We residents woke up this morning to cars broken into and tires stolen on several cars in the "secured parking garage"! This is not the first or second time this has happened. The gatehouse claims to patrol the garage but yet, in a "secure gated entry", there is anything but security for residents and their property. The management does a terrible job of keeping us safe. In addition to residents paying for secured parking in addition to rent, they have the nerve to charge guest for parking (a recent occurrence with the new owners). There are no cameras in the garage and there a several security loopholes that make the property attractive to thieves to steal residents property. read more

I have been here for 2 years and do not recommend living here. From the beginning, I was mislead to think that I would only pay for one parking spot for two motorcycles since they only occupy once spot. On move-in/lease signing day, I was told that I would have to pay for each vehicle. At that point I had no choice but to move in and opted to address this with the property manager later. My conversation with the property manager was unproductive and I was even accused of breaking the rules by holding a spot by leaving one bike and returning to the same spot and said that I should pay for a reserved spot. I gave up on the fact that I was told with email proof that I would pay for one parking spot and suggested that I just get one reserved spot which would cost less. She planned to look into it and get back to me which never happened despite multiple attempts of contacting her. This is just an example of the level of disorganization in this office. The agent that was corresponding with me giving me false information never bothered to double check the actual rules and when I tried to address this, I got nowhere. It's been very difficult to communicate with this office despite living in the same location. There have been constant issues with elevators, water leaks, hot water, electricity, and constant loud construction noise. I've heard multiple accounts of car break-ins and even as I write this, there is a car in the parking garage with a broken window. I am now forced to move to another state due to job issues amidst the pandemic and have pleaded with the management to ease some of the early termination fee and after waiting over 2 weeks and multiple emails there was no help, despite being a responsible resident over the past 2 years and now in a difficult financial situation. I have to say that this is a fitting ending to a disappointing experience here and I will be glad to put this place behind me. read more

I WOULD NOT RECOMMEND RIVERFRONT TOWERS OR AMP RESIDENTIAL. Today, marks the 12th day of my lease and my apartment is still in an unacceptable state. Riverfront Towers thinks that's okay since all the problems have had speedy remedies. That would be fine if the apartment was in a condition that was ready to have a tenant living in it, but it wasn't. I didn't have an operable bathroom(s) for 10 days. I believe I should be refunded 10 days of the rent, and Riverfront Towers disagrees. The issues I have experienced are and are not limited to: 1. A bathtub that needed to be re-glazed. I received the keys on a Saturday. Scheduled to start living there on Monday, when they said the tub would be re-glazed. The tub wasn't re-glazed, and they said it would be re-glazed Friday. With added pressure, they had the tub re-glazed Wednesday 2. Inoperable shower due to the wrong spout being installed. Not only was the wrong spout installed but they ordered the wrong spouts 3. A second bathroom that was dusty/dirty with a clogged sink and tub 4. Ants in the bathroom 5. I was not given a mailbox key because they ran out, I was not even informed that I was not receiving a mailbox key. When I asked them about the mail box key and they told me they were out, they asked if I was expecting mail... 6. Inoperable fob, but no worries, after the third one I received one that worked 7. One of the sinks in the bathroom needs to be replaced 8. The incorrect plates where installed on the stove 9. The heater didn't work in the bedroom 10. Water doesn't get hot enough It's almost like they didn't know that I was coming. Speedy remedies to unacceptable conditions that the apartment was in prior to me moving in do not negate the fact that Riverfront Towers management needs improvement. Somewhere in the chain of command the right people are not being held accountable and that is effecting the tenants of Riverfront Towers. I know that if I left the apartment in the condition it was given, I would be charged. I WOULD NOT RECOMMEND RIVERFRONT TOWERS. Nice view, though. read more

