To say that trusting Pillar to Post was a massive mistake is an understatement. His report pointed…read moreout less than a handful of minor cosmetic issues and I bought my first home not realizing that this guy had no clue what he was doing and I was walking into a nightmare. Literally missed every single major problem, no matter how obvious the issue would have been to other inspectors. Even the simplest things- a water heater that his report said was from 2017, was actually 17 YEARS OLD and leaking. And it only gets worse...Right after I moved in, I realized that the flat roof was leaking--I looked really closely at some of the pictures he took for insignificant stuff like "a noisy fan" only to realize that sure enough there were small water stains on the ceiling that he completely ignored. He took a picture of a jamming door with an uneven gap between the frame and stated it "needed weather stripping. In actuality the entire 4 level house is sloping to the middle and the gap in the door is because of the structural issue. To make it even funner, the concrete column holding up the patio outside of the door was cracked and crumbling -completely missed it. Literally my patio that is 20ft off the ground is barely being held up by a few nails and crumbling concrete column. The icing on the cake? A HOLE IN THE FLOOR THE SIZE OF MY FIST from a patio door leak that travels though THREE LEVELS- he was completely clueless. Literally the subfloor is completely gone and I can stick my arm in and touch the ceiling of the level below. All that in addition to leaky windows, an entire missing glass panel that was missing on the living room patio, and a kitchen that is sinking into the sloping floor. Add in 4 levels of mold from all the water leaks and you get a house that can't even be sold for half of what I bought it for. The issue is not that he did not see the indicators of major issues like cracked walls, stuck doors, and ceilings-it's that he lacked the ability to recognize indicators of huge structural problems and the attention to detail was non-existent and this being my first inspection, I didn't realize just how terrible the inspection was until I moved in. His entire inspection could fit in 2 paragraphs. The inspection from a second inspector after I realized he missed things was over 150 pages long and he found ALL of the issues Pillar to Post missed. Pillar to Post uses exculpatory clauses in their agreements to absolve them from carelessness- so they could care less if the house falls to the ground or not. I have not had peace since I bough this house and have had so much difficulty coping with the fact that I have to either come up with hundreds of thousands of dollars to fix the house, or sell it to an investor at a hundreds of thousand dollar loss. Anyone can buy a Pillar to Post Franchise and call themselves an inspector so I strongly recommend avoiding this company at all costs.
