Moved in and there was a massive cockroach inside my apartment. Main bedroom flooded every time it rained, which caused BLACK MOLD to grow in the closet and under the carpets, ruined my clothes bc every time it rained, water poured in. They refused to fix it, my daughter and I both got sick every time it rained, and all they bothered to do was send someone to put a fan in and paint over the mold. Had signed the lease with my dad as a co-signer. We each paid half. When my dad DIED and I could no longer afford to live there, they didn't give a fuck and are still trying to charge me $8000 for terminating the lease early. Disgusting. No morals. Fuck this place and the people that run it. Shame on you. read more

The rain caused our ceiling to get yellow splotches and stains from water damage. It's on our two bedroom ceilings and living room ceiling. They came once to paint over one of the bedrooms and then barely tried to fix our living room one. Now, there's some MOLD on one of our bedroom's ceiling. We've called for weeks. They came TWICE to take the same pictures. We spoke with the maintenance supervisor and had no follow up. We called AGAIN. Now we have to wait more weeks to get this approved by corporate. Ridiculous. They don't care at all about your maintenance issues. You have to keep calling and calling. They say they'll follow up and nothing. read more

AVOID TERRIBLE TOWN HOMES. when you call the front office it says "professionally" managed, a 2 year old can manage the complex better than the useless people in the office. i've been having an issue in our complex for the last month. huge water ball has formed due to the weak structure in the complex. let management know about the issue january 27. it's now march 1st and the only thing they have done to fix our issue is throw a plastic bag over it with a bucket to catch the water that's leaking. the ceiling is now starting to turn yellow and we are going to start having to worry about our health soon. i've been trying to have management fix the issue for over a month and everytime i call to get help or even an update on the issue, they say they have no idea when it would get fixed. not only is this such and inconvenience to us because there might be mold forming already, but the complex is doing nothing to help us with our issue or even discount our rent since we can't even use the room. we hope the next complex we chose to live in at least has a better management because who would want to renew a lease after all this. read more

This place is absolute TRASH! Do yourself a favor and don't even bother with River Ranch. GHP Management whom owns the property will nickel and dime you for every little thing, including $200 a month to park your vehicle in the parking lot. I don't even know where to begin with this place, as it is just a complete nightmare. The property manager Milagro and assistant manager Saul are both incompetent. They take forever, if they do at all, to respond to any calls/emails. They do not care about residents once they are moved in. I took over a year to (15 months to be exact) to have roof repairs done. We had a roof leak in the upstairs bedroom that had soaked carpets for months in which they did nothing, not even offer fans to dry up the carpet and padding. Mold began growing in the bedroom, I requested an air quality test, which they did NOT allow me to be present for, when I asked them for a copy of the results, I was told all was fine and that they were not obligated to provide me with the results. That in itself says a whole lot about this shady place. Now we are dealing with a bee hive under the roof tiles, that I have been asking them for over 90 days to come take care of, nothing has happened besides pest control coming out and taking pictures. I was told that the bee keeper was on vacation, 3 months ago, so I guess he is just living his best life because who goes on vacation that long? This past weekend we noticed the bees are now entering our home, we killed over 50 bees inside our unit (bedroom, living room and dining room). Now lets get back to the parking, They claim "controlled access gates" and "convenient guest parking" on their website... that's a lie. There is no guest parking and the gates are always broken so anyone can come in and out as they please. As a matter of fact, my vehicle was broken into just two weeks ago in the parking lot ( prior to them implementing the $200 parking space fee on 7/01). When I asked about said security we were told we had, I was told that they don't patrol the inside of the property, just the perimeters. All in all this place is a joke. Stay away. read more

