I wanted to give a final update about this apartment complex because I have moved out. The price for this place and the square footage you get is better than what other apartments are offering so I'm not discouraging people from moving in, but my experience has been a total mess. I'll start by saying the people who live here are so kind and helpful, and while some just mind their business, I have made some friends here. Some residents here don't pick up after their animals and the mosquitos and wasps nest are insane here too. I personally have no incidents to report of any car break-ins but they had to close the mailbox room after 8pm due to people breaking into the mailboxes, and for a while the gate would be broken majority of the time but the past few months it hasn't, consequently if it being broken the gate opens super slowly and you have to be basically almost touching the gate for the sensor to work. I can't say the same for all apartments here, but I had a mold problem on vents and some of my window's glasses weren't fully sealed, so mold grew there too. The carpet was obviously old and I don't think they replace the apartments carpets as frequently as required. The building could be made of glass, everything breaks or bends when you mess with them slightly, but i'm assuming it's this way so they can strip you of your deposit. Inspections this year were crazy and there was no communication between maintenance, the office, and what was said to their residents. They inspected our building over 6 times for various reasons and one time our apartment specifically due to "lack of cleanliness". They don't tell you this when you move in, but mentioned in the lease it does have it and written that it needs to be clean and don't really specify what is actually required. They mean that in it needs to be SPOTLESS and deep cleaned anytime there is an inspection or if maintenance comes to fix something in your apartment. Specifically, Yassy, the assistant manager, has come into my apartment and berated at me about how dirty my place was and has pressured maintenance in front of me to explain what was seen as "awful" in my apartment, but they couldn't give an answer. I have a cat, and she states she's allergic to cats, so when she went on a rant about how hard it was to breathe in my apartment I'm going to assume maybe it's because you're allergic and not that my place stinks. Yassy has reportedly done this to multiple people living in this complex and is known for having an uncaring and unkind attitude. They hired someone to take over for the lease agent position during my time here and I'm not sure how he treats people touring, but every time i've talked with him his immediate response is to talk to a manager. I can't tell if he's lazy or wasn't trained well, but he is making management's jobs a whole lot harder and wasting my time, considering it's rare you see them in the office and getting ahold of them on the phone is also a rare occurrence. Keep this all in mind when looking at this place because it may not be for you, especially if you have any kids or animals. read more

Today I had Max, Kevin , and Logan from The Ravinia maintenance team. They took care of my bathroom toilet issues and caulking to be done around my tub. First let me say when Max first came he was very professional and he informed me that he would be closing the bathroom doors because of the smells he will be working with and didn't want the area I was in to be toxic. Kevin and Logan came in to assist and I was so extremely happy with the performance of the work and how it was done. Kevin talked to me about what I could do in addition to keeping my toilet issues from happening, and explained to me exactly what I needed to get. And why I was having the issues with my toilet. He was in formative with the information and letting me know what was going on. I was very impressed because of the professionalism and the way things were explained to me while the work was being done. The team here at The Ravinia is always professional with kindness. I was very impressed how my work was done here today and in a very timely manner. This team never ceases to amaze me. I have never had a problem at all. I've been living here 3 almost 4 years and am so happy with the management team here. read more

Unless they offer you rent under $800 look elsewhere! Not a good location. I've been here for 2 years and it's the same staff so nothing is changing. Very overpriced for the location and service. I will strongly suggest you stay at another apartment in the area for a little more than what they offer at the Ravinia. This property is close to 25 years old, nice size but really not near anything via walking. The property workers and management is very rude and really don't care. My car is registered in their parking system and still after 2 years I get up to go to a drs appointment just to find out they towed my car. After having to take hours to investigate they finally tell me where my car was and offered to pay for uber to get me there, and pay to get my car out. When I got to the tow office on laurel half the apartment residents were there . Some of them had to pay 5 and 600 dollars to get their car out. I told them in a timely manner I will not renew my lease but they ignored it and is still charging me. There are a lot of issues with my apartment and all have been ignored. read more

The price for this apartments are so better when compared to any other apartments. If you go to the USA Blvd, the rental price is too high, and the response is also quick from the leasing department. read more

FOR THE SAKE OF YOUR HEALTH DO NOT RENT HERE!!!!! I found black mold behind my sisters headboard while helping her move out. She been coughing for years (even though she saw the doctor multiple times) and she complained to the office multiple times. They refuse to help her and told her to clean her apartment accordingly. UPDATE about my story below, my husband spoke to the office and they said they cant do anything about it. Although there were no visitor parking spots available for the rental, he just basically has to deal with it. as much as we pay for rent, they refuse to acknowledge the fact that we are out over $200.00. Do not rent from these apartments. Everyone has been moving out because of these kinds of situation. Our area is completely empty. My husband had a late night incident while working. He had to get a rental vehicle and the vehicle was towed last night. On our lease agreement it does not state that rental vehicles will be towed in the middle of the night because the office was closed when he parked it. The laws of Texas clearly state it is illegal to have your vehicle towed if it is not clear on the lease agreement. He was not parked in a handicap parking, nor was he blocking a dumpster or illegally parked. The apartment is completely emptying out and now I understand why. We have to deal with this horrible construction. The parking lot is packed with cars that dont belong here. The visitor parking was full and no slots were available to use. So my husband used the only spot he could find late at night and it was not under covered parking. This tow cost us over $200.00 to get the rental vehicle back, after his ordeal with having his mirror knocked off form his brand new vehicle. I have to say that this apartment complex has not been the best experience. Looks like small claims court is in order for this situation. read more

