I was looking for another property and Justin with Sharp Eye Inspections was the man for the job. Justin Was available when needed and worked well within the agreed upon due diligence period. Even when the seller wasn't always available when agreed, Justin stuck to his stated times and got the job done throughly. The reports were more than satisfactory for my needs. The details are great in that they tell what professionals may need to be contacted. All of the accompanying pictures are taken at good angles and are crisp. I can really see that detail described. My wife and I purchased a home in July and had Dana inspect it for issues. The home has a flat…read moreroof so we were nervous that it would have water intrusion problems. Dana's report indicated that while there was a single area of the roof that was holding water, the roof was otherwise fine. Well, within a month of moving in we had massive water intrusion problems in multiple areas. Of the four areas we had water intrusion in, only one was identified by Dana, and they failed to note that entire sections of the roof tiles were rotten and needed replacing. Somehow they also failed to notice any signs of water damage within the home itself. I cannot in good faith recommend Dana and I feel like they let us down pretty badly with their inspection.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