COMMUNICATION SUCKS HERE! Often you're not notified of an issues until AFTER the fact. This is an update to my previous review. Today is 2/21/22 and Tower 200 has been down to 1 elevator for nearly 2 months now, with no end in sight of this getting fixed. A 29 story building with only 1 elevator. My spouse has missed a medical appointment because the elevator did NOT show up after 40 minutes and we're up 25 flights, and when you have a disability, you can't walk up or down 25 flights. Now people are stuffed into 1 elevator during Covid, a lot of people refusing to wear a mask yet you're 8-10 people deep in a confined space. The answer from corporate-we're working on it. It's been 3 weeks! Sadly I've renewed my lease through early 2023 (before the elevator saga), but this was the last straw. What happens if someone needs medical attention? There are many other things, such as carpeting that was never fixed by the construction crew when my unit was rebuilt, and I've lived in my unit for 16 months now. The grounds are nice to look at, they are clean, and it's a nice place to live, when you can actually go out and not have to wait forever for an elevator or schedule everything with a 1 hour buffer. I know that AMP sees these reviews, and I know that the District Manager is in town this week. She has our numbers, but we don't need nor want to hear excuses about we're having contractors or other issues. For a multi-million/billion dollar company-this is beyond the pale! read more

Living here will suffice until my lease ends. There have been supposed repairs at least once a month to improve hot water. Each time they attempt a fix, my hot water then has issues and is spotty for at least a week if not more. Claims to be smoke free, but on the 3rd floor near the elevators in tower 200 it clearly smells as though somebody smokes inside. This is an area that many people pass through, so it is surprising how often it smells like someone has been smoking. Along with cigarettes you can smell weed strongly passing some apartments. Smoking policies are not strongly enforced and it is prevalent. The pool at the fitness center smells like sewage water. I doubt there is proper pool upkeep. You can even smell it from outside. Frequent unprofessional emails. I often receive multiple emails that are exactly the same (spam). These emails are also usually full of typos and are confusing. This could be avoided by having someone proofread an email before sending it (multiple times). Guests are also charged to park here. Who would want to invite anyone over if they are expected to pay to park. Another parking issue is how often I have troubles leaving because the sensors at the gate don't work to let me out. I just don't think this place is worth the amount of money I'm paying. read more

I LOVE IT HERE!!! When i first moved in I saw some stains in the carpet. I informed Peggy about the stains and she had the carpet removed and had new carpet installed in a timely manner. Lacole in the leasing office is ALWAYS smiling and willing to assist me at ANYTIME. Gerron in maintenance is AWESOME! He is ALWAYS respectful and GOES OVER and BEYOND to ensure that I am satisfied with his work. He is a jack of all trades and he shows extreme passion for what he does. Thomas assisted me throughout the whole process, and could not have been more helpful. He gave a fantastic tour of the entire facility, answered all my questions, and made me feel very comfortable. I lived at Riverfront towers from 2020-2022 and paid a $1800 security deposit. They started over charging me $15 a month for 6 month for not having renters insurance which I had to have in order to move in. I refused to pay extra on top of the $2000 plus a month I already pay. My lease ends 7/28/22 and because I refused to pay the extra $90 they did not offer me a renewal. I found another place to live and decided to move at the end of my contract. AMP residential is keeping my security deposit because they said I did not give 60 days written notice to move out. The same week a 14 year old was killed in my building with an uzi and they still will not let me move out when my contract ends The front office is no help and the corporate office was just as useless. I've had ants on the 25th floor coming out of electrical sockets. The neighbor decided to clean her carpets and flooded my apartment in the process. The carpet was tore up for a week and they offered no compensation. My car was broken into and packages stolen from the lobby. No help from the office. read more

Very nice place to live - I lived here for three years. Had an absolutely stunning view from the 25th floor of the river and RenCen! Very expensive - charged extra for everything - swimming pool - parking, etc. One star because my car was broken into twice - even though it is a gated community and management doesn't care! I once saw a Corvette sitting on blocks inside the gated area with its tires stolen! Are you kidding me? Management did nothing to rectify situation - they didn't appear to care whatsoever! The security staff should be fired! They should have security driving through the complex 24/7. The only thing I saw security do is sitting on their fat butts in the front gatehouse eating chips - while cars are being broken into. You need an act of Congress to get past the front gate - but, be a thug and just jump over the gate - have a party! This could potentially be a great place to live it it weren't for the lack of professional security and an apathetic management! read more