I moved here about six months ago, into layout D, the Stone field, and my roommates and I love this place! It's a two bedroom that comfortably fits three. Pros: The maintenance is quick, the front office is courteous, and the gym is fantastic. We use the gym six days a week. It's huge! They have a beautiful pool. We haven't used it yet though but lots of people seem to. The ceilings are high and the layout is very spacious. Plenty of windows for natural lighting. The back porch has room for our greenhouse and gets plenty of sun without killing our plants. There are lots of wall plugs so don't worry about having an extensive amount of extension cords laying around. We have cats and there's plenty of room for them to play. They love it here. The entry way is really cool. Lots of closet space. Our bathroom has two sinks which is pretty convenient so I don't have to deal with my boyfriends beard trimmings. The tub is oval shaped so you get that extra room for baths. The kitchen is made for cooking. It's in a U shape so it's chef friendly. Cons: Parking. Between the hours of 8 and 3 parking is fine. 4 and 8, you may have to park a little further than you'd like. 8 and after you'll be parking way in the back. It gets pretty ridiculous but you can pay for covered parking if your more concerned about convenience. And the mail lady. She writes on your mail and marks packages as delivered when they haven't been delivered then she'll put them in your mail box the next day. We're going to the post master to report her so hopefully that problem won't last long. Getting out of the apartments is a pain early in the morning and between 3 and 6 in the evening. You're right off the highway so if you need to go south on 281 to get to 1604 you have to get over three lanes in less than a mile. Why I gave it five stars: this is a great place to live. It's in a great area, right down the street from multiple shopping centers. The apartment layout is perfect and spacious. The staff is nice and maintenance is quick. The only issues are basically out of their control. read more

I'm a pretty patient person, at least now as an adult. However, my patience has its limits and it has definitely hit its breaking point today. So let me just list my problems with this place and you can decide if this is the place for you. 1. The gate in the front doesnt work longer than 3-5 days at a time. This allows random people and businesses to leave flyers and advertisements on your door, break ins or kids to write explicit messages on your car. 2. In the dead of summer, your ac will go out more than once... like 4 times. 3. They recieve but dont notify you if your package is there, you just have to go daily because with problem 1, your stuff might be stolen. 4. I've had a maintenance request in for 7 months for a part that's "on order". 5. The office staff changes as many times as the gate has been repared. 6. This same ever changing office staff is rude. 7. There is no parking on the weekend or ever. 8. The parking spots that might be available sometime in this lifetime can only fit compact cars... like mini cooper compact. 9. You're directly off of 281, need I say more? 10. They've done more inspections on the patios than they've considered doing for the low freon levels that cause problem number 2. You decide. read more

2016 October Oh thankgod! New owners! I'm so happy for this change. The new Maintenace guys are great and very respectful and the office is understanding and sharp as well. This was a good change. I love my new apt. give it a try. They also updated the exercise center and the pool is alway clean now! The grills work and quite frankly I am very impressed with the place now! I've lived here for about almost two years now. If my air conditioning breaks down on a weekend . Good luck getting it fixed before Monday. I just called again this would be the 4th time it's broken. I haven't received a phone call back yet. We will see if they ca back. Also, there is a bug problem in my building. September 27 2015. Air conditioning problem again after they fixed it. This place is a nightmare. The apartments and management seem very nice upfront. We get into our first apartment and the guy downstairs won't stop raving. All the rooms have built in speakers so people can just blast music. I complained 3 times in the first 2 days of being there and after our second night we requested to change apartments. They gave us an identical room but the price went up $37/ month (an extra $555 for the entire lease contract). Whatever. We pay the difference and move in and everything seems much better. A week later we get a coupe couches and a kitchen table and notice a urine smell coming from the carpet in the living room. I know it's past the 48 hours that you get to give notice of things like this but I figured they'd work with me. Nope. $626 to replace carpet or $150 to clean it. This place is a joke. Management has no clue what they're talking about. The email from "manager" also said that even if we replace the carpet it probably wouldn't solve the problem because the urine is probably in the pad too, implying that it would be extra $ to replace the pad! as if that's not included in the $626 price! My AC is almost always out and they often take days to come and fix it. They never answer their phone especially when you are having an emergency. When my AC was out, the maintenance guy lied to me saying I was using the thermostat wrong. They close early every single day. For a cherry on top, there is always dog poop lying around everywhere. read more

