He was a great communicator, quick to respond, and incredibly caring, and went above and beyond by allowing us to walk through our old apartment to show our kids where we used to live. Worst company to rent from! Run far and fast away from them if their name pops up on a property you like! They don't care if your health is on the line as long as you pay them! Hope you don't have kids also, that doesn't matter either! You will walk into a dirty home/apartment off the bat! You will pay more upfront than expected! If anything is broken or has mold, don't expect anything fixed or mold removed, they don't do that! Oh yea, hope you save up because they will raise your rent without telling you! If I could I would leave no stars. My daughter and her roommates have not had hot water for 6 days. They put in multiple maintenance requests which have not been answered. I called 3 times in one day and not one person has called back. They use an answering service so there is no one to speak with. I would never rent from them again! read more

WOW!! I thought our time there was bad, after reading other reviews I feel we didn't do too bad. To anyone who has management enter your home unannounced just call the police or get a gun, don't put up with that. Yeah I have to agree with all the one star reviews, it is really bad management and they will lie right to your face about everything. Honestly I'm not sure how they sleep at night knowing how they mistreat tenants, of course they've probably been doing it so long it's become second nature. Why can't everybody just do the right thing these days. It actually takes more effort to be a deceiving & conniving than it does to just do the right thing. I lived in one of Roberts Realty's apartments on Kidder Ave. in Affton for 2 yrs. Before moving in, I thoroughly read the lease, as I suffer from asthma & wanted to make sure that it was a no smoking property. The lease stated there was no smoking "on the premises." After moving in, residents were smoking on front porches & even in their units. I notified the property manager & nothing was done. There were 2 derelict cars in the parking lot. Wrecked, flat tires & no license plates.The lease stated no cars allowed in lot without plates. After 6 mos. I reported to property manager, nothing was done & cars were there for well over a year. There was also a tenant that is a hoarder, clutter everywhere outside her unit & in the yard. Again, property manager was aware of this & did nothing. This was just a few of the many issues I had while living there. The biggest problem is an inadequate property manager. She doesn't return texts or phone calls unless it's an emergency issue. Perhaps a new manager would rectify the problem. I will say, the office manager, Kristin, was always very helpful & nice to deal with. That was the only pleasant part of my experience!! Unless you want to feel like you live in a trailer park, I suggest not renting from Roberts Realty. A big thumbs down. read more

Hello Mr. Roberts, I spoke with your staff in the office about the broken light in the frig, broken door among other things and, more importantly the broken garbage disposal a couple of times over the past several weeks. I was told it would be taken care of. I was told again that someone would call me this week (months ago) about my request for a garage space. I have spoken with your staff twice over the past 3 weeks, once on the phone and once in person and both times been told that these things would be fixed immediately and that some one would call me by the end of the week about my request for a garage space. I was, of course, very alarmed about the many weeks it took to deal with basic repairs when I first moved in, including the front rail. My father is 83 years old and I was mortified that it took over 3 weeks to repair the hallway rail that was hanging out of the wall and a huge fall risk for him. I had to call many times over that time period and repeatedly raised the alarm about the risk to my father and what would happen if he should fall. I was obviously not a priority to your maintenance staff. I was hoping it was a fluke. Unfortunately not. Nothing has been done and no one has called me, again. My sister who lives in Lake Forest, gave me a reference for a repairman and a plumber and I'm going to have both of them come to work on the apartment tomorrow because I can no longer live without a working kitchen sink. It has been weeks since I reported the repair needs and no one has responded. I have been told repeatedly for the past 4-5 months that someone would reply to my inquiry about a garage space and no one has responded. I have, on several occasions (including trying to figure out if a fuse was out) noted that no one is parking in one of the garage spaces. So I presume I'm next in line for a space and will need the door opener and will pay the extra monthly fee pro-rated. I will be off later this week and will stop by the office to pick of my garage door opener. Of course I will take fees for the repair man and the plumber out of the rent. Since I've never actually been faced with this problem before, I'm presuming this is standard. Of course we will need to discuss the rent because obviously your company is and has been in continual violation of the lease contract. Customer service is awful. Maintenance takes too long, is unprofessional, and communication is atrocious. I am never able to get a time frame for maintenance work and often the work done is subpar. I called the office during normal business hours for a repair that was reported two weeks ago and I was informed by the receptionist that there is no one available in the office for me to talk to. I called twice, three hours apart. No one can take my call. I would not recommend this company. read more