What an absolute joke this place has been... How do you like WATER LEAKING FROM THE CEILING onto your child while they're asleep in their bed? Followed by discovering that the ceiling and both walls were covered in MOLD.....yes, MOLD and a whole lot of it!!...WAIT, the best part is being LIED TO....being told they "weren't aware of the extent of the damage"...come on now, this extent of MOLD didn't just happen overnight and the drywall was previously patched, indicating previous damage.... It was interesting that the first "repair guy"- some guy working out of a minivan - tried to downplay and minimize what was happening, all while not correctly providing ANY protective measures and attempting to do the absolute bear minimum and making a mess of our son's room. Also worth mentioning is how this project became seemingly "more serious" AFTER I disclosed what industry I work in, hmmm?!?....Wait, it gets better.... I have been denied requests for the air quality/mold treatment reports, any form of an actual schedule, any assurances that these crews know what they're doing, any communication that the "work" has been completed and that the apartment is safe to occupy....that's right, WE STILL DON'T KNOW IF THEY'RE ACTUALLY DONE!, and lastly NO OFFER OF ANY COMPENSATION or rent reduction, CLEANING or anything!! Now, full disclosure...they did offer us a guest room, but they made no offer to assist us with moving AGAIN...we had JUST moved into this dump after selling our home of over 25 years, it's been a little rough! If any of this sounds appealing please continue reading, there's MORE....we have been dealing with one thing after another since moving in to this "newly renovated" and "move in ready" DUMP!! Everything from our move in date being pushed back while watching their plumber dump toilet water and not the water from the tank onto the newly installed carpet, a severely leaking shower valve that ran for weeks to a significant GAS LEAK coming from the "newly installed" water heater. Smoke detectors going off ALL NIGHT LONG...until I replaced the batteries...new batteries for smoke detectors, now that's something I thought for sure would be part of a "newly renovated unit"....I found and dug out electrical wire, steel wool and a 5/16" nut stuffed into the GARBAGE DISPOSAL. We also have a broken soap dispenser on the dishwasher...a "newly renovated unit" that's "move in ready"...RIGHT?!! I hope you're handy if this seems like a place you might be interested in? We're good people who are happy to pay our rent on time and keep to ourselves. We're just here for a short while and not looking for any issues...I was hoping for the same "understanding" from this apartment complex and their management team....NOPE!!! read more

Please read before leasing. I was a tenant at River Roach townhouses. Yes River Roach. My building was infested prior to me moving in. I wish I would have looked up under the counter tile in the kitchen I would have seen all the cracks where the roaches lived. After moving in I noticed dead roaches. I began to notice roaches in the upstairs restrooms, in my closets. After close examination and over 12 cans of roach spray I realized the roaches were in the walls too .. I was so sick of inhaling roach spray I was trying everything to keep the infestation down .. after I called the office and advised them of my infestation nothing happened. I refuse to pay that amount of money to live with roaches. Everyone in the entire building had roaches . Secondly paint drippings. Paint would fall off the walls regularly. That's because they simply spray over everything and there's a of buildup of paint that just falls on the floor and on your clothes all the time . Third the grounds are kept cute on the outside, but if you walk into the hall way entrance to your unit it is filthy. They advise you this is your area to maintain but You would have to be outside mopping the entire hallway once a week to keep it clean. The trash cans on site always have dirty puddles of dog urine on the sides of them. These places are not upgraded for the type of money that they ask for. I never paid over 2k for an apartment and was embarrassed to invite people over. That was my experience there. read more

Worst apartment complex in all of Santa Clarita!!! I have lived here for over seven years. Every June, we have to report our air conditioning to them because it stops working. I don't know why they don't just fix the problem, but instead, they "duct tape" the problem to fix next year. This year, I reported the problem 14 days ago, and STILL haven't had anyone come fix it. Someone in the office named Harrison, has told me three times (twice to my face), that someone would be here that day. Nobody showed. Then someone in the office named Saul, told me the same thing. Guess what? Nobody showed up to fix the ac. It's 109 degrees out AND NOBODY WILL COME FIX THE AC. Oh! And I've called the office 47 times over the last three days. Nobody answers either. DO. NOT. MOVE. TO. THIS. COMPLEX. They literally do not care. As long as they get their rent. read more

