Worst property management company I've ever dealt with. They took over a lease I had been living in for 8+ years. I was renting directly from the homeowner and we had a phenomenal relationship before this awful company took over. Once they took over. Nothing got done regarding any repairs. I had a whole in my wall for 6 months after a plumbing repair in the master. They also raised the rent $400 the first time and another few hundred upon the second year (directly after the pandemic in which I paid all the way through the pandemic without missing once). I decided to move out because of how horrible key property management was. We went our separate ways and all of a sudden I'm being contacted by a collection agency saying I owe $6k on top of the fact they never returned my security deposit. I never received ANYTHING from key stating what the charges were or what it was for or how I could dispute it. BEWARE!!! Very very poorly run and clearly they operate in a shady manner. Rather than a phone call or something to reach me to discuss any charges, they just stay silent then send you to collections. The house was left in better condition that I originally rented it in and I just found all my pictures/texts and documents proving all of it. I'm pretty excited now. I take that back, I am VERY excited for the future. DO NOT USE KEY PROPERTY MISMANAGEMENT!!! Unless you want to have minor repairs take 6+ months, poor communication from the office and to be charged a bunch of charges and never be told until you see a collection agency calling to tell me that I not only don't get my security deposit but that I owe $6k for a house that was a forclosure with nothing done to it, when I moved in...... I am glad I have Key Property Management they are very nice when you call or text or even email them . The owner of this house got them to manage this house we had a lot of Rain two Weeks ago and the Sealing in the Guest Bathroom bubbled up and crashed open I reported it right away I had to wait a while until I heard from them and a Roofer came and checked it out right away it had something to do with the A/C so today a A/C company called and someone will be here tomorrow morning and then the Roofer's will come and fix the damage on the Roof and after that someone will come and fix the Sealing in the Guest Bathroom . Awful experience using KeyPM. Long post incoming, I will try keep it as brief as possible. Some KEY problems we faced were poor communication, late responses to emails, rushing us to make a decision, and lack of accountability. All of these are big red flags for a "property management company." The BIGGEST complaint we have is how they perform their background checks. For a company that has been in business since 2001, they couldn't find MULTIPLE evictions on a tenant they referred to us. The tenant was evicted the same month they moved in our property. We trusted them to thoroughly vet applicants, and in my opinion, they did a really poor job. If anyone has questions and wants more information, please feel free to reach out. We are committed to resolving this matter and will continue to explore all appropriate options until we feel this issue has been addressed satisfactorily. UPDATE to response: Brian, I trusted KeyPM to be at a minimum a decent property management company and actually do what you claim. If you "thoroughly" performed a background check, how did you miss TWO evictions on their record? If you had never sent this tenants information, I would have never selected them. If you were as competent as I was led to believe, you would have discovered they had been evicted TWICE. I'm curious, what is your background check process? It can't be very much. You did offer assistance. Why would I elect to trust you or your connections after you failed to discover evictions? You did offer some financial compensation, only $300. Although, You claim you were paid around $1,400 for tenant to move in. The tenant didn't pay for November, December, and now January. We have lost over $6,000 from that. Your $300 dollars and assistance to have them evicted (which we were already doing) doesn't make a dent in the damages we faced from your presenting this tenant to us. In the first email below, it shows you pressuring us to hurry and make a decision on the tenant that was evicted twice before moving in. I don't think it was professional or patient for you to speak with a client (us) like that. The other two emails below display poor communication and disregard for a question we asked. It truly shows the lack of care and unprofessionalism, the person handling our transaction had no idea what was going on with our tenet on a very important day. 0/10 would not reccommend this company to rent from. The exchange I had on February 27th with a representative from Key Property Management was absolutely crushing. As an autistic victim of ongoing abuse, I was only trying to escape my current situation as quickly as I could so that I could start anew. The Application Underwriter wasn't having it. I ended the phone call sobbing, my head throbbing and pulsating. I make more than 3x the rent for the duplex I applied for, and provided