I am updating my review as I have just moved out of my fourth Robinson Realty-managed property and into my fifth. Whenever I need to look for a property to rent, I exclusively look at their inventory. I had a bad experience in the past: property management companies told me I was first to apply, took my application fees, then went with someone else, so I lost that money. With Robinson, they have always been completely transparent, their website is easy to apply to, and the application fees are reasonable. I can be indecisive. Recently, I applied for one home, then at the last minute I asked to tour another, and I had no problem moving my application to the other property without paying or reapplying. The same applies if you do not get the first home you apply for because someone was in line before you; your application can be moved to another home in their inventory. My property manager for both recent properties is Terri, who is always prompt in responding to emails or calls. I always move out of my properties and leave them professionally cleaned, and I have never had a problem getting my full deposit back. Other companies, it feels like they try to find ways to keep some of your money; I have never had this issue. I have recommended people, and they also had great experiences. Once you are a tenant, their website makes it easy to pay rent electronically or submit maintenance requests. I stand by what I said in my last review: if you have trouble with maintenance requests, it might be the homeowner, not the management company. In the fourth home I rented, I learned quickly that the homeowner used a friend as the maintenance worker, who had a primary job, and I had to accommodate his schedule. When things needed replaced it was with used products or fixed just enough. When I had trouble with the AC, the vendor told me we had already told this owner he needed to replace his breaker box. It's not the AC; it may break down again due to that. In this fifth home, I noticed two issues after moving in, which were resolved within 24 hours of reporting. The men who came, you can tell maintenance was their primary job, and they had prompt availability. One vendor said the owner is out of the country, so let me call him to get authorization. The owner said, " Replace whatever is needed". I can tell this owner really cares for the condition of his home, and I will not have any maintenance delays. I've owned a property in my home state and used property management to rent it out. As an owner, you can use your preferred vendors or let the property management choose. For replacements, the owner also has a say in which replacements are chosen, and I could either choose an amount of money they could use for repairs without requiring permission or require your permission first before spending. The owner can affect your experience, which is somewhat beyond the control of any property you may choose to rent. I would recommend Robinson Realty if you are looking to rent a home. Their inventory ranges from low to high-end properties. Some of these bad reviews on here, I can tell by the property or street they named, were in the worst areas of town. Some rented from out of state and didn't see the property first. Living in Vegas for over 20 years, you know there may be great-looking property in photos, but the area may no longer be the best. My family has submitted requests for maintenance for Michael Robinson's own personal home that he rents out through his property management company. It is full of shoddy work, deadbolt for the garage door is installed backwards, hot and cold water in two bathrooms is installed backwards, the jacuzzi bathtub is missing a motor and can not be cleaned, back door has been broken for over two months, landscaping intentionally watered by lawn crew outside of water district's rules, drip lines with leaks, protection around fascia falling outside near landscaping, roof and foundation damage, and more! The kicker was that the back door has been broken for 2 months forcing me to sleep with a weapon for safety. The drip line is no longer broken only because after telling the owner of the landscaping business x2 that it was broken, I went and found a Spanish speaker to relay the issue to the crew that comes weekly. Myself or family have put things in the portal for maintenance but they never get fixed but marked "completed" with no follow up. You call, no answer or call back. You have to go in person or email someone personally to *maybe* get a response. Previous tenant lawyered up for all the same issues I have reported above. Michael the owner has not responded to texts or emails for a meeting, Terri the office manager is not resolving any issues in a timely manner and has not been able to set up a meeting, Sylvia over maintenance never closes the loop to make sure maintenance items are fixed or what is in process, maintenance man/ lawn crew owner Chris rarely fixes anything that he says even though he claims to be "a friend of the owner". If he keeps his own personal house this way that he rents for $6500 a month, I'd hate to see what he does to the people who rent for $800 a month. Definitely NOT worth the money and an unsafe property. Advice for any one dealing with this company: record every conversation, save every email and text message, take pictures of EVERYTHING. read more

