I have been residing here since 2019 as a Disabled Navy War Veteran. I have a spacious 2BR 1 1/2 bath and enjoy my apartment. I would recommend this community to all Veterans. Upper management is nonexistent, the "manager" is some young person who refuses to show their face, and it's run by some of the worst, below-average college children I have ever seen. They somehow messed up our parking, air conditioning, and room situation. THEY DON'T KNOW ANYTHING! Please do NOT live here. You don't live there, the roaches live there. I have lived at River Mill for two years and I have had some amazing experiences here. I understand why it has bad reviews but you have to give it a chance and do your research like you would do for any other apartment complex. Building 300 is the best building to live in and pick a room that is facing campus a.k.a. where the you get the most sunlight. You can request all of this when can you sign your lease. It is easy to do and the leasing managers are really nice and will try their best to get you your preferred apartment. I have seen a few roaches in my apartment but honestly over the course of two years I think I've seen a total of 10. As long as you are not a total slob, don't leave pizza boxes out, clean up your dishes, put away your food, the roaches are fine. River Mill offers free pest control to come weekly if you signed up. If I spot a roach I signed up and then I don't see one for a while. Parking is inconvenient for guests. There are a handful of visitors parking spaces near the office and clubhouse, but other than that guess cannot park in numbered spaces or else they will get towed ASAP. I have my visitors park in the nearby UGA: lots when it is after hours. That works out pretty well for me because I am normally on campus until 5 o'clock anyway (when uga parking becomes open) Whenever I send in a maintenance request, the longest I have waited for maintenance to come and fix my problem was about a week and a half. However, lately whenever I send in a maintenance request they get there that same day. People who complain about River Mill honestly just do not do the research and have pulled the shortest straw and live in an older building that has not been kept up with as well as building 300. I say do your research talk to people who live in each building and then let the leasing office know which room you want to live in. read more

My daughter and her roommate rented from RM. No problems while they were there. They paid rent faithfully on time and the management had no complaints. A month after my daughter moved out we were sent a bill (dated a month prior to the date we received it) for $492 to replace carpeting (that was old and severely worn when they moved in) and to replace a worn pleather couch cover that was also worn when they moved in. In fact, the management dropped by while they were still living there and checked in with them. They showed the manager the worn couch cover and they said they would be back to replace it, but they never heard from them again. The management never conducted a move-out inspection with my daughter, which they were obligated to do by their own lease and the Georgia State Landlord-Tenant handbook. When we emailed the management that we were disputing the charges in writing we received and highly unprofessional email from the manager showing pictures of damaged walls, a worn couch cover a couple of pieces of paper and dust bunnies on the floor and a trash bag. Do not rent from RM. If you do, be sure to take pictures of everything and do not hand over the keys at the end of your lease until they do an in-person inspection. read more

I couldn't last a month. I was able to work it out with management to have a July lease for the summer since the other place I lived at ended halfway through July (it was Athens Ridge -- which is 10x better than this place). I also signed a year lease but was able to break it thanks to my mom. Management doesn't take students seriously so if you want anything to get done, parents have to intervene. First off, DO NOT FALL FOR THE MODEL ROOM. It's probably the only unit they actually manage well. My roommate and I wanted the townhome model, which management doesn't allow you to see (but never gave me a good reason why). They just show you pictures which doesn't do any justice. The first day we got our keys we couldn't even get into the apartment because the door frame was damaged. Like bad. The apt was previously broken into - you can see damage from the lock busted in and they never fixed it before we moved in. Second, mold and mildew. The smell filled the whole apt. And you can't find where it is! So I did a little investigation and found it in the AC vents. My mom and I brought it to the office and showed the manager (which got us out of our lease & my mom also called the state Health Dept.). Third, bugs...I was rearranging the furniture in my room and a roach started to crawl from my bed. Also, the bed is super hard. They're the same mattresses in dorms, the blue plastic ones. (But worse imo.) There are weird small bugs in the kitchen (small like ants but has wings). They don't die from Raid Ant Killer. Then more roaches near or in my bedroom no matter how much I sprayed roach Raid. Lastly, the floors are super creaky. Every step I took I was afraid I would wake up my roommate. The AC doesn't work well in our rooms, so we have fans running constantly. Since RM is old, the electricity system is old - meaning our bill was $163 for 3 weeks between 2 people. It takes a week or so for maintenance to even review our work orders. Our rent is also $529 each for crappy living. Go to Barnett Shoals (mile away) and find WAY better living. The only good thing about this place is the location. But if you can accept new health/breathing problems and potentially insect bites, then River Mill is the place for you. read more