If you're looking for a management company that actually cares about its tenants and not just about getting your rent checks, don't count on Roberts. - Apartment was overpriced compared to nearby properties, especially considering the state of the place -- dusty and run-down, with old appliances/carpet and only two-pronged power outlets (!). - When we moved in, Roberts had made no effort to clean the place. There was hair and dust in the carpet, beard trimmings in the bathroom, and roach traps all over the house. A week's worth of cleaning was dumped on us, the new tenants. Roberts promised to reimburse us a cleaning charge. Never happened. - Don't expect any warning when Andy decides to pay a visit. We've woken up to him testing our fire alarms at 8am -- no call or email ahead. For an apartment of three young women, having a man let himself in unannounced was a serious breach of our privacy and sense of security. - Management was wholly unresponsive to all of our inquiries. When our toilet tank started acting up, we called Andy. He came, took one look at the tank, which at the time was working, and asked if we knew how to flush a toilet. Months later, while he was in the apartment again, he heard the toilet tank refilling nonstop and chided us for spiking his water bill and not asking him to fix it earlier. - Communication regarding rent is terrible, so don't expect prompt or professional responses. We've received email replies with just one word: "O.K." - When part of our rent was late, Roberts emailed us a photocopied document with not just our apartment's late payment record, but the records of 20 OTHER UNITS. We could see other tenants' names, addresses, and payment information, all out in the open. We were shocked at how sketchy this was and how little Roberts cared for their tenants' privacy. These aren't the only complaints we've had with Roberts. Long story short, save yourself some grief and rent elsewhere. read more

- WORST leasing experience EVER. Andy (Andrew Roberts) is rude, condescending, unresponsive, and not pleasant to work with. Maintenance issues are COMPLETELY NEGLECTED. - Andy was unresponsive about broken washer/dryer for half a month, unresponsive/unhelpful about malfunctioning AC for two weeks, the list goes on. Heat doesn't work well in winter. - "Does not offer rent credit/reimbursement," even after unlivable conditions in apartment. Basement has smelled like sewage since we moved in and Andy refuses to address it. - Rent is WAY OVERPRICED for very old properties that are falling apart and dangerous to live in--save your money and your sanity and do not rent with Roberts Realty (OR LONDON PROPERTIES, who contracts them out). read more

This review is specifically for WashU students, because this company has a near-monopoly on the area and thrives by preying on YOUR naivety and inexperience, sweet sophomore who is looking for an apartment to rent next year. I could list all of my own stories from my time as a student renting from Roberts, but I'll spare you the gruesome details and simply suggest you read through the other negative reviews here and take them as gospel, because every student I know who rented from these people has a uniquely awful story to tell. Instead, I'd like to give you some suggestions regarding how to protect yourself if you must rent from them, which might unfortunately might be inevitable given the number of properties they own. These are things I wish I had known. 1. When you move in, take photos of EVERYTHING. There's a good chance you'll move into a filthy or damaged apartment. Take photos of the entire place, every little corner, and keep them safe. You'll need these photos to protect yourself if Roberts blames you for damage that was already there. 2. Do the same thing when you move out. Clean scrupulously and photograph all. EVERY PERSON I KNOW had random numbers between $100 and $300 deducted from their security deposit for ambiguous, unitemized "cleaning," and most were unable to prove that they had cleaned because they had no photos. After a weeks-long persistent fight, I was able to force Roberts to return my full deposit by showing them photos of my meticulously cleaned apartment--and it would have been easier if I'd also followed step #1. 3. Understand your rights as a Missouri renter. This requires case-by-case legal research (I know it takes effort, sorry), but there are laws in place to protect you, and Roberts knows how to toe the "barely legal" line. If they ever cross it, LET THEM KNOW YOU KNOW. 4. If they're taking weeks to fix a basic maintenance problem or are otherwise abusing you as a renter, get your parents involved. It has worked every time. 5. Your legal responsibility is to make sure you follow any contractual instructions Roberts gives you/any rules in your lease/checklist emails to a T. This is true for any renting situation, but since you're new I wanted to include it, because this company sometimes buries important instructions and is not sympathetic to mistakes. tl;dr Roberts Realty is scummy--if you MUST rent from them, expect this and protect yourself. If you keep the above instructions in mind you'll have a better experience and better shot at getting your entire deposit back when you're blissfully free from their clutches. read more

My relationship with Roberts Realty got off to a bad start and has quickly declined. My apartment building was sold to them about a week ago. Their representative wanted to complete a presale inspection of my apartment, and because it was an inconvenient time for me and I wasn't given any notice at all, I declined his request to enter and stated he will need to reschedule. He chose to enter about an hour later while I was in the shower. As a female alone in my apartment, this type of invasion is incredibly dangerous and unacceptable. Following that, my water was turned off without notice for several hours. This delayed my work plans for the day and had a detrimental effect to my business. Wretched! read more