Stay away from this place, especially building 100. Of course the staff is friendly but they don't fix the problem. I have lived here for almost 9 Months, the last week alone I have waited for the elevator for an hour, been stuck and also had to walk the stairs. All residents have complained about the elevators and nothing has happened. Since moving in, I have been stuck in the elevators a handful of times, I've had to walk up and down 20 stories countless times because they do not work. Yet the building management does absolutely nothing about it. Spend the extra money somewhere else where: 1) the elevators work; 2) the management company actually follows through on there commitments and honors your lease. This is ridiculous. Riverfront is far from being a luxury complex and should not be able to advertise as such. I've contacted an attorney to see what legal actions I can take. read more

I have lived in the community for 11 years. It is sad that people who don't even live here (contractors, visitors) talk about how unprofessional the management is. Management has stopped responding to my emails. The resident manager, Peggy, lives in Tower 100 and still acts dumbfounded when residents complain about something. Not all staff is rude or unprofessional. Pam, Thomas, and Gabby are always pleasant when I go into or call the office. As for upper management, it's smile in your face until you move in or start complaining. The really friendly, professional people who loved their job are long gone. To management's credit, they do try to have activities going in the community room. There's resident appreciation day as well. We have a newsletter and a resident portal. It is not uncommon to see ThyssenKrupp parked in the complex. I rode the elevator with a ThyssenKrupp staff who stated that he is at Riverfront more than any other stop. If you are sitting in your living room, you will hear people in the hallway. If I'm walking past a unit, I can hear people running water in their kitchen, flushing a toilet, or taking a shower. I can also hear their conversation. Rent continues to go up. I'm not complaining about prices because I understand that living in certain area will cost a certain amount of money. BUT, I like to see my money being put to work and I don't feel that I do. Because I've lived here a little while, I've seen some changes in the community--such as revamped gate house, fitness club, and market, but honestly, those changes were probably made because this complex was converting to condos. As for the changes they have made in Tower 100 (still rentals), the upgrades that were made are done poorly. For example, there is finally a handicap accessible door from the lobby to the hallway that leads to the elevators; however, the switch is inside the door. That's fine if you're coming from the elevator to exit into the lobby, but if you're in the lobby you have to open the the door first and then hit the button to open the door the rest of the way. Why bother with the door opener if you're not going to do it in a way that makes sense? Residents have complained about the buzzer/intercom because it disconnects before you have an opportunity to buzz your guests in. The cabinets in the units are still cheap, so is the paint, so is the carpet, so is the vinyl flooring, and so are the counter tops. You are essentially paying for a view or notoriety. Maintenance responds quickly especially since they seem to be a small staff. I seem to get a faster response when I put in a work order by phone. Maintenance does the best that they can with the old appliances and fixtures, etc. that they have to work with. Parking is convenient. For the people complaining that their car was illegally towed--I don't know the circumstances, but I will say that I don't believe that. Parking rules and expectations are clear. There are also signs posted about parking and time limits and designated/reserved areas. You can't blame management for towing your car when you chose to violate the terms and conditions. There used to be a working marina--years ago. Management recently sent a survey asking for feedback on the marina. Does that mean they will bring it back? Signature Grill remained open, but the market closed. That was really more of a deli than a market. The store that was open in the space before Signature Market was really more of a convenient store with some deli items included. They had milk, paper towel, dish detergent, cough drops and an easy pick if that's what you needed. They also knew you and your family by name. I'm guessing that space was too low brow for the image that Riverfront was trying to portray. Signature Market tried to evolve to meet the two worlds--carrying some more everyday items and even Faygo. Fail. That space is now resident services/leasing office. That office space is nice--it's a bit misleading because the apartments still haven't been upgraded. I recall the police coming and banging on the door across the hall from me about 8 years ago. When I returned home later that day, the police were removing evidence from the unit. There was one time this individual who lived on the 7th floor tried to sell me and my movers drugs on the elevator. Earlier this summer (2015), I saw a Michigan State Police SUV in front of Tower 100. As I was getting into my car, I noticed a trooper getting into the truck with police dog. Looking for drugs or something bad, I presume. I also saw the police staked out on the 6th street bridge this summer. I observed a female officer searching a car. There have and probably always will be people from all walks of life who live in this community. That's nice when it comes to a variety of generations, cultures and professions, not criminals. Maybe some new owner and management company will finally run a complex that is worth the price they charge. read more