Do Not Live Here! Roaches!!! ROACHES!! Holy mother of God Roaches. My girlfriend lives here. I stay multiple nights per week. She has the end of her lease date circled on her Calendar. Walking from your car to her apartment door... The roaches scatter at your feet. She has had the apartment complex spray her apartment at least a dozen times. When the roaches started falling from the ceilings on us, she continued to complain. The management got annoyed. Listen. There are at least half a dozen apartments near campus that are better price, and quality than this roach motel. Look at the other reviews and you will see similar findings. Good luck. read more

My daughter lost her key fob after 9pm and was told it was not an emergency and she could not be let into her apartment and had to sleep in her car or wherever she could. If you're looking for a change in lifestyle, definitely pick River Mill. I lived here two summers ago and it did wonders to my nervous system. The door did not close unless you locked it. The kitchen was tiny, and so dirty that it was brown. So brown, you couldn't see the white of the fridge. There were piss stains on the bathroom wall. The bathtub was so moldy, it was green, a green so natural that nothing could beat it, not even the strongest of cleaners and cloroxes. It took me three days to get the guts to take a two minute shower. The screen door in the balconykept falling off, the apartment smelled like Indian food for three months, and in the end, the landlord kept our deposit for reasons of uncleanliness. That and it was scary at nights. There were a lot of noises, and the security guard was always asleep. I'll just be honest: I really hated living here. Yes, it was a change in lifestyle, but definitely not towards the better. For $450 a month, this place is totally not worth it. If you're looking for a good Athens apartment that's clean, spacious, and cheap, take a look at Surrey Square on Riverbend. For $230 a month, it's a steal and it offers SO much more than River Mill EVER could. Don't question it, just trust me on this one. read more

Do not live here. Roaches. (most apartments are totally infested. Mine was infested from day one. I killed roaches every day and night, and I crushed 50 newly-hatched roaches one night. I keep my apartments impeccable, but there were so many roaches that they sometimes found their way to the top of my bed. They also fell from the light fixtures in the ceiling.) Mold. (I had seven leaking events from the above apartments over a one year period. I immediately contacted the office each time. They would send maintenance hours later and hardly do anything to stop it.) Atrocious, disrespectful, partying neighbors. Management will treat you badly because you are young and easy to manipulate. They will act like everything is your fault, even when you well-document the sub-par living conditions upon move-in. The model they show you is nothing like the actual apartments - some of the bedrooms don't even have windows. The buildings are decrepit and some are not structurally sound. The renovations did not help. (They worked on my apartment for five months. FIVE. I regularly came home to my door completely open in the wind, rusted nails pushed backward through my walls from construction vibrations, and sawdust across my entire floor. These were solely outdoor renovations - none of this should have happened.) They assign roommates parking spots that trap the cars in - in front of your parking spot is the sidewalk and in the back is your roommate's spot, with cars surrounding your sides. When I asked for them to assign me a new spot, they first said they would, then backtracked and said they had sold all available parking spots to UGA commuters who didn't live there. This is one of a dozen times they blatantly lied to me. Overpriced, even compared to some nearby apartments. I don't give bad reviews - but living at River Mill was the worst decision I've ever made. I consider it my public duty to prevent people from living here. Please live elsewhere. read more