sufficient proof of such. If you see the place, it's not even worth the $1,000 a month they're asking, much less a requirement of making 3x that a month! Pure greed! Regardless, I needed a place to stay, and this place was available. However, due to the automated "income verification" system Key Property Management utilizes, the Application Underwriter said that my income was only showing at $500-something odd dollars, which was clearly untrue. Then, she completely disregarded a year's worth of bank statements from a separate bank account that I provided in addition to the automated bank verification that I submitted to! I have never once been late on rent. I have never been evicted. I've never been in bankruptcy, or had anything repossessed. I pay 100% of my bills on time, and rent on the 1st. I'm a quiet, respectful tenant; not even kids or pets. I provided them with this information, as well as at least 4 previous landlord references. So, literally due to an error on THEIR part (or, more like a blatant lie), she denied me the apartment. An apartment that I would have literally moved into the next, given the chance. An apartment that could have literally saved my life. May God have mercy on her soul for the karma she will receive for this. ***UPDATED**: After leaving my initial review on Yelp!, someone else from Key Property Management called me to try to get me to remove it. She didn't offer me any other options or resources as the owner has lied to say. The absolute nerve to try to add to the stress that someone escaping abuse is going through, literally no empathy whatsoever, nor accountability for THEIR systems providing erroneous information. This interaction was the last straw for me in Las Vegas. 3 years here is more than enough. At the conclusion of my phone call with Marikesha, I made the immediate decision to close my business and take my light and artistry where it's welcomed and appreciated; where people actually care about one another instead of just being out to get one another. I am quite disappointed in Key PM as a renter. We were completely nickled and dimed when moving back to TN. Our security deposit was $1650 when we moved in two years ago. One month after moving home, Key PM sent us the receipts and invoices and the money left from our security deposit. They kept over $1100 from our deposit. We were charged for random services like $35 to recaulk the showers, $30 to install light bulbs (the power was off when they did their final inspection), $35 to install the A/C filter (that we replaced ourselves a few days before we vacated) and we also paid $650 for them to repaint the entire unit. We didn't cause any damage to the walls or paint so this makes no sense to me or my husband. $250 for carpet cleaning, we had already paid $125 for carpet cleaning before vacating per our lease and submitted the receipt to Key PM. It was just ridiculous and unnecessary expenses charged to us. $35 because they claimed the toilet lid didn't fit. Just random things here and there totaling $1100. I emailed them and they reached out to the unit owners. They ended up sending another $350 back to me. So in the end the still kept $715 from us, which is better than $1100 but still not fair. Please be mindful when you rent from this company/realtors, the work completed by them felt rather dishonest and misleading. You will have to advocate for yourself. As I previously mentioned to the property management, solar companies ARE NOT electricity providers. We as tenants are using Nevada Energy for electricity at said residence. Demanding that we be made responsible for the energy savings resulting from use of pre-installed solar panels is attempted fraud by Key Property Management and any/all participants. Again, there was no mandate in the lease addendum stipulated additional monies would be required by the tenant on a monthly basis for access to pre-installed solar panels. We have already consulted the advice of a VA attorney and they agreed that we are not responsible for any solar panel fees not expressly defined in the lease agreement. He explained that outside of "service fees" defined as cleaning and repairs of panels; all solar panel lease and loan obligations are the responsibility of the owner. He also submitted his suspicions of whether or not the owner was even involved in this extortion attempt and felt that these actions appear to be by KeyPM alone. He chuckled when we told him the property management was trying to classify the solar panel company under electric utilities and said it was laughable. He ended by saying that as long as we have the electricity bill in our names as stipulated within the lease agreement, we have met our obligation regarding electricity. If this harassments continues he recommended that we bring this mater to litigation, holding Key Property Management and all parties involved accountable for punitive damages in addition to compensatory damages and filing a claim against their surety bond as well which we plan to do. Steer clear of this company because they use deceptive fraudulent practices after you have entered into a lease agreement. Check the negative reviews. read more