We've had open and regular communication with management ever since first moving here regarding our neighbors but their services and quality in caring for good tenants has significantly deteriorated. We don't deserve to be treated like this as good, responsible, and loyal tenants. I despise complaining but NOTHING IS BEING DONE! For two whole years now, and all of a sudden the neighbors are retaliating and saying we're the ones making the noise? So because we've continued to try and remediate these issues and self advocate River Ranch is now considering this a neighbor dispute. How ridiculous. It's been two years! Is it so unreasonable for us to want to live in peace where we live and not have to go home every day to a hostile environment? Way to treat your considerate and responsible tenants at River Ranch. Now instead of less disturbances our neighbors have been constantly directing their anger and hostilities towards us, being bullies and trying to intimidate us. There is no reason for this as we have never engaged or interacted with them. We've just been honest about them disturbing the peace because they are extremely LOUD and OBNOXIOUS throughout the day and night. Why are we being punished? There's been absolutely no further response from management at all other than suggesting to move to a new unit but the whole River Ranch community is horrible with bad neighbors EVERYWHERE. It's just to many people to keep up with. We're the only one's that care about the rules and being respectful and considerate here. Such a disappointment. I'm tired of these issues reoccurring too but we have to live here. The pandemic is not an excuse for lack of management rectifying these extreme and problematic behaviors that effect everyone living in the building. We have been trying to remediate these issues ever since we first moved to River Ranch two years ago. The lack of customer service and management has tarnished and completely disintegrated. Unresponsiveness to serious issues and matters that effect our the quality of our living often go unmet. We are tired of fighting this and shouldn't have to. These neighbors will just drive out the next good tenants that come to live here just like us. I'm an essential worker as a prospective teacher and educational therapist and cannot even concentrate on my work to help children these days. We have NEVER engaged or slammed our doors to our neighbors like how they repeatedly do it to us nor engaged back in their hostile behaviors. We hope to avoid them regularly and keep to our selves, however, now we are afraid for our own safety. We have informed security but they never do anything either which is so disappointing. This place is just filled with disappointments and lack of responsive management to take action in regards to serious matters. It's horrible that these matters should haven been handled and taken care of a long time ago when we first began reporting because now the neighbors are retaliating and trying to claim that we are the one's making noise. I'd love to see their proof of this. Oh wait! There is none because we are considerate and respectful tenants who actually care about following the rules here. We also care about not damaging the property when slamming the doors. Our neighbors slam the doors as hard as possible now probably causing more damage to the entire building. Even if we have made a little noise it is NOTHING compared to all their excessive nuisances. We come home from working all day and try to have a peaceful evening. We are not LOUD like them. They have lots of people and multiple children coming ,going and living there all the time. During our time here we've provided documentation and statements regarding the neighbors extreme behaviors and disbranches and have had open communication with management. River Ranch continues to let us down as we continue to remain disheartened and disappointed about living here. When we first moved in the leasing consultants that assisted us told us they in no way put up with the kinds of extreme and hostile behaviors we've had directed towards us by the neighbors. However, it's been two years now and nothing has changed, no matter how many times they violate their lease or cause excessive disturbances and nuisances. No matter how many times we've tried to remediate and resolve these issues peacefully, our efforts and notices to management go unnoticed. It's unfathomable and beyond disappointing at how good and loyal tenants are treated here at River Ranch. We're moving to a new house and getting the hell out of here. Thank God. I only lived here in for a year (may of 22 through may of 23) and to be honest I was worried when I moved in because I had heard horror stories, but not until after I signed the lease lol. Well we loved it there. The apt was small but nice and clean. Never saw any pests, everyone around me was nice, maintenance issues were resolved timely and the front office was always willing to help. I moved further away for personal reasons but I have nothing but good things to say about River Ranch. It's not "crack side" any more. There were a lot of families and kids. If we move back to the area again I would consider renting about unit. It was way too expensive but literally everything is right now but that's the only reason I didn't give 5 stars. read more