Although the view from you apartments is amazing and the facilities are nice, things are good until you have a problem. Most of the employes are not professional and are not well behave. Every time you have problem they would not anwer properly. Even the ladies at the security gate can be very nasty. IN addition you end up paying so much, since you have to pay additional money for the parking and gym. There are no supermarkets near by and you have to drive a lot. Is very usual for the elevators to stop working. The building doors are left open, so is easy to have access to the building. My experince was bad. I finished by contract and left. If you can afford to lie here you can afford to live in better place. Look for other alternatives. They will be very nice with you when you go for the visit but everything will change when you sign the contract. read more

Lived in these apartments for two years. The location and space is nice, the management is awful. The fobs are frequently out of order and left unlocked so there isn't really any added safety. I had the same trouble with the fridge, dishwashers and windows in the apartment. I felt like their only goal was attracting new residents and not providing service to the current residents. Terrible place to live. I have lived here for 9 months. Security is sub par, hot water is intermittent, constant smell of mildew and mold, elevators constantly break down and there are only 2 that are in commission, I have had numerous issues from water leaks, no hot water (for 2 months), spider infestations, and many other petty annoying maintenance requests. There are constant construction projects going on wether it be the floor above me (loud banging and drill noises), or the security gates being ran over by vandals. Oh and not to mention I have had 2 packages stolen. The staff do not seem to care. The entire facility needs to be renovated (especially the water heating system). Also they don't activate the air conditioning system in tower 100 until it is unbearably hot outside. Do not live here. For the price it is an absolute rip off. You can pay $1400.00/month and live in a clean, safe well constructed apartment anywhere else in Detroit. The only good thing I have to say about Riverfront is the parking garage is connected to the 3rd floor of all three towers. Update: June 6 2019 My air condition system/unit flooded with water. The water backed up and flooded into my living room carpet and my bedroom carpet. My textbooks were destroyed and the front desk informed me to contact my renters insurance. Maintenance did not show up until a full 48 hours of me calling in the maintenance request. The maintenance man snaked the drain in the air condition vent and drained the water. When I asked him if this would solve the problem and if this would happen again he informed me that he most definitely can not guarantee that it will not happen again and it most likely will happen again next spring. The carpet contractor showed up after my air condition vent was drained and he removed the wet padding underneath the carpet. He then placed 2 extremely loud fans in my bedroom and living room to dry the carpeting ( for 3 days from Friday to Monday). I could not sleep for the first 2 nights. This place is a joke. The air condition system is so old and outdated. If the units flood every spring then maybe it's time to renovate them? Also a new tenant moved in on the end of my hall. He has dog that does not stop barking at all times of the day. Please do not live here. The price is outrageous for what you get. My lease is up next month and I can not wait to get out of this dump. read more

My husband and I we love our apartment. We have found the administrative staff to be very responsive. We enjoy the monthly activities that they have for the residents. We love our location, we love the amenities that are afforded to us here a restaurant a beauty salon a cleaners and a mini mart on site that has just about everything you could want to get in a rush. When from time to time I question whether or not we should see what else is out there we look and we find that we are in the best spot and the most secure spot in the downtown area. To say that living at Riverfront Towers for the past two years has been a nightmare would be an understatement. Sure, the views make it look pretty from the outside, but once inside the headaches and troubles are endless. Let's start with the issue of the water. Every month we lose hot water for days on end. That means no hot showers, no clean dishes, etc. The management team tells us that we can use the showers in the gym in the interim while our water is getting fixed. Hardly a cure for the problem when the showers haven't been cleaned in ages. How do I know they haven't been cleaned? The spiders who have made their homes along the ceiling told me so. As someone who works long hours, I want nothing more than to come home and take a hot shower. But if it's in the winter, don't get your hopes up as the pipes burst constantly which then ALSO results in the floors being flooded. We can no longer access the lobby (which is where the mailroom is located) or floor three. Moving on to the elevators. We have three elevators between the buildings. One of the three works, SOME of the time. They're so unreliable that I once got stuck inside it at 2AM while trying to take my dog for a potty run and had to be rescued by the Detroit Fire Department. Cosmetically, they do the bare minimum to get by. Repairs are breezed over, the walls have at least 15 coats of bargain paint on them, and the bathrooms are all missing grout. The "marina" is supposed to be a selling point for the complex, however it has not been maintained or used in years. Another amenity? The restaurant! Which is now closed due to the fact that the service was absolutely awful and the meals were worse than what you could make in your microwave. This is a "gated community" with gates that have minds of their own. Security is very inconsistent and while random people can enter as they please, trying to get my UberEats delivery is equivalent to trying to gain access to Fort Knox. With all the new developments in Detroit, you're best off going elsewhere. If your heart is set on Riverfront Towers, I'd suggest finding a private owner and renting through them so you don't have to deal with the incessant issues that are sure to arise. This is hands down the worst place I've ever resided in. Do yourself a favor and don't make the same mistake I did. I will add that the best part of the experience living here was getting to know Patrick! The management here is AWFUL and MEAN! Car was illegally towed after I asked 3 times for a fireworks pass for a guest and security gave me the wrong one. Convenient their office was closed the Tuesday in June after the fireworks so I was unable to get any information. Car alarms are going off nonstop. Don't even try to ask anyone in the office a question. Asked to leave a package for the postman once and was treated terribly. Guests are treated like they are hassling the security gate every time they come in. They roll there eyes and make nasty comments all of the time. At peak times don't be surprised if you have to wait 5 minutes for an elevator if they are all working. For months 2 of 3 were down. I don't know when things got so bad here but look elsewhere. The only plus in the view, restaurant and the lovely small grocery shop. The man who runs it is lovely. read more