I recently contacted Key Property Management to list my rental property with them. I initially spoke with Brian Hartsell who was very pleasant and friendly. I called later and spoke with a lady about coming into their office to get help with completing the contract. She said that was fine and that she went to lunch between 1-2 pm. We set an appointment for 2:30 pm the next day. When I arrived she was not in the office and no one else could see me. I was told that Brian would call me the next morning at 11:30 am. He never called. The lady did call me and said we never had an appointment and that she never took a lunch break. No apology whatsoever! I would never recommend this company! read more

Everything is great until a problem with the property occurs!! Very incompetent and rude maintenance team. The pool has had algae/been green for a month. This is due to a crack in the filter. In my leasing agreement, the property was supposed to clean and maintain the pool. Obviously they hadn't. For much of the last month "Nick" and the maintenance team blamed the palm trees which hadn't been trimmed all year (which it was also part of my monthly rent to landscape the backyard). I pointed out clearly a pool doesn't get this green because of a few palms but they insisted. Fast forward to today the pool is still completely green and after calling the maintenance team, who communicates directly with the homeowner for all issues and requests to give rental credits, I was told word for word "It's only on you to continue to update us not the pool company" even though I work 8 to 9 and allegedly they come out every week to check up on the pool. I'm sorry I don't work from home "Steven" and can sit by the pool all day and update you all 24/7. I'd reached out earlier in the month to seek compensation as my power bill is $800 this month and my agreement has continually been violated due to poor to 0 maintenance in the backyard. All my requests have all been ignored. $4,200 a month for rent and I can't even get a response. The backyard square footage is larger than the house and yet it's toxic, growing bacteria, unusable and embarrassing to the neighbors. I've always paid rent early and wanted to renew the property for next year but it's a shame Key is putting me in this position. I'm not the type of person to type out reviews like this but the last straw was on the phone with a maintenance guy Steven whe told me "You have two solutions today. Pay your rent and badger the owner or sit on the phone with me. I have 7 more hours to talk so keep going if you want." Word for word. Unacceptable. read more

I had a couple of viewing scheduled over this past weekend. 5 viewings to be exact. 1 out of 5 was a success. 1st viewing: suppose to be "self guided" the link required a lock box serial number that I searched for an whole hour to find. NOTHING! (Waste of time) 2nd viewing: Successful! Beautiful home, absolutely loved this property 3rd viewing: appointment scheduled for 8am on a Sunday. agent texted me telling me we need to reschedule because apparently even he wasn't aware that the property still had tenants residing in it. (We rescheduled to 2:30pm same day) 4th viewing: beautiful home located in Lake Las Vegas! Really beautiful! Wish I got to see the inside.. nobody was there to assist with viewing (this was NOT a self guided tour), I let myself into the side yard, to discover that this property was actually occupied by a tenant. The house was VERY MUCH lived in and if someone would've caught me "snooping" through their backyard, they would have had every right to contact authorities on me! SUPER UNPROFESSIONAL AND UNSAFE for not only me but the current tenant as well. (Waste of time and gas! This was 40mins away from me!) Back to 3rd viewing: by now it's time for my 2:30 rescheduled viewing with the agent from earlier. He gets there.. to say the least if this man is someone that y'all have representing y'all company, he was very unprofessional.. from what he was wearing to his overall appearance, his vocabulary, how he spoke with me and how he spoke with the tenant. After the viewing I proceeded to ask him about the property in Lake Las Vegas to see what he suggests I do.. without even turning and facing me he kept his back towards me walking towards his car.. he's like "what's the problem.. so what do you need!" (In a very aggressive manner) like eww.. I gave him the address he proceeded to walk to his car and said he'd text me.. shortly after he texted confirming with me that the Lake Las Vegas property is currently occupied (which I'm aware of).. 5th property!! : gated community by my current house. Once again NOT a self guided tour, I wasn't given any instructions on letting myself into the property. No agent arrived to access me with this, I stood at the door knocking for about 10mins. Nothing (another waste of time) Today. Monday morning, I contacted the office to let them know of my experience. I spoke with Pearl. She was rude, instead of addressing each of my concerns she wrote off my concerns by saying "none of our units are occupied.. they have tenants that comes in and out and leaves when it's time for the viewing.." (which means there occupied right?) she proceeded to tell me "the lake Las Vegas home comes fully furnished, that's why it looked lived in.. but continues to tell me that the tenant occasionally comes and leaves when there's a scheduled viewing" ... she also stated something in the nature of "these are self guided tours, you were suppose to walk around the front of the property to find the lockbox".. these were not self guided tours, or I would've received a text with the self guided tour link to gain access!!! once again another unpleasant representative that responds with "okay so what do you want.. what do you want to set up a viewing for?" Like I don't wanna set any viewings up because I already had a whole wasted weeeknd, I'm calling to ask why weren't these properties represented in the way y'all had scheduled! All in all my disappointment really came from the representatives, not everyone belongs in customer service. A simple acknowledgment, and apology on behalf of the company would've went a very long way! read more