I live in Sky Las Vegas below unit 2610 managed by this company and experienced water damage. The experience has been HORRIBLE trying to get someone to help me - multiple messages have not been returned by Ana, I've been hung up on by Ed and it has now been almost two months that I'm having to walk by a water damaged ceiling with no plan on it being repaired! I just recently rented an apartment with Robinson Realty. My husband and I rented the apartment without seeing images on the MLS. We were moving from Indiana to Las Vegas and wanted our agent to view the property. The management company told her and myself that work was been done in the apartment. Short story is that we moved in on the weekend after driving for 3 days to a filty, stuffy apartment, black mold in refrigerator, damaged cabinets, no screen on windows, damaged windows, unachored and dirty toilet. Unassembled microwave, nonfunctional dryer, filty garage with someone's couch inside and dirty walls and the list keeps getting longer. We had to go buy a brand new refrigerator immediately to avoid the horrible sight that was left for us. I called the company and was told to submit my complaint on their portal. Do not rent from this company!! Do not list your home with this company!!! If you have no other options, make sure you video the home before moving your personal items in and definitely once you move out of the home. Keep all emails, text and maintenance melds or work orders. I was given a 30 day no clause after renting from this company for 4 years. They had no reason to put me out. rent was paid and kept in great condition. When I left the home there was only typical wear and tear on the home. They tried to say I damaged the home, tried to take my deposit, and left me homeless. I had to throw away a large number of personal items in a short time frame. I am so thankful I had all the proof I had. I even had pictures of me replacing batteries in the fire detectors down to new filters. I took them to court and won the case. The owner, Mr. Robinson didn't even have the respect to stay in court. Terri Hoffman sat in court and didn't realize I was right behind her. She was texting Pamela Gill about me in court hoping I was not there. Little did she know I was there full throttle. They put me through depression. But I can say I am thankful because they put a fire in me to get my finances together to become a homeowner. I will NEVER be put out again. read more

It's really hard to keep your personal and professional issues separate specially when you don't know where you're gonna end up or live. My sister was connected with Cheri through my aunt. The amount of frustration and stress my sister , her husband and our extended family endured dealing with Cheri is so disturbing. For starters, none of the call back requests were returned to either Travio, Michelle, or myself (michelle's sister). Secondly, $300-$400 (which I funded by the way) were wasted on application submissions. Cheri's e-mail which I've attached towards my sister made myself and my sister feel as if english isn't our primary language. Lastly, before anyone deals with this establishment with Cheri. Dig deep, dig into google reviews, yelp, and locals. Here's what I found, deposits from other tenants WERE NOT RETURNED worth $5k. Absolute no fucking guidance, unanswered questions, mass amount of time and breath wasted on this bitch, and ONLY calls back when money is being collected for questionable fees. Cheri, community colleges provide/offer business management classes along with English and etiquette classes. Please consider attending these classes. You're so fucking unprofessional. We rented a home through Robinson Realty from 2020 up until Spring 2023 in Las Vegas. Our move in and move out were handled professionally. I was pleased to know ahead of time what needed to be done to have our security deposit returned regarding cleaning and property condition. No surprises in the end, and we all were happy. My only criticism as a former tenant is regarding the maintenance department. The original coordinator Nico was responsive and thorough with repairs. His replacement was not responsive or thorough with repairs. There's a need for improvement in this area, because maintenance responsiveness declined over our time in the home. I want to specifically thank our contacts Cheri Camarena and Pamela Gill for all of their help during our time as tenants. They both are courteous and helpful. I feel like both went out of there way to make things right for us. Overall, I recommend Robinson for prospective renters in Vegas. I used to live in one of this company's apartment complexes in Pennwood Ave and wanted to vouch for other bad reviews. Everything negative about these guys is 200% true. They allowed a soulless monster of a manager named Marlene McLemore to run it into the ground. She took the towing away, she did nothing about laundry theft, domestic violence and roaches. Finally, she sent a vacate notice to my room extending my time. However, when I showed her, she said it was for another room. Then she snatched it away and refused to honor it for me even though it was sent to my room. These guys are slumlords and strongly suggest any potential customers reading this get as far away as possible... then get even further away. read more