I truly hope people who think about living at Riverfront read these reviews before they fall into this trap. I'm someone who expected a decent place to live with a nice view. I loved the view and signed the lease. The rent is whopping high, but I was willing to pay it because I thought it was a safe, well-managed place to live with a nice view. But I've truly had enough and frankly have no way to fix the problems here so I'm rant on Yelp with hopes that you realize to avoid these apartments. The thing that makes/breaks an apartment is the management. The management is utterly useless at this place. Here's a short list of stuff that's happened over the past year to highlight why I say this: (1) They towed my car without giving me any notice. I pay to park my car there. I had come from a 24 hour shift and parked my car on a lower level (they were repainting the upper level) and that night, without notice, they towed my car. I had an exam the next day. They did not reimburse me to pick up my towed car. (2) They fix my broken kitchen drawers (which were broken when we signed the lease but they said they would be fixed) by putting in a new slide-wheel though that solved nothing and they remain broken. (3) Dishwasher stopped working so they put in an old, used dishwasher that didn't work 2 weeks later. After I talked to 3 managers, made many phone calls, spent time while they inspected the dishwasher and tried to get them to coordinate with each other, they will replace this second dysfunctional dishwasher with another old dishwasher. My rent is nearly 2 grand. (4) They lose mail and won't lift a finger to help figure out how it was lost. (5) One day I played some egg hunt game with fellow Riverfront residents. I was supposed to get $50 off my rent. I got nothing. I had to prove to them that I won... though they were there when I won. (6) Did I mention as many as 20 cars got vandalized in the parking lot? The security is so abysmal that it's funny. I am very frustrated and bottomline is-- they won't lift a finger to help. Do yourself a favor and find a better place to live. There are many places that are cheaper and kinder than this. And if you already signed on the lease-- I'm truly sorry. read more

AMP Residential these people are sneaky. The 100 tower has serious mold issues associated with the air conditioning, the 200 tower has electrical issues. Neither building has had a serious inspection from either the fire dept or the Building dept. I think they are doing renovations without inspections. My kitchen sink fell into the cupboard several times and my microwave was wired to my living room plugs and was a huge problem. My question is how can they remodel without inspections or permits from the city? read more

There is NO security that they claim at the front gates-leave gates open for anyone to drive through. Water shut-off often with no warning for 13 hours at a time. Elevators shut down every single week (we live almost at the top of the building. Electricity shut-off with no warning often. They trespass and enter unit without permission. They hand keys to contractors who enter unit without permission for work that hasn't been requested (certain they do this when we are gone, and now we have installed a camera today to watch when we aren't home (the fact that this has to happen is absolutely INSANE). They never contact you for emergencies when they say they will. The only office staff that was worth their weight has left. BAIT AND SWITCH tactics! This place is trash. Steer clear if you want to get better accommodations for much less money. I cannot believe the trash they try to get away with here and don't apologize for. Lawsuits pending with SEVERAL tenants for unlawful acts. All three buildings are falling apart, and this management company (AMP Residential) is trash from the sales level up through the Senior Regional Director's position. Have lived in the 300 tower for about 7 yrs. I must say it is an awesome place to live. Views are amazing and there are some pretty nice amenities. It's quiet and ive never had a disturbance problem. Only issue is that there is a charge for everything from parking to pool and fitness use. With considerably high condo dues you would expect these things to be included. Other than that I wouldn't prefer to live anywhere else in the downtown DTown area. Friendly people and staff and the grounds are gated and very secure. read more