Avoid River Mill at all costs. I wish I had listened to online reviews before I signed my lease - I am considering legal action to get out of my contract here. I hate this complex, and wish I would have lived ANYWHERE else. The bugs are ungodly. They are everywhere - in my silverware drawer (ew), on my makeup brushes (ew), in my bathroom (ew), and they don't appear to be going away anytime soon. The office staff are nice and pleasant, but they can't make up for the fact that the complex itself is a hellhole. Parking is a nightmare. If someone parks in your spot, you have no choice but to park in someone else's spot while you wait for the tow truck, which you have to call yourself. There are not enough guest parking spaces in the complex, and they are inconveniently located. The apartments themselves are very spacious overall - I live in a townhouse and love having two stories and two bedrooms. However, my kitchen is too small to be even remotely functional. Two people absolutely cannot cook in the kitchen at the same time. Two people absolutely cannot STAND in the kitchen at the same time. If I had a dollar for every time I heard "We're sorry you're having this experience, we will do everything we can to improve your stay," I would have enough money to pay rent at River Mill AND somewhere else. I would move out of here TOMORROW if I had the opportunity. Seriously, the location is amazing but does not make up for the rest of the complex. Live somewhere else - you'll thank me. read more

Everything you've heard about the shoddy equipment, high utility fees, and roaches (no matter how spotless you keep your apartment) is true, but what brings this place from "mediocre" to "bottom of the barrel" is how they aggressively rip you off even after you move out. My roommate and I *each* received bills that included "cleaning" (despite the place being filthy, full of mold, and without the payed-for furniture upon move-in), "trash removal" (despite the place being stripped bare upon moveout), and a complete set of new appliances (despite the kitchen being full of mold, roaches, and heavily-used appliances upon move-in). My roommate and I called the office asking for a walkthrough to ensure we wouldn't be overcharged, and were rudely dismissed because this was apparently not possible due to COVID. We got in contact with friends who lived at the complex, and they had received the same charges. All of us emailed the company asking for an explanation, and received no response. After several months of not paying, we got groveling emails that lowered the "charges" down to 40%. When this place inevitably tries to rip you off, I would suggest doing the same. They don't deserve a cent more than they already (over)charge. read more

I've lived here for a little over a week and this is probably the worst place I've ever lived. Upon moving in, I was brought to tears over the condition of the apartment. Not only had the walls not been painted, there were old nails, dents, and literal holes, from other tenants that had been merely painted over. My roommate's closet ceiling was covered in mold from an AC leak that I've been told is a normal thing around here. The management then gave US a time schedule that we had to work around or the problem would not have gotten fixed. The first time I showered, my towel rack in the shower came completely off and caulk went everywhere. Instead of maintenance fixing something as easy as a towel rack, they simply stuck it on hoping Crazy Glue would hold it. None of the doors work properly or can be shut all the way. Our front door has layers upon layers of old paint that just looks absolutely disgusting. There are bugs EVERYWHERE. My parents sprayed the inside and the perimeter of our apartment with the same formula that exterminators use and yet we still find cockroaches and other numerous bugs on our ceilings, not to mention the kitchen counter. All of the appliances as well as the entire apartment itself is completely outdated and management does close to nothing to help you out. My roommate became physically ill from the mold growing in her closet and they told us they would give us a gift card to Kroger. A gift card. They treat you as if you are not adults and only act as if they care once your parents get involved as if we aren't paying the rent with our own student loans. I've felt nothing but belittled by them. As if this wasn't enough, the parking spaces they assign are double spaces. AKA, my space is directly in front of my roommates and I cannot leave unless she is not parked there. Basically, having a job and being involved in multiple extracurriculars, I cannot be expected to rely on her to not be there every time I leave. It is absolutely ridiculous that River Mill would sell parking spaces to other commuters over making sure their tenants are satisfied. There are no words to describe this place. Other than the location, there is nothing to offer. Do not live here. Live in Brumby before you live here. read more

It is what it is. It's a college apartment complex, and it's close to 50 years old so things break. The rent is so high because of the location (basic rule of real estate). I didn't have an infestation of bugs but yes there are bugs and pest control doesn't fix anything. Mold is definitely an issue, you can smell it when you walk in. River Mill? More like roach mill. Also, if you think water is REALLY included in your rent, you are mistaken. Over the past two years I've had constant issues with the complex turning the water off. It's ridiculous. I came home from the gym to get ready to shower before an interview. I turned on my shower and... NOTHING. I do not know why I was surprised seeing as how they cut of the water multiple times a month. If you do decide to live here. Just know that maintenance is slow, the buildings are old, the parking lot makes no sense, the bugs are bad if you're on the first floor, and always gallons of water on deck in case you're water gets cut off! read more

