    We met Sam Konswa in 2016 as he was representing the sellers of our then first home. Out of the…read moreblue and during an open house, he gave us a long winded speech about his integrity and honesty, which should have ticked us. It quickly became clear that most of the attractive facts on the listing were simply false (walk in pantry, walk in closet), but above all, the size of the house. Unfortunately for us, we had no idea what 2100 sqft felt like and therefore believed the listing. It only came clear to us after purchase that the Sam had falsified the size, by 600 sqft.. It goes beyond saying, this is malevolent practice, aimed at making money above any integrity. Sam was clearly aware of the discrepancy between his number and the actual one: he and his team created a double entry in Zillow (Zillow has a default entry based on public facts), which would later be deleted by Zillow as clearly incorrect. This cost my young family around 200k as we went with the classic size * price per sqft, and have struggled with the feeling of being robbed every since. When I reached out to him after the sale, he told us this was what "the architect had in his plans", which is false. Our neighbor was the builder and affirmed us that this was a lie. Our agent realized this unfortunately too late and tried to offset a tiny portion of that blow by giving us his commission on the next house. I therefore do not recommend for you or your family to do any business with Sam, whether on the buy or sale side. Edit 08/07 based on Sam Konswa's response: this was not a new construction so the default size from Zillow should have been used (as is pulled from city data). Furthermore, and even in the case where it could have been a new build, the building plans simply don't state this size (again, I checked with the actual builder). But it doesn't matter, someone is just trying to blow some smoke. They should keep it up as it worked for them! Sam is right, my broker should have done their due diligence against malevolent practice such as this one. They had the decency to admit their failure to realize the maneuver, and did their best to financially offset the blow. One thing to note: we were the only bid at ask, as others must have seen through this.

Our home was not ready to go on the market when Sam started working with us, but he offered a clear vision for the home that other realtors did not. In fact, we ended up listing for 35% more (!) than the price suggested by another realtor. It took a lot of work to get that price, but it was worth it. What really stood out to us when we first met Sam was his vision for the home. He pulled no punches in delineating what work needed to be done. But he also saw the value of the home--its location, its special qualities. He suggested just the right upgrades to help its amenities shine. Rather than trying to fix everything, he was cost conscious and realistic about what improvements would give us the most return. And he provided names of people he trusts to help us tackle these jobs, which was a huge benefit. With Sam's positive attitude and logistical advice, he provided us with a plan that was doable, easy, and cost effective. But the fates were not easy on us. After we accepted an offer and the survey uncovered a serious problem, Sam helped us breathe deeply, take stock, and figure out a plan. Always he assured us it would work out. He went back to his Rolodex and uncovered every possible resource to help us solve the problem. When the work was done and the house went back on the market, Sam was steady and positive and patient--and we got multiple offers! In the end, we sold our home above asking with very favorable purchase terms. Sam offered excellent advice through the entire process. We could not have found a better realtor for our Queen Anne home than Sam Konswa. Sam is a great communicator--clear, personable, friendly--but when his opinion was required, he wasn't afraid to step in and provide clear-headed, no-nonsense, valuable advice. He was patient and kind with our many missteps. He had a can-do attitude and a vision about all the work that needed to be done. And he walked us through everything with a steady hand and a professional attitude. Plus, the home sold for more than we'd thought possible--which means Sam made some serious dreams come true for this lucky family. We want to thank Sam for taking the time to work with us so thoughtfully and carefully. We loved working with his office and his various contacts as well. We give Sam our highest accolades and recommend his skills and services with absolutely no reservations. Sam is awesome!

It was the most competitive and low-inventory housing market anyone experienced. From the beginning, Leah was very confident and patiently guided us through the process. She would make honest comments about the flaws of a property and point out the not-so-obvious short-comings. She was always available both in-person and over the phone. She never encouraged us to make unreasonable over-bidding even during the craziest market. She maintained a positive attitude throughout the process which helped us to move forward after getting rejections due to over-biddings. We were able to buy our dream house after 6 months of search. Leah created action items in our client portal of what we needed to do to get our home ready ie. new carpets, patio decking. She hired a stager and a handyman as well. We moved out of our home entirely to have it properly staged but Leah would have been able to work around it either way. She was very concerned with our quality of life especially since we have a newborn baby and to alleviate some of the stress sent us a large package of entrées to help keep us fed. Our townhouse was listed on 4/9 and Leah hosted an open house on 4/11. We had multiple offers already on the evening of 4/11 and our house was pending the next day. Our family and friends were quite impressed with the staging, photos, and virtual 3D tour online. Leah kept us updated with our client calendar and that helped to keep us organized and on task for closing. We closed officially on 5/5! We are grateful for Leah and would refer her in a heartbeat. She would always communicate with us in order to verify what we wanted to do at various steps and guide us in the right direction. Her management of all relationships is gentle and kind, yet her realtor skills are firm and assertive. Leah is a top notch agent!

Our first meeting with Matt, we spent over 90 minutes talking about our wants, needs, and preferences. He also walked us through their entire process, from our first tour through closing. From there, we had the chance to meet the team, and every single person over there is incredible. Ryan is like John D. Rockefeller fused with the Terminator (this is a compliment Ryan, I promise!) - he can spot issues and pain points in a house at a glance, and will literally leave no stone unturned to ensure things are up to code and built the way they're supposed to be (we watched him crawl into the smallest crawl space imaginable to check the insulation of a house once, I was shook). Karl is the most visionary man I've ever met, on several tours he painted a picture of all the ways we could modify a house to meet our preferences. I'm not talking about "hang a painting here", Karl would open his bid with "tear this half of the house down and rebuild it this way", and it was phenomenal. What I would give to pay a visit to his imagination. Matt is a force of nature. On any given day, he's juggling 5 of the craziest conversations and deals you can imagine, and HE has THEM all on the back foot. Matt knows the entire area and real estate market like the back of his hand, and always gave it to us straight as to what we were looking at. We certainly would not have found our dream house without his expertise, promptness, initiative, and professionalism. And of course there's Marta, who holds the whole operation together. What would we have done without her guidance in scheduling our tours and the weekly updates on our progress all the way up to and even after our closing! Two particular experiences stand out to me: On one house we were considering, we went back to visit at night to get a feel for the after-sun atmosphere. While we were there, Karl walked us through all the things about the house we might like or dislike, how we'd change them, and generally how the value of the house stood up to the asking price. We spent over an hour together that evening just chatting like old friends, and by the end of it, we determined that the house wasn't the one for us after all. In another instance, we toured a house that we were SURE was the one, so we went back in the evening with Ryan to look at it again. During that conversation, Ryan didn't try to convince us to make an offer or to walk away, he simply asked us questions. The one that got us was "let's pretend we were sitting in this house 5 or 10 years from now. Is it everything you need and want?". Walking through that exercise made us realize that the house was great for a childless couple, but perhaps not so once little ones become a factor. This was something we completely glossed over as we got caught up in the excitement of the house, and thanks to Ryan, we made the right choice to pass. In the end, we ended up buying the house of our dreams, a new build in the neighborhood we wanted with all of the things we were looking for. There's no way we would have ended up here without the entire team's expertise and willingness to endure a temporary "no" for the right "yes". I could not have asked for a better team to partner with for this search, and now we're happily in our dream house :) I would recommend GHAH 1000 times in a row, this whole team kicks serious ass.
