    My boyfriend and I rented a property managed by This Must Be The Place Rentals in Hollywood Florida…read morewhich was advertised as "Farmhouse style Home- near Hollywood Beach/ Hot Tub". As soon as we came into the rental at 4:50 p.m., we realized that someone started sweeping in the living room but left the dirt they'd started sweeping and did not sweep or mop the rest of the floors. I had to clean the floors and bathroom porcelains (sinks, toilets, and tubs/showers). I called the Property Manager, Elmer, and he has to be the WORST property manager there ever was. When he answered the phone, I told him that the house had not been cleaned. He said, "okay, well, I'm out at dinner and it's after my work time so I will not be answering until tomorrow." He never called back, sent anyone to come clean, or sent any 'we're sorry' gifts or offered compensation. Their cleaning fee is $175 and for us to have to clean the rental, he could have at minimum returned the $175. To top everything off, the main feature of the rental, the hot tub, was FILTHY. The water was cloudy and there were visible white specks, leaves, and sand throughout it. After some attempted cleaning with the broken pool net, we tried to use the hot tub and realized some of the jets did not work and the water heating feature did not work. Additionally, there were rodent traps everywhere, and after a few minutes in the hot tub, we saw SEVERAL rats and mice climbing around. The last day of our stay, we woke up to a shredded bag of unopened chocolate and realized that a rat (because of the large hole and the size of the shreds) had climbed on the kitchen table and gotten into our food. There were no sponges to do dishes with, the soap had been severely watered down in the kitchen and the bathrooms, there was no paper towels or garbage bags, and this left us to have buy items the rental should have been stocked with. After salvaging what I could of the trip, I attempted to call Elmer on Tuesday to talk about a refund of some of the money and he hung up on me and blocked me. Elmer is not working with Booking.com to rectify this situation either.

I had researched many properties management companies online in the Fort Lauderdale area. I happened to come across Icon Realty Management and Brokerage. After reading the great reviews and my conversation with Ben and finally meeting him at the property. I decided to have them manage my property. Within 2 days of Icon Realty having the property in their listings, it was rented on day 2 (two). Ben, At Icon Realty has truly been professional and responsive thought the whole process. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

    Finally sold my home in Silver Lakes. PPM is behind me now. But let me tell you about the Estoppel…read morenightmare. I have lived in this home for almost 22 years and in all these years, I have never received a violation for the pavers on either side of the driveway (to extend the width of the driveway). The pavers were placed there by the very first owner in 1995! However, they have only now become a violation during the selling process? They were never a problem before though? Also, I was given an estoppel violation for my neighbors fence. PPM tried to claim it was my fence. This fence accesses HER backyard and not mine. When I told MICHAELA, that it wasn't my fence, Michaela returned to my property to take photos of MY fence and add that to my violations list because she didn't want to admit fault. Instead of simply removing the neighbors fence she decided to create a false violation. Peculiar to me since my fence was BRAND NEW JUST BUILD AND WITH A FRESH COAT OF PAINT. She tried to say it was broken initially but when we shot that down, she then changed it up to say it needed to be painted. However, that still wasn't it because Estoppel still did not remove the neighbors fence from the list of violations. I had to do the leg work and reach out to them MULTIPLE TIMES to prove to them that it was not my fence including sending a copy of the survey lines via email and get this...PPM (MICHAELA) gave me the survey lines paperwork but still, I was being held in violation for that fence on the neighbors property which CLEARLY was not mine. My neighbors fence has been broken FOR YEARS and dirty as well, FOR YEARS. Meanwhile, my husband and I, over the years, have kept our property IMMACULATE! What I experienced in this process was Estoppel and PPM, though they work together, were never on the same page! Pushed blame back and forth onto one another, like a ping pong game and do not seem to care that they are wrong. They will do whatever they can to try and appear right, even if it means returning to your property to take a photo of the other fence and pretend that that was the fence they "meant" to violate (a BRAND NEW AND FRESHLY PAINTED FENCE)! It took over a month for them to finally close the Estoppel because of Michaela and her finger pointing and lack of accountability for her error. Michaela was AWFUL during this selling process and made it a complete nightmare of back and forth, no accountability, unprofessionalism, rude behavior, ignoring my calls and just overall and unpleasant person to deal with. And there is NOTHING you as the homeowner can do about it except sit in your frustration. I felt completely powerless, unimportant, and as if I were the problem when I did my part from the moment they told me to. Yet this process took over a month while my sell money was held in escrow. There was absolutely no cooperation from them. I had to call, email, call, email over and over. Felt like I MYSELF WORKED THERE. I feel like I DID THEIR JOB FOR THEM. Often, their emails were short, rude and never provided a solution. They preferred to point blame back and forth to one another saying things like, "Melanie, I'd like to reiterate, my part of this process is completed. You need to reach out to the Estoppel team!" Meanwhile, Estoppel would say, "We don't handle violations, we simply process them the way they are given to us. You need to speak with Michaela!" Emails like this went back and forth over and over. Left me in tears on many days. Finally I had to reach out to every manager I could. Whenever a new manager would get involved I would include them in the email thread. However, instead of Estoppel fixing my issue, they would take the time to send me an email telling me not to include certain people in the email yet the problem would go unreso