Key property states they vetted my tenant and verified employment. This isn't possible as the employer the tenant listed doesn't exist so how can a company claim they verified employment. The tenant was evicted from 2 apartment complexes in 2018 and 2019. The background check stated "no rental history" yet she lists all kinds of rental history on her application. Two Friday nights ago a pit bull the tenant brought home attacked someone in my home, the child ran into the street and was helped by a resident outside at the time. Police, an ambulance and a fire truck were there, so whey they say there was no police report....more lies. I cannot believe Key Property is still in business read more

BEWARE Key Property is the absolute worst property management I have ever dealt with in years. I've caught them red handed on my camera lying to me about AC services performed on the unit not only once but twice. To do a degree split on a unit you need gauges which the incompetent technician did not have with him either time as proven on camera. Then they will try and charge you for a service fee which was never performed. Poor poor business and the only way I got the service fees waved was to threaten my camera footage. I also got charged $40 a month for a "benefits package" where they send you air filters which is a rip off from the beginning but you have to get it and it's third partied from a business called second nature. Within 12 months I never received a single air filter and my annual charges equaled $480. I have had back and forth email with Shayna Balasquide the director of operations and now can't get a response back in email or by phone even after leaving voicemails. While dealing with these thief's on the AC unit I told the maintenance coordinator more than once that I was not receiving my filters. This company lies and steals your money with oblivious incompetent employees. Do yourself a favor and use darn near any other property management. read more

The townhouse that I rented for the past 7 years or so has been a great experience. First of all, anytime that I had any kind of problem with something malfunctioning, I texted, wrote a work ticket online and I quickly got a phone call from the Key Property management with a response. The contractors that they have worked with are really nice people, and respectfully give hints on how to maintain a longer life on the matter at hand. Now, I can honestly say that I did not expect a letter saying that I was a great resident, but I did and this truly made my day. The moment I went into that house, I took care of it as if it belonged to me, because this is just the person I am. Steven Yang is the worst maintenance coordinator. I have been at my property for almost 3 years and since Steven Yang has been in charge, it has been near impossible to get major repairs done. I have had to leave multiple voicemails over the course of months and never heard back. Only when I told Key PM I would contact the owners myself through social media did I get a response. Sariah was kind of enough to reach out, however, it should never have to get to this point of me hounding them down for months to get a response. It is very sad that the owners of my rental property are paying fees to them while Steven Yang blatantly ignores my request for a simple update. Now I understand he never pushed anything through--no estimate, no warranty as he said, no communication with the owners as he said-- and simply checked off my work order without ANY repairs being done. Please, put anyone one else in charge. Thank you, Sariah, for the communication. EDIT: I initially rated 3 stars but gave one more star for the women at KeyPM who reached out to me immediately after posting this review. I believe the other women besides Sariah were Jennifer and Shania. They made sure my concerns were addressed and within 24 hours, my major repair was completed. I want to say thank you to these women who apologized and went above and beyond to give me peace about the situation. Although my beliefs about Steven remained unchanged as he did not return my calls but texted me and asked unnecessary questions that could have been answered per voicemails or previous texts (and only after I was in contact with Sariah who handled the situation herself), these wonderful ladies deserve the recognition for their attentiveness and customer service. I've never had to leave a bad review in my life until now . My family and I moved from California to Las Vegas for work . We always rented and NEVER had any issues until now . We decided to rent a property from Key Property Management and we noticed the home was an older home and it needed a lot of upgrades but it was fine because we honestly needed a home asap and it was around our budget. We noticed right away that some appliances weren't working and for us not to bother them we decided to upgrade ourselves we just wanted to live comfortable. We moved out after living there a little over a year. We gave our 30 days notice and cleaned the home before we moved out. We did the walk through with one of their agents and he even noticed we left the property in better condition from how it used to be. Once we received the breakdown from our security deposit from Key Management we were notified that we weren't receiving anything back. As a complete shock we disputed a lot of charges and requested receipts. They provided some receipts and noticed that they were dated after the breakdown was mailed and other charges they didn't provide any receipts or proof. I kept getting lied to and I have all the emails to show proof. I've never experienced anything like this and we rented with other agency's in California. read more

