So the overall experience was good. It all started with the best sales person you can meet with "Erika Wehner". Right from the 1st meeting, she knew what all we are looking for and guided us in the right direction. Then from there onwards at each step she made sure we made the right selection (since we were new to building a home). The next steps followed with design center team also went smooth with few meeting with Marley. It took a while for getting all approvals in place but after that it was on full throttle mode. The Pilot for this was "Troy Blevins". He was very digital :) means his answerers were very short - Yes or No, whether you like it or not. We agreed and disagreed at many occasions but that's pretty normal for any project where you come with No knowledge of building and the other side is PRO. He knew what he is doing and that's what matters. Overall Troy did great job in responding and keeping the schedule on time. "Robin" on the Aster location also was very helpful, whenever we visited the Model home there. The work in its entirely is done by different contractor companies, so the standards may differ for each job. Some might do an exceptional job and some might be average. Rockford only manages the whole project between these parties. You as a consumer have to be on top of it and ask for best and most of the time you get it. read more

Worst builder in the town. Cheapest quality products and rude construction manager , crooked sales rep and zero customer support. I & four of my friends built homes with them in Olentangy and Jerome area but experiences are quite terrible. They left broken windows and doors. One construction manager his name is Ty , he asked to just go for the closing during the closing day and said we will fix these issues and after closing he just ghosted on us. Don't go with them. So we get our first home build by Rockford Homes. It's been 7 months now. If not for some very good folks working for Rockford I am not sure how they are surviving this business. They have some of the worst contractors. Neighbor has the weatherproof paint by the exterior wall. Some neighbors have basement top painted and some do not. But I am here to share my worst of the worst experience of land settlement. The soil around my house has settled so much that the black insulation color is clearly visible around the house and inches of it! There is inches of gap between sod and the house walls where I have observed rats too! The whole idea of grading is to make sure water goes away from the house when it rains but here I am so worried I have to check basement in case water got in after a heavy rain. When I complaint to Rockford - they said - "we will drop the dirt on your drive way and the rest is on you". "Well county passed the inspection - we don't care now it's your property". I am actively looking for landscapers to help even out grading and fix the puddles in the soil around house, may be even install a retention wall, completely re-do the sod and the lawn. I have ignored the stuff inside the house but this grading is bizarre and I had to write a review. How did the county pass this rush work? How can the quality be so bad even after paying a lot more to Rockford builders compared to their competitors! read more

We have just moved in to our home In Foxfire. The process was far from perfect, but overall we are happy. If you build make sure you have your own realtor. They will be able to handle many of the small issues for you. Our sales rep Angie out at Foxfire was great to work with. She was attentive and fully answered our questions. She worked well with our realtor to make sure we got everything we needed. I was very happy with the design process and picking out of our items at the design studio. They helped us make great decisions. Our supervisor Mark was very attentive. I felt bad coming to him with issues, but he always said that is his job. He got after the contractors when they were not doing their job. He was patient and answered our questions and took care of problems immediatly. My reason for a 4 star is the contractors. I felt as if we were always having to talk to Mark about the way they were treating our home. They were caught smoking on property and in the house. It was a constant battle with the different groups of contractors.They left garbage and food laying around they used our toilet and did not flush! The painters did an especially poor job, and we were about to refuse to close until Mark went back and fixed all of our concerns. Again, we are happy with our home and with Mark and Angie. Rockford just needs to make sure that their contractors are up to standard and that they are not ruining the build process for future home owners. read more