When you get an email 24 later from the one you sent, sent from the managers account but claiming to be someone else yet later correspondence suddenly is the manager is really weird. Then it's weird when there is conflict and then the next day various fees keep slipping in. You call to get these fees corrected they acknowledge the issue but say it's a matter for corporate to fix, they don't fix it, meanwhile more fees are added. Then they charge for next months rent around the 20th leaving you forever in the hole. The BBB website has a complaint about these fees, with a response saying the manager can fix these problems. But that's not what I was told by the manager or whoever actually responds. So there's another lie. Rent skyrocketed about 400 and that doesn't count the new "rubs" fee that makes no sense. Oh and you'll start with a balance for that too, they say it "carried over" but yet it didn't even exist then. Apparently they started fresh on day one and had "no access to previous management files" of course that's a lie too. Everything's a lie. Meanwhile I'm horrified because they literally bought every affordable apartment complex (driving out low income residents with evictions, Refusing rental assistance etc, and don't forget the $400 jump) in the south western United States. Look at the "portfolio" it's wild. So basically they have come in to destroy neighborhoods. Like adding weird ass wood paneling makes it too good for "peasants". Wait I forgot the best part. They start painting on day one and now it looks like I live in a prison housing complex. And they DRILLED super dark black screens on every single window (isn't that a fire hazard) including non opening ones, you have to have all the lights on all Day even if your blinds are fully opened, they paired that with a dark grey door and painted over literally everyone's peep whole. I was annoyed at the work, but I wasn't suspicious til I saw everyone's like this. It's very dystopian and expensive. Not sure "corporate" even exists. F this place. It's no wonder mid month after evictions are issued traffic is nightmare because uhauls are everywhere. The last management spied on people and they never opened the pool, they've were rude and turned me away from using a printer for work purposes because my rent was a day late, but they were so much better then the very shady and terrible Robinson reality, it pains me that they spread all over any affordable properties just to ruin them. I just signed my second lease at a different property with Robinson Realty! I hope to stay at this property for a while unless I upgrade again! Cheri, Meagan, Pamela, Pat, and Nico have made it very easy to live in both properties I've been a resident in with Robinson Realty. Nico is always prompt to get any and all service requests handled as soon as possible, ever during the COVID-19 crisis! Cheri, Meagan, and Pam are always quick to answer any questions before, after, and in-between your lease signing! Pat found my new place, and found it quick! I needed to be in a new place ASAP and from the time I applied for the property until the time I got my keys for my second rental with them, it had been less than 24 hours! That was fantastic! I was in a really tight spot where I needed a new place ASAP, and if it wasn't for Pat I wouldn't have found the place I'm in now! Cheri and Pam got me the Lease and Keys super fast and had me moved in a while day early! This was all during the COVID-19 crisis! The first property I rented from that Robinson managed, out of the $1500 deposit I had put down, I got every dime back! Mr. Robinson himself was very understanding of my situation and the death of my mother, saw the video I had taken at move out, and gave me my entire deposit back since I left the unit in Move-In Condition. They could've easily taken $200 out or more for any reason, but Robinson Realty and Michael Robinson himself saw the situation I was in and helped me out, and that's not the only reason they're getting a 5 star review, but definitely one of them! I hope to stay a client of theirs for a while or if I ever invest in property I would love for them to manage it! read more