We lived here for a year and a half. Before moving in staff in the main office was extremely difficult to get a hold of. We even got ghosted by one of the workers. During our time here there seemed to be continuous needs for staff to come in our home for ac filter check, smoke detector checks, etc. There seemed to be something every couple of months, seems as though it can all get done around the same time to be less intrusive. While living here, our garage got broken into several times by a teenage boy. We got him on camera, turned it into the office and nothing was done. We filed police reports, had several items stolen. Inside our unit, it was run down and definitely not as the pictures show. We had stained carpet that appeared a month into living there, we never worse shoes inside and we were constantly cleaning it. The carpet was also lifting up in several locations. We also had many issues with our toilet, where it would stop flushing several times weekly. We also had to buy out our new lease even though we were moving out when the original lease expired. We told them the circumstance we were in, having no choice to move, we gave 30 days notice. And still were hit with all the additional charges because the "new lease" was signed. We were also stuck by a neighbor with an extremely loud car that vibrates throughout the building, who seemed to be working on it throughout the middle of the night. Another neighbor with a dog that would constantly bark everyday throughout the day. . There's never any parking or guest parking. The handyman was very friendly and a hard worker. You could always count on him. Overall the unit was inexpensive, spacious, but older. If you are a tenant that doesn't need much then this could be a good place to stay. Only disappointment is the hot tub is really foggy and dirty, I wish they would clean it, looks like a bacterial bloom or to much urine. I have been living here in River Ranch townhomes for almost 3 and a half years now and I have been putting writing this off for a long time.I would like to say yes the rent is a little pricey but you know at first it was not bad .Second, I have a problem with the security gate and all of the locks around the building. They are always broken but we're supposed to have a 24 hour security, anybody could walk on our property and they not be accountable.Third thing is dark stool is left everywhere around this property especially at the entrance of where I live no one ever cleans up their dog poop and then just stays there for weeks.The fourth thing is when you go out to your car to leave or come home someone is always blocking your garage and other people wanna have attitude when you ask them to move their car that's blocking you from getting to where you need to go.The maintenance have been good up until about six months ago where I've had to constantly repeat to them to come in and do the same thing I've been asking for. The master sink in the master bedroom needs to be fixed and I've been requesting in the last three months still nothing but you guys want people to pay their rent on time even in this Covid - 19 pandemic. I called the office last week on April 4 spoke to Nohel, and I had a question on a third-party billing that I have a receipt, energy management, if I'm correct where it is a third- party doing the billing for River Ranch which now is passed on to the tenant to pay that extra third-party billing fee which I don't understand why am I paying you to sublease your billing to another company that was my question to him which never got answer he went around in circles telling me let me send you the ledger and it a break it down no I don't need my ledger to be broken down I've been working in accounting for over 25 yrs now . Which I did let him know and also you don't speak to any of your clients we will be called tenants on speakerphone because you never know what that tenant might be going through or needing to speak to you about and you have them on the speakerphone what happened to the privacy between that tenants and the person that they're speaking with if they needed it. The whole office can hear I'm pretty sure they could've came in. There's a difference between being upbeat I think Nohel, is very rude and an obnoxious this is not the first time I'm letting you guys know this I had already talk to Jasmine about this but still received no reply from that,that's another thing. At that time that's when I just ask for him to email me corporate offices phone number so I can just make a complaint now because enough is enough with the office.Because I did receive a email from one of your management asking me about my April rent which I had already spoke to Nohel, on March 27 in regards to that matter because I never received an email on how they were handling the situation where people are losing their jobs and and so forth but I did let him know that I would be paying a little late and then he told me all you have until the 15th which if he had written that in my file note why did I receive an email from management asking me about what was going on where is the communication here.It's hard to get you guys to come in and fix something but you have no problem asking people to pay rent. Last thing on my mind about river ranch townhomes back in December I was without out heat and hot water for the whole month of December and this is me coming inside of the office every other day asking if someone's going to come in and fix it. Then one day someone finally comes and my daughter was there and she said that they flipped a switch that's all they didn't didn't even check to see if it was properly working heat so then I had to wait again still then I stayed home from work no one showed up I called the office and no one picked up. You leave a message there and nobody replies. I will come in on the weekends,on the weekend you had a temp working there a young man because I guess a lot of the other property resident people wasn't able to make it in due to the cold and the snow and all that but can you imagine having your family and I have two sets of family come in for the holiday and had to route them somewhere else because I have no heat or hot water not only is that embarrassing especially for the type of money that we pay here but you put yourself in that tenants position how would you feel? How would you feel if your family came for the holiday but then have to be uprooted because when you came and was supposed to stay but had no hot water or heat for a whole month and you guys know it was cold in December read more

