The Harrison of Braselton Management deserves 0 stars. My fiancé has lived in these apartments since last august and about two months ago started seeing roaches everywhere. We immediately contacted management who told us to call pest control, so we did. well, the roaches haven't gone away. the exterminator has come 3 times and that's "all management can do". According to the health department any amount of roaches is unhealthy to be around- because they carry a multitude of diseases. My fiancé has now had to live in a friends house the LAST TWO MONTHS because his apartment is so bad. We've thrown away food, clothes, towels etc. because the roaches won't go away. On top of that we've sent emails, pictures, and called multiple times- BUT THEY DO NOT CARE! All they want is your money, they DO NOT hold up their side of the lease... which is to make sure residents are in a SAFE area!!!! My fiancé has wasted 2 months of rent ($3500) and hasn't even been able to live in his own apartment because these people won't be humane and DO SOMETHING. Obviously spraying isn't working since they've sprayed 3 times and there hasn't been ANY improvement . The apartments have a serious problem. We've lived at The Harrison for a month and here's our review. We will update it periodically. **Promotional Offers** Don't expect to get their "up to $$ off" promotion--it's a bait and switch. We signed our lease with a $500 off promotion. Now, there's an "up to one month off" offer. Initially, we planned to move to The Finch due to The Harrison's waitlist. After paying application fees to The Finch, a 2BR unit became available at The Harrison on June 26th, the day our FL lease ended. We paid additional fees to secure this larger unit with a better layout. They promised $500 off the first month's rent if moved in by a certain date. When I called, they said we'd get the current promo. Now they deny this. We helped them by securing the unit two months early, but they refuse to honor current or future offers. Emailing the parent company, FOGELMAN, got us a forwarded reply, essentially scolding us for asking again. Is this review worth the $500 they "saved"? **Deposit Issues** We had to pay a large deposit because their credit report showed a low score. Despite proving our higher scores from all three major bureaus, they wouldn't adjust. This seems like a scam to get higher deposits. Many people might be forced to overpay here. **Unit Condition** The layout is nice, but there's no adequate pantry or double sinks in the bathroom. The primary room's standing shower creaks with every step. The unit wasn't move-in ready, with multiple paint and scratch issues noted but not addressed. There were carpet stains and a chipped granite countertop. The refrigerator was missing a shelf, and the patio had six giant wasp nests. These were present when we moved in, raising concerns about our deposit. **Noise Levels** The noise level is okay, except for the upstairs unit, which sounds like an elephant walking due to cheap building I assume. We can also hear all the plumbing from above. There are no fans or light fixtures in the bedrooms, only a living room fan without a light. **Neighborhood and Maintenance** The neighborhood is mostly stones with little grass, feeling like a terrarium. The grassy areas are patchy mud holes, causing mud to be tracked in. The community provides dog waste bags and trash cans, but many people don't use them, leaving piles of waste next to the cans. The office said they'd send a notice, but instead sent maintenance to clean it up, which isn't their job. The next day, more piles appeared. **Social Interaction** The neighbors are nice and greet us, unlike in SWFL. Our dogs are still adjusting, making it hard for us to socialize. Our young Boxer is scared of everything, making bathroom trips difficult. Our older Boxer is overprotective, so forgive us for rushing in and out without stopping to talk. **Safety Concerns** On the 4th of July, some families illegally set off large fireworks outside our unit, scaring our dogs. They started a fire in the dumpster with hot fireworks. This might happen again on NYE. **Amenities** The gym is okay but lacks a dedicated back machine. The pool is nice and warm. The coffee machine often lacks stocked dairy, so "cappuccinos" come out as just coffee and milky water. Paying $25 for trash service is annoying, especially since we walk our trash down ourselves. The black trash cans are ugly and some people leave them outside 24/7, which is unappealing. The halls stink when people use the service. The trash has overflowed a few times, and some people leave items on the sidewalk as if someone will take them. Just toss it. **Conclusion** This is our honest review for potential renters. The staff, office, and maintenance are generally nice and professional. However, the community's money grabs, like not honoring promos and using false credit scores for higher deposits, are concerning. Other reviews indicate similar experiences. We hope it's not a scam to keep our deposit, as we'd fight it in court. Our future stay is uncertain, but we hope the rest of our time here goes well. read more