BUYERS BEWARE - Worst construction quality. Warranty is a SCAM - they'll force you to sign-off the warranty papers promising to fix stuff later but will never show-up. Everything except the 4 walls in the house is an OPTION. So, you end-up paying for below par materials and labor work which will never be repaired. My fiancé and I have tried calling Rockford corporate because our Rockford contact Erin Edwards refuses to return calls and emails. So does job site foreman Mark Tuggle. We are supposed to close Tuesday per the last emails. We did final walk through Tuesday and walked into water coming through our kitchen ceiling from our master bathroom. I have included pictures of tile in kitchen, master bathroom and spare bath. Also picture of the "fix", of our brand new concrete drive way. Fix per their code and it's supposed to be the final fix and our only option. Also I've included emails from Mark stating that Rockford shouldn't sell this tile work because it's always a issue and that he would have it fixed. 3 months ago when we first saw it. Also Mark hadn't been to our home in months until our final walk through because he is overbooked. Job foreman doesn't come to the job site in months??? Also I included marks last email to us regarding the driveway and his response to any other questions we had. Call corporate. We did and no one answers or calls back. I also have videos it won't allow me to upload to further show the state of my home 4 days before closing on a 430,000 home. Also a recorded phone call from Erin about how I could call Mark and figure it out myself with not even a single Im sorry till I informed her the call was recorded. I'm turning to social media In hopes someone will reach out is with a solution to our madness. At this point we just need to know if closing is Tuesday and if Rockford has any intentions on fixing the issues they have neglected. read more

We have dozens of items that were never addressed on our punch out list and are now hitting our 90 day follow up after we have closed and are still receiving push back on items that were never addressed. Communication is atrocious. We have been flat out ignored more times than not. Rockford cuts corners and knows the demand is so high for the housing market that they can get away with horrible customer service. We have found damaged items in our new home that are simply not acceptable yet Rockford pushes back on us (if we are lucky enough for them to respond) saying it's good enough or they just may offer to repair it instead of replacing it. This is a NEW home. Damaged items shouldn't be repaired, they should be replaced with a new item. It would be like going to pick up your new car and seeing them buff out your door because they put a giant scratch down the side of it and then saying "good enough right?" It took over 5 months to get them to replace our bathroom tile that was installed incorrectly. I'm confident their business approach is to make the process as miserable as possible so their customers simply give up and then Rockford doesn't have to do anything. Do not buy with them. Look at MI or Fischer. My concrete ribbon and sidewalk are falling apart, less than a year after moving in. I had 4 concrete companies out to look at it and they all said there is no way it should look like that (I've sealed it twice). They said the pitting, holes, chipping, and spalling were not normal at all. Rockford will not stand behind it even though it was very clearly installed poorly. Very disappointed. Overall quality of the house is poor too. Thrown together quickly with subpar materials. It will cost me $4,000 to resurface the sidewalk and ribbon. I reached out to see if Rockford would at least split it. No response. Thanks, Rockford. Think Twice before you go with them and make sure you DYOR completely and thoroughly to ask them a lot of questions. No matter what they feel about us, finally its our home and we will suffer for their mistakes. They are not at all helpful and customer service is pathetic including their design center appointments. Warranty service is next to nothing, they don't even try to understand your concern and they simply do their stuff and go. If we tend to complain on the same again, their rep goes out and says I spoke to my supervisor and this cannot be done. I don't know what this means and they don't even care to listen you. Again, think twice before you go with them and if you had decided to go with them, make sure you know what to ask in every detail way possible. read more