He assured me that the issues that I had were because of a disconnect in communication due to my leasing agent's transfer to another GHP property; which was completely understandable. I've been here for 6 months now. I figured it was time to provide an update. First and foremost, I would like to say that I have worked with Nohel Cota from the day I had my 1st tour to occasions when I had questions regarding the community's policies with the "new norm" and Covid-19. Nohel has always been so kind, upbeat, caring, helpful, and not to mention very professional. The list can go on. He has gone above and beyond to make us welcomed in our new home. I definitely give him the utmost respect. As for the community, there are some minor concerns that I have that I am sure can be rectified. One concern is the security gate. It is definitely a hit or miss when it comes to it functioning properly. I have come in late in the evening and the gate is open. Anybody from the street can walk right on the premises and not be accountable. The second concern that I have is the lack of respect people have when it comes to picking up after their pets. A neighbor took the initiative to put up a friendly reminder but yet some individuals still do not have the respect. What worries me is if one of my dogs, or any other dog, gets in contact with the feces that are left, they could easily get sick and have to be taken to the vet which can become costly. My 3rd concern, is the fireworks that are going off all hours of the night in the alleys. I have walked out on several occasions and saw neighbors setting off fireworks in the alley. To each his own, however, I have dogs and as anyone that has dogs know, they are afraid of the loud sounds. My dogs have even gone into the closet and into the bathtub to steer away from the noise. 4th of July is over, people. Please save your fireworks for next year. Another concern is the trash that people leave on the grass and the walkways. I have found bottles, broken toys, snack bags, etc. What sold me about this community is the walkways and the landscaping. I can take my dogs for a walk and admire how green everything is. How can any other individual be sold to come live in this community if the landscaping and walkways are not pleasing to the eye? And lastly, is the parking. There are a small handful of guest parking spaces but they are always occupied by the tenants. It is so hard to have visitors over because there is never any guest parking available. I have seen it happen before, but a tenant will take a car out of their garage, remove their other car that is in the guest parking and swap cars. They would do this every few days to make it seem like a new car is being parked. The dishonesty of some people just amazes me.You can purchase a space for $125/month but when you are on a budget, spending that kind of money is insane. I would not be surprised if the spaces that are supposed to be paid for are being taken advantage of and tenants will park as they please. I honestly don't believe that they are being monitored. This complex only got two stars because of the office staff has shown competence and spoke with good intentions although they have so far failed to deliver on most of them. I'd like to start by saying I moved in three weeks ago on December 15 and as of January 4 I have had nine maintenance orders.Four have been settled but they were also the bridge point to the other 5 pending orders. The issues ranged from broken drains, loose faucets that caused burns on the body when they shot off the counter, leaking toilet, among other plumbing issues, missing drains,dead outlets, broken bathroom fans, power out in half the unit.... Each time maintenance comes to fix something they leave another thing broken or discover a new fault. It's been explained that they use third party contractors to do renovation work and therefore have no information to provide nor knowledge as to how things were missing/damaged. I'm not one to make waves with my leasing office so I feel like we have communicated as civil as possible but I am disappointed with the lack of results and once my lease is over I will not be renewing. When talking to Saul you felt like a family member rather then a potential resident. We have lived at the River Ranch Townhomes for several months and we have continued to have a great experience with Saul, the leasing office, and maintenance staff. Well after a couple of days from my first review, and sending in another maintenance request, they came and fixed everything today. However, I went to the office yesterday and the lady working said she was there for the day because they had no one else. She couldn't access the computer to see work orders which wasn't good and found out they currently do not have a manager at this site. read more

Pathetic service ever!!! DO NOT MOVE HERE Pathetic houses too. My house earlier in 10870 leaked big time. The whole room started leaking and they just did a temporary fix. Then I moved to 18062 and there as well whenever it rained , the room started leaking. I reached out to the office around 6-7 times for the same issue and they keep postponing it and did not fix it!!! Never rent any apartments here. How much ever they talk sweet to you, or reduce your rent.... Please do not come here... read more

My boyfriend and I moved here less than three months ago and in the first month there was a leak in our children's bedroom and completely soaked their mattress. We had to use our own bowls and towels. It took a few days for someone to come repair the ceiling. Once they opened up the ceiling they did not cover any of our furniture or put any fans or humidifiers out to help out. This week it rained again and once again the children's room sprung a leak twice the size of the first time and completely soaked the mattress again and got all over our carpet. The leak spread all the way downstairs to our living room. Now we have two giant holes in our ceilings. The only livable space we have is our master bedroom. Not to mention last month we also had electrical issues and had no power in half our house for a few days. We were told the roof had been repaired within the last year but the roofing guy that stopped by yesterday said there's been at least 10 patch jobs on this roof and that the management needs to replace the whole roof. Are they gonna? Probably not. We asked for a reduction in rent or a new unit. A new unit has been offered to us across the street but they refuse to offer any help or cost of moving. My boyfriend and I are worried about the visible mold we can see in the ceilings. It's obvious this building needs a new roof. Him and I have this horrible bronchitis type cough for about a month and are wondering if staying here has anything to do with why we are not getting any better. This place was not move in ready and everything has been done so cheaply. My boyfriend and I and our kids will now be dealing with this instead of spending thanksgiving with our family this next week and I can't explain how sad and upset we are to have to move our stuff AGAIN after just moving all the way from Oceanside with two little ones. read more

My toilet was malfunctioning and the repair guy came up and fixed it within a day. Every time I've had an issue they've been prompt to address it. read more