I didn't have any issues while I stayed here. The apartment was decent, but they raised the rental rate beyond what the place was worth so I found a better deal. Some folks have had issues with the short notice that Andy can sometimes give before showing the apartment (during the month before vacating). This didn't bother me, but if it bothers you you might want to mention that to Andy. I always paid my rent on time and never had to contact them for issues. I had my place professionally cleaned and turned in the cleaning receipt with the keys when I vacated. There was no damage to the apartment. I received my entire deposit back, without any B.S. fees removed. I wouldn't hesitate to rent from them again, if the price was fair. read more

I lived in a Roberts Realty apartment for two years and had a great experience all around. I only moved out because I was moving to a different city. Andy was nice and responded to all maintenance issues within a day or two. He even found a locksmith for us on a holiday weekend and didn't charge us. I moved out at the end of May and had my full deposit back a month later. The people at the office are generally pretty friendly, and they were lenient the time Bank of America messed up my roommate's automatic payment. They also wrote a recommendation for me within 24 hours of my request, which was very helpful for moving into my new apartment. I had one bad experience with Robert's but it wasn't enough to go from 5 to 4 stars. I needed a temporary key after locking myself out. When I got to the office, I was handed a key, but it didn't look quite right, and I said so. The person at the desk confirmed that it was indeed the right key. When I got back to the apartment, it didn't work, just as I had expected, but luckily I had left a window open and could climb in. Some people complain that Andy will come into the apartment unannounced to do maintenance. I know this happened a few times my first year in the apartment but never in the second year. But the times he came in were only after I had requested something specific, so it wasn't a total surprise. All around a great experience, and I would certainly rent for Roberts again. read more

Don't bother. Wish I could rate 0/5 stars. Absolutely awful. It's almost like they don't even know how to own an apartment building/how to be a landlord. They bought the building in the beginning of the year, and ranted about how changes were needed. They re-did the roof. Ok, cool. After that...... Nothing. Were promised new windows and central a/c (yes, we still have window units!) but as the temperature is climbing up, there has been zero news of getting it installed. I can't get any real answers about anything happening, just dodgy b.s. I wish I could move out of here, because I most definitely would! I don't recommend living in any buildings owned by this company. Unhelpful, inconsiderate, and unprofessional. Not someone who should own real estate. read more

Over the course of several weeks, Andy and the folks at Roberts Realty have been incredibly helpful. My wife and I visited several apartments before locating "the one", and each unit was exceptionally maintained. Despite our hectic schedule, Andy found time to meet us, several times rearranging his schedule to accommodate us. We could see his attention to detail, and we were grateful to know that his care and concern did not stop the minute we were committed. I didn't have any issues with them, got my security deposit back which had deducted only inspection fee since I moved out early. However, while I did give Andy permission to take pictures of my apartment with my furniture in it ( because he liked how it was set up) , I did not receive ANY notice when he was going to take the pictures. I did see the pictures of my place later on his website. Kind of freaks me out hearing from Megan being in the shower when they entered... but I guess I am glad I wasn't home. Awful Managment company. When we first rented that apartment we noticed one of the 2 (yes only2) outlets in the kitchen were out. We asked that the broken on be repaired. Asked and asked. Finally someone came and looked at it, but we never heard back about when they would come and fix it. After waiting several weeks, called again and were told basically too bad for us, the weren't going to fix it. Then the toilet started leaking. Sent email, no reply, few days later called. Spoke to someone and advised them we would be out of town for a long weekend, they could Come anytime, but it really needed to be fixed as it was now puddling on the floor. Turned water off to the tank while we were gone and when we returned, it appeared someone had been there. Next AM, toilet is STILL leaking! Called again. Advised them. They said they would get someone on it "right away". Again advised them that is was puddling and was going to start leaking into the downstairs apartment. Got home, STILL not fixed! And now the downstairs neighbor has rain in the bathroom!! Called again. Next day someone (NOT a PLUMBER) comes In, with NO notice!!and looks at it. I advise him that the water to the thank was currently turned off, as otherwise it leaks all over the place, he jiggles the tank around, tells me it's not leaking but he will get a plumber out because some seal has to be replaced. Once he leaves, I realize HE DID NOT TURN THE WATER BACK ON, and once water it back on...guess what?! STILL LEAKES!!! If I were the owner of this building I would be furious! It's a decent little apartment but Roberts Realty is a horrible managment company. read more

