I had noticed some settling happening in one corner of the house near the windows and was concerned that there might be an issue. I also wanted to know if there was anything we could do to strengthen the home in case of earthquake. I sent a message to them on Yelp and received contact back within a day. It was easy to schedule an appointment on the phone. Ryan showed up to do a free evaluation. He took a look at everything in the house, the garage, side yard, and crawlspace. He even let my 7 year old son assist him with some of the process while taking measurements. He explained the settling that we had in the house and had a few recommendations that he said were of no real urgent concern. He told me what to look out for in the future as signs that we might need to take remediation steps. Overall, he came across as extremely honest, detail-oriented, earnest guy. One detail to share that I think illustrates something about Ryan. For context, we are a no shoes in the house family. Over the last 5 years, we've had a decent number of contractors come do work in the house. The no-shoes thing is always something I end up either discussing or (more often than not) temporarily ignoring when people come into the house to work. In this case, Ryan had already noticed the row of shoes by the door and my unshod feet and removed his shoes without a word about it before entering our house. I'm pretty sure that's the first time that's ever happened. That attentiveness alone already put him in the 5 star category!

We were put in touch with Bronco Rudnick by our agent. Bronco was easy to contact, communicative, super friendly, professional, and prompt. Despite the busy time and market, he was able to fit us in within a few days, well within our contingency period. He did a great job with our inspection, taking his time to really inspect, test appliances and plumbing, and look at the property, including crawling up into the attic crawl space and the roof. He looked at the age of everything, and gave us a clear sense of how long things will or typically last and when we might be looking at replacing them. His explanations were layperson-friendly, thorough, and struck a really great balance between "enough useful information" and being concise/not overwhelming us. He took time to answer our questions, and to even explain to my husband in more detail how we might DIY some small-to-medium projects if we opted to. His suggestions were helpful, and we got his report within ~90 minutes of leaving the property. We really appreciated how clear the report was around his recommendations too-- super professional and in line with our face to face experience. All in all, Bronco was a huge help and made the inspection process way easy! We'd definitely recommend Rudnick Property Inspections.

These people upset at a guy just doing his due diligence and uncovering problems they hoped would stay hidden to the buyers. That says much more about them and about Mr. Rudnick. As a buyer, you want this guy on your team. As an ethical seller, you would too so that you can pass your home to the next family with a clear conscious.

    I picked Jonn to be my contractor for a large whole house remodel costing some hundreds of…read morethousands of dollars (this was strip-to-the-studs and beyond, in Cambria, where code enforcement is strict). I was very pleased with Jonn. This was my fourth house project and I did not use an architect this time, only a structural engineer. Hence, I was looking for a contractor who would be flexible and could work with me. I expected to make design changes on the fly, and Jonn accommodated these nicely. He was very collaborative and change orders were charged only for incremental costs, not in penalty fashion or at punitive rates. Which was important, because I made a lot of changes. I found Jonn easy to work with, knowledgeable, timely, responsive, and committed. We encountered weather-related delays and unexpected problems; Jonn stuck with it throughout. Not least, when the project was complete and all bills paid, he still stayed in touch, and was just a text away to come and fix things when the inevitable small glitches occurred during the initial months of occupancy. Not many contractors meet that standard! Can I think of anything negative? All that comes to mind is to caution you that Jonn runs a relatively small outfit. He can't throw an army at a problem, nor can he command sub-contractors to jump to it or else. As a consequence, the job didn't always move as quickly as I might have hoped. But it all got done to spec, so this is a matter of adjusting your expectations. All in all, it was a very positive experience, and I highly recommend Jonn for construction jobs large and small.

I was helping him to try and find a window to match our existing interior windows in our house. Guy ended up ghosting me over phone/text and finally sent me an email stating he was no longer interested in the job. He was upset I sent him a text on a Sunday. My bad, I guess he's the only one busy during weekdays. Find someone less high maintenance.