We loved living at The Harrison's of Braselton for over three years. They have gorgeous, quiet apartments, resort-like amenities & the property was meticulously maintained. Danielle, Hory, and Dre were always friendly, helpful, and quick to respond to any requests. They also host fun community events almost every month. I'm writing this review to share my amazing experience in such a short timeframe. I've lived in several different apartments varying from different locations, but this was a move from Buckhead out to a more quiet residential area. We've only lived here 4 months and the staff especially, maintenance are by far the quickest and most delightful at responding. I would never stand for any slander about this team for they are so kind and would do whatever it is they could to find a solution to anyone's problem. They are very creative with their many events that they have to keep the community together. They reach out to local vendors and companies to keep their engagement high. As far as our unit goes, We are absolutely obsessed with our sunroom and this is by far the most spacious apartment for the price. The walls are practically soundproof, the closet is huge and the rooms are so spacious. If you've actually lived in other apartments, you can tell the difference between the standard at the Harrison versus others. We love this diverse, amazing community and only plan to leave when we build our dream home. read more

**There is not enough parking for residents, especially in the summer when the entire city is allowed to use the pool. *The pool rules are not enforced, so random people have big parties almost every day and night and the security officers will not help and the office staff is rude and not helpful. **There is poop all over the property and we have had to replace 2 pairs of shoes so far. **The dumpster is smack in the middle of the complex and it stinks to high Heaven all year round. Because so many non-residents use the dumpster garbage piles up outside the dumpster too, it's really not worth the money to live here. read more

EDIT UPDATED! : I posted a 5 star review a year ago, how times (and management have changed!) Office staff and maintenance have all been changed, not one email to let residents know or to introduce themselves, we're told to "stop by the office", we don't all have time for that, nor is it professional. The new staff updated the rewards page listing the property as Gwinette Co, it is HALL CO. You can't just change to whatever Co you want??? A simple online search will verify Hall Co. Dog is EVERYWHERE! It's not addressed, it's disgusting. Trash is always piled up at the dumpster, Valet trash that we are made to pay for is hit or miss. The mailroom is overflowing with packages laying here and there instead of in the luxor, staff is aware and does nothing about it! The gym is filthy. Flat out filthy. The pool, gross! There is currently a sun deck chair in the middle of the pool, the pool is full of dirt and debris, a brown tint to it, overall its just... gross! Happy Spring break?! The breezeway hasn't been cleaned in a long time. Not even a leaf blower taken through, I sweep mine weekly to keep the nasty away. People using their balconies as storage units filled with junk. There is no lighting between building 5 and the garage, so good luck over there when it's dark! They need to complete the back gate so we can use it! Makes no sense to have a second entrance they don't use, instead, we sit out on Spout Springs Rd blocking traffic trying to get in and out. I question as to if newer residents go through the same rigorous background checks that we originally did 2+ years ago because there are some very questionable people and things going on around here. What used to feel safe, and look nice, is no longer. What used to be a lovely property is now slummy, and sub par at best. If you are in the market for a new apartment, I highly suggest you shop around! There are other wonderful options very close that take pride in their property and care about their residents. We, too are shopping around for the place that is worth the overpriced rent! The Harrison at Braselton is a nice community. The staff is extremely friendly, helpful and responsive. The pool is very pretty. Needs a better way to get to the mailroom once the office is closed, especially when it's raining and cold. It does need more parking in front of the office, but not really sure what can be done with that now, considering it's built and laid out. Just a couple little minor items that weren't considered when that community was built. Other than the small minor issues, it's a beautiful place to live! read more