Absolutely the worst experience I have ever had renting- hands down, no question. The staff seems to be so disorganized and have a lack of communication. It took several phone calls, emails, and weeks of patience for problems to be fixed. One of the problems we had to wait for was that the tub was not draining. That is bad for their building and awful for the tenants personal hygiene. I took over the lease for another tenant and had asked multiple times before moving in to sign a new lease and about a security deposit and was continually told it would be taken care of, to just wait for an email. I went ahead with my moving plans only to get a phone call three months later from someone in the office absolutely screaming at me about the security deposit that I owed and that I had not signed a lease. They have a policy that requires 30 days written notice of moving out (even if your lease is up on a certain date), and sent the paperwork to the tenant who no longer lived in the apartment. Those of us who lived in the apartment never saw it because IT IS A FEDERAL OFFENSE to open mail not addressed to you. We did not give written notice due to not being told of this policy, so we had to pay rent for the month after we moved out. When asking about how we were supposed to be aware of this policy, we were told that we should have opened the mail that wasn't addressed to anyone living in the apartment. I mailed the check for the rent for the month after I moved out and received a phone call from someone in the office saying she didn't understand why I was paying rent after I had moved. Perfect example of lack the total lack of communication! I explained the situation and she said that didn't seem right and would talk to Andy and give me a call back. I never heard back from her and the check was cashed, so who knows what ended up happening. Moral of the story, DO NOT RENT FROM ROBERT REALTY. read more

They are by far the worst landlord I've ever dealt with. Here are some of the issues I experienced with them: -They bought my building mid-lease and immediately raised rent 40% for everyone on month to month. -They installed a new dishwasher that broke a couple months later (obviously not their fault), but took 3 weeks to repair it, making countless excuses along the way. - They let themselves in to my apartment at will with absolutely no warning to me. I came home over lunch to find them in my apartment on more than one occasion. - They never returned calls, ever. You have to call them multiple times to get any response on any issue. - I moved out mid-lease as I had bought a house and they were completely unwilling to negotiate any early termination (which was completely their right, no argument there), despite they were renovating each unit as people moved out. However, when I went to check on the apartment during the last month of my lease I came to find the unit full of tools and under construction! They took back the unit unannounced and were still charging me rent! They eventually agreed to refund my rent for that month (but not the utilities which they were using while working on the unit), but obviously would never have volunteered to return my rent had I not caught them in the act! Overall, this is a very sketchy company that does anything they want, even if immoral or downright illegal. If you have a choice, rent from literally anyone else! read more

In the past 7 years of renting different apartments or houses I've experienced the whole spectrum of landlords and companies. Andy Robert's has been one of the best landlords I've ever had. He actually cared about the property and was prompt in any fixes or updates we asked about. We put down our deposit and signed the lease, but still had a few weeks until we moved in. Most other companies would have just taken our money and not cared about the condition of the apartment after the lease is already signed. Andy took that time to continue making improvements on the apartment we were going to live in- ripping up old carpet so we could have nice hardwood floors. When we moved in we submitted a list of minor damages so we could have written proof that we didn't create those damages (a lesson I've learned after having terrible landlords in the past). Andy scheduled a time to come in and fix every single thing on that list!! He truly went above and beyond to make sure we were comfortable and happy and living in a well-kept place. When we moved out, we left the apartment in good condition aside from normal wear. They returned our entire deposit when we moved out (did not scam us like previous landlords). It looks like some people had an issue in the past with the company coming in to the apartment on short/no notice. We never experienced this problem. We were always able to schedule times in advance for Andy or a handyman to come in (via email or text). He always responded quickly to emails too. If you're looking for a place in the St Louis area, I HIGHLY recommend renting from Roberts Realty. They are a safe and honest company with great deals on their apartments. read more

I have been a tenant with Roberts Realty for the last 2 years and Andy Roberts has been a great landlord throughout that time. The apartment was competitively priced, very clean, and modern with lots of amenities. He always made sure any issues were taken care of within 24 hours (often even quicker though) and was proactive by having the apartments spryaed for bugs every quarter and having the furnace and air conditioner serviced regularily. I really enjoyed living in the apartment that I rented from Roberts Realty. Andy was really nice when I was first applying. I had broken my previous lease for medical reasons and he was really cool about that. I never had a problem with anyone coming in unexpectedly and the few emergency maintenance issues I had were dealt with quickly and efficiently. I loved the apartment that I lived in and never had any problem with either the management or the repair people. In fact, they updated my apartment several times while I lived there, including installing new windows to help keep my heating bill down. I would still live there if I hadn't have moved to Texas. I rented the property at 5142 waterman blvd apt 1afor one year 2014. The initial quote for monthly rent was $1095 and then it was raised to $1295 at signing of contract. It is listed now for $1395. The other two bedroom apartment at same property 1b rents for $995 per month. I asked for rent to be lowered for 2015 and I was given an eviction notice. Beware of inflated rent. I encourage any renter with Roberts Realty to inquire of other renters at same property to find out the monthly rental rate. read more