If ZERO stars were an option!! IT'S OLD, BUGS, BAD MATIENANCE TEAM, RUDE STAFF, WEIRD SMELLS, WATER NEVER WORKS BEWARE!!!!! This place sucks, do NOT play yourself by giving them your money. First off, the apartments are old and not updated whatsoever. The appliances are outdated. The wash and dryer are only to be run when you're not trying to sleep or study or watch tv or listen to music or hear yourself think. The microwave will work fine one day and not the next. Even when our fridge started to make a loud rattling noise that could be heard over the noise of a tv the maintenance team simply said "Although your fridge is going to break soon, we don't have the money in our budget to get you a new appliance until it stops working." IM SORRY WHAT?! The buildings and apartments are sealed poorly and this makes for expensive electric bills. NOT TO MENTION BUGS! I have never in my life experienced a place with such a large pest problem. I know, I know we live by the river, but I don't care. I shouldn't have a kill count in the hundreds after living somewhere for one year! My roommate and I always keep a clean and tidy place so there is no reason for the roaches problem to be this bad! It's sickening to open up a clean dish washer and see 5-10 ROACHES crawling around on what WERE clean dishes. I have requested that a pest control specialist come and spray the inside of our apt multiple times and to no avail we see roaches less than a week later. I'm honestly surprised I haven't been sick more often than I have in the past year. This place is gross, which is why I stay at my girlfriends place every chance I get. The MAINTENANCE team is friendly, but is very UNDERSTAFFED and very untimely. It takes weeks for work orders to be completed and it is usually a half-done job afterwards. The manager is in over her head and tries to fix Day-long waterless spells with "pizza and bottled water in the office". I CANNOT count on one hand the amount of times the MAIN WATER LINES have needed to be repaired and the whole complex is left without water for periods ranging from 12 hours to 36 hours. It is very frustrating having to go without flushing, brushing, bathing, washing, drinking for long amounts of time. I'm almost positive that this is why water is included in rent prices because tenants would raise hell if it were constantly off and being paid for. The POOL is nice when it's actually open, which seems to be rare. The "GYM" is nothing more than a dark, small room with a couple treadmills and a half empty rack of free weights. There are PLENTY of much nicer, much cheaper places to live in Athens. Just spend the time to find them because RIVER MILL IS NOT WORTH YOUR MONEY! read more

Where to begin....first off, do not ignore all the comments about roaches. It is absolutely true and unlivable. Roaches everywhere, big ones, small ones, in every single room. I had pest control in my unit at least once a week. Minimum. That doesn't even scratch the surface of how poor the management is here. The blatant disregard for tenant concerns is stupefying. There was an entire month where they took away half the complex's parking spots due to construction and get this, if you don't park in your numbered spot they will tow you :) there are never enough visitor spots b/c people park in them to walk to class. Not to mention they were very shady about the sublease process and promised us things that we did not receive, such as game day parking, and regular parking as they revoked our personal spots. Also the pool was closed the entire semester of fall 2018 due to "maintenance." Not to mention all of the construction that they didn't warn us about. They repaved the parking spots and all landscaping resulting in loud power tools beginning at 6 am - late afternoon along with frequent water shortages. This place should be shut down and I was always so embarrassed to tell people I lived here. FIND SOMEWHERE ELSE, there are plenty of other places close to campus for a reasonable price. read more

