however it goes unnoticed. I have never lived in a community where upstairs neighbors are so thoughtless, rude and inconsiderate, and when management has been engaged the upstairs neighbors retaliate by being even louder by slamming doors, stomping or dropping things on the ground or walking heavily around and then proceed to tell management that they have no clue why they are getting these complaints. I've seen the cops here a few times in the evening and I'm starting to wonder if people are skipping over management and just filing reports on tenants. You should really consider if a 600 sq. Ft apartment for $1400 a month is really worth all the trouble just to be this close to the river walk. I guess If anything you'll know your money will be well spent because you will never want to be home because of all the noise so that's a plus :) renters beware... read more

Cannot go wrong living at the River House! Staff is SUPER friendly and they plan fun, monthly events so residents can socialize with one another. Great location to San Antonio's hot spots (walking distance) and easy access to all highways. Also, the apartments facilities are new and nice- we loved our floor plan and living 10 feet from the Riverwalk! read more