Although we haven't lived here long, we are grateful to have the help of such wonderful and passion staff here. Karla's personality was like sunshine. She helped us take care of all of the requirements, and get the keys to the place. Sandra has been there to make sure we're always taken care of. I understand no place can always be perfect, but Rudy never fails to give 110% of his time and effort to make sure everything is fixed and functioning the way things should. Pi has also worked well with us, and has been quick to attend to our presence. Thanks y'all for making us feel welcomed and at home. I have lived here for 3 years with many ups and downs as far as management. We have a new manager and she is on the ball and making many new improvements and upgrades. If you have looked over the Ravinia in the past might want to take another look! Great pool, fitness center and a beautiful landscaped property with mature trees. I'm a dog owner and you won't find a better area for taking your pets for a walk. Location is awesome within a mile of everything you could possibly need. The best part of all is the size and layout of the floor plans. For the money an location you can't hardly beat it. I would encourage you to check it out. read more

Apartments are well kept and maintained. You would think they were newer than they are. The office staff is very nice and accommodating. They hold great resident events also. Maintenance is fast and effective even when short staffed. Pool and grounds are well maintained also. Only drawback right now is traffic but if you leave at the right times it shouldn't affect you. read more

My experience here has been amazing! I moved here about six months ago and it's been very peaceful and tranquil. Maintenance is very quick to fix any problems that may arise. The rent is very reasonable for such a great side of town! I would highly recommend this community to anybody. read more

Let me start off by saying Param is heaven sent. He's the most pleasant leasing agent I've ever worked with, his care and compassion for the customers absolutely shines. However, the management is terrible. They lack care and compassion for their residents and it is god awful. My advice to you, rent somewhere else. Param can only do so much. If he were in charge, I'd 10/10 recommend this facility. However, he's not and management doesn't care. If life happens, which is inevitable, you're just a dollar sign and an inconvenience to them. This apartment complex in a whole is terrible. Firstly, upon moving in, the inside of my apartment looked like it hadn't been cleaned for months. ONE example; there was so much gunk on the kitchen cabinets that after I cleaned them they were a completely different color. They did ZERO cleaning or preparing for me to move in. Their maintenance is trash, I put in 3 maintenance requests for a broken burner on my stove that had been broken since I moved in. They came and surely said they fixed it but fixed absolutely nothing, they did this all three times. The parking is HORRIBLE, don't EVER plan to have any guests over at any time or their vehicles will be towed as they only have a total of maybe 10 visitors spots in the whole complex. They never respond to emails or really do any maintenance around the complex, the road has been completely destroyed in one spot and they haven't fixed it so it continues to get bigger. Also, they will turn off the water to your building, not tell you, and then brown water will fill up the toilet and pour out of the shower and sink. Plus the construction right outside the complex creates terrible traffic and is annoying when trying to sleep. AVOID THIS PLACE NOT WORTH IT AT ALL, I wish I would've kept looking for another apartment complex to live in. read more

The parking lot is tiny and there's never anywhere to park after 5pm. Trash is always around the dumpsters instead of in them. The office staff is nice though and maintenance for the most part does a good job. The apartments themselves are old and you can definitely tell on the inside. read more

We've been here for a whole year. When we first moved they gave us a paper to fill out anything and everything that was wrong with the apt so they could fix so we wouldn't be charged for that at the end of our lease well we asked for the window in the living room to be fixed as we can't open it. Maintenance went to the apt checked it out the window said we'll be back with the part that's missing and it's been a year since they're waiting for the part. Our toilet doesn't flush properly so maintenance told us we shouldn't flush paper which we don't so that was their fix. Our bath tub gets clogged and we have to keep fixing it so the water drains but nothing has been done about that either. We asked for pest control multiple times and they kept sending emails saying it had been done at 8am, 9am and 3pm but we never had anyone go to the apt to do it I would just receive the email it was done while I was in the apt so we asked for them to call before they went and once again another email was sent saying it was completed and no one showed up so we gave up and just started using Walmart's insecticide. So that's the maintenance part in my experience. The worst thing was not that but the office kept changing leasing agents so they started towing cars and my husband asked if we needed any stickers or parking permit one of them said no so we just kept parking without sticker or permit as we were told we didn't need one but my car was towed we emailed the complex manager bc she's never in her office and we never received any response the only thing we were told by another leasing agent is "it's your obligation to check the complex app for announcements" so we were stuck with paying the towing even though we were told we could park without stickers. The complex tried doing the towing to get more parking spaces but that hasn't happened I still have to park on the opposite side of the complex bc there's never any parking space. We are waiting for our lease to be over so we can move somewhere where they actually want to take care of their tenants read more

The community is nice and well kept. I've never felt unsafe while walking my dogs at night which is rare. I love the garden tub and the amount of natural light that comes in to the apartment. My main complaints are: There is only one entrance which can make getting home a pain since we are right off 281 and the construction makes a congested area that much more congested. Another complaint I have is parking. The parking lot is tight to the point of it being dangerous to drive through. There are too many garages and not enough parking spots. At times having to park one or three buildings over. This could be fixed with assigned parking and lowering the amount of garages. Then of course the kitchen is so outdated everything from the fictures, aplliances, cabinets. Everything in the kitchen is outdated. Finally, my main complaint is that even though management is very receptive and involved they can be intrusive. I had never heard of apartments doing inspections "for the state" and requiring residents to allow access to the home on 2 or 3 occassions. Overall, I like my apartment and for the rent price I leased for its fair. read more