YOU HAVE BEEN WARNED!! This is the absolute worst property management company. Every single person that works here is useless. My husband and i rented a house for 4.5 years. Paid every month in time! Kept the place nice. One time my a/c went out in the middle of the summer when it was 115 degrees and they told me i had to wait 7 days for it to be fixed. When my husband and i first moved in, the fridge in the house never worked we had 7+ work orders for it to be fixed and each time someone was sent to fix it, it was never fixed. We ended up buying our own (after 3 months of fighting with them),and putting the NONE working fridge in the garage for 4.5 years. And guess what they put the old broken fridge back in for the next victim. Numerous other occasions that that the owner and property management company showed that they didn't care, it's honestly to much to write down. Now that we moved out, the house was deep cleaned and again kept up with while we were there. And guess what they trying to keep most of the deposit. Shocking!! They're trying to say it'll cost 1,000 to replace some light builds, (none were even out when we left) and some blinds, and air filters. You can't make this up folks. And power washing the drive way is a joke because it was clean as well. All those things are givens when a 4 year tenant leaves. Also they put deep clean when i have proof i paid for a deep clean the day before we left. They're lying thieves. Any and all good reviews are 100% bought and paid for. I sincerely hope that if you are reading this review, you will spare yourself from what most people have unfortunately experienced with this company. I wish I would have done my research on this company before I signed a lease. In 15 years of renting, I have always had my full security deposit returned to me until now. After I moved out, the owner of the condo,Tom Dadon decided to remodel the entire condo. However, he attempted to do the remodel by keeping my entire security deposit of $1,700.00 and then additionally charging me another $2,176.00 for "damages" which was his justification only to cover the costs of all the upgrades. With no resolve after multiple attempts, I contacted the owner of Robinson Realty, Michael Robinson. Michael however would not take any responsibility for his staff or agents and I had to seek legal advice to prepare for small claims. Robinson Realty is the most unprofessional and disorganized company I have ever dealt with. Thank goodness I had my receipts, documentation and photos because they honestly have NO intention of returning any of your security deposit. After a year of fighting with them and avoiding small claims court, I was able to recover a portion of the security deposit and have the excess charges in the amount of $2,176.00 removed. Cheri took over as my property manager and things have improved. Communication has improved and scheduling of repairs has been more around my busy schedule. The owner of my unit is difficult to get a hold of so repairs are slower at times, but I thought some of this delay was the Management company. During that time Cheri Camarena and her team handled many issues for us including broken hot water heater, leaking water line, and HOA issues. All issues were handled promptly and professionally. Worst property management I've ever dealt with. They do not communicate with you. I had an HOA violation and they never communicated with me until I was hit with a fine. I was told someone would call me regarding the fine, and no one ever called back. I went into the office to plead my case and they assured me someone would contact me, but they never did. Beware renting from this company. There is a stipulation in their lease that any maintenance call carries an automatic $75 charge to the tenant. We've been renting just over a year and a leakong water heater is costing us $75 for someone to come out and say, "yep, it's broke." Lease says repairs over 100% are the owners responsibility but somehow we're still getting slapped with yet another $75 charge. They will do everything to get your deposit I was living in a house for 2 years and when we decided to get another house we painted it and cleaned so the house got in prestige condition just to rent it again. We took pictures before and after but anyway they'll find the way to get your money After 2 weeks I got a call from Kathy Cupich saying they need to charged me $500 because the lamps were dirty !!! And a little plant at the backyard died, Are u serious ??? Oh you know how everyone wants that ZERO star option once in a while. Yep, it's one of those! This place is a complete joke! Semi well know property management company, that's basically finds other companies who own foreclosed homes, and rent them out. Here's the catch- the deny about half the people who apply. So the real money is coming from us potential renters. My family and I found the ideal rental house. Perfect location, schools, layout, EVERYTHING we could ask for. We went in paid, ($120) filled out the application and requirements like pay stubs etc. They told us it takes 3-5 days. Ok no biggie. We even offered to pay double deposit to prove our worth. About five days pass, haven't heard anything. No calls or emails. I call, leave messages. FINALLY I get a short email back stating it will take 5-9 business days. Needless to say, we didn't get a response until today, 20 full days later. And it was a denial. So this entire time we could have been looking elsewhere but no. They lead us on to believe the home was ours, and totally screwed us. Angela is in charge, she deserves to be fired with the unprofessionalism and lack of dignity she had. Another employee even