Where it went wrong was at move-out: I gave 30-day written notice, which the property owner directly confirmed in writing was all that was required -- no mention of any fee at that time. Weeks later, Rhino's Juan Cadena informed me a $1,000 early termination fee applied, stated it was not open for discussion, and said the balance would be sent to collections if not paid. My $800 security deposit could not be applied toward that fee -- I was required to pay it separately, with the deposit only addressed after a final move-out inspection. Every request I made for documentation or an itemized explanation was met with the same repeated response rather than specifics. If you're renting through Rhino, read your lease's early termination and security deposit sections closely, and keep all communication in writing.

Steve Chong is under-trained in people skills and customer service and in my opinion, he's a racist. I've lived here for the last three years and have seen this place go downhill under the management of Steve Chong. I've been told by residents here of his racial slurs towards them and of his actions of managing that fall way too short of everyday life here. We have tried to reach out to the owner of the villas at Rowland Heights and Shalysa M but it seems our plea has fallen on deaf ears, as a Yelp elite and a local Google guide and beyond with substantial followings of over 23 million viewers, I feel is my obligation to let the community know to keep them informed on the going on in the community. Avoid any property managed by this company at all costs…read more When we moved out of Atwater Cove (one of the properties they manage), they broke the law by failing to provide our deposit accounting within the required 21 days under California Civil Code §1950.5. We emailed, called, and even visited in person for months trying to resolve the matter responsibly--and got no response. We asked repeatedly for documentation of alleged damages and a copy of our lease to prove we owed anything, but they refused to provide either. After months of silence, AMC finally agreed that our balance was $0 and that all charges were covered by our deposit. Despite this agreement, they still sent us to collections, violating their promise not to do so while we tried to resolve the dispute. This unjust action will damage our credit over charges their own records confirm were paid in full. AMC is incompetent, dishonest, and completely unresponsive once you move out. They ignore the law, ignore tenants, and will damage your credit while refusing to communicate.
