My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. I lived at this location for quite a few years. When I moved in I couldn't even leave my door unlocked to take out my trash because there were obvious drug dealers living in my building. Shortly after, there was a gas leak somewhere and I had no heat or hot water for almost 3 weeks in November. Nothing would have been done about it if someone hadn't called the news and got it reported. Over the years, the management has tried to fine me 3 different times for violations of my lease, without any photographic proof of the violations, that were untrue and later overturned and once for not reporting the number of cats I had when it was their fault for not copying the information from one lease to another properly. I had an emergency water leak soaking my bedroom and when I called the emergency line no one responded so I called a plumber myself and had the water turned off. Finally when the other tenants complained they didn't have water I got some action. Turned out, the maintenance person with the emergency phone was on vacation in Idaho somewhere and had no cell service. What kind of idiots let the emergency maintenance contact number out of reach to its tenants? Then there is the CONSTANT inspections they carry out each year. To top it all off, once I gave my notice to leave they entered my apartment WITHOUT my consent and claimed SOMEBODY call in a back up in the tub (there is no tub just a shower) but didn't have a name to offer. I could go on and on but what prompted me to write this is, now that I have moved out, they have sent me a final statement filled with charges for items that are in no way necessary. They have charged me for an additional day of residency when I moved out on the last day of my lease and they charged me for full painting when the walls were all completely clean and virtually hole free as I used command strips for most of my picture hanging. I was also charged for "pet service" even though I was required to give a $400 non-refundable pet deposit when I moved in. Conveniently they state that there is no record of my deposit and they wouldn't even cooperate with me to see my original lease. After this, I wrote to the parent company Horizon and they never even responded so much as a "bend over while I stick it to you". I say don't let the remodeled perkiness of the grounds fool you. They will rip you off for every nickel they can.

They are inattentive, condescending and argumentative in nearly every communication. They bend over backwards for the tenant, but treat the homeowner terribly. It is almost as if they forget that the homeowner, not the tenant, pays for their services. They say email/voicemail responses can take up to 5 business days. They stick to that, even so far as to respond to emails at 11:58 pm on the fifth day. Voicemails tend to go unanswered. I could go on and on. Avoid them!