Deceptive staff and management. The manager, Angela Hale, is rude and neglegent, as well as inexperienced - she also encourages the staff to lie to potential tenants verbally. The complex lied to my sister several times over the phone about breed rescrictions, stating that there were none. Although my sister stated on her application that she would be bringing a pet, the staff purposely ignored this information, and withheld info on the pet policy. They then tried to accuse her of not expressing interest, stating that had they known they would have "happily provided the information on the pet policies". They are now refusing to allow her dog, are denying having lied about pet policies in order to get my sister to sign the lease, and are demanding she move in. I could not be more disgusted by how unprofessional management is. Should you ever reach out to this place, I highly recommend contact ONLY via e-mail. I'm very upset by the dishonesty of the staff and management, but hopefully this review will deter others from wasting your time and money here. I won't say too much more, just do a quick Google search for "River Mill reviews" - I've never seen an apartment complex with more complaints and such low ratings. If you are thinking about living here, trust me, there are so many other great options. Also, please be aware that even if you cannot relate to this specific circumstance, River Mill does not excel in any other areas. A simple search and read through other reviews can confirm that management permits and encourages the staff to lie to potential tenants in order to have them move in - they then show their true colors once they believe they have you locked in. Please take this warning into consideration and live anywhere and everywhere else but here! Hopefully, the a more ethical company will swoop in and take over management of the property. It is currently run by American Campus - I am not familiar with their other locations but I would not be surprised if one were like the other. Do your research! read more

Don't do it. There have been a few good reviews popping up here and there about this place, and I'm positive it's because those people are being paid or offered free food to leave decent reviews. Anyways, I lived here for a BRIEF time and had an awful experience. Took over a sublease last summer and this was definitely the worst apartment/townhome/etc I've lived in. Cockroaches, outdated, literally falling apart, once saw a dead rat in the grass when I was walking my dog... I'm not exaggerating you guys. Please don't be persuaded by the convenient location. It's a nightmare. I lived here for less than 3 months and so many issues came up it was like some kind of joke. read more

This place is a joke. I don't even live there anymore and I am still fighting them. They LIE. They will promise to repair things and never will. My electirc bill in the summer was around $150 to $200 a month when I set my thermostat on 80 and they never fixed it after I fought them for over a year on it. I lived in 4 complexes in Athens as a student and never in my 4 and a half years in Athens had a problem until River Mill. It is literally falling apart. One of my walls was caving in. If you are heavier than 200 pounds, you risk falling through the floor. Roaches will be your neighbors. There is a lot of vomit around the campus. Dog poop EVERYWHERE and the grassy areas smell like urine. Everything is incredibly dated and out of style. Check out some of the new complexes being constructed all over downtown! They are much nicer and have just as nice if not better locations. read more

This dilapidated vinyl-siding clad dump has only relatively close proximity to UGA to offer. Every other characteristic is a severe negative. I invited my Dad to join me for the G-Day game and these jerks towed his car ($200!). I pay inflated rent on time like clockwork, and they treat my guests horribly. There was no signage anywhere near the parking area, just a paper on the office door alerting everyone that they were going to tow cars. This is like staying at a run-down extended stay motel. I took over a sublease here less than two months ago and have had numerous issues in that short time. The location IS the only good thing about this place. I live in a 1 bedroom and the rent is outrageous (close to $800). You would expect it to be a nice, modern place for that price but it is most certainly not. The whole place is outdated and falling apart. The sidewalks are infested with cockroaches and because of that, the cockroaches find their way into your apartment easily (tons of cracks in the ceilings, walls, and floors. The problem is so bad that I've set up probably 10 bug traps throughout my apartment. Disgusting. The shower floor is peeling off and rusting (gross) and I've had so many other random little things fall apart since I moved in not too long ago. On top of that, I've had my water shut off at least 3 times in the past week for several hours each time due to an "exploded pipe" or "leak in building." One night, they FORGOT to turn our building's water back on and I was without it until the next day when maintenance could finally get their s*** together. In all, I expected a lot more out of a place with this location and this price but am very disappointed. Please don't waste your money here. read more

I have lived here for almost a year now and it has been one of the worst experiences of my life. I have never seen an apartment complex that is so disgusting. The whole complex is infested with roaches. I had a problem with them from the day I moved in. The consistent spraying of roach killer by the pest control company, as well as my own efforts to lay down traps etc, were for not. The longest I went without seeing a roach was one week. The property manager was helpful at first but was soon to forget my problem unless I was meeting with her on a regular basis. There were several times I put in work orders for my apartment to get sprayed by the pest control company and my requests were ignored. When I moved in I had to clean the whole apartment because it was not done before I moved in. Lastly, when staff painted my apartment over the Christmas break they got paint on many on some of my furniture and a jacket. I had to throw the jacket out because the damage was so bad. Do not live here. I am moving as soon as possible. read more