The sales associate Burke Cessna was a racists and a poor judge of character. When my husband and I asked about a certain home he stated "Be honest how much can you really afford. " This instantly turned my stomach and made my decision not to buy from Rockford homes. Assumption is a mistake that cost them. To Mr. Cessna never assume what a person can afford. That is not your decision to make it is the buyers to know how much they can afford and what they are comfortable with spending. I tried to not give any stars but could not proceed without giving at least one. So to Rachel Keating this Star is for you. For being very professional and dealing with all the customers that came through the door that Saturday afternoon while your coworker sat idlely by and watched you work. It should be possible to rate less than one star in some cases. Shoddy home builder, and I use the term "home builder" loosely....we are still dealing with poor workmanship after being in our home ten years. I would not recommend this builder. In fact, I will go so far as to say I would not allow them to construct an outhouse for us. We tried on multiple occasions to recitify building problems throughout our home building process. The remedies offered were a complete joke- we even delayed closing twice due to piss poor workmanship. They failed multiple county inspections short-cutting. We thought we found a great location and the house we wanted. We were told our house would be complete by spring. We sold our existing home immediately and were sure to be timely on our deposits. After a couple months, it became clear to us that our house was falling further and further behind. We later learned they had multiple issues with permits (sloppy, no attention to detail). Moreover, they were less than honest about the issues and, at one point, stopped responding to our calls or emails. We finally escalated the issue and received our money back. We ended up living in an cramped apartment, and all along, nothing was happening. They may build an okay home in an average neighborhood with a first-time home buyer who may not really understand the building process. We weren't those customers. If you're looking for semi-custom in a good community, buyer beware. I am not sure they can handle this kind of situation. Even more disturbing was the lack of communication. In fairness, it was just our sales rep. What a mess and we were relieved to be done with them. Everything for a reason and we were able to find what is really our dream home after the six long months of nothing happening. LIARS LIARS They will tell you anything to sell a house. 14 yrs ago we built our retirement home. 1st question I asked could I park my camper at my house. Was told no problem. We didn't have to move here, could have moved on. They took our money for a pad and electrical along side the house. Camper is not out in the driveway. Deed restrictions at closing says nothing about campers. The street behind us is allowed. Now an HOA is involved. We pay $300,00 a yr. Rockford said about $25.00 a yr. Everybody else in the neighborhood replacing mailboxes, fences etc that are not Rockford standards, nothing being said to them. DISCRIMATION! It's been 14 yrs retired now fixed income house not worth what we paid for it can't afford to move. LIARS There has to be better builders. These people are not trustworthy. DON'T BUY ROCKFORD. Just sold our Rockford home in Delaware, Ohio to find out radon levels were extremely high at 80. Safe levels are at 4. Apparently Rockford doesn't test for radon. Radon wasn't addressed at all, not by Rockford nor did our home inspector. I was telling a friend of mine about it and she built a Fisher Home around the same time and they told her to test for it and that they would mitigate and pay for anything over 4. She was lucky to have a descent builder. Don't buy a Rockford -they lied to us from the beginning about being able to put a pool in the backyard as well, but we had a no build line out the back door. They've now put our health/lives at risk - radon causes lung cancer. Please have your house tested-especially if you live in Olentangy Falls. Sad and disgusted that we've lived in this house for close to 5 years and didn't know this. We bought an expensive house in a good neighborhood thinking we were at least somewhat safe. read more

They sold us a house on false pretenses 2 years ago, you can read my bbb post dated 9/14/14. They all knew we wanted a pool in the backyard from the beginning. Would not have even considered this house if we knew we had a no build line 5 feet out the back door - they knew - they had to build the house on the lot around the no build line. Now our rheem ac is out - called a contractor on Rockfords list (American Air) - Wants $2000 all together for labor for a $500 defective part which is covered under warranty - many rockford home owners with the same problem. Rockford will not help us at all. Most contactors that I have called either want us to go back to the builders contractor or want just as much money, or won't give me a quote on the phone, and we've already paid the builders contractor $380. Wish we never bought our house. Hate it, also read bbb post about our large lot and the swimming pool deception. Update- Found an honest contractor that replaced the coil for $700 with a year labor warranty, compared to $2000 with a 6 month labor warranty - February REALLY???? . What a scam. Even quoted the price before coming out - as long as they agreed on what the problem was, as the first guy initially told us the wrong part last Friday, but after questioning and pressing him about a leak, he came back and said yes there is a leak in the evaporator coil. Luckily we did so or else we would have been back in the same situation next summer. As they only wanted to give us a 6 mo. warranty, February - really. Who uses the air conditioner then. He also jacked up the price of labor from $780 to $2000.Not happy that we have to go thru this or pay anything for a 2 year old house with a defective part, but at least not as much with this contractor. Won't use anyone on their list anymore. Should have known better, but I had to use someone to cover the warranty (at least the part), thought I was doing the best thing by going back to the builder's contractor. Again, should have known better. Now the kitchen faucet is leaking pretty bad. $500,000 piece of junk. Do not buy a Rockford Home so regret doing so! read more