I owned my own property management company in San Diego for years before finally retiring. I have seen some pathetic, unreliable, unethical managers over my 35 years. Key management is none of that. I know what I'm doing and so do they. I've worked with Brian, Brittney, Shayna, and Steven. These guys are TOP NOTCH. We recently had an issue with a leaking toilet, which caused thousands of dollars of damage. I spent several days locating a contractor to rectify the problems. Many companies would not even give me an estimate most likely due to not having enough workers. I relied on Brian at this point who had a crew at the ready. They knocked it out in a timely manner, and literally saved me thousands. Easy for us old managers to second guess one's property manager, but from here out I'm relying on Brian! Key Property Management has been taking care of our property in Las Vegas for about ten years now. From the time we received the keys to these days when we receive the lease payments. Mr. Maher and his team including Brittney has done an incredible job responding to HOA or tenant requests and issues. They literally take away our headaches and I couldn't be happier with them. They are fair, prompt, professional and the cost is very reasonable. I never had any problems that lasted more than a week! Most of the time, they handled it in a few days if not the same day! How I wish they have a branch in Los Angeles so that they could handle our properties there as well. read more

Don't know if I should blame key pm or the owner I moved into my place last year December 15th and the floors were slightly coming up and there was minor Things I didn't mind when told that the floors was going to be fixed it wasn't I was told to throw a rug over it then nine days later the whole place flooded so I had to move out because there was mold plus they gutted the whole house and ended up ripping all the floors out they tried to evict me because I was not giving rent it was inhabitable and couldn't live here with a new born then they didn't start fixing on the house until march so I was living in hotels or with ppl for about six months I got the property back may 26th of 2023 everything is brand new but the washer is broke don't work oven don't work stove top didn't Work but they came and fixed that refrigerator leaks From the bottom they fixed that but I jus wrote this review to say what I went through and I don't know if I should blame key or the owners because key pm jus list the place but this shit has been hell since I been here and I'm pissed off at this point read more

I'm writing this. review to help people so that they do not have this experience that I am having a real nightmare. I moved to these condominiums on June 28 and I reviewed the apt. with an employee of the company Key pm and the apt. It has all the damaged appliances. They don't work like crazy, they have to deliver them to you in good condition! I looked at other things, scratches, the floor in the corridor is raised, in short, a lot of things, but I had already signed the contract. On July 1 I moved and when I start using the appliances such as the Diswacher fridge, washer, dryer, the showers NOTHING works I call and they tell me that they are going to change them and they replace some things with worse old things from the year of Christopher Columbus and now they tell me that after 30 days I have to pay for any repair‍the people who work in the office are the more unprofessional, inhumane people have no education please do not rent with this company avoid a nightmare I give one star because I don't have a choice no read more

I leased a property from this company and the reason I'm giving three stars is solely because of customer service. The maintenance request for this company was actually very easy and fast. Anytime I had a issue they sent people out in a timely fashion and never charged. They also pushed back against a owner who was wanting to turn my water off till they fixed my water heater and they told the owner they would not do that to a renter. Randy who is a property manager is a pretty reasonable easy going guy he is fair and one of the best things about Key PM. Now as for the front office/clerical-namely Valeria that stands out worst customer service I've ever received. Every question is answered with an attitude and as short as they can spit out. I experienced this with just about every girl in the office. My advice is if you hate your job get a new one. Had it not been for the terrible customer service from start to finish from these ladies I would consider giving them a 4 star review. read more

What you did was lied to me, took advantage of the fact that I was out of state, and listed the property in horrific condition. Wasted a month. Don't worry, I accepted an offer OVER LIST PRICE! Had multiple offers! You are a terrible agent, terrible management, and I would never recommend you to anyone. Accept what you did wrong and try apologizing. That would have gone better. Key Property Management "stole" deposit because they were afraid to stand up to the property owner. Considering filing lawsuit with Key and owner. Despite the inspection paperwork saying everything was satisfactory the owner unilaterally decided things weren't "clean enough" and withheld deposit monies that were due to us. If you deal with Key Property management be aware they will "cower" to the property owners rather than do what' s right and stand up for the tenants.