I have lived at the Riverfront hours for four years. And while I have had some complaints with management and other items it has been mostly a pleasurable experience. However having my guests pay for parking is the straw that breaks the camel's back. A recent visit by my mother no less costs $7. Say I want another friend to visit on the weekend. Another $7 minimum. And yes these are my costs because I will pay for it. I will not have my mother pay to visit me. Secondly I have been in line when I am late for an appointment behind cars with visitors fumbling in the wallet and their purse for their debit or credit card to pay to get off the property. I don't know what logic prompted this change. Are there that many guests coming and parking and staying for a week? Fine pay for if you're staying longer than 24 hours since that is taking up a parking spot for a lengthy period of time. But for my guests or family to pay every single time they come for visit whether it's an hour or two or four is absolutely ridiculous. I will not be renewing my lease. read more

The Riverfront apartments advertise that they are safe secure luxury with gated secure parking. What bull . During the night of July 19, 2016 the parking garage was attacked by thieves and 27 vehicles, mostly newer Jeep Cherokees and Grand Cherokees were broken into by knocking out the window glass and the GPS entertainment centers were ripped out of the dash making most of the vehicles undriveable .These supposedly 600 secure apartments and 5 story garage have no night time security or monitored video survellience but security is advertised. There is no night time maintenance staff . A 5000 sq ft office is staffed by 5 or so sales people playing video games but the convenience store that serves all apartment units plus another 310 condos in tower 300 is crammed into a space no bigger than a closet. They advertise a marina but it is not open and in complete unsightly,unsafe decay. read more

I haven't lived here long, but I've lived here long enough to know and realize rent is way too high for what you get. The apartments are all redone very cheap, the floor is cheap, all of the outlets in my apartment are loose. None of the hallways have air condition, only the skywalk which has become useless because the garage elevators don't work. For what I do for a living, I am constantly having to bring up boxes and such and the elevator being out is inconvenient. I have to park in front of my building, unload then go park my car with the risk of getting towed because you can't even unload in front of the building. Also, none of the elevators in the 100 tower ever work. The floor I'm on always has a dirty carpet. They have the convenience of paying online but you have to pay a high fee of about 50 bucks just to pay your rent with credit or debit or you can go out of your way to make a money order or cashiers check to pay in person. The biggest thing that bothers me is we pay 65 bucks to park in the parking garage yet there is no cameras.... My car was broken into I have a brand new jeep, completely gutted out the center console of my car, I had to pay almost 700 unexpected dollars to fix and tow and get a rental and apparently "there is an ongoing investigation" but there is no cameras. The Secuirty is garbage I don't feel safe living here, few months ago I was sitting in my living room watching tv and someone came to my door and tried to forcefully open it for about 10 min and I called the front gatehouse and not sure what happened after that... Now my car is being broken into... Doesn't make sense. What is the point of security if they aren't doing their job? I've even had guests I knew were coming but showed up to my door with no call from the gatehouse??? Not cool whatsoever. It's also 45 bucks a month for the gym, the gym is cool except the lady who works there always has a sh*t face is rude and will give you dirty looks the entire time your in there! The hot tub is never hott and never works either. And God forbid you walk thru the hall in the middle of the day while someone is mopping or cleaning, you will get the biggest attitude. There is fees for everything yet everything is broken and does not work, people are rude, you don't even feel safe here. What's the point? Complete waste of money if you ask me... Then I called Maintainence to come fix my dryer and it took 10 days for someone to even come by. The restaurant sucks too! Apparently they cook all the food for the week on Monday!!! That's unsanitary, it also smells horrific every time you walk by the kitchen door they have it wide open all the time. My mailbox is even loose it doesn't lock or shut so that's another thing.