whispered to us, "they do this all the time, make people think they have a chance just got get an application fee" Good looking out. STOP, do not pass go! Read the reviews on this place and really really check the property before signing and then oh yeah again when you get the keys. Make sure everything is in writing and make a copy for yourself. Take lots and lots of pictures when you move/out. We've had nothing but trouble from these losers. We found a house we liked, but it had lots of pets stains and smells... perfect location but ugh. They agreed to clean and take care of everything. We got the keys and holy moly it smells like a dog just peed in front of me!! Call them and of course no answer, check they reviews because it's a common thing. Finally after 2weeks (we went on vacation) they had the carpets replaced, slow as could be. Oh and turns out they kept the previous renters security deposit and pet deposit but didn't use it to fix the house... real nice guys, real nice! Supposedly the place was to be rented "as-is" but when they tell you "oh yeah we'll take care of that before you move in" they won't. Rude rude rude. We've given this house a 180 and it's amazing now. They want 3 separate quotes for anything to be done and of course it's all on me, then and only then will they let the supposed home owner know... we tried and they never got back to use so I just did the awesome landscaping job myself. I could go into details and leave a long review but I'm not. Simply put this place needs to step it up and stop representing slum landlords or bad property owners. I'm talking about owners that will let property naturally age with no routine maintenance then complain when things break and need complete replacing. This management company needs to communicate better with onsite HOA to relay information to actual tenants such as rule and regs amendments, property key changes, gate remote code changes, repaving schedules etc. Id settle for an email. We moved in a house managed by Robinson Realty while I was 8 months pregnant. We had the option to buy but decided to rent for awhile so we could have a move in ready home with no maintenance up front since we would have a newborn. WRONG! The house seemed nice until we moved in. We have had to have EVERY SINGLE appliance in our house (plus more) worked on or replaced. (& as of now we have only lived here for 4 months) And to get every single appliance fixed it has taken a tremendous amount of effort on our part to get ahold of our property manager. On top of that we never received any sort of deduction on rent or even a simple apology. I wish I would have read reviews on this management company before signing a lease. They are one of the worst property management companies I've ever dealt with. There were a few problems with our home, like the balcony being covered in pigeon poop or the washer leaking water every time it was turned on, that we wanted fixed before we moved in. Nothing was fixed or cleaned like they said it would be and the women we were dealing with wouldn't respond to phone calls or emails for days. Eventually Colonial Homes got rid of them as the property managers and everything has been good to go since then. If you want a company where a supervisor says it's okay for their workers to call you by the wrong name repeatedly and not return your calls or emails in a timely manor, this is the one. read more

Worst property management I've ever dealt with. They're always charging a bunch of fees! We had an issue where due to NSF, they didn't let us use the online portal anymore. Yes, it was our mistake we accidentally used the wrong account but on top of not being able to use the portal, we had tested positive for COVID. They still wanted us to bring in a cashiers check and in order to do that, we'd have to go to the store and drop it off at their office which leads to us exposing people. When you test positive for COVID, you're required to sign a self-quarantine form. Robinson realty did not care so they gave us our 7 day notice, which they charged us for as well. It's ridiculous. It's really hard make them work promptly. My dishwasher took 3 weeks to be fixed. The fireplace is still waiting more than a month. The door bell is waiting for before Thanksgiving day. When I signed the lease they didn't mention the owner has hired the differnet venders from Robinson Realty has. Then, there are a lot of mislead. Nobody wants to take responsibilities quickly enough. Landscape was a mess when I moved in and sent them copies of the complaints when I moved in. They said they would send someone at a cost to me. We I moved out yard was clean. Yet they charged me for maintenance. Their morals are very shady.. Find some good people to rent from. Bought a house just so I don't ever have to go through that again! I only give two stars due to the fact that my interaction on the phone, with Cheri, was pleasant, professional and helpful. My experience with Patrick, was not. I had the misfortune of drawing the short straw, and getting Patrick to show me some homes. He was unprofessional, disorganized, rude, and very short tempered.
